Three key investment terms THOSE considering investing in any form of property will continually see a couple of terms used to discuss the investments performance, namely; capital growth, investment return and gross rental yield. Investment return From a real estate perspective, the term investment return is very similar to the capital growth figure. It is the percentage of change in value of the investment over a given period of time.

Capital growth The term capital growth is often used in real estate to describe the increase in the price or value of a property. For instance if the median price of a three bedroom house was $629,000 and twelve months ago it was $625,000. Therefore the capital grow th is the difference between the two, $629,000, divided by the earlier figure, $625,000, which equates to 0.64 percent over a year. Capital growth is also known as capital appreciation.

Gross rental yield Gross rental yield is a term that is frequently used to compare the investment return on a property investment. To calculate the amount you divide the yearly rental income by the purchase price of the home. For instance the yearly rental income on a three bedroom house is $21,580 and the median house price is $629,000 resulting in a gross rental yield of 3.43 percent.

Landscaping from scratch NOW that your brand new home is completed and you’re ready to move in the only thing left to consider is your landscaping needs. Often at the end of the building process your resources are exhausted and let’s face it so are you, so you might want to wait for a while and give yourself time to consider the layout of your yard, the types of plants you want to include, the areas of your yard which are subjected to the most and the least sunlight as well as the functionality of your yard space. The best idea is to make a list of your needs and wants ie. do you have children or are you planning to have children and will you need to factor in a play area? Would you like a vegetable garden? A patio or vergola area? backyard pool? etc. A comprehensive list will also give you a better idea of budget. After you’ve established your list, make a rough sketch of the layout of your yard factoring in your choice of inclusions. Some things to consider:

Huge boost to home building Build in Mooroopna with $40K Grant ETHAN Housing has appointed Dennis Family Homes, JG King Homes, Metricon and Session Builders as part of the Building Better Regional Cities Program in the new estates of Archer’s Field and Westwood Run in Mooroopna. The Greater Shepparton community can apply for the grant by selecting their land, select one of the appointed builders, select a house design and have finance pre-approval all organised. If eligible for the grant, the grants will be paid to the land developer upon settlement of the land subject to the Building Better Regional Cities terms and conditions. All submissions will be viewed and granted on a first come first served basis to eligible purchasers. Eligible purchasers “A couple with three children can earn up to $136,580 per year to receive the grant”. Only 66 blocks of the 1600 vacant blocks of land will be available throughout the Mooroopna Growth Corridor for the

$40K grant. Housing in the Archer’s Field and Westwood Run estates will provide an economic boost to Greater Shepparton through the jobs for local businesses and industry and associated traders. Council were granted the funds last year through the Australian Commonwealth government program, which aims to relieve pressure on major cities by investing in local infrastructure projects where more homes need to be built due to positive jobs and population growth. The funding was provided to enable the construction of the public infrastructure required to allow the land to be developed. T he e stimated cost of the public infrastructure works is $5,432,396.
