WHEN the weather starts to warm up, it’s a sign to bust open your windows— and, perhaps less exciting, your cleaning supplies cupboard. Springcleaning may be a nightmare for some; while others quite enjoy decluttering the house and the junk we don’t remember accumulating. Here are some tips to help you keep your house clean, and perhaps some ideas on where to start.

CONFUSED about what fruits, vegetables and herbs to plant in spring? 2. MAINTAIN A TIDY GARDEN Keep a well-maintained garden and shed. Don’t keep piles of wood and scrap where snakes would love to hang out.

3. DISPOSE OF FOOD SCRAPS Ensure that all food scraps are disposed of properly in covered bins. Food scraps encourage rats and miceand therefore snakes.
1. COVER ALL HOLES LEADING TO HOUSES AND GARAGES Snakes love crawling into hide-y spots such as roofs, underneath houses, garages etc. Make sure to keep doors closed and install screens on doors and windows.
4. MINIMISE SHRUBBERY Consider the type of shrubbery and trees you have growing in your garden. Low shrubs and leafy bushes will provide the perfect habitat for sheltering snakes.
Reap what you sow
AS temperatures soar in the coming weeks, our cold-blooded reptile friends are becoming more active and a lot more visible.Snakes are typically found in cool, dark, protected areas such as under buildings and near sheds, around rubble and stored materials, in electrical switch boxes and long grass. It’s also not uncommon for snakes to enter unattended open vehicles.Aswe go into spring, it's the season to brush up on your snakebite first aid knowledge and ensure your property isn’t an attractive oasis for the hissing reptiles.

NEW national construction standards will make new homes cheaper to heat and cool, more accessible and comfortable to live in, and more resilient to extreme weather.TheVictorian Government has spearheaded increased energy efficiency and timeline for new accessibility standards under changes to the National Construction Code (NCC), that will increase the maximum energy efficiency standards for new homes from six to seven-star ratings when using the Nationwide House Energy Scheme (NatHERS).Thecode will require the inclusion of fixed appliances like heating, cooling, hot water and lighting, and offset energy use through solar PV when assessing energy efficiency.Thenew provisions will also mandate that all apartments and some commercial buildings are built to allow EV charging capability in all car spaces and rooftops that are able to support solar PV retrofits. New accessibility standards for homes and apartments includes step-free street or parking entry to the building, step-free entry to the dwelling, accessible doorways, a toilet on the entry level, a step-free shower and reinforced bathroom walls to support the installation of grab rails. This will increase the availability of new homes with accessibility features to 50 percent of Australia’s total housing stock by 2050 in recognition of the more than 1.1M Victorians who identify as having a mobility limitation and seek to transition though life stages in their own homes. The new NCC will commence in May 2023, with a transition period to October.

Sparkle up your garden
FERTILISE ALL YOUR PLANTS: Fertilising your garden with complete organic fertiliser in early spring and midsummer is important. If you have several natives in your garden, you can use a selected native fertiliser. This is a balance of essential nutrients that is low in phosphorus. Newly planted seedling trees and shrubs can be watered with seasol at the rate of 30ml to a 9 litres of water every 2-3 weeks. Seasol stimulates root growth and promotes flowering, and fruiting and it gives plants better resistance to insects and fungal attack. This seasons newly planted fruit and ornamental trees, should be watered deeply once a week through summer to encourage deeper root growth. Head to Billabong Garden Complex at 295 Numurkah Rd, to see the array of colour to sparkle up your garden this spring.
MULCH THE GARDEN: Mulching with pea-straw, sugar cane or lucerne will help retain moisture, also will enrich the soil, and suppress weed growth.

AS the fresh spring breeze first blows through your open windows, it is an opportune time to plan for the ensuing warmer months ahead and to consider giving your trusty air conditioner a clean and service.

Making sure your air conditioner is spotless is not only about cool efficiency in summer, but essential to maintaining your family’s health, particularly for allergy sufferers.
The
Simple, spring maintenance of your air conditioner begins with an inspection of the unit’s motor. If there is a swathe of dust, dirt and grime then getting a service booked with your local air conditioner service provider is highly recommend, however, cleaning or replacing your filter regularly can prevent futureMonthlybuild-up.testing of your air conditioner keeps the unit in top shape, while also maintaining the strength of the seals. Checking for any cracks or damage as well as listening for any strident sounds coming from the motor, can also prevent future expense by promptly making a call to a local technician. However, if you’re satisfied your airconditioner is in top shape and just requires a spring clean, a gentle wash around the outdoor compressor will ensure good airflow, while washing your grille filter in warm soapy water will prevent any nasties from blowing about.

