However, minimising the use of air conditioners is a great way to save on energy costs and keep your usage down. Here are just a few ways to keep you cool: Close the blinds Windows can let in about 25 percent of summer heat, make sure to block the heat with shades or blinds during the sunniest hours of the day. Ensure ceiling fans rotate counter-clockwise A ceiling fan isn’t a set-it-and-forget-it appliance. In the summer, the fan blades should rotate counter-clockwise (as you look up at it) to push the air straight down. Use a dehumidifier Moist heat is much more uncomfortable for people and pets than dry heat. Dehumidifiers suck the moisture out of balmy summer air in your home, making it much more comfortable, even at higher temperatures. Ideally, keep indoor humidity under 60 percent.

It’s only fun when it is safe IN Australia, backyard swimming pools are a quintessential way of life, but safety in and around pools must come first, especially when it comes to children and inexperienced swimmers. To ensure the upmost care is taken to provide the safest swimming environment in backyards this summer, it is highly recommended that pool owners visit the Kidsafe Victoria website at www. kidsafevic.com.au to ensure all fencing and safety regulations have been met. Some general pool safety tips to get the water splashing and laughter rolling this summer include:

Pools with a water depth greater than 30 centimeters must have a compliant safety barrier to restrict access to the pool area by young children and safety barriers must be a minimum of 1.2 metres high. Children must be always supervised by adults when swimming, and small children and inexperience swimmers should wear certified life jackets or safety vests. Entry into the pool should be feet first

and avoidance of pool drains should be observed. Teaching children to swim in designated areas of the pool and in accordance with their swimming ability develops responsibility and trust. Supervising adults should ideally be CPR and first aid qualified and should only enjoy an alcoholic beverage when all the kids are out of the pool. NO FUN WITHOUT SAFETY... Keeping the unwanted visitors away AS a rule of thumb, the higher the mercury rises, the greater the chance of unwanted pests around your home during summer. Nevertheless, there are several tried-and-true things you can do to protect your home from the worst of any pest invasion. The first and most effective step in avoiding pests is to maintain cleanliness in and around the home. This includes removing any uneaten pet food near and from entry or access points, cleaning away any lingering crumbs and ensuring all waste is disposed of efficiently. Grass should also be kept short and overhanging plants trimmed back away from the house. Eliminate pest access points by keeping doors and windows shut and installing screens on windows and chimneys. Seal cracks and crevices and repair any broken

pipes that could serve as tunnels into your home. In the pantry, secure food in sealed, airtight containers, avoiding the use of plastic which pests can quickly bite into. Keep floors decluttered and clear away piles of clothing which could house cockroaches and other ground crawling nasties. When regularly checking your home for signs of pests, don’t forget to check bedding and linen cupboards for indications of sneaky parasites such as bedbugs and fleas. When all else is done, having your home inspected and treated by your local trusted pest control professional every 12 months is the most assured way of keeping your home pest and bug free this summer.

MOULD thrives in damp, poorly ventilated areas and reproduces by making spores. When airborne mould spores land on damp spots indoors, they can begin to grow and spread. Keeping your pooch cool and healthy in the summer heat WE all need to be careful of heat stroke during the soaring summer temperatures and while most dogs will shed fur in readiness for hot weather, they still need additional care to keep them healthy and comfortable during a heatwave. When the mercury rises, it is always best to have your dog inside, or in a well-ventilated area of your home, providing them with a break from the sun. Although dogs will always sniff out the coolest sleeping spots in the house or the backyard, it is a good idea to place their beds or mats in the shadiest spot for extra encouragement. By additionally wetting or dampening dog beds and blankets, your wet-nosed friend will stay just that. Your local pet store will also supply specially designed cool mats and cool jackets for your dog too, if you are worried about the damped bedding drying out.

