Letter from Mikaila Szkil - The 2024 Chamber Board President
Iam honored to be the 2024 Board President for the Western Chester County Chamber of Commerce. This organization has become a second home to me over the past few years and I look forward to helping others experience that as well. The chamber truly embodies its mission statement for a thriving region that is well-connected, innovative, and accessible for community and business growth.
In these past years, Chesco West has seen a lot of change and growth, but we are just getting started. Brenda McNeil was right to say in the beginning of her presidency that 2023 would be a big year for the chamber and the Western Chester County area – and it looks like 2024 is ramping up to have the same exciting expectations.
Our chamber team of Rachel Cathell, Ashley Pierce and Morgan Swindler did an amazing job in 2023 in working with the Board of Directors, chamber committees and its members to bring wonderful events throughout the year. I am looking forward to working with everyone in 2024 to make this year just as successful as 2023 was.
A few events this year that I’m excited about are the Member Extravaganza and Home Show. The Member Extravaganza was hosted at a new venue, Coatesville Country Club. Not only did the venue change for 2024, we also presented and celebrated the first Small Business of the Year award, honoring Doe Run Catering. The Member Extravaganza is a great way to meet various people within the community and create new and long-lasting connections.
high school, I attended college at the State University of New York at Fredonia to study music. Fredonia is a small-town that is about an hour south of Buffalo. I graduated with a degree in music business in 2011 but wasn’t sure what my next steps were. I also wasn’t a fan of all the snow that the area received each year, being a few miles away from Lake Erie, so I decided to move back home to Chester County. On my return, my dad kept encouraging me to apply at Citadel Credit Union. I always wondered why he recommended Citadel, but after some stubbornness on my part, I was hired for a teller position in 2013 and have been with Citadel ever since.
I have worked in several positions within the branch world at Citadel. These have included roles at branches in Chester, Montgomery, and Bucks County. I have gained an immense amount of knowledge from those positions and from the mentors that I have been lucky to work with and still get to work with today. I was able to work full time and complete my MBA in Marketing from Southern New Hampshire University in 2018 and am grateful for the support that I received from Citadel to be able to achieve this accomplishment.
Another event that I cannot wait for coming up in March is the Chester County Home and Lifestyle Show. We are all excited that this event has been added back to the calendar of events. I’m also looking forward to the different networking events we will have throughout the year. These are great ways to meet chamber members and get to know about the local businesses in your area, especially businesses that are new.

The chamber continuously offers many opportunities and support for current and prospective members. Through this, they can show how much of an integral part this chamber plays in Western Chester County.
The community that the chamber has created is special. As I mentioned at the annual dinner, it takes a village to raise a business, and Chesco West is truly that village. I cannot wait to see what comes out of 2024 and I am excited to experience that with everyone in this chamber.

In Remembrance of Randall Lieberman, a community publisher who gave voice to a region.
Since 2017, Randall “Randy” Lieberman was an integral partner to Western Chester County Chamber of Commerce. He served as the publisher of this magazine, creator of the local newspaper Chester County Press, and issued many other regional publications. Randy had a knack for connecting communities using the power of press. His contributions to our community in Chester County were immense and for that we’re fortunate and grateful to have had his expertise and support for so many years.
Under his direction, his publishing company issued magazines across three states, that have uplifted many communities by covering hyper local stories on community happenings, small businesses and local non-profits. Being the local voice was very important to Randy. He strived to print publications that truly encompassed the livelihood of each town. The print industry had shifted immensely during his forty-year
career but he was adamant on staying true to providing neighbors with hometown reporting that meant the most to them.
Since meeting Randy, the Chamber has created twelve issues under his leadership; sharing the stories of over 130+ local businesses and community organizations to an audience of 9,000+ households in western Chester County. Thanks to his support, we’ve been able to keep our residents informed on regional projects and growth, connect them to resources, and share the wonderful stories that make up the framework of our communities. We will greatly miss Randy arriving to the Chamber offices with a fresh stack of magazines in tow. He’d always say, “hot off the press!” and with each new issue, “this is some good stuff.”

