Council show benefits of going solar

E

ARLIER this year, Greater Shepparton City Council installed solar panels at the Mooroopna Hub and Doyles Road Complex (DRC) buildings, and the new sites are already showing the benefits of going solar.

Since installing 170 solar panels at the Mooroopna Hub there has been an energy consumption decrease of approximately 42 percent between the months of March and April this year, while the 302 solar panels at the DRC has seen a decrease of approximately 32 percent.

Council endorsed an energy reduction plan in 2015 that set a target for reducing energy use and greenhouse gas emissions by 20 percent by 2020.

The introduction of hybrid and low fuel cars, and low

energy globes in street lights have been some of the actions completed, alongside solar installations, creating a more sustainable environment.

“By creating a community that embraces sustainable energy, solutions would provide benefits not only today, but for many generations to come,” Greater Shepparton CEO, Peter Harriott said.

Greater Shepparton has more than 400 local businesses currently using solar within the town, reducing power bills and assisting to reduce the impacts of climate change.

Council also has solar panels at the Welsford Street offices and Sport Stadium complex and have proposed future installations for solar panels at Aquamoves and the Shepparton Saleyards.

Forecasting residential development The 2016 census showed that there was an increasing skills gap between regional and city jobs, with regional areas often topping youth unemployment lists.

The government has paid attention to these startling figures, choosing the Building Better Regions Fund (BBRF) to inject much-needed money in to smaller towns, in an effort to help alleviate stress on important services, like health and transport.

Almost $650 million has been allocated as part of the Australian Government’s commitment to create jobs, drive economic growth and build stronger regional communities into the future.

As a result of the funding, regional cities are on the rise, with Shepparton’s recent and forecast continued growth an exemplar for regional Victoria.

According to forecasts prepared by .id, City of Greater Shepparton will steadily increase dwellings by approximately 376 per annum every year up to a 2036.

The areas forecast to increase the most in terms of overall dwelling numbers over the next twenty years are Shepparton North East and Kialla. Shepparton North East is currently forecast to increase total number of dwellings by 94.8 percent, with Kialla’s number expected to increase by 76.7 percent.

Other areas with notable increase include Shepparton South East (predicted 56 percent increase), Tatura (predicted 26.2 percent increase) and Mooroopna (predicted 22.9 percent increase).

Warm up those green thumbs in the garden WINTER is an incredibly useful time for gardeners to use the cooler weather to tackle some bigger jobs. There’s lots you can be working on in your garden throughout the cooler months to ensure you and your garden are prepared for all that glorious sun and heat in spring.

SITE CHECK With your garden at its barest state, winter is the best time to assess your garden and figure out how to improve it. An empty garden is useful for taking photos for future plans or to start a bigger build.

PRUNE AND WEED With less foliage in shrubs and trees, it’s easier to get to the root of many problems. Use the cooler weather to get down and dirty to try and remove any weeds taking over your garden.

July is also traditionally the best time of year for pruning roses.

OUTDOOR BUILDS Nobody wants to be soaked in sweat building that outdoor verandah or paving by the pool and with the colder weather, it’s recommended to get stuck into those bigger jobs too hot to handle in summer.

MULCH! In winter, while there is less plant growth, it’s easier to spread mulch, compost or other organic matter over bare areas in the garden. This helps keep soil warm during colder months and gives plants a good kick-start for spring.

WINTER TREES Now is the best time to plant large, deciduous trees. In winter, deciduous trees become dormant and this makes it the perfect time for transporting or replanting them. Also, winter in the nursery usually means glorious deliveries of citrus like oranges, limes and lemons.

Increased high density dwelling in the region D etermining dwelling type popularity for Greater Shepparton can give an interesting and useful snapshot as to the types of houses being built in the area.

A greater concentration of high-density dwellings, such as units or apartment buildings, are likely to attract smaller households and younger adults, often renting.

Medium density housing and large dwellings, such as a separate house, are more likely to attract families or potential families.

According to the Australian Bureau of Statistics (ABS) 2016 population and housing census, the City of Greater Shepparton has a rising percentage of high-density housing.

Although the percentage of high-density dwelling is only minor when compared to the rest of regional Victoria, this is a significant snapshot of the changing shape of the Shepparton region, especially when compared to data from 2011.

