$30M home boost in Greater Shepparton continued from front page In July 2017, 20 building permits were issued for new dwellings coming to an estimated cost of $5.683M but in July 2018, 28 permits were issued coming to an estimated cost of $9.610M.

But it hasn’t just been the residential sector that has witnessed a boost, with 2017 seeing two new commercial permits issued in July 2017, which has jumped by an additional two in July 2018. What’s even more impressive is comparing the periods from July 1 to June in the 2016/2017 and

2017/2018 years, which shows a jump of almost $30M. In the 2016/2017 period a total of 258 new dwelling permits were issued coming to an estimated cost of $77.870M and in the 2017/2018 year a total of 354 new dwelling permits were issued, coming to an estimated total cost of $106.026M.

Build your own raised garden bed T

HE weather is now at the perfect temperature to get outside and spend some time in your garden, but if you don’t have a garden, here is a step by step guide on building your very own raised garden bed.

SET OUT THE BED Measure the sleepers then mark the bed on the ground using set-out paint, cutting any sleepers to fit with a circular saw. Lay the side sleepers end to end then position the ends against the sides, using a builder’s square to ensure the corners are 90°.

ADD THE SOIL Cover the newspaper with a 50mm thick layer of lucerne hay then fill the raised bed with soil, levelling it as you go. Mix in a 50mm layer of well-rotted compost, firm down the soil and water thoroughly, adding more if the level drops well below the top of the bed.

SECURE THE SLEEPERS Position metal angle brackets in each corner of the raised bed, securing with a cordless drill using galvanised screws. Join the side sleepers using galvanised strapping and screws. Tip: Drill pilot holes to prevent the timber sleepers from splitting.

PLANT THE SEEDLINGS Let the soil settle for three to five days then make planting holes in the bed by hand or using a trowel. Position the seedlings in the planting holes spaced 200 to 300mm apart, depending on the variety, firm down the soil and water in well.

LINE THE BEDS Position at least five layers of newspaper in the base of the bed, making sure there are no gaps, to provide a barrier for weeds while allowing moisture to penetrate. Tip: Don’t use cardboard or glossy paper as it takes a long time to break down.

INSTALL THE IRRIGATION Position a soaker hose in the raised bed, running it lengthways between the rows of seedlings, then connect it to the garden hose. Tip: To mulch the bed, add a 100mm layer of lucerne hay or sugar cane, positioning the soaker hose on top

Home building continues to grow economy A CCORDING to HIA principal economist, Tim Reardon, stronger new home building, off the back of strong population growth, is continuing to drive the improvement in economic conditions in Australia. National accounts figures released last week indicate that Gross Domestic Product (GDP) rose by a solid 0.9 percent during the June 2018 quarter. GDP in the full 2017/18 year was 2.9 percent higher than in the previous year. “The 3.6 percent expansion of new home building was a

major contributor to the improvement in GDP throughout 2017/18,” Mr Reardon said. “Australia’s 28 years of growth has been built on the back of a series of booms in different economic sectors. The current phase of growth driven by the boom in new home building that has been underway since 2015. “The boom in new home building is, in part, due to strong population growth over the past decade. “More recent data shows us that the housing market is now cooling for a number of reasons including a slowdown in inward migration since July 2017, constraints

on investor finance imposed by state and federal governments and falling house prices. “For these reasons, the housing market is not likely to continue to deliver the same contribution to economic growth in 2018/19. “Irrespective of these emerging factors, the volume of approvals for new detached houses have been tracking around their strongest levels in 15 years and the industry remains buoyed by the task of completing the large volume of new homes which are still in the pipeline,” Mr Reardon said.

Grants available for Heritage Overlay properties

O

WNERS of properties in Greater Shepparton within a Heritage Overlay are encouraged to apply for grants to assist in the conservation of these places for future generations to appreciate. Greater Shepparton City Council in association with the Greater Shepparton Heritage Advisory Committee launched a Heritage Grants Program for the 2017/2018 financial year. This initial Heritage Grants Program was highly successful and is being expanded for the 2018/19 financial year. The Heritage Grants Program seeks to promote good conservation practice (maintenance, preservation, reconstruction or restoration) works that improve the physical security or appearance of a place, whilst being respectful of the place’s significance. The establishment of a Heritage Grants Program was a recommendation of the Greater Shepparton Heritage Advisory Committee and was endorsed by Council at the March 2017 Ordinary Council Meeting. Greater Shepparton City Council Director Sustainable Development, Geraldine Christou said, “The Heritage Grants

Program helps to secure the future of many of our heritage places and assists in ensuring our heritage is preserved for many generations to enjoy. “The Heritage Grants Program complements the free heritage advisory service that council provides to all property owners, land developers, tradespeople in the building industry and owners of buildings in the Heritage Overlay.” Grants of up to $5,000 are available on a $1 to $1 basis. The grants are paid as a reimbursement at the completion of works. Eligible works generally do not include routine maintenance works, unless that maintenance ensures the longevity of a place’s significance. Eligible works may include works to restore missing physical elements, including verandah, parapet, awning and fence reinstatements (based on historic evidence) and works that ensure the physical security and improve longevity of significant elements of the place such as re-stumping, re-roofing, and replacing guttering, windows and doors, etc. If you have any queries regarding the Heritage Grants Program, contact Council’s Building and Planning Department on 5832 9700.
