WITH speculation that interest rates will increase before the end of the year, The Adviser discussed with Peter Thomas, Operations Manager at GMCU, what the effects may be on a local level. Mr Thomas stated that rising interest rates can be the sign of a strengthening economy. They should not stop people from borrowing, but it reminds us all that we should make sure loans are affordable. “When shopping for a new home or car, you should look at the loan repayments at a slightly higher rate. If the loan is still affordable, then you have some confidence should rates increase. “And, if you can start your loan at those higher payments then you are already on the path to pay your loan back sooner. This can save a lot of interest over time. “It can also be a great time to take a look at the higher rates you may be paying on loans for store items or credit cards, and consider alternatives like consolidating them into a personal loan with a lower rate. “Another option is to consider a fixed rate loan. new House&Land Victoria doubles number of medium density homes over five years THE number of medium density home approvals in Victoria has more than doubled over the past five years, according to research from Bankwest. The Bankwest Housing Density Report, the latest addition to the Bankwest Financial Indicator Series, revealed that 23,390 medium density approvals were granted in Victoria in the past 12 months, a staggering 109.5 percent growth rate on the 11,164 approvals five years ago. Despite this substantial increase, neighbouring NSW topped the nation’s charts for the highest proportion of medium density approvals (34.0 percent) followed by Victoria (30.1 percent). This is a reversal on the previous year’s findings when Victoria contained the largest proportion of medium density homes (37.8 percent), with NSW following (31.3 percent).

The Bankwest Housing Density Report also revealed that Victoria has seen a marked increase in medium density dwellings over the long-term, with the proportion of approvals rising to 45.6 percent in 2013. This is well above the 20 year average of 27.4 percent. Neighbouring NSW saw a much less dramatic increase, with the number of medium density housing approvals rising from 47.3 percent 20 years ago to 56.4 percent today. This suggests that Victoria is experiencing a profound change in the composition of its overall housing stock. “NSW overtaking Victoria as the state with the largest proportion of medium density housing approvals in Australia may be deceptive at face value. The recent change masks the dramatic climb in the number of units, townhouses and semi-detached houses across Victoria recorded over the last two decades,” said Bankwest Executive General Manager, Retail, Mark Reid.

Red tape cuts to support

building businesses across Victoria MASTER Builders has strongly welcomed cuts to red tape that will help reduce costs for Victorian builders and their clients. Deput y Premier Peter Ryan and Treasurer Michael O’Brien have unveiled a raft of red tape reforms, which has been applauded by Master Builders Association of Victoria CEO, Radley de Silva. “These reforms will save our industry millions of dollars and countless hours of unnecessary paperwork,” said Mr de Silva. “Builders will now have more time to build quality homes, workplaces and infrastructure for Victorians instead of wasting time filling in never-ending bureaucratic paperwork. “Master Builders commends the State Government for acting to support jobs, drive investment and boost productivity in our sector by cutting unnecessary red tape.” Reforms announced that will benefit the building industry include: Removing unnecessary mandatory commercial building defects insurance

requirements, bringing Victoria into line with all other states Ensuring building requirements for wall heights meet today’s best building practices Providing a faster, more cost-effective domestic building consumer disputes process Opening up the construction of metal roofs, ending the monopoly plumbers alone have on this work Reforming prequalification requirements and contracts for companies delivering construction work funded by taxpayers, so they are more consistent across government depar tments and local councils Modernising WorkSafe forms so builders can access them online, print them and save information for use in other forms. “This sensible package will help slash costs and delays in building projects and support housing affordability while upholding rigorous standards for site safety and building quality,” Mr de Silva said.

Mooroopna welcomes BBRC THE developers of the new Archer’s Field, Waranga Pty Ltd have hailed the Building Better Regional Cities (BBRC) program in the new Mooroopna West development as a great success story for the region. Westwood Run THE much anticipated new residential estate in west Mooroopna has commenced works, which comes as a real boost to the local construction and building industry. Stage One of new housing estate, Westwood Run is now being built, with bulk earthworks on the site nearing completion. Works have commenced on the Midland Highway intersection of Westwood Drive and Charles Street with activity commenced on the Stage One release of thirty allotments. Titles will be released once construction of the first stage is complete in about four months time. Project Director, Brian McNamara speaking on behalf of the developers Finborough Terraces Realty said that the response to the pre-release of lots in the estate has exceeded expectations. “Interest has been driven by a built up demand for quality housing sites in west Mooroopna particularly closer to the main shopping area and sporting facilities. “The Building Better Regional Cities program has no doubt stimulated sales in the estate, with the $40,000 grant available to house and land package buyers who qualify

under the terms of the incentive scheme offering a very attractive option for families.