ECONOMIC drivers over recent years have been the perfect storm for property, with real estate changing hand, new land becoming available, and of course the pandemic shifting people to new pastures. “It’s been a very hectic three years,” says Rebecca Finnigan, owner of Sargeants Goulburn Valley, a conveyancing group that has recently opened in Shepparton.MsFinnigan has more than 20 years’ experience, starting in the property legal department of a Melbourne law firm. She holds an Advanced Diploma in Conveyancing, and Sargeants GV is backed by a larger network. “Sargeants are one of the largest networks of conveyancers in Victoria. They have a company solicitor who helps the network, which is great to be a part of because there are officers who help each other and bounce off each other with matters that could arise through a conveyancing transaction,” said Ms Finnigan. Employing two staff who collectively bring more than 80 years’ combined experience, Sargeants GV can assist with selling and purchasing property, preparing and reviewing contractors, related party transfers, subdivisions, and they are experienced in water share transfers. “Buying or selling property is one of the most stressful decisions many people make. We like to think we make the process as easy and stress free as possible. I really love helping new homebuyers and being able to share in their excitement!”Sargeants

3. Clear any cupboards. Renovations are the perfect opportunity to do some spring cleaning! Instead of throwing everything into boxes and deferring the editing process to the end, get it done now to make moving back in that much more fun. If you have too much on your plate to deal with this now, it can always be done later.
4. Create a temporary kitchen. Even if you don’t have kids and plan to eat out every night, you’ll want a place to make a cup of coffee or a snack. Where you have room, set up one or two tables and seating with appliances you might need during renovations.
Make renovationskitchena dream
1 . LIST ITEMS YOU NEED ON-SITE WHEN CONSTRUCTION BEGINS. Once building works start, life gets more chaotic. Having a list of items and a renovation timeline helps. Tasks like ordering a sink can slip your mind, and you’ll find yourself scrambling when your builder asks for something if you’re not prepared with a schedule.

2. Establish expectations with your trades. As the homeowner, you have some control over the schedule. Taking too long to finalise decisions can cause significant delays. This isn’t just about telling your designer, builder and tradespeople what you expect, this is also about your builder and other professionals giving you realistic expectations. This will make you a happier client and ensure a more pleasant process overall.

DON’T THROW IT UPCYCLE...OUT, Breathe new life into somechalkfavouritesoldwithpaintandcreativity.
There is light at the end of the interest rate rise tunnel
As to when interest rate rises will end, I personally prefer the OECD’s outlook with inflation peaking at the end of the year and a slowdown in interest rate rises at the same time Mike Timothee
Dark brown, wooden furniture has featured prominently in many homes in recent decades but there has been a strong shift in recent years towards lighter colours and matte finishes. Matte paint is commonly referred to as ‘chalk’ paint. The wonderful part about chalk paint is that many of these paints do not require the use of a primer. Most of the time you can skip sanding, too. Just a clean is all that’s required to prepare the furniture. The rustic effect they produce also means painting items doesn’t require perfection. In fact, the less perfect, the better! Any wooden furniture you have is able to be repainted with chalk paint, and in fact, very old furniture with intricate carvings comes up particularly well after being painted with a matte paint.

In favour of OECD forecasting, Ms Conisbee states, “As to when interest rate rises will end, I personally prefer the OECD’s outlook with inflation peaking at the end of the year and a slowdown in interest rate rises at the same time. For now, however, we are looking at continued increases in interest rates until the end of theWithyear.”an increase interest rate rises likely to continue until the end of the year, getting ahead of the concurrent costs could be as pertinent as refinancing your mortgage by exploring the possibility of a more suitable home loan.
MOVING into a fresh, newly built home or painstakingly renovated property can highlight to us that pieces of furniture previously suited our décor now may look outdated and out of place. Instead of using your time and energy to sell old furniture, with a simple coat of paint you will be able to transform your time-loved pieces into refreshed, stylish and one-of-a-kind items.
WITH inflation in Australia rising as a result of two main drivers - rising fuel costs and construction costs, the Reserve Bank of Australia has recently increased the cash rate on loans to 1.8 percent in a bid to slow the heating Followingeconomy.inkind, major banks have made similar sized increases in their variable mortgage rates, adding strain to household budgets across the country.
The good news, according to Ray White chief economist, Nerida Conisbee, is that inflation rates are forecasted to ease by years end, most likely resulting in a decline in interest rates as a result.
What’s in for spring
AS summer fast approaches, spring is the time to make sure your pool is ready to use in the warmer months. Unmaintained pools and spas can allow various pathogens to grow, such as pseudomonas, cryptosporidium, E. Coli and Shigella. Untreated water may also create a breeding ground for mosquitoes and other waterborne pests that carry diseases, which present a risk to the community. If you’re after a spa to help you relax, check out the quality range of Banff Spas available at Poolwerx that feature hydrotherapy to help soothe any aches andPoolwerxpains. are committed to keeping your backyard pool or spa safe for you, your family and the community at large. NATURAL TIMBER: White wood has reigned supreme over the past decade but it’s time for natural timber to have its time in the spotlight. The farmhouse trend has meant it is being incorporated into new builds and renovations, and many furniture stores now offer a range of hard furnishing options in natural finishes.

