How to pay off your mortgage early GETTING your home loan approved can be a happy day. But the happiest day is when you reach, or can see, the debt finish line. We asked GMCU compliance manger, Brett Elgar for some tips for paying off your mortgage early. Mr Elgar said, “The first tip may sound counter-productive, but if you have enough equity you should combine your high rate cards into your mortgage. This can save up to 15 percent in interest. The key is to cancel the cards and to keep paying your old repayment amount into the mortgage. “The second tip is to pay a little extra. Extra payments have a compound effect – that is, you save interest on the payment every month for up to 30 years. That can add up to a considerable saving. “The extra payments do not need to be large. You could round up the payment amount, or every time you receive a pay rise you could increase your payment by the same percentage increase”. Mr Elgar added that another simple tip is to make payments more often. “Matching your payment frequency to your income is smart. If you can pay weekly you save three weeks interest on one quarter of your payment, and so on for every week over thirty years. “GMCU is keen to help our members pay back their debt early. WHEN Garry and Shirley Semmens made the move to Lifestyle Shepparton last month, it gave them the time, security and relaxing environment to be able to get back to the things they love. The couple, who have lived in Shepparton for the last six years, often visited during the building of their new ‘Fitzroy Corner’ home at Lifestyle Shepparton, telling The Adviser they were very happy with the transition into their new home. “The staff at Lifestyle Shepparton, as well as all the local tradies and contractors were great to deal with,” Garry and Shirley said. “We wanted a corner block because it gives the impression of a large space inside. We like the wraparound verandah, and the alfresco area where we can sit and have breakfast. “The open plan living was the main feature that we liked, and the bedrooms are on the

rear south-side of the home so it doesn’t get hot in summer. “We downsized from a four bedroom home with three living areas. When we were living there we went part-time to have Friday’s off so we could work on the garden and then have the weekend free. But when we were working full time, the weekend was taken up looking after the house. “We decided to downsize and have money on the side to travel. We want to go back to Europe next year and backpack, and do the ‘grey nomad’ thing and go around Australia. “The security of being here is a lot better. “It’s good now that we don’t have to maintain a garden and have time to do all the hobbies we’ve always wanted to do – geneology, geocaching and learning to play the guitar. “There’s a friendly atmosphere in the community. Master Builders backs mandate for return of ABCC THE parliament should recognise the Turnbull Government’s mandate to reestablish the Australian Building and Construction Commission (ABCC). Master Builders Australia CEO, Wilhelm Harnisch said, “The ABCC is crucial to ensure the rule of law is returned on construction sites and to protect the community from paying more than it should for much needed public infrastructure. “The promise to re-establish the ABCC was a key policy for the Federal Coalition and the main trigger for the 2016 doubledissolution election. “By returning the Turnbull Government, the Australian people have given an undeniable mandate to re-establish the ABCC. They have voted to say ‘no’ to bullying, intimidation and the actions of militant construction unions who think the law doesn’t apply to them. “The culture and behaviours of building unions, as documented in three Royal Commissions, are well outside of community standards. They are not the behaviours of normal unions, normal workplaces or normal people. They punish the community by increasing the

cost of building community facilities and infrastructure by up to 30 percent. “Why should Australian families pay more for their schools and hospitals because of what is effectively a building union tax? Why should our community be denied the facilities that were highlighted as a priority by the electorate during the recent election campaign? “The parliament now has the chance to stand up to building union bullies and stop the culture that is ingrained and institutionalised. “By voting to re-establish the ABCC, the parliament will be sending a message that it will fight for the rights of women, small business, young people, apprentices and ordinary workers in the building and construction industry who regularly feel the brunt of building union tactics and illegal behaviours. These groups have a right to get on with the job and building unions have no right to bully, threaten and intimidate on a daily basis. “The ABCC worked before to the benefit of the community, building workers, small contractors, apprentices and the economy and it will again,” Harnisch said.
