How do lower interest rates affect you? WITH speculation that interest rates will remain low for some time, The Adviser discussed with René Deen, General Manager at GMCU, what the effects may be on a local level. Property sales spring ahead

WITH the arrival of Spring comes the busiest season of the property year and according to Real Estate Institute of Victoria, this year has already been better than previous years, with record-breaking property sales across the state. In Melbourne, so far this year there has been 29,800 auctions, almost 5,500 more than at the same time last year and in Shepparton, 36 new houses were purchased compared with 21 last year. REIV CEO, Enzo Raimondo said that last Spring was a bumper season. “For those thinking of selling, now is the time to begin preparation, to ensure your property looks its best for Spring. These range from tidying the garden, fixing and painting the fence, cleaning the gutters and clearing out the garage. If you’d like to go a step further, painting the house and even having a gardener help with planting and some basic landscaping may be worthwhile. Inside, ‘spring cleaning’ becomes ‘pre-spring cleaning’ as the house needs to be made spotless from top to bottom and de-cluttered – including placing furniture in storage if necessary to give an open, spacious look. “It’s a great idea to also study local sales results, and visit auctions, which will help you to choose a local agent to provide marketing advice, plan the sales campaign and provide additional tips to maximise your sale price. Mooroopna develops under BBRC success MOOROOPNA’S newest ‘community within a community’, Mooroopna West Growth Corridor is a hive of activity with 35 new homes already under construction. The project, which has been largely spurred on by the Building Better Regional Cities (BBRC) program, is a shining success story of how hard work and the right initiatives can work to benefit regional communities. Five local builders were selected to be a part of the BBRC program including Cavalier Homes, Metricon Homes, Sessions Builders, Dennis Family Homes and JG King Homes, all of which have enjoyed good public interest in the project to date. As spokesperson for the Developers of Archer’s Field, Waranga Nominees, Graham Hofmeyer said, “Mooroopna is a fantastic community and it’s wonderful to be a part of such a successful project providing new land and housing opportunities to the local community. “We congratulate all of the builders for their part in making the BBRC program such a success. Without them, without their initiatives and without their belief in the project, we don’t believe that it could have been as successful as it has been. “The Greater Shepparton City Council also needs to be congratulated. The officers have worked tirelessly behind the scenes on the project to see it come to fruition and the success can very much be attributed to their efforts as well. “This project has opened the door for not only new home opportunities, but also better opportunities for the community going forward. “There are currently 35 new homes under construction in the Archer’s Field Estate with another 30 to start towards the end of the year. And we believe that Westwood Run also have around 30 new homes to begin construction towards the end of the year. “For the BBRC’s part in the development’s progress, 80 new families will be able to enjoy this new area of Mooroopna because of this opportunity and that’s wonderful for the entire community. “The program has effectively created a whole new community within the community of Mooroopna. “Building. Better. Regional. Communities. That’s what the project was called and that’s

One day the land was vacant and within a week there were several homes under construction and within six weeks the estate had dozens of homes under way and the appearance of a huge work site as tradesmen are busily building someone’s dream home. “The flow on effect for Mooroopna and the region should not be underestimated. new House&Land Landscaping - first things first WHEN building a new house there is one thing to consider that can really make a mark on the overall appeal, comfort and functionality of your outdoor space and that is landscaping. The first thing you need to decide before you begin tackling your slice of the ‘great outdoors’ is what you want out of it. Are you looking to entertain, to focus on appearance for a ‘wow factor’ result, to have a simple yet functional garden or do you want to grow your own vegetables? There is a lot to consider, but the main things when drawing out your plans are to really take the time to know what you want, realise that the task of landscaping is one that will take time and when it comes to any sort of vegetation be sure to consider soil levels, lighting and irrigation. Once you have your plans laid out, start with the

‘hardscaping’ first to really help with defining the areas of the yard. Lay any concrete, brick pavers, garden edging etc. You will find that once the ‘hardscaping’ is out of the way, you will not only be able to better visualise your completed product but it will give you the chance to sit back and reassess things like lighting conditions. Thinking about colour is important too. Injecting the odd bit of colour in a subtle manner can liven up the whole yard. Perhaps though, the most important part of landscaping is having fun. It’s your yard, so you should make it look the way you want it to. If you’re not a very handy person when it comes to yard work, you’ll definitely want to look into finding a good landscaper and there are many ‘top notch’ landscapers around Shepparton.

Better protect building consumers THE Victorian Coalition Government recently announced that it will introduce a Domestic Building Consumer Protection Fund to better protect Victorian domestic building consumers. The establishment of the fund will further strengthen the role of the Victorian Building Authority in providing a ‘onestop-shop’ for building regulation and consumer protection under the Government’s Domestic Building Consumer Protection Reform Strategy. Minister for Finance, Robert Clark said, “The Government will phase out the current insurance arrangements by June 30, 2015, meaning there will be a single, integrated, statutory body to which consumers can look for all aspects

of protection – from responding to consumer complaints, to providing cover if a builder defaults through to deregistering ‘dodgy’ builders. “For builders, the new fund will mean a single, integrated process for registration and for coverage of their projects, without their livelihood being dependent on separately satisfying a regulator and an insurance company. “The new arrangements will provide improved protection for families and individuals who invest large sums to build or renovate their home.” Mr Clark said consumer protection provided under the new Fund would include the expanded cover previously

announced as part of the Government’s Domestic Building Consumer Protection Reform Strategy.