Octorara Area Career & Technical Education
College and Career Readiness in a Comprehensive High School
With a focus on College and Career Readiness, the Octorara Junior Senior High School is providing a more personalized education experience to prepare students for careers in current or emerging professions. The Octorara Area Career and Technical Education Programs, known as OACTEP, refers to courses and programs designed at the high school level, to provide students with opportunities to explore a career theme of interest while learning a set of technical and employability skills that integrate into or complement their academic studies.
By integrating 12 career and technical education courses within the high school, the Octorara Area School District has developed a school within a school model that provides students with the option of staying in their own high school while getting a head start on their careers in high-skill, high-wage, and high-demand occupations.
Each OACTEP course is designed to provide hands-on experience and develop practical skills that prepare students for careers in Animal and Plant Science, Business Marketing and Entrepreneurship, Carpentry and Cabinetry, Child Care Education, Computer Technology, Culinary Arts, Baking and Pastry Arts, Engineering, Homeland Security and Protective Services, Graphic Design and Illustration, Mechanical Systems Technology, and Cooperative Education experiences. OACTEP courses provide students with multiple post-secondary options. Students may choose to enter directly into the workforce upon graduation or choose to attend a 2 or 4 year post-secondary institution. Students no longer need to choose between academic courses needed for college and technical education. OACTEP courses are rig-
orous and STEM education is embedded providing students with the college prep academics needed. However, OACTEP courses take college and career readiness a step further by allowing students to earn college credits and industry certi cations while in high school, thus providing students with a competitive advantage over their peers after graduation. OACTEP teachers engage and partner with industry and business leaders to ensure students receive rigorous and relevant learning experiences. Teachers have a tighter link between education and workforce needs and provide students with the real-world experiences and training they need for success.
In addition to technical and college prep skills, many students participate in Career and Technical Student Organizations through which they develop valuable leadership skills and participate in competitions at the regional, state, and national level. These organizations help students gain skills and knowledge from their peers. Competitions serve as networking events for students who wish to connect with professionals and leaders in their chosen industry path.
Students enrolled in OACTEP courses are learning skills that will last a lifetime. OACTEP is focused on building relationships with industry professionals and business leaders to develop partnerships between their companies and OACTEP teachers to help lead the way in developing our future workforce and leaders.

Homestead Studios: The finishing touches

“Home is the center of the family,” said Tracy McClaskey, owner of Homestead Studios. Born and raised in Chester County, Tracy is a Downingtown High School graduate and an Air Force veteran. Along with her fiancé, Tag, she has three beautiful children and three lovely grandchildren, with another one on the way. Family is a driving force behind Homestead Studios. “My family is very close and is at the heart of everything I do.” Tracy said.

In 2016, Tracy McClaskey and Tag Martin started Homestead Studios in their spare bedroom. Tracy, who had a previous career in the construction and trucking industry, had a passion for decorating and antiques and that passion lead her to Homestead Studios. They began by hosting seasonal Open Houses in their home, meeting some wonderful customers during these events; many of whom are their best customers to this day. The business began to grow beyond a part-time venture, and it was then that they knew they wanted to make this their next chapter. “We included a few other creatives to set up with us and the company started taking shape. We took baby steps, from having a booth at Pheasant Run Antiques to then taking over a small outbuilding. Quickly outgrowing that space, we took a huge step and moved into the Paxson House, a large brick farmhouse.” From there, Homestead Studios really took off. However, when COVID hit, many of their artisans had to pull out. The business didn’t qualify for federal funding, due to lack of
employees. Under those grim circumstances, Tracy and Tag decided to move the business back home and online. While it was a challenging time for Homestead Studios, their loyal customers stuck by them and eventually, it was time to give the business another new beginning, on Main Street. Tracy said, “Our friend Tom owns the building we are currently in here in Parkesburg and I had a vision of bringing it to life, as the locals know, it needed a lot of love! Together we made it happen, there is still much to do, but we have created a welcoming corner for Main Street.”

