Homes that families love
JGKING Homes began with one goal in mind – to design and build homes that families love, and they have been doing just that for almost four decades. In 1985 they pioneered a new standard of homebuilding and decided to build every home with TRUECORE® steel because it benefitted their customers.
Quality foundations of their homes have been a key pillar of their success. Today all JG King Homes come with a Truecore® Steel frame, a Colorbond® Steel roof, and European Style uPVC windows and glass sliding doors with double glazing as standard. That is the JG King Homes way. No other volume home builder in Victoria offers this combination as standard. It’s leadership in this customer-first approach is as strong today as it was back then.
To see firsthand the JG King Homes difference, they
invite you to visit their display centre at 14-16 Apostle St Kialla, open seven days per week, 12-5pm where you will find experienced new home advisors Kelly and Tennille and
you can see for yourself the quality of a JG King steel frame home or give the team a call on (03) 5822 4448 to get your journey underway.

Backyard Biodiversity Day a hit with locals
LOCALS showed strong support for the recent Backyard Biodiversity Day, organised by the Goulburn Valley Tree Group.
Held on Saturday, May 4, the event attracted many new and familiar faces, coinciding with the Tatura Market.
Backyard Biodiversity Day offered a chance to learn about beneficial insects, plan low-maintenance gardens, and explore a variety of native tube stock, including Indigenous species.
Kirstie from Bohollow Wildlife captivated visitors with her native animals, such as a python, possum, and sugar glider, providing
plenty of opportunities for cuddles and pats.
John Laing's Mini Beasts exhibit, featuring tarantulas and various insects, was also a hit.
Louise Costa showed how to design and plant a native garden with no lawn, showcasing the benefits of having a garden filled with birds feeding on flowers and plants, and no need to mow. Landcare

House prices on the rise
egional Victoria is experiencing a rise in home prices, as reported by PropTrack.
In May, Australian home prices hit a new record, marking a 17-month streak of growth.
Nationally, home prices increased by 0.30 per cent in May, bringing the year-to-date rise to 2.73 per cent. This represents a 6.68 per cent increase compared to May 2023 and a 9.58 per cent rise from their December 2022 low.
While capital cities like Perth, Brisbane, and Adelaide saw substantial gains, regional areas experienced slower growth, with most regions remaining flat in May.
In Greater Shepparton, quarterly growth for all dwellings declined by 0.47 per cent, with houses dropping by 0.55 per cent while units saw a slight increase of 0.52 per cent. However, yearly growth was more positive, with all dwellings increasing by 2.45 per cent (2.36 per cent for
houses and 3.61 per cent for units). The median home value for all dwellings is $479,756.
Despite the surge in prices, the market shows signs of stability. Increased housing supply, strong population growth, and high demand have kept prices climbing, though at a slower pace. Experts suggest that while home prices may continue to rise, the growth rate is expected to

legacy from $245,000
SANCTUARY Park estate in Kialla continues to attract those looking to build, thanks to its scenic walking and cycling tracks and proximity to schools and parklands. The latest stage, the Bolzonello Release, offers over 45 titled blocks ready for immediate construction.
The Bolzonello Release stands out due to its deep connection with the local Italian community. In 1980, Lino and Iolanda Bolzonello transformed an 11-acre property on Marlboro Drive, Kialla, into a self-sustaining paradise with animals, a vegetable garden, a small orchard and a miniature vineyard. Following Lino’s passing in 2009, Iolanda and their daughter Louise have worked to honour his memory and celebrate the Italian heritage he brought to Australia and Sanctuary Park.
Civil works on the Bolzonello Release began in 2022, and titled land ranging from 719m² to 935m² is now available. The area features tree-lined streets, picturesque views, and a network of parklands with a
two-meter-wide walking and bicycle path connecting Sanctuary Drive to Archer Road and Melbourne Road.
Rocky Gagliardi, director of Gagliardi Scott Real Estate, emphasised the urgency of acting now. He said, “Waiting could mean paying $25,000 or more extra for land. In the next three years, prices will rise, and blocks under $300,000 will be scarce.” With titled land readily available and builders offering incentives, now is the perfect time to buy. Don’t miss this unique opportunity before the market shifts.