According to the ABS, the City of Greater Shepparton has had 19 high-density buildings established in the region within the last five years alone, raising the total number of high-density buildings from 8 in 2011 to 27 in 2016.

In 2016, analysis of the types of dwellings in the City of Greater Shepparton Region showed that the total proportion of unoccupied dwellings in the region was down to 9.2 percent, which is almost half the regional Victoria average of 16.1 percent.

Local firm builds on strong foundations for Australia wide expansion A passion for building is in the blood of Cavalier Homes directors, Scott and Jason McHugh. Their father Bob - who worked building spec houses around the region from the mid 1960s and retired in 2015 - introduced Scott and Jason to the skills of carpentry and building.

Bob remained involved in the business right through to retirement, extending his enthusiasm for construction on to his two sons.

“We spent a lot of school holidays on building sites,” Scott McHugh said, “And it was from those experiences that we’ve developed a true passion for our work.”

Scott commenced his carpentry apprenticeship at age 18, working alongside Bob in completing spec houses and occasional order homes for clients.

The McHugh family moved to Melbourne in the late 1980s where they continued to work as a team in the building industry.

While in Melbourne Jason completed his apprenticeship with a major project builder, completing around 200 homes yearly, which has turned out to prove valuable experience for Cavalier Homes, with its big plans to expand.

Utilising the skills they’d learned in their respective roles in the city, the family moved back to Shepparton and started McHugh Builders. The trio went from strength to strength specialising in high quality renovations, McHugh Builders was, at the time, one of the largest renovating builders in Shepparton.

Jason explained, “We’ve learned a lot about the simple elements that make a business run smoothly: trust people to do their job properly and direct them in a straightforward manner. You’ve also just got to be passionate about the work you do in order to produce the best quality.”

Scott chimed in, “Good business is all about good relationships with clients, suppliers and subcontractors.”

In 2002, McHugh Builders became Cavalier Homes and the first Goulburn Valley display home was opened in Waranga Drive, Kialla that same year.

Locally, Cavalier Homes currently employs 28 in their Goulburn Valley office. Many of those employed are long-standing members with over 10 years of service to the business. The number of local subcontractors employed by Cavalier Homes at any given time is quite often in excess of 100.

The successful family business became the franchisor for Cavalier Homes Australia New Zealand in 2013 along with Cavalier Homes Albury Wodonga.

In late 2016 the Cavalier Homes Head office for Australia and New Zealand moved and now operates next to the Goulburn Valley franchise office in Kialla.

The business continues to expand throughout Australia and New Zealand markets, with four local employees in the Kialla office and eight franchises open nationally and another seven opening soon.

“The company had a whole new approach with a new structure, new branding and marketing to ensure strong growth well into the future,” Scott said.

Although Bob has retired, there continues to be two generations involved in the Cavalier Homes brand, with Jason’s daughter Courtney joining the team almost 8 years ago as a contract administrator, assisting with client colour selection and administration tasks.

With Cavalier Homes benefitting from strong foundations it laid in recent years and combining strong national buying power as a franchise network, it’s got to be one of the great business success stories to come from the Goulburn Valley.

Interestfree loans available with solar rebate FROM July 1 2019, solar PV rebates will again re-open, giving Victorians the option to install an eligible 4kW solar panel system for half price and pay the rest of the cost back over four years with an interest-free loan.

As part of the Solar Homes program, a loan scheme will commence for solar PV systems for owner-occupiers, from July 1 2019. This will allow Victorians to access the benefits of renewable energy at potentially no up-front cost, depending on the choice of the system installed.

If you are considering installing solar PV with a rebate and have not yet also applied to Solar Victoria, you will need to wait until applications re-open again on July 1. After this time, applicants must have received eligibility confirmation before

installing your system to be eligible to receive a rebate.

The Solar Homes package is about giving Victorian households greater control over their household bills and will assist Victorians with budgeting for their cost of living.

Households will only be eligible for one rebate under the program (i.e. a household that accesses a solar hot water rebate cannot claim a solar rebate).

Renters will also be able to access an interest-free loan for a solar PV system with the solar for rental properties program, which begins in mid-2019.
