‘Moooving’ lessons in education

Calves rule St Mel’s Primary School By David Lee GRADE 5 and 6 students at St Mel’s Primary School have had some ‘moooving’ lessons in education over the past three weeks, when three dairy calves, Mooler, Sassy and Mia, joined their class as part of a ‘Calves Rule the School’ program. The program allowed students to learn about caring for cows, their role in the dairy industry and possible careers in the industry through a range of activities including general care and monitoring of the calves. The students were also asked to demonstrate leadership skills by sharing the calves with the rest of the school through various student visits as well as instructed to make a ‘mootube movie’ to display what they have learned about the industry and caring for calves. Students then drafted and sent a letter to Dairy Australia to inform them of what they had learned and finished off their experience by taking a funny photo with the calves. St Mel’s Primary School Grade 5/6 Teacher, Barbara Brown said, “The dairy industry helps put cows into schools to give students the chance to learn about dairying and discuss careers in the industry, which is particularly important to our area. “We had a dairy industry expert speak to the children about how to care for the calves, which helped them better understand what to look out for to ensure their calves are healthy. “We ran a range of interactive activities which also really helped the children to engage with the task. “We have had the most wonderful time with the calves and the students have just loved it.”

MILKING THEIR TIME AT SCHOOL… Grade 5 and 6 students at St Mel’s Primary School were milking their time at school for everything it was worth for the past three weeks, when three dairy calves joined their lessons, teaching them the importance of the dairy industry in Australia. Almost $40,000 in fundraising efforts heartwarming By David Lee IN memory of his wife Tina, Matt Nelson once again helped bring together people from across the community for a special movie night earlier this year, helping to raise $5,536, which he and his two children, Claude and Hamish, donated to Heartkids. In 2003, Tina was diagnosed with Hypertrophic Cardiomyopathy, a disease that causes the muscle of the heart to become thickened, and in March 2013 sadly succumb to the illness. In 2007, Claude and Hamish were also diagnosed with the genetic condition, which is when Heartkids, a support group for families of children with heart disease, became a big part of the family’s life. Matt Nelson said, “Tina was such a compassionate and giving person in life and she was very passionate about Heartkids. Being able to continue on the good work that Tina did for Heartkids, not only for us but also

friends, family and complete strangers, is really good and has been comforting. It’s something tangible we can do that came from such a catastrophic event. “As well as the cheque donation we recently made to Heartkids, we were also to provide them with another surprise. We helped to get a donation of an autographed picture of Rubin “Hurricane” Carter and John Artis, framed

by She’s Arty as well as a Magic Johnson and Larry Bird signed picture, both of which will be auctioned off at a HeartKids event on September 18 to help raise further funding. “Since Tina’s passing, we have raised $37,500 in her memory for HeartKids. Judging by sales for our calendar, we will hopefully smash through the $40,000 mark later this year,” Matt said.

Ice challenge splashes through region THE increasingly popular ‘Ice Bucket Challenge’ has been making waves through the region in order to help raise funding and awareness for Motor Neuron Disease (MND) and last week, both The Nationals Candidate for Shepparton, Greg Barr and Member for Shepparton, Jeanette Powell took on the cool challenge. MND, which affects approximately 1,900 Australians is a group of diseases in which the nerve cells (neurones) controlling the muscles that enable movement, speech, breathing and swallowing, undergo degeneration and die. Since the first MND Ice Bucket Challenge in Australia two weeks ago, MND Australia has received $700,000 in donations from 14,000 supporters. Greg said, “I was nominated for the MND Ice Bucket Challenge by Russell Orchard from GV Party Hire. Russell wore bathers for his challenge so I thought I’d step up and wear a suit and tie for my challenge; importantly we both donated to the MND Research Institute of Australia. “To help keep the challenge going and to highlight the need to find a cure for MND, I nominated three people including the Member for Shepparton, Jeanette Powell.” Jeanette said, “MND is an insidious terminal disease that statistics show kills two Australians each day. “Congratulations to those taking the challenge and raising the profile of this disease, I’m happy to make a fool of myself for such a great cause,” Mrs Powell said.