Rental market eases in regional Victoria
The rental market in Regional Victoria is showing signs of relief, according to the latest PropTrack report. National rental vacancy rates increased to 1.30 per cent in May, the highest since July 2023, marking the third consecutive month of rising vacancy rates.
This increase in vacancy rates indicates easing conditions for renters, though rental availability remains very low, leading to strong competition and continued rent increases.
Regional markets saw a modest rise in vacancy rates. Greater Shepparton’s vacancy rate for May was 1.1 per cent, with a quarterly change of 0.06 per cent and a yearly change
of 0.47 per cent. While renters still face challenging conditions, the slight improvement in May offers a glimmer of hope. Overall, the rental market in regional Victoria is gradually easing, providing some much-needed relief for renters despite the ongoing competition for available properties.
Transforming a Tatura treasure
By Deanne JeffersSTEPH Said and Brodie Nightingale, a young couple from Shepparton, took a leap of faith a year ago by purchasing a charming 107-year-old weatherboard home in Tatura. They both grew up in older houses, so it was a given that they wanted to find something of a similar style for themselves.
To save for the house deposit, Brodie spent three and a half years working away during the pandemic. They also spent a year house-sitting, which helped reduce costs and generate additional income for their home purchase. This experience introduced them to Tatura, a small but growing town that quickly captured their hearts.
"Growing up in Shepparton, we were surprised by Tatura. It’s a really relaxed town with good people, and everything we need is within walking distance," said Brodie.
"We like to think we got in before the big Tatura boom," added Steph. "It’s a quiet town, but that might be the white noise from the Tatura Milk factories."
The house, built in 1916 during the World War I steel shortage, has unique features such as hardwood flooring bound together from green-milled timber without nails. Over the years, the house has undergone various renovations, including a 1960s lean-to
extension and updates to the kitchen and bathroom.
Living in an old home has been a journey of discovery. One surprise was finding a grease trap, and after moving in, they discovered the house was completely blocked up.
Growing up in Shepparton, we were surprised by Tatura. It’s a really relaxed town with good people, and everything we need is within walking distance
Steph and Brodie plan to renovate the home over time. It needs restumping and roof raising, but their current focus is on improving the large yard.
Brodie Nightingale
"It was perfect for a first homebuyer," Steph said. "It was ready to move in, and we look forward to putting our own stamp on it in the future."
From house-sitters to homeowners, they have had to purchase new furniture and supplies. They also saw costs dramatically increase during and after COVID. Despite
Planning for a better Victoria
THE Allan Labor Government kicked off conversations with communities across the state at the end of last year to develop a new plan for what our cities, towns and regions should look like in the coming decades as we get on with building thousands of new homes Victoria needs. This will be the first-ever whole-of-state plan, setting out how to further improve housing affordability and choice through to 2050 as the population grows to exceed 10 million, establishing targets for local government areas for where and how many homes need to be built.
“Building on our landmark Housing Statement – a new plan for Victoria will set out what our towns, cities and regions look like as we get on with building 800,000 new homes over the next decade and millions more into the 2050s,” said Minister for Planning, Sonya Kilkenny.

Brodie is also creating a 'man cave' in the shed.
"We like to do most things ourselves,"
Brodie said. "There are a lot of hidden costs, though. Even the price of purchasing tools to do 70 per cent of the work yourself is pretty pricey. We will get there, though."
"A lot of houses in the street are renovating as well, which inspires you and makes you think about what’s possible, and what you can do next to make your place better, more liveable, and cosy," said Brodie.

Hydro excavation underpins the support you need
EROSION can devastate new and old properties alike, leaving the dream home feel more like a nightmare when foundations shift, and cracks begin to then appear in your walls.
Local building experts Link Building Systems is a trusted name in the local building industry offering a range of services including building, renovations, underpinning, hydro excavation and insurance repair works.
They use Hydro Excavation as a way of non-destructive digging. They use water and suction to erode the soil and
remove the silt. This allows them to expose the service in question without the risk of damage. Hydro excavation also allows them access to areas where typical excavation works cannot be accessed with traditional machinery.
Link Building Systems are experts in all your building, renovations, underpinning and insurance repair needs. They can help when the damage is done, or they can even help with preventative measures.
Link Building Systems is located at 31 Telford Drive, Shepparton and can be contacted on 5821 4516.

Purple Lid Bin collection has begun
PURPLE Lid Bin – glass only - collection began earlier this month, and Greater Shepparton City Council reminds residents can check Council’s online bin calendar to view the specific dates of their bin collection.
The 120 litre Purple Lid Bin will be used to collect glass bottles and jars, both with and without lids, complimenting the Yellow Lid Bin mixed recycling, and will be collected every four weeks, on the same day as a household’s usual kerbside collection.
There is no service charge this financial year for the new Purple Lid Bin. The service charge will be included in annual rates and charges from 2024/2025, once the Budget is adopted at the June Council meeting. Residents are reminded that some glass items, such as light globes and windowpanes, cannot be placed in the Purple Lid Bin. These items should be placed in the Red Lid Bin - general waste - or disposed of at their nearest Resource Recovery Centre.

Winter tips for managing Queensland Fruit Fly
WINTER may seem like a time to relax for fruit growers, but the Goulburn Murray Valley Fruit Fly Area Wide Management Program continues to educate the community, industry, and government on controlling Queensland fruit fly (Qfly). With workshops and community engagements, the program aims to reduce Qfly populations before spring.
Program coordinator Ross Abberfield emphasises that not all fruit flies die in winter. Many adult flies survive by taking refuge in evergreen plants near homes and buildings where temperatures are milder. One significant contribution to their survival is the unmanaged leftover fruit on late fruiting plants. Abberfield advises post-harvest fruit removal to reduce orchard diseases and control other pests.
Managing Qfly through winter
Fruit Fly researcher Andrew Jessup highlights that adult flies are the main concern during winter as eggs and larvae usually die off by June. He recommends using food-based traps and baits, especially during warmer parts of the day, to control any active adult flies seeking food. Proper
management now can prevent a large Qfly population later.
Removing unwanted fruit trees
Home gardeners and commercial growers should focus on removing unwanted and unmanaged fruit trees. This includes checking for fruiting weeds, hedge plants, and trees with late-hanging fruit. Community support has already led to the removal of over 115,000 unwanted fruit trees. If you see unwanted plants or rogue trees, report them to your local Council for removal.
Advice to home gardeners and commercial growers
Winter trapping with protein-based traps in sunny spots of evergreen trees is also effective. Lemon trees are particularly favoured by Qfly for nesting. For residents
in Greater Shepparton, Moira Shire, Campaspe Shire, or Strathbogie Shire, free removal of unwanted fruit trees is available through the program.
Steps for Home Gardeners and Growers:
• Remove Unwanted Trees: Identify and remove unmanaged fruit trees and weeds.
• Use Protein-Based Traps: Place traps in warm, sunny spots in evergreen trees.
• Regular Maintenance: Continuously pick up fallen fruit and harvest late-hanging fruit.
• Report Rogue Trees: Inform local Council about unwanted trees for removal.