They are two businesses in one – Homestead Studios, Tracy’s business and Homestead Studios Candle Company, Tag’s business. “Tag and our friend Jenny Alexander, owner of The Painted Lily, make the candles and I manage the shop along with my helpers, Laura Ross, Jenn Maley and Ashley DeStephano.” Tracy said. Homestead Studios is a mix of old and new, of history reclaimed. They offer a large variety of gifts and home goods, including “reclaimed barnwood farm tables, gourmet market items, specialty gift baskets, our own hand poured candles, jewelry, clothing, plants, books, baby gift items, soaps, party and entertaining supplies, balloons and more.” Part of Homestead Studio’s purpose is reclaiming and handcrafting their pieces. “Besides the obvious environmental advantages to re-using and repurposing whenever you can, we love the history that goes along with our reclaimed barn wood pieces. Our slogan is History Reclaimed, because each piece has a story, and we love that you will take it

DiBiase Heating + Cooling
Comfort where it counts

DiBiase Heating + Cooling takes a different approach to heating and cooling challenges among homeowners and buildings in Chester and Delaware counties.
It’s an approach that requires not only HVAC knowledge but also an eye for the science of how to make homes and buildings more comfortable.
Besides fixing or replacing ailing systems, the Valley Township-based company uses building science to find ways to make a structure more comfortable and efficient. That includes services like energy auditing, air sealing, and insulation services.
“We take a different approach than everyone else,” said owner and founder Joe DiBiase. “By combining our experience in heating and cooling with home performance we can create comfort and efficiency in homes like no other contractor.”
DiBiase Heating + Cooling was incorporated in 2008, and Joe started the company full-time in 2010. It remains a family-owned and family-friendly business, where customer service is key.
“We take pride in what we do, and are at the forefront of how we do things,” he said. “We are a people business and we try and understand people, from our team of professionals to our outstanding clients -- everything we do is people-centric. We spend so much time training our
team on technical aspects of the business and also the art of customer service.”
Each call begins with a look at the whole house to find where the problem is and how it could be improved. Often it could be with the heating or air conditioning units, or with inadequate insulation.
The energy audits that the company performs include an on-site visual walk-through and inspection of the entire building, followed by diagnostic testing of the structure. According to Joe, they depressurize the building and use thermal imaging to see where air is leaking into or out of the building. It also helps with identifying where insulation can be improved.
After the diagnostic testing, all the information about the structure is put into a software program, which allows DiBiase staff to let customers know where they can spend the money to have the “higher payback,” Joe said. There’s a priority list created that identifies which projects will have the biggest impact.

Besides heating and air conditioning, the company also specializes in water heating and water treatment, indoor air quality, energy auditing, and air sealing and insulation.
One customer said in a review on the company’s website that a technician was quick to locate the problem when her electric bills doubled, writing, “Found our problem – the thermostat was set to conventional instead of heat pump. Probably cost us $800 extra. Dean (the technician) located the problem, fixed, and educated us.”
Another customer wrote, “I’ve been using DiBiase for 15 years while it was still a oneguy business. It’s incredible how the business has been grown and its core ethics still exist.”
The company has about 27 people working for it, and Joe said the focus remains on maintaining “the people and the customers and the culture of the company.
“We’re here to provide people with the customer service experience,” Joe said.

In addition to creating job opportunities, Jeremy has initiated partnerships with local community organizations. Through these collaborations, the company sponsors events and initiatives that aim to address the unique needs of veterans; whether it be donating funds to these organizations or partnering with other veteran-owned businesses to provide safe spaces for veterans to support each other through mentorship and/or commerce.

Electrical Plus goes above and beyond the call of duty when it comes to giving back. The company regularly contributes a percentage of its profits to charitable organizations dedicated to supporting the local community. By doing so, Electrical Plus not only illuminates homes and businesses but also brightens the future for Chester County.
Additionally, Jeremy serves the community as a member of West Chester Passport Rotary Club and holds a position on the board of North Star of Chester County, a non-
profit organization servicing all of Chester County. North Star of Chester County is dedicated to guiding single working parents with dependent children, who are at risk of homelessness, toward stability and financial independence. Jeremy

A home renovation project can be a maze of options and planning, leaving homeowners confused as to where to start and how to end. Spring Creek Design has been streamlining this process since 2001, offering clients a complete one-stop-shop from build, to design, to decor through their “designbuild” model.
“We see ourselves as our client’s partner in their management of their home,” explained Pete Cooper, Owner and self-proclaimed idea guy of Spring Creek Design. “Clients don’t hire us in a transactional agreement, they hire us on a consultancy relationship because it’s our job to have their backs.”
Spring Creek Design is owned and operated by husband-and-wife team Pete and Sandy Cooper, along with a team of 10 employees covering each phase of renovation from architecture to decor. When their previous travel agency shut down after the events of 9/11 affected the travel industry, Pete began using his time to complete projects around their own home. Growing up with a father who was a custom builder, Pete was familiar with the trades but never expected to create a career out of it. When the Coopers’ friends and family were impressed with Pete’s work, they began hiring him for their own renovations. Pete began apprenticing with a friend who taught him the skills. His love of architecture and design started back in college at Penn State where he took classes on the subjects. “You look back and go ‘Why didn’t I take that chance?’ And now, I have that second chance,” said Pete. Sandy joined the team in 2003