Workshops to be run for CAC strategy GR E AT ER Shepparton Cit y Council and Essential Economics are conducting workshops with relevant business and community stakeholders to assist with the development of the Commercial Activity Centres Strategy. Activity centres are locations that combine activities such as retail, offices, higherdensity housing, entertainment, civic/ community, education and medical services. The Shepparton CBD is the largest activity centre in Greater Shepparton, although all centres throughout the municipality will be considered in the strategy. Detailed analysis of the issues and opportunities associated with retail and other activities in Greater Shepparton will be undertaken. The work now being undertaken will confirm the strategic vision and objectives

for all activity centres, develop guiding principles for the sustainable development of the Shepparton CBD and other activity centres and provide direction for Council when considering proposals for new retail and commercial development. The overall aim is to achieve a planning outcome, which encourages commercial development at suitable locations to meet the current and future needs of the community. The workshops will be held on Monday, September 8 at 3pm at the Mooroopna Hub, which will focus on all centres within Greater Shepparton apart from Shepparton CBD and another on Tuesday, September 9 at 9am at Quality Hotel Parklake, which will focus on Shepparton CBD only. CONTAINING AN EPIDEMIC OF FEAR Dear Editor, The idea of a deadly and contagious virus with no cure is terrifying. So imagine the courage it would take to nurse a neighbour who is sick from the Ebola virus, or bury your highly infectious wife, husband, child, sister or brother. That is exactly what 1,800 Red Cross volunteers are doing right now in West Africa. They are going door-to-door to help their communities survive an Ebola outbreak that has claimed over 1,400 lives and infected more than 2,600 people in four countries. The number of deaths is growing by the day and each death is entirely preventable. Red Cross is educating millions of people to prevent further infections. Volunteers are helping their neighbours to bury their loved ones safely. Emergency hospitals are being set up in towns where clinics are overflowing with people sick from Ebola. This is fast becoming more than a major health emergency. Due to the health crisis, many communities are having difficulty accessing essential services, such as food and water. We can all lend a hand to control this terrible virus. I ask all Australians to please consider donating to the Ebola Outbreak 2014 Appeal at www.redcross.org.au. Yours sincerely, Peter Walton Head of International Program Australian Red Cross

BYPASS STILL A PRIORITY Dear Editor, I consider funding to upgrade country roads a definite priority, including Doyles Road, the Midland Highway, the GV Bypass and the roads that connect our smaller rural communities. Following recent comments about the GV Bypass project I contacted the office of the Minister for Roads, (Terry Mulder MP), to clarify the status of the project. I was advised the GV Bypass remains a priority for the Victorian Government. Given the size and cost of this infrastructure project, which is of national significance, it would have to be constructed in stages and require a contribution from the Federal Government. These stages need to be prioritised, with input from the Greater Shepparton community, so that a business case can be developed by the Victorian Government to prioritise the GV Bypass for funding consideration. Connectivity to Melbourne and the ports is vital for the Shepparton district, as is the safe condition of our roads, especially given the need to travel long distances in rural and regional areas. I am keen to work with the Greater Shepparton City Council, the Committee for Greater Shepparton and the wider community to progress the GV Bypass project, identify a first stage and advocate for the funding required. Yours sincerely, Greg Barr Nationals Candidate for Shepparton

End of year revision

HELP AT HAND… Access Education can help support students through the stressful period of Year 12 exams and Victorian Certificate of Education (VCE) results. Photo: Supplied.

YEAR 12 is undoubtedly the most pivotal year of any young person’s life. Your VCE results will determine your study choices and furthermore, determine the outlook for any future paths beyond tertiary education.
For this reason, Year 12 can also be overwhelming for students and families alike and that’s where Access Education can help. Access E ducation Director, Steven Scheloske said, “I grew up in the suburbs, to migrant parents. Mum and Dad worked hard to provide for the family but weren’t always able to help out with school. “Despite this I tried my best and generally went well, but when it came time to completing my final year of high school, I felt overwhelmed. The way I saw it, these final exams I was about to sit, were going to sum up all the years of my school life, the results

I would have to wear for everyone to see and judge me by. Sounds dramatic but that’s the way that I felt. “Access Education’s lectures are all about ensuring that students who are about to sit the exams are able to identify their strengths and weaknesses and use this information to channel their own revision efforts into the areas that require it the most. “Lecture programs like these may not have existed when I was finishing high school, but I’m really proud to be part of a team today that helps so many students gain the confidence in their own abilities to achieve their best. For more information on how Access Education can benefit you, or to make a booking please visit www.accesseducation. com.au or call the team on (03) 9530 0336

Gourmet Butcher MODERN ATTRACTIVE GOURMET… Rinnovate Business Brokers Director, Veronica Doxey has your questions answered about the latest business up for grabs, located in a popular regional shopping complex. Photo: Supplied.

