Farmland value through the roof THERE has been no better time to snag up a piece of farmland that will see a nicely returned investment, after the latest figures released in the Rural Bank and Rural Finance’s Australian Farmland Values report revealed that the median value of Australian farmland has increased by 9.3 percent in 2016. In Victoria, a 12.9 percent increase in farmland value has been reported, which is fantastic news for the Goulburn Valley region’s strong agricultural sector. The findings underline the resounding strength of Australian farmland value, with the median price in most states recording an average annual growth rate of three percent over the decade, and more than six per cent for the past 20 years. Produced by Rural Bank and Rural Finance’s specialist market insights division Ag Answers, the report is based on real farm sales since 1995 and draws on more than 230,000 transactions, accounting for 278 million hectares of land with a combined value of $132B. Rural Bank general manager agribusiness, Andrew Smith said the findings confirm the long-term positive outlook for Australian agriculture. “Despite variable seasonal conditions and ever-changing commodities prices, the sustained growth in land prices not only reflects the resilience of the sector, but investor confidence in Australian agriculture’s growth prospects for the future,” Mr Smith said.

Reduced pressure on housing affordability for first home buyers MORE INCENTIVES TO BUILD… There is now another incentive for first home buyers, with the government allowing Australians to boost their savings for their first home by building a deposit inside superannuation. Photo: Supplied.

FROM July 1, First Home Buyers will be in one of the strongest positions they have been in years, with the government announcing it will help Australians boost their savings for their first home by allowing them to build a deposit inside superannuation. From 1 July 2017, individuals can make voluntary contributions of up to $15,000 per year and $30,000 in total, to their superannuation account to purchase a first home. These contributions, which are taxed at 15 percent, along with deemed earnings, can be withdrawn for a deposit. Withdrawals will be taxed at marginal tax rates less a 30 percent offset and allowed from July 1, 2018. For most people, the First Home Super Saver Scheme could boost the savings they can put towards a deposit by at least 30 percent compared with saving through a standard deposit account. This is due to the concessional tax treatment and the higher rate of earnings often realised within superannuation. Many employees will be able to take advantage of salary sacrifice arrangements to make pre-tax contributions. Couples will be able to both access the scheme and combine savings for a single deposit. Individuals who are self-employed or whose employers do not offer salary sacrifice can claim a tax deduction on personal contributions, meaning savings effectively come out of pre-tax income. Voluntary contributions under this scheme must be made within existing superannuation caps. The total concessional contributions an individual can make, from both compulsory employer contributions and voluntary contributions, including those made under the

scheme cannot exceed $25,000 in 2017-18. The amount of earnings that can be released will be calculated using a deemed rate of return based on the 90 day Bank Bill rate plus three percentage points (as per the Shortfall Interest Charge). The First Home Super Saver Scheme will be administered by the ATO, which will determine the amount of contributions that can be released and instruct superannuation funds to make these payments accordingly.

Boosting Michelle and Nick’s first home deposit Michelle earns $60,000 a year and wants to buy her first home. Using salary sacrifice, she annually directs $10,000 of pre-tax income into her superannuation account, increasing her balance by $8,500 after the contributions tax has been paid by her fund. After three years, she is able to withdraw $27,380 of contributions and deemed earnings on those contributions. Her withdrawal is taxed at her marginal rate (including Medicare levy) less a 30 percent offset. After paying $1,620 of withdrawal tax she has $25,760 that she can use for her deposit. Michelle has saved around $6,240 more for a deposit than if she had saved in a standard deposit account. Michelle’s partner Nick has the same income and also salary sacrifices $10,000 annually to superannuation over the same period. Together they have $51,520 that they can put towards a deposit, $12,480 more than if they had saved in a standard deposit account. The Adviser, New House & Land – May 2017 – Page 15

Applying for a construction loan is just like applying for a normal home loan. You will need to complete an application and supply personal details about your finances and income. You will also need to provide details about the construction, like plans and permits. It is important that you prepare a budget of all the construction costs and allow a contingency for unexpected or unplanned costs. You should apply for your loan before starting a contract to build your home, this will give you piece of mind that your finance is approved.