in an administrative role and client coordinator, and takes the reins in client solutions. “We do everything from inside and outside of the house,” said Sandy. “Even if we encounter a problem, which does happen, we make it right and that’s why we get called back.”
The design-build model Spring Creek Design uses ensures that the client has complete transparency into the entire renovation process. The budget, timeline, and design choices are all available on an online portal that allows clients to see updates on-demand for their project. While a kitchen renovation may take 6 weeks to complete, the planning side can take 4 months in advance to map out. The tedious work done by Spring Creek Design on the front end allows for minimal issues to happen during the building process, and they are known for meeting their timelines.
preparations begin with contractor bids and inhouse designers to bring the concept to life. And while construction can be a messy and inconvenient process for neighbors, Spring Creek Design provides gift baskets with Amish-made goods to neighbors as a show of good faith.
As for client retention, Spring Creek Design nails that as well. One of their long-term clients is on renovation project number-11 in 20 years of partnership with Pete and Sandy. “We see the house as an entire project, so we’ll design plans for your kitchen, your patio, your swimming pool - we may not do them all at once, but we’ll have it available for the future,” said Pete.
“Our design meetings are always accompanied by a construction person, and their job is to keep everyone on track,” explained Pete. The multi-step process begins with a consultation and feasibility study for architectural plans, which will help dictate the cost for the budget. Once the client is happy with the budget and timeline, construction
Pete and Sandy have also started a side project for vacation home renovations, bringing their love for travel back full circle to their present work. Spring Creek Escapes currently has two AirBnb properties in the Catskills along the Delaware River watershed—a fly fisher’s dream (and one of Pete’s hobbies).

Many families in Chester County are grappling with an intimidating challenge, the rapidly increasing cost of homes. The county’s median home price has surged significantly beyond $500,000 in 2023. The familiar dream of home ownership, once a symbol of stability and success, has become an increasingly distant dream for most.
The impact of the current housing challenges extends beyond the individual person or family, affecting the overall well-being of Chester County residents. Evidence collectively suggests that the impact of insecure housing situations directly influences community well-being. As the link between stable housing, improved education, better health, and community cohesion becomes clearer, communities are looking for well-rounded solutions.

While down from this summer’s prices, where the average home exceeded $600,000 for the first time ever, the median home price currently stands at a staggering $486,448. Over the past year, there has been a 31.5% decline in available homes for sale, exacerbating the already critical issue of housing affordability. The current scenario is reminiscent of the housing challenges faced in 1985, with home affordability hitting its lowest point due to peak sales prices and high mortgage rates.

One of their flagship solutions is the First-Time Home Buyer Program. The First-Time Home Buyer Program aims to place clients into homes priced at approximately $200,000. The HPCC’s solution-oriented approach is evident in this program and through one of its recent success stories: The organization purchased a home in Coatesville for $176,000, rehabilitated it, and offered it to a first-time homebuyer. Exciting in many facets, this initiative not only provides affordable housing but also contributes to community revitalization and empowerment.
Chester County’s housing challenges are not isolated. They reflect broader issues pervasive in the national housing market. The “lock-in effect” of historically low mortgage rates has contributed to a complex scenario where homeowners are reluctant to sell, exacerbating the shortage of available homes. Despite a robust economy, high mortgage rates pose a barrier for aspiring home-
owners, hindering their ability to enter the market. The changes in the market have been drastic over the last 30 years. Director Hutton reflects on the cause of the changes and the problems they have left:
“In 1989 a research firm determined that “affordable” meant housing units for sale for less than $100,000. The question then is what has happened in Chester County since 1988. The growth in the County has been staggering, and the gap between lower cost “affordable” housing and the average home cost in Chester County has widened, as housing prices accelerated dramatically. The HUD guideline of 30% of household income suggests that the prospective homeowner at the County’s median household income of $110,000 can reasonably afford a home priced at just under $370,000. Clearly, there is a disconnect.”
Additionally, constraints on homeowners further intensify the housing dilemmas. Limited supplies, coupled with increased demand, create a competitive environment