A BUSINESS opportunity currently exists within a modern, attractive gourmet butchery located in a popular regional shopping complex. Rinnovate Business Brokers Director, Veronica Doxey said, “This successful business has been operated by the owners since 2005. It specialises in selling fresh and tasty premium gourmet meat and poultry products, which are supplied to their customers throughout the region. “The business also provides a delivery service to their clients both domestic and wholesale. With experienced and dedicated staff, the business has earned a strong customer following by striving for complete customer satisfaction. “From gourmet meat products such as duck, quail, rabbit, goat, and other unique lines, through to the very best quality steaks and homemade sausages, this business is the

first choice for the finest meat products in the region. “The convenient location of the business for shoppers, along with exposure to high passing foot traffic, is a key attribute for its success. The recent trend, spurned by MasterChef and other similar reality television programs, towards gourmet home cooking and entertaining is also likely to have a positive impact on the industry. “The business has a modern, attractive fit-out and presents very well to the shopper. The business earns a solid net profit and while easily operable by a single owneroperator, it would also be well suited to a couple or as a family business.” For more information, or to register your interest in this local business opportunity, contact Rinnovate Business Brokers on 5831 1499 or visit www.rinnovate.com

World class exhibition on display Intriguing angelic sculptures together for the first time “AT the time when Delinquent Angel was purchased in 1976, there were questions raised if it was worthy enough to go on display and was quoted as being a ‘ten inch bit of stuff that should be kept in a dungeon.’ Some people thought it wasn’t fit for a collection. Now it is definitely thought of as a showpiece in any gallery or museum’s collection. “Delinquent Angel: John Perceval’s Ceramic Angels is the largest collection of the series ever brought together and marks 40 years since they were last exhibited at Realities, Toorak in 1974. “This exhibition has been in the pipeline for a long time. We’re so excited for it to finally be open to the public for all to enjoy the life and spirit of John Perceval and his energetic angels.”

GREAT LOCATION… Kevin Hicks Real Estate Director and Residential Agent, Rocky Gagliardi is urging interested members of the community to act fast on the latest land release, Golf Rise Estate. Photo: Madeleine Caccianiga.

Golf Rise Estate... Position, proximity, prestige WITH earthworks already commenced on Shepparton’s latest land release, Golf Rise Estate is shaping up to be one of the premier lifestyle locations in Shepparton. And with a very limited number of lifestyle blocks available in this exclusive estate, Kevin Hicks Real Estate Director and Residential Agent, Rocky Gagliardi is urging interested members of the community to act fast. “This is the closest and last available parcel of land in terms of proximity to the golf course and with a brand new club facility nearing completion, this is the ideal opportunity to act. “Golf Rise Estate is ideally suited to families or individuals

who have established themselves in the housing market and are looking for something a little bit special. “It’s a beautiful location with not only very close proximity to the Shepparton Golf Club but also nearby bushwalking tracks and Broken River and including good size blocks with sandy loam foundations. “The proximity to the Golf Course is of course exceptional, the uninterrupted views and surrounding established high quality homes are also a major selling point. “Golf Rise Estate is a great option for anyone interested in north Shepparton in a prestigious location.

“You don’t have to play golf to enjoy the facilities and this premium location. “What sets this estate apart is its exclusivity. These are the last remaining blocks available for purchase this close to the golf course. You simply can’t get any closer to the golf course and this is an opportunity not to be missed.” Titles for Golf Rise Estate are expected to be released soon. Blocks range in size from 805sqm to 855sqm and in price from $127,500 to $129,500. For more information, contact Kevin Hicks Real Estate at 228-232 Wyndham Street, Shepparton or phone 5821 8388.

Confidence lifts in building sector BUSINESS confidence in building and construction is the highest it’s been in six years since March 2008 according to a Master Builders National Survey of Building and Construction. Master Builders Chief Economist, Peter Jones said, “The Survey for the March quarter 2014 finds that building activity in 2014 is set to continue its rebound on the back of improved confidence in residential building. “Results for the March quarter show that we are beginning to see signs of the stronger confidence necessary to underpin a sustained recovery,” he said. “We are seeing key indicators continue to strengthen while others have entered positive territory for the first time in years. “For the first time in nearly three years, the proportion of builders reporting higher sales jumped above 20 percent and builders reported improved profitability of their own businesses. “Builders confidence in the prospects for their own business rose for the third consecutive quarter. This is particularly reflective of the residential building sector’s response to low rates and is an encouraging trend indicating industry’s expectation that business activity will continue to rise over the next six months. “The first green shoots marking a return of confidence in the commercial construction sector are also reported in the Survey with the best measure of current conditions since March 2011. “The Survey highlights the need for the Government to foster business confidence through its Budget repair strategy in the forthcoming May Budget, in particular balancing the need to nurture economic growth and jobs while taking the necessary hard decisions to return the

Budget to surplus. “While the findings of the Survey are largely positive, the underlying vulnerability of the building recovery remains. Road maps to stronger and sustained business confidence must be the priority of the Government in the upcoming Federal Budget,” Peter Jones said.

