Improving connectivity in Mooroopna
THE Echuca Road, Mooroopna shared path project has reached its final milestone with all four stages now complete. The shared path extends north from McLennan Street along the Echuca Road eastern separator, including Knight Street.
This significant infrastructure enhancement aligns with the Greater Shepparton Cycling Strategy, aimed at bolstering recreational paths and commuter cycling networks.
The project was constructed in four stages, one stage per financial year.
Undertaken by local contractor One Stop Civil, the project encompassed a range of tasks including earthworks, concrete installations for the 2.5m wide shared path, installation of safety features like holding rails and signage, and construction of pedestrian crossings.

Have your say on new housing plan for Shepparton
SHEPPARTON residents are invited to help shape the future of their community by providing input on the Victorian Planning Authority's newly drafted Shepparton South East Precinct Structure Plan. This plan aims to accommodate the construction of thousands of homes, potentially creating thousands of jobs in the area.
The proposed plan will provide land for up to 2,500 homes to accommodate a population of more than 6,000 across the estimated 385-hectare area. It has been designed to provide much-needed land for housing, community infrastructure, and job opportunities over the next two decades.
The Shepparton South East Precinct Structure Plan is part of the Victorian Government's commitment to address the lack of affordable housing in regional Victoria. Residents are encouraged to share their priorities and preferences for the precinct before the consultation period closes on Friday, April 15, 2024.
To gather feedback, the Victorian Government and Greater Shepparton City Council hosted community engagement events, including a pop-up event at Shepparton Marketplace on Thursday, March 7. Residents can also submit their thoughts online via the Engage Victoria website.

A buyers’ market for land, but it won’t last long
WHILE economic pressures and constraints have made some people think twice about embarking on home building, the tides are turning and the abundance of titled land signals a good time to build.
“Waiting could be the difference between paying $25,000 or more extra on land. In the next three years, we will see prices going up and you won’t be able to purchase a block for less than $300,000, or you will find that there is nothing on
the market to buy,” said Rocky Gagliardi, director of Gagliardi Scott Real Estate.
“Now is the ideal time to buy with titled land readily available, which means the land is build-ready and less time until you’re in your new home. Plus, with many projects winding up and new stages opening around Shepparton, I predict over the next six to 12 months, builders could be offering really good incentives for customers to come in and look at designs.”

CoreLogic’s Cordell Construction Cost Index (CCCI), which captures changes to constructionrelated expenses, reported the smallest increase in the June 2023 quarter since September 2020.

to build takes advantage of this unique time where the availability of titled land and capacity of builders have met in perfect harmony, creating a buyers' market.
But it won’t last forever. New stock of available land will continue to become scarce, pushing prices up and it is important that if you’ve ever dreamed of building that you enquire before the tides turn against you.