that drives property maintenance prices upward. This coupling of factors underscores the web of challenges faced by Chester County and HPCC and mirrors the tapestry of issues influencing the broader national housing landscape.
The HPCC’s commitment goes beyond the provision of affordable housing. HPCC not only conducts homebuyer workshops but also offers credit counseling to remedy and prevent credit problems and runs a Home Modification Program for accessibility improvements. They also provide a Senior Citizen Home Maintenance Program that offers basic repairs for residents aged 65 and older. The Housing Rehabilitation Program targets low to moderate-income homeowners, ensuring that their homes are safe and habitable. Additionally, the “Know Your Money” program is geared towards instilling responsible spending habits in school-age students and fostering financial literacy from an early age.
The community impact of the HPCC is tangible and substantial. They have facilitated 420 settlements for

first-time homebuyers, representing $3 million in financial assistance. The organization has allocated $5.6 million for repairs benefiting Chester County homeowners. Over 500 weatherization and home maintenance projects for senior citizens, totaling $2.3 million, have enhanced the quality of life for the elderly. More than 185 home handicap accessibility projects have been undertaken by the HPCC using $2.06 million in grant funding, demonstrating their commitment to ensuring inclusivity in housing. The organization has assisted approximately 18,000 clients in improving creditworthiness, empowering them to navigate the complexities of the current housing climate.
Housing Counselor, Sheri Houpt, remarked on HPCC’s success, “We have been able to help people out who have been in very unique situations”. She went on to describe one of these success stories regarding a client who utilized their Senior Citizen, Access, and Rehab programs:

He shared with us the story of a client who had put in 15 offers in one quarter in an attempt to find a home. “She ended up buying a home that HPCC rehabbed, sold

Artisan goat products at Shellbark Hollow

Farm fresh and local cheese is the specialty of Shellbark Hollow Farm artisan goat dairy in Honey Brook. Twenty varieties of goat milk cheese as well as a wide assortment of goat milk products are available on site at the farm store, as well as multiple locations in the area, including Kimberton Whole Foods and Rittenhouse, Bryn Mawr and Media Farm Markets. Their cheese is also a popular farmto-table ingredient at top restaurants in Chester County and beyond.
Pete Demchur and his wife Jeanne LeVasseur have operated the Shellbark Hollow Farm in its present location on Lippitt Road for the past 7 years. Previously, in the West Chester area, it was Pete who started making cheese over 25 years ago after he had been given a pair of goats as a Father’s Day present. The goats increased in numbers and Pete started making cheese.
“He learned how to make cheese from his taste. Ten
years into it, he took a class to learn the science behind cheese making,” Jeanne said.
Today, Shellbark Hollow Farm supports 130 purebred Nubian goats. “We use them because they are the highest in butterfat for making cheese. We don’t mix it with any other type of milk,” Jeanne said. It is, however, in some cases mixed with honey, cranberries, or herbs to create distinctive cheeses.
All cheese is made on site in a variety of flavors and textures. Find traditional goat cheese in mild, medium and sharp flavors as well as goat’s milk kefir and hard-aged cheeses. The most popular item is the Chevre Sharp 2, but there is also feta and ricotta, as well as cheese spreads, raw goat milk, goat milk yogurt, goat milk soap products and farm fresh eggs in the store.
“We enjoy bringing our food into the market. People are very grateful to have fresh food. We really enjoy getting to know our customers and meeting them person to person and selling local and fresh food,” Jeanne said.
Goat milk and goat milk products are actively sought by individuals who are lactose intolerant because goat milk is more easily digested than cows’ milk because it is an A2A2 milk. Goats’ milk products are the most widely used animal products worldwide.
“Goat cheese is cheese that people that are lactose intolerant can eat. It’s a much friendlier cheese for people with problems. They really seek us out,” Jeanne said.
Milk production varies with the seasons. In the winter, they may produce milk for about 50 pounds of cheese per week.
Jeanne enjoys working with the goats and knows them as individuals. “Our goats are pretty sweet. They want a lot of attention because they are bottle-fed from day one,” she said. “They’re like dogs. The worst they’re doing is trying to nudge you and eat on your jacket to get some attention

from you. For the most part, they’re very sweet.”