CURVES AND CIRCLES: Curves are still in this season. They appear in just about everything, from interior design to architecture to gardens. Keep an eye out for curved mirrors, rounded bed heads and artwork with circles.
FRESH AND LIGHT...Natural timber is making a big comeback, white wood has been a decade-long mainstay in interior design but the farmhouse trend has unlocked a renewed love of natural tones.
STATEMENT TILES: Inspired by the beautiful bathrooms in traditional Italian and Spanish design, statement tiles are making a big comeback. Escape the plain aesthetic of grey, white and black and embrace tiles with colour and pattern.

GUIDING YOU THROUGH THE RISES...
AS home loan interest rates rise, many borrowers find themselves paying more towards their mortgage than they ever have before. However, there are a number of strategies that you can use to help reduce the stress, says Craig Durston, credit admin & support officer at GMCU.“Making extra repayments can be a great way to save on interest over the life of a loan, but it’s not the only way. Other options such as Loan Offset accounts can allow you to use your savings to reduce your interest expenses. Look for an account that offers 100% Offset to make the most of this, and better yet, find one that you can use as a regular transaction account for a convenient solution,” said Craig. Craig also suggests that making use of scheduled payments can be a game changer when it comes to taking control of your finances. “A great strategy is to set up automatic payments. You can arrange for these to make your loan repayments and put money aside for savings or other expenses on a set schedule, such as every payday. This can be a great way to stick to your budget, pay your commitments and know how much you have left over,” Craig said.

INVEST IN THE RIGHT BRUSH: There is a range of pet brushes that achieve different results. Wire-pin brushes are great for wooly or curly coats, and slicker brushes are ideal for pets with an undercoat. Brushing with the right brush can curb shedding later and keeping a routine is the best way to stop pet hair ending where you do not want it.

WASH AND GROOM: Monthly baths are recommended to remove excess fur and grime. Even cats can benefit from bath time, but it’s best to start this when they are kittens. Once the mercury starts to climb, give your pet a thorough bath with shampoo, and wear rubber gloves while you bathe them to loosen as much fur as possible. Let them run in the warm sun to dry off.
MAKE IT A HABIT: Different hair types require different grooming schedules, but routine brushing can minimise shedding while improving your pet’s fur by preventing knots and distributing natural oils through the fur. Regular grooming will make the world of difference and a professional can help you with this, while ensuring your pet's coat is looking luscious. Brush long-haired pets daily, and pets with shorter hair every two to three days to capture fur that would otherwise end up on furniture.

“NATURE’S first green is gold…,” wrote Robert Frost and indeed, as soon as the spring sun bursts through the winter clouds conveying shards of warmth, it’s a joy to get back into the garden. With gumboots on and new gardening gloves poised at the ready, the way to revitalise your early spring garden is by feeding your plants with organic-based general fertilisers. These are most suitable for your garden beds, while slow-release liquid feeds are best for your potted plants.Toensure luscious growth and bountiful colour in your pots, it is also a good idea to re-pot your over-grown plants while also ensuring that all your potted beauties are topped-up with high-quality potting mix. We all love lazing about on the lawn as the weather heats up, and spring is an opportune time for laying new grass and specialised, high-nitrogen fertilisers are ideal for rejuvenating the existing family green.Afinal touch of TLC, to excite regrowth and fulfil your first escapade back into the garden, is to spend some time pruning your camellias into shape and to tip-prune other flowering plants that bloom in the late winter/ early spring.

NOW is an opportune time to invest in a rental property as, according to Domain, vacancy rates fell to a record-low of just 0.9 percent across Australia in July. This remarkable figure equates to just one out of every 100 rental properties being vacant in July, country wide. This incredibly low figure was replicated in Melbourne with a vacancy rate of just 1.4 percent. As a result, the rental market strongly favours landlords and, “This means tenants are likely to face increases in asking rents,” says Domain. Property researcher, SQM qualifies this increase by reporting a 17.3 percent increase in rents in Melbourne for the year leading to August 12, 2022. As you can see, many property investors are experiencing large increases in their rental income. If you'd like to buy an investment property, get in touch with Mike Timothee, trusted mortgage broker, at Loan Market Shepparton situated at 281 Wyndham Street Shepparton or call 0438 372 280.
