Regional Vic offers highest rental returns REGIONAL Victoria is delivering dividends for investors with every property type in regional Victoria recording a higher rental return than metropolitan Melbourne. New data from the Real Estate Institute of Victoria (REIV) shows two and three-bedroom homes in regional Victoria were some of the best performing for investors with rental returns of 5.3 and 4.9 percent respectively. In comparison, the same property types in Melbourne delivered returns of 2.7 and 3 percent respectively. REIV president, Joseph Walton, said “regional Victoria is increasingly attractive for investors, offering high returns for a range of property types. “While capital growth in regional Victoria has been more moderate, country Victoria offers investors some of the state’s highest rental returns. “Regional Victoria provides real value for money with affordable entry points to the market and high rental returns, allowing investors to service their loan. “Property is a long-term investment with improved infrastructure and amenities across the state likely to drive house price growth in the coming years.”

Tips to make moving simpler MOVING home is up there with some of the most stressful life events we can encounter. With all the time needed for planning and packing, it is not uncommon to feel overwhelmed or at a loss on where to begin. PLAN AHEAD Start early and write down the things you need and want to do and create a timeline. It is easier to tick-off your to-dos when you see them on a list like sourcing a removalist service early on, disconnection and connection of utilities, organising the cleaners, and mail redirection, just to name a few. CULL EARLY Pretty much everyone has some items they could cull, and it’s best to do it way before the packing process begins. Sort, pack or discard your belongings prior to your move. Include items that you use on a regular basis and consider selling or giving away items that you don’t need. WRITE ON THOSE BOXES! Imagine unpacking for hours and needing to take a coffee break. Except, you have no idea what box the coffee cups are packed into. Avoid this by labelling each box, even if your number them and have a master list printed of what’s in each box if you have time to organise that. MAKE A ‘FIRST NIGHT’ BAG OR BOX UP Make sure you have the bed linen and towels, toiletries and things like the aforementioned coffee cups set aside to go straight into your new home. GET THE LAY OF THE LAND If you have not yet been where you are heading, go online and do your research. Familiarise yourself with the essential places like childcare, schools, supermarkets, GP clinics and nearby takeaways for those days that you cannot be bothered to cook.

Low interest and improving economy perfect storm for house price rise HOUSING prices across the country re-accelerated through May as a combination of ultra-low interest rates, strong consumer confidence and low supply drove prices to their highest levels in every state. According to property market analysts, CoreLogic, Melbourne’s house values jumped by 2.2 percent to be 6.3 per cent better over the quarter. But the soaring prices are not just confined to the nation’s two largest housing markets. Outside of the capitals, dwelling prices in regional Victoria jumped by 1.7 percent. At the same time, advertised supply remains well below average. This imbalance between demand and supply is continuing to create urgency amongst buyers, contributing to the upward pressure on housing prices. The strong market has resulted in the number of days a property remains up for sale has fallen to an all-time low of less than 30 days. The median discount offered by sellers has also dropped to its smallest level on record. A continuing issue is the low number of properties on the market. The total number of properties up for sale is about 24 per cent below its long-term average.

No time like the present SUPPLY and demand are a well understood economic principle and it applies to such basic things like getting into a new home as much as it does anything. Land and house prices are going up because of a lack of available properties on the market. Twelve months ago, Rocky Gagliardi from Gagliardi Scott Real Estate predicted this very situation being likely to happen if new developments were not to come onto the market soon. Although much is in the planning, the slow process of approval by Council and the State Government of these new developments are a major contributing factor to the shortage and subsequent dramatic rise in prices. Land prices have risen by up to 60 to 70 percent over the past year as a consequence. “Very soon, young home buyers will be priced out of
the market if we cannot get sufficient new developments made available,“ said Rocky. “Property prices are not going to go down and the lack of land available will see to that, so anyone looking for a block to build would be well advised to get in as early as they can, where they can. Choosing the right floorplan is exciting, but it’s vitally important to consider a number of factors to ensure you get it right and aren’t faced with regrets once it’s too late. Choose the right heating system for your home Choosing a heating system is an important decision to make, as it locks in your heating costs for over a decade. A system’s energy performance depends on the fuel available to you and how much space you need to heat. For most Victorians, electric reverse cycle split systems are the most energy efficient, lowest cost heating option available that generates the lowest greenhouse emissions. If your house has a rooftop solar PV system, the benefits of heating with electric reverse cycle systems can be even greater. There are two types of heating systems, central heating or room (or space) heating. If you need to heat your whole house, central heating would be more efficient. Ideally with

Generally, it’s cheaper to use a room heater. But it really depends on how big a space you’re heating. The larger the area, the larger the system you’ll need. The wrong sized system won’t heat your home efficiently and will cost you more money. If you can, get a supplier to visit and measure your home for a quote. If that’s not possible, provide them with a plan of your house, showing dimensions of the areas you want to heat. Also provide information about the insulation you use in your home. Common central heating options include gas ducted heating, gas hydronic heating, electric ducted reverse cycle
air conditioning, electric multi-split reverse-cycle, or electric in-slab heating. Common room heating options include gas room heating, electric room reverse-cycle air conditioners, electric portable heater, electric fixed heater and finally, a wood fire. For anyone who lives in this region, a wood fire offers a great alternative, provided you have access to a good source of firewood. There is nothing more relaxing than sitting front of a fire place watching the flames dance about as they warm your feet. It is my preferred option. I keep two fires going to warm the entire house, one in the lounge and one in the kitchen.