Now a realtor who helps clients buy and settle into their dream homes, Chris Anderson once moved from house to house, to different states every year. Born in Virginia, her childhood involved packing and moving on repeat. Every year or so, Chris and her family would change states, due to her father’s job, until her 8th grade year, when the family settled in New Jersey. She attended college in West Virginia and returned to New Jersey five years later. In 1996, Chris became a Chester County resident and has been here ever since.
For the last six years, Chris Anderson has been helping people buy and sell their homes, under Berkshire Hathaway Home Services Fox and Roach. She specializes in the Chester County and southern Lancaster County area, as well as the state of Delaware. With a long background in customer service, she made the jump into real estate. “I decided real estate was what I really wanted to do,” Chris said. “Helping people was the big thing for me.” Chris prioritizes teaching people primarily about the market and affordability, throughout the home-buying process.
Chris prides herself on making the home-buying and selling process as easy as possible for her clients. “There’s a lot of steps involved,” she noted. “There can be different procedures, depending on the township you live in, including certificates and HOAs. There can be hiccups along the way, and I’m here to help people understand what they need.” Chris handles not only the physical needs of the house and the market, but the emotional needs of her clients. She takes it step-by-step, to make the process digestible for her clients. Buying or selling can be overwhelming and emotional, so Chris puts an emphasis on always having a plan and having open communication with clients. Chris has worked with ‘down-sizers’ before; people who have lived in their house for decades and are now switching to a smaller house. “I just had a client in West Chester, her husband built the house she lived in for sixty-seven years. Her son moved in at six years old and is now seventy years old. I was going over the paperwork with her and her three children and they were all tearing up.”

and the mountains and offers its own captivating sceneries. Chris said, “I love Chester County, it has a special charm to it. There’s a ton of history here.” Not only does she love western Chester County for its personality and historic feel, but she also finds inspiration here. “What I love about western Chester County is that there’s a lot of businesses and people that have been there a long time. I’ve seen their business goals, and it helps inspire me in my own business journey.” Chris noted J.D. Eckman and Triple Fresh Market as western Chester County inspirations and she frequents local shops and restaurants, like Homestead Studios and Harry’s the Neighborhood Place.
Chris brings her valuable knowledge to every real estate situation. “No matter what is going on in the industry, people still want to be in Chester County. Even with current interest rates, I still had people wanting to buy.” Chris is equipped to handle both residential and commercial real estate. Commercial real estate is distinct, in that people can be highly selective. Commerical buyers are relying on making a profit and Chris can easily switch

back and forth between the two types of real estate. Not only does she possess that skill, but she’s also dealt with all kinds of mortgages; conventional, VA, FHA, USDA, and she even recently did a HUD home. A HUD home is a governmentowned home and “one of the hardest transactions one could ever do.” Chris said, “For the HUD home, it was owned by an elderly couple, who had passed away and had no family. So, since there was no one to inherit the house, it passed back to government ownership. It’s more difficult because the paperwork is more complicated when it comes from HUD.” Chris had a total of eighteen people throughout the transaction, but was able to successfully secure the home for her clients.
In an ever-changing industry, Chris keeps her clients calm and informed by having open and honest communication and a positive attitude. She sticks to both a plan and a schedule, and has a resiliency and desire to see her clients happy. “I love my job, even in the toughest times,” Chris said. “That’s when I love it the most, because I know I’m helping my clients. I know I’m a part of a life-changing moment for them.” Seeing her clients get from Point A to Point B is always a remarkable moment for her, whether the significance stems from a joyous or a downhearted situation. “I see the excitement from others, but I also deal with people moving due to death or divorce.” Reflecting on a particular move, Chris recounted, “Two years ago, I had a couple move from a 55+ community to an independent living facility and the husband didn’t want to move, but they had to because they lived in a big house, and the wife couldn’t climb the stairs anymore. He pulled me aside and said, ‘I don’t want to move, I’m doing this for her.’ She died after seventy-two years of marriage, and I still go and visit him; he lives alone now.” Every client that Chris has worked with, especially ones she didn’t know at the beginning, she continues to keep in touch with.
Chester County is an enchanting place to put down roots. “There’s a ton of beautiful, older homes here.” Chris said. Western Chester County also offers a wide variety of house styles, such as ranches, contemporary, colonial, farmhouses, and new construction. There’s something for everyone. Authenticity is Chris’ approach to every real estate circumstance. “I have an extremely honest take with clients,” said Chris. “I’ll always advise them on if a house is a good investment or not. For that, my clients believe in what I say.”

