new House&Land When should homeowners worry about

cracks in the walls? WALL cracks are common in Australian houses and though some are nothing to worry about, others can indicate a sinking or damaged foundation. Turning a blind eye to wall cracks may also result in the homeowner missing the warning signs for serious and ongoing structural damage. If the root cause of wall cracks is not identified and addressed, the damaged foundations can quickly devalue a property.

When do wall cracks indicate a structural problem?

Generally, smaller hairline cracks are not cause for concern. These are usually the result of seasonal expansion and contraction of clay soils beneath the house resulting in minor foundation movement. These types of cracks can be easily patched and re-painted. However, larger cracks that display the following characteristics may indicate a weakness in the property’s foundation: • One side of the wall is higher than the other • Doors and windows no longer close in their frame • Cracks are wider than about 5mm (half a centimetre) Problematic wall cracks will typically start at windows, doorways or house corners.

What causes large wall cracks?

Large cracks may appear because the property’s foundation has shrunk or lost its strength, causing all or part of the house to sink. This usually happens because the moisture in the soil beneath the settled section of the home is either too wet or too dry. In Australia, the CSIRO’s Homeowner’s Guide is a great resource for understanding why a home may move and how to manage the soil beneath its footings.

The best long-term solution for fixing large cracks is to lift, re-level and re-support the home. This process is called ‘underpinning’. As the house is elevated to a level position, the cracks may close or become smaller (plaster or render walls can then be patched and repainted). Windows and doors will also usually begin to work properly again. According to James O’Grady from ground engineering firm, Mainmark, a modern, innovative alternative to traditional concrete underpinning is Uretek® resin injection. A lot like keyhole surgery, an expanding Uretek® resin is injected into the home’s foundations through tiny holes (usually 16mm, but as small as 6mm if used inside the house). The resin expands to fill in voids and compact soft ground, exerting controlled pressure to raise the home back towards a consistent level. The process is very specific and carefully controlled using laser technology. This method can be a good option because it: • Rarely takes more than a day • Doesn’t require home owners to move out • Involves no digging (therefore no mess) • Can be completed around furniture and floor coverings • May be carried out from outside the house, so it doesn’t interrupt day-to-day life. To determine if a home requires underpinning, consult a structural engineer to assess the cause of the crack and recommend a solution. Great tips for winter WITH winter fast approaching, home owners are advised to start preparing their homes for harsher weather conditions. Only last year, a severe storm tore through the region and damaged up to seven homes, with winds reaching around 90km/h in the Shepparton area. Local Hotondo Homes builder, Colin Mintern says it is important to partake in some simple maintenance on your home to pre-emptively protect it as the temperature drops. “Per forming even the most basic of maintenance tasks to your home, particularly old ones, can help prolong its lifespan, and prevent repair costs from blowing out,” Colin said. “Freak storms happen, and some maintenance could help reduce damage caused by them. I would strongly urge everyone to take some time out to address these issues.” Prune Your Garden: Trees that are in proximity to your home and powerlines should be pruned. Determine whether this

can be done yourself, or if the council or a professional is required, as trees that are too close pose a safety risk and can easily start fires. Roof and Tiles Check: Check your roof for loose, damaged or missing tiles. Taking the time for a quick examination now could save you a lot of money and time in fixing a leak that has destroyed your walls, flooring or furniture later. Clear Your Gutters: Make sure the winter rain has a clear path and your gutters are free of debris and leaves. Colin advises to also ensure the drains are carrying the water away from the home’s foundation. Secure Large Objects: Any loose objects you have around your home such as an outdoor setting or playground should be secured down. Many homes can be damaged when items get blown around. Permits and inspections FROM plans to on-site completion, there are a number of different people and organisations involved in checking that the construction of your home complies with local planning and building laws that control land use and development, building, plumbing and electrical regulations and utility providers. At times, a particular land estate may have specific guidelines that go above and beyond other regulations. • If the land requires a planning permit to build a house, the local council for the municipality will need to approve your plans and drawings to make sure that your house will meet the standards set out in their planning scheme. If this is the case, a planning permit will be issued. From there the plans will need to be assessed by either a building official from the local council or some states and territories have private building certifiers that can fulfil that role. The building certifier will check aspects such as foundations, framing, light and ventilation, fire safety, safe access and materials. They also check the plans to ensure compliance with required set-backs (the distance of the home from the property lines). Once plans are approved, the builder is issued a building permit or approval. During construction, either a municipal or private building certifier checks the building at several stages to ensure that your builder is following the plans that were approved and is complying with the relevant codes and regulations. can vary from one state or territory to another, but generally include inspections of the foundations and footings, a frame inspection prior to the installation of roof and wall cladding and a final inspection to check that the building complies with relevant regulations and is safe for habitation. It is important to remember that the building certifier does not have a role in checking the quality of the building work, they are only responsible for checking that it complies with the minimum or specified building regulations. If a building contract or plans set a higher standard than the building regulations, it is your responsibility to check this with the builder. • Plumbing and electrical work will generally also require permits and inspections. The requirement and number of inspections will vary from state to state. Most local authorities will be responsible for issuing permits and inspecting plumbing and electrical work. In some instances, the utility companies may be responsible. • When the home has been completed to the satisfaction of the building certifier or the person that issued the building permit, you will be issued with a certificate that allows occupation of the building. Note that this certificate generally ensures that the building complies with regulations and is fit for occupancy. It may not cover all items under the contract documents; this is something you should check when doing the final ‘walk through’ at handover.
