Building approvals reach three year high RESIDENTIAL building approvals have hit their highest level since early 2010, according to the Housing Industry Association (HIA), the voice of Australia’s residential building industry. “Total residential building approvals in September 2013 increased by 14.4 percent compared with August on a seasonally adjusted basis,” said HIA Senior Economist, Shane Garrett. “This brought total approvals to 16,318 during the month. We have not seen a figure higher than this since March 2010. “If we look at the quarter ended September 2013, approvals increased by 8 percent compared with the previous quarter. Total approvals are 19.3 percent higher when compared with the same quarter of 2012. “The main message from these figures is that the Reserve Bank of Australia’s interest rate cuts over the past two years are

helping to support activity on the ground. “It is important that residential construction activity continues to grow in order to make up for the shortfall in building over the last decade. Residential land being made available more speedily would be one outcome supportive of this objective.” In September 2013, total seasonally adjusted building approvals growth was strongest in New South Wales (+25.2 percent), followed by Victoria (+18 percent) and Western Australia (+12.3 percent). Approvals also increased in Queensland (+3.8 percent) and South Australia (+0.8 percent). In trend terms, total building approvals were flat in the Northern Territory and declined by 4.3 percent in the ACT during September. Tasmania also saw approvals fall during September (-10.3 percent).

A new home dream come true LOCAL Mooroopna couple, Jamie and Janine Portelli had been searching for the right home to suit their tastes, budget and lifestyle for the better part of the last decade. Janine said, “We had been looking at the Sessions Builders display homes for around eight years, we just loved their designs. Initially we bought an established home, because the style of home we wanted was a bit above our price range, being our first home. So we started off with an older house and did a bit to it and then we’ve worked our way up from there. “When we found the perfect block in Mooroopna, we went straight to Rocco at Sessions Builders.” Jamie and Janine fell in love with the Sessions Builders display home, the Vista and after sitting down with Rocco, Carl and the team, they were able to revise the plan into a version to suit their lifestyle and budget needs. Jamie and Janine also love the older world charm and with Sessions Builders they were able to personalise their home with pressed tin features, external lattice work and antique light and power sockets to suit their tastes. Janine said, “I’m not really a modern person, I don’t particularly like the modern looking houses, I appreciate the timber features and country feel and Sessions’ offered a variety of façades that we liked. Jamie, “We can’t fault the building process, Sessions’ really provided a job well done. Between everyone including Rocco, Bethanie, Dianne and Peter we couldn’t fault them. “All of the tradies that worked on the house were wonderful too. We’d heard that building could be stressful, but there was really no stress at all. “And with Sessions’, we even had the flexibility of being able to use my brother-in-law to do some work for us, which was great.” Sales and Pre Construction Administrator, Bethanie Sessions said, “The home was perfect for the design of the block. Because the block was set back with a long narrow driveway leading to a wider section at the rear, the house is somewhat hidden, providing a lovely amount of privacy from the road. “The block shape provided a very unique canvas for the style of house Jamie and Janine wanted, and it really works very well. “Jamie and Janine certainly put their own touch on a Sessions’ home, which was

really nice. Positive data signals end of rate-cutting cycle STRONG employment and inflation data has encouraged the Reserve Bank of Australia to leave the official cash rate on hold at 2.5 percent. Mortgage Choice spokesperson, Jessica Darnbrough said the Australian economy continues to go from strength to strength, removing the need for further rate cuts this year. “Last month, the unemployment rate fell 0.1 percent to 5.6 percent, while the Consumer Price Index increased by 1.2 percent over the September quarter, taking the annual inflation rate to 2.2 percent - within the Reserve Bank’s target range,” she said. “Furthermore, the NAB Monthly Business Survey found business confidence strengthened considerably in September – hitting its highest level in three and a half years. “This positive data shows the Australian economy is performing very well at the current time, so it was unsurprising to see the Reserve Bank leave the cash rate untouched at the historically low level of 2.5 percent.” Ms Darnbrough said with interest rates continuing to hover around record lows, now is a great time for Australians to consider jumping onto the property ladder or review their current home loan. “If you are considering purchasing a home in the near future, now may be a good time to capitalise on the current state of the market – before rates and property prices rise further. “Alternatively, if you already have a property, now could be a good time to review your current home loan and check to make sure you are still in the right product for your needs.”

Building better regional cities Mooroopna West Growth Corridor takes shape MOOROOPNA is fast becoming the growth corridor of the Goulburn Valley, particularly with the recent exciting news of a major housing development west of the city. The area has for a long time been restricted in its development by flooding problems. Those problems have now been overcome by a combined initiative of the council and the Federal Government under the Government’s Building Better Regional Cities program. An extensive drainage scheme will be constructed which will enable the Mooroopna West Growth Corridor to be developed. The Government appointed Ethan Housing as

Facilitator for the project. As par t of the incentive the Council and the Government are providing substantial grants to enable aspiring home owners to achieve their dreams at owning their own homes by offering grants of $40,000 to selected applicants who may also qualify for a $10,000 new home owners grant from the State Government. Part of Ethan Housing’s job has been to select and approve the home builders and to approve applications by Mooroopna home owners. The builders who have been appointed are Dennis Family Homes, Sessions Builders, JG King, Metricon and Cavalier Homes.

The Council and Ethan´ have worked closely with house developers - Waranga Pty Ltd (a wholly owned subsidiar y of Kavant Nominees Pty Ltd) who are developing Archer’s Field Estate and Finborough’s Westwood Run - to provide the necessary land for the scheme. Investing in real estate BUYING real estate can be about more than just finding a place to call home. Investing in real estate has become increasingly popular over the last fifty years and has become a common investment vehicle. As an investment, a person will buy or build a home and rent it out to a tenant. The owner, the landlord, is responsible for paying the mortgage, taxes and costs of maintaining the property. Ideally, the landlord charges enough rent to cover all of the costs, but a common strategy can be to negative gear and establish a tax deduction. Furthermore, the property may also have appreciated in value over the course of the mortgage, leaving the landlord with a more valuable asset.