Buying a house is one of the biggest purchases anyone will ever make. “Owning your own home means having equity. It’s yours. Shaping Chester County’s Future Travel

In an exciting move to understand the pulse of commuting patterns in Chester County, TMACC (Transportation Management Association of Chester County) is thrilled to announce the rollout of its 2024 Commuter and Transportation Survey. This comprehensive survey aims to delve into how, where, and why residents of Chester County move around, providing invaluable insights for future transportation planning and infrastructure development.
According to the United States Census Bureau, commuting data encompasses numerous factors such as workplace locations, travel modes, trip durations, and the evolving landscape of work-fromhome arrangements. Such data serves as a vital tool for policymakers and planners in making informed decisions regarding transportation infrastructure.
Participation in this survey is crucial as it enables TMACC to gain a deeper understanding of the county’s commuting landscape and identify areas for improvement whether its bus or train service, trail connections, or roadway improvements. By soliciting input from residents across the entire county, TMACC can advocate for transportation solutions to meet the diverse needs of its community members.
The updated TMACC transportation and commuting survey seeks to gather insights into residents’ commuting habits, including their preferences for public transit, single-occupancy vehicles, carpools, biking, and more. Additionally, the survey aims to pinpoint trouble areas in the public transit infrastructure, allowing for targeted improvements based on real-time feedback from commuters.
The Chester County Planning Commission last conducted a transportation survey in the year 2000, TMACC acknowledges the significant changes in commuting patterns and infrastructure over the past quarter-century. As such, the updated survey features revised questions, topics, and choices to reflect the evolving landscape of transportation in Chester County like work from home and flex hours.
TMACC is committed to advocating for transportation resources based on the feedback received from survey participants. From implementing additional safety measures to enhancing amenities for bikers and walkers, TMACC seeks to provide commuters with reliable and safe travel options that reduce reliance on single-occupancy vehicles.
“Participating in TMACC’s Commuting Survey empowers Chester County residents, anyone over 18, to shape the future of transportation in our community. Your insights will drive improvements in commuting options, making travel safer, more efficient, and environmentally sustainable for all.” states Tim Phelps, Executive Director of TMACC.

2024 is shaping up to be an invigorating time for western Chester County Chamber of Commerce (WCCCC) as we roll out a few new initiatives. In the beginning of the year, WCCCC is celebrating the Small Business of the Year Award, presented to a local catering company, Doe Run Catering, for their dynamic growth and demonstration of the spirit of enterprise in ChescoWest. Our communities here set the bar in business with a can-do attitude of rolling up their sleeves and getting to work. To be able to recognize businesses instilling best practices with Chamber awards, is truly a special thing for us. Alongside this award is a big announcement- the Chamber is introducing the Western Chester County Small Business Growth Grant Program, launched to gen-
erate economic activity in our region and facilitate growth for local businesses. Through this program, the Chamber will offer grants to local businesses for improvements that will enhance their economic vitality in our community.
Speaking of economic vitality, March 23rd brings the Chester County Home & Lifestyle Show to Octorara High School. Not only is this an opportunity for neighbors to meet local businesses that can transform their home and life, it’s an opportunity to see the expanse of skilled trade businesses operating and scaling up in our region. This is a driving force behind the Chamber’s Time for the Trades Initiative which facilitates relationships between trades businesses, career and technical education and workforce organizations to address training needs and educate our community on the successful career opportunities available in Chester County. On that note, in April and May, WCCCC encourages rising senior students to apply for the Chamber