A lukewarm bath is also another good way to lower your pet’s body temperature and to effectively avoid overheating, if he has worked himself up into a lather. Freezing your pooch’s favourite pet treats into ‘pupsicles’ is a delicious way to spoil and keep your fury friend refreshed at the same time while coolable chew toys can also be found at your local pet store. Taking your dog for a walk remains a must during the summer just as it does any other time of the year. In the summer heat a walk at sunrise or sunset is best, while avoiding the hot cement.

Clean the gutters ahead of fire season ONE of the more difficult jobs around the home is cleaning out the leaves and debris from gutters around the house. You are up on a ladder, the space to get into the gutter is often small and you have to keep moving a metre at a time.

Reducing bushfire risk EVERYONE in Victoria who lives near dense forest, bush, grassland or the coast needs to prepare their property for bushfire. The CFA has some tips to minimise bushfire risk at your property: If you live in a rural or regional area you may not need a permit to clear trees, branches and scrub from around your home. Reducing the vegetation around your home is one of the most important things you can do to keep your home safe in a bushfire. Although all plants will burn under the right conditions, some plants are less likely to catch fire than others. Choosing plants with low flammability and locating them correctly will help reduce bushfire risk within a garden.

Burning off grass, stubble, weeds, undergrowth or other vegetation is generally permitted outside the Fire Danger Period and can reduce bushfire risk. Ensure you check with Greater Shepparton City Council before doing so. Yet this time of the year it is probably one of the most important jobs to be done just ahead of the fire season. One of the more useful tools I have found for the job is a long scraper, a length of rod with a short t-piece on the end. I can reach along the gutters and dislodge anything that has embedded in them. More recently, rather than collect all the leaves into a bucket, I have found using an electric leaf blower, blowing away from the downpipe, to be the most effective means of getting gutters cleaned quickly and completely. Gets rid of all that dust that accumulates as well if you are collecting tank water. It leaves a bit of a mess in the garden but it is simpler to clean from there than up in the air. Of course, If you can’t do it yourself, there are plenty of contractors around who can do it for you. Annual report good news for homeowners and buyers MEDIAN house prices across regional Victoria have demonstrated resilience despite a challenging few years, according to the September Quarterly Median Report published last month by the Real Estate Institute of Victoria (REIV). House prices in regional Victoria fell 2.8 percent to $603,000 and units fell 2.3 percent to $422,500, this quarter. Compared to metropolitan Melbourne, where house prices fell 7.4 percent during the same period, dipping below the $1M median house price mark to $993,000 – property prices in the regions have remained persistent. Annual median data shows Victoria’s property sector has shown solid growth over the past 12 months. Regional Victorian houses

and units delivered double-digit annual growth in the 12-month period, with house prices climbing 15.5 percent. In Melbourne, house prices rose 9 percent since September 2021. REIV president, Andrew Meehan said the September quarterly had created attractive buying opportunities for Victorians, while strong longer-term market fundamentals prevail. “The upwards trends we continue to see

THE last thing you want to discover on a sweltering day is that your air conditioner is not functioning correctly. If you forget to perform some simple annual maintenance before summer arrives, you could be left in the heat. CHANGE FILTERS Replacing your system’s filter is the best way to help your air-conditioner. A blocked filter can make your system work harder, increasing energy consumption and costs, while shortening the lifespan of your system. Cleaning filters also improves air quality by trapping germs, bacteria and other pollutants. Filters should be replaced regularly and at least every two-three months if you have pets. CLEAN CONDENSER COILS Remove any debris from the condenser coils and fan including dust, leaves and dirt that may have accumulated over winter, particularly if your condenser unit was left uncovered over winter. Caution should be exercised by homeowners to

avoid damaging the delicate fins. ARRANGE A PROFESSIONAL AC SERVICE It is important to contact your AC service provider for scheduled servicing. AC technicians thoroughly clean all air conditioner components, including the fan, coils, indoor air handler, condenser, compressor, and other parts. In addition to checking for cleanliness issues, they also look for any faults with the air conditioner. This helps to enhance performance and extend the life of your device by allowing any issues, if any, to be resolved on the spot. Overall, regular maintenance allows the air conditioner to operate more efficiently while providing appropriate cooling.