scholarships to further their journey onward; we issue Academic Scholarships and Skilled Trades Scholarships.
The Chamber serves businesses and organizations in 24 municipalities so we’ve got a lot going on! At the close of 2023 we welcomed over 250 guests to our annual Municipal Update which is an event that gives a bird’s eye view of everything moving forward in western Chester County. The engagement at this event is a testament that local business owners and community members are committed to being the framework of the future.
The Chamber focuses on various avenues including helping businesses grow, overall economic wellness, facilitation of regional partnerships, workforce issues and community development. We advocate for interests that our business community bring to us, to help them better operate here. It’s important to the Chamber to serve as a bridge to partnerships between businesses, public leadership and community groups to make sure we are all on the same page.
Chester County is projected to be the fastest growing county in South Eastern Pennsylvania. Areas along the Route 30 corridor in the west are identified as growth areas in the county. If you’re looking with a national lens, our County as a whole is strategically located in an ideal placement within the Northeast Megapolis. This means each of our communities should be very thoughtful with their planning to make sure we create the infrastructure suitable for the growth our communities want, and the conservation and preservation efforts in place to preserve the unique attributes that make us who we are.

What’s Happening Across the Region
Connecting us all, the 30-bypass expansion is in its design phases for Downingtown to the Reeceville Road exit. This will bring much-needed congestion relief to the corridor so be patient as the project moves forward as the end results will be a super upgrade.
Wallace Township is underway on a makeover of Wagensellor Park including a new pavilion, parking lot and updated basketball and pickleball courts. This will add to new amenities for the 3 developments also moving forward in their township bringing a total of 200 new single-family homes. Atglen Borough also continues their new park project behind their municipal building and directly across from their public library. In other recreation news, Atglen Borough is adding in 4 new pickleball courts.
Valley Township continues on the Valley Suburban Center build that has 90 townhomes with a new approval for 100 more. In addition to that, the township will see the Westwood Bridge Subdivision of 87 single family homes near the Valley Township and East Fallowfield
Township lines. Also in Valley, the Hungry Pilot Restaurant has opened its doors at the Chester County Airport, stop in to experience their unique atmosphere and fare.
Honey Brook Township has four new farms slated to go to preservation in 2024 and have completed multiple stormwater improvements. They’re also expecting a new skatepark project to get underway in the end of year. West Sadsbury Township is working on new traffic studies and updating their Comprehensive Plan which is their vision for future growth and development in their Township. The City of Coatesville and Sadsbury Township are also gearing up to do new Comprehensive Plans. These plans address challenges, identify solutions and provide guidance on moving forward and are so important as they serve as a roadmap to a municipality’s success.
The Borough of Parkesburg has some rail movement as PennDot and Amtrak have committed to part one of the three-part series to update the station. The Grocery Outlet has also signed a lease in the Parkesburg Shopping Center. More space is available in that center for those seeking the opportunity. The Borough of Modena received grants for stormwater management and the reconstruction and remodeling of Woodlawn Avenue. In 2023 Modena also got a new recycling truck, Kabota, and loader / backhoe for their Public Works to keep the streets and public spaces tidy and safe. Speaking of tidy and safe, Sadsbury Township completed beautifying the streetscapes along Lincoln highway with sidewalks and crosswalks, this comes in good time as their population doubled in the past two years. Apartment complex is nearing completion, Lafayette Square is putting finishing touches on a Community building and CTDI is planning an expansion on their property.
West Brandywine Township continues design work on the Pratts Dam Road project and is working on protecting open space. Also in their township, the Reserve at Cross Creek by Judd Builders broke ground for 178 new townhomes, this residential growth adds to the 650 homes through Traditions of America,.
The City of Coatesville has two new downtown businesses, Toledo’Z Boutique is a stunning formal dress shop and ProSpace on Lincoln (in the former courthouse building) is home to 20 office suites available for rent for professionals and start-ups. The City has movement occurring in about 40 economic development projects, is tackling multiple stormwater irrigation problems and are underway in planning for park improve-
ments across all of their City Parks.
Caln Township welcomed a new manager, Don Vymazal. They also welcomed a new daycare, farmers market and coffee shop to their community. Caln has started or completed a handful of residential projects: the Willows at Valley Run Apartments, My Place Apartments and Townhomes, the Hills at Thorndale Woods, and the Villages at Hill View. In addition, the township is working on a GIS mapping system to develop a plan for stormwater infrastructure.
The County Planning Commission is working with municipalities on the Starter Home Initiative to help with housing attainability in the county. They’re also under final review of their Watersheds 2045 plan to protect and enhance streams, lakes, and groundwater. The updated plan provides a framework that empowers communities to protect, sustain, enhance and enjoy the county’s shared water resources well into the future.