time, so that Goulburn Valley customers have a great building experience. Metricon’s General Manager of Regional Housing, Phil Barrett said that 2014 had been one of the busiest years yet for the homebuilder. “We are having another busy year, even after 10 years the momentum just continues to increase. We expect it to continue to grow, mainly driven by our brand new and exciting Shepparton display centre, two Bendigo display centres, plus our four offices and Studio M, all servicing the region. “Our local team of drafting, estimating and building staff, as well as our customer service and colour consultants and displays - need to be congratulated on their commitment to customer service and communication, particularly during these busy months, as do our local trades in our building areas whose commitment to building excellence never falters. ALATALO Bros may be a relatively new name to the Goulburn Valley area, but as a brand, they’ve developed a strong reputation for producing quality homes since 1975 from their home base in Wodonga. The family owned and operated company has enjoyed a long standing working relationship with the Green Group Family, who are the Developers of Kensington Gardens Retirement Village at 80 Channel Road, Shepparton. This association was what brought Alatalo Bros to Shepparton in the beginning and now the team are excited to provide their expertise and range of quality home designs to families from across the Goulburn Valley. Alatalo Bros General Manager, Tony Moyle said, “We’ve been in Shepparton since the inception of Kensington Gardens, we’re now up to 70 builds with another 230 homes to meet the 300 home capacity of Kensington Gardens Estate in Shepparton. “We’re in it for the long haul here in Shepparton, we have a full time base from our permanent site office at Kensington Gardens and we are excited to be able to offer our services to the local community at large. “We use local trades and local suppliers so we have made good connections in the local area since we arrived some five years ago. We have already constructed a number of homes in the local area outside of Kensington Gardens and are keen to grow and develop a name for ourselves in the Goulburn Valley area. “Alatalo Bros is proud to be a big part of Kensington Gardens success but we’re also proud to showcase what we offer the broader community as well. “We are here and we are excited to provide our quality homes to members of the local community.” For more information, visit our website www.alatalobros.com.au or talk to the Alatalo Bros team, phone Malcolm Gorton on 0411 369 589 or Tony Moyle on 0419 339 303.

BUILDING ANEW… Local Builders, Hotondo Homes can help you create a layout and aesthetically pleasing design to help give your home the look and feel you always wanted. Photo: Madeleine Caccianiga.

Page 8 – The Adviser, New House & Land – September 2014

ACCORDING to Hotondo Homes’ Builder, Colin Mintern, if you are unhappy with the layout and aesthetic of your home, building anew is the best way to get exactly what you want. “A new home built by a good builder, not only offers the very best if you consider innovative building techniques, energy efficiency and quality,” says Colin. “With a new home you can make sure you are choosing the quality fittings and fixtures you’re after, without compromising on your ideal home comforts.” A new home is a fresh canvas and is the best place to start. Given you choose the right builder, you can decipher the ideal layout, elect your chosen inclusions and sit back and watch your dream home come to life. It can also save you money. In some cases, undertaking a complete renovation can cost far more than a knock down rebuild. If you are attempting to repurpose your home to ensure its structural integrity, sometimes the budget can be blown out. If you start afresh, it is not only easier to layout your home the way you want it, but you are assured the foundations are sound. For more information, contact Colin Mintern and the team at Hotondo Homes in Shepparton, 53 Canterbury Avenue, Shepparton, phone 5831 2250 or go online to hotondo.com.au.

new House&Land new House&Land Getting Pre-Approved for a Mortgage BUILDING A HOME… Pictured, GMCU Branch Manager Shepparton, Dallas Moore with Home Buyer, Phoebe Wonder. Photo: Madeleine Caccianiga.

THE first critical step to buying or building a home is figuring out how much you can afford to spend. The Adviser spoke to GMCU’s Branch Manager in Shepparton, Dallas Moore to ask why a home buyer would need preapproval and how they would go about it. “There are two main reasons to get preapproval” Dallas explained. “The first is to find out how much you can afford to spend - taking into account the costs to buy a home and how much you can comfortably repay. This will make sure you are shopping for homes in the right price bracket. “The second reason is about negotiating power. It doesn’t matter whether you are buying your first home, an investment property or upgrading, it is mighty powerful to make an offer that is not conditional on

approval of finance. “Having pre-approval may just make the difference when it comes to sealing a deal with the seller.” Dallas added “Getting pre-approval is simple. Just get in contact and we will go through the information we need from you. It is quite simple and we will hold the preapproval for ninety days while you shop around. We do not charge a fee to give a pre-approval.” Dallas can be contacted at GMCU’s Shepparton Branch in Fryers Street, or by phoning 5821 9033. GMCU has qualified lenders in all its branches throughout central Victoria, including Mooroopna, Numurkah, Echuca and Kyabram. More details are available on their web page www.gmcu.com.au

Paying down debt NATIONAL Australia Bank (NAB) is encouraging home loan customers to take advantage of record low interest rates and get ahead on their mortgage after the Reserve Bank of Australia’s latest decision left the official cash rate on hold at 2.50 percent. N A B G ro u p E xe c u ti ve Pe r s o n a l Banking, Gavin Slater said NAB was offering some of the lowest home loan rates in more than 20 years, making it a great time for homeowners to pay down more of their mortgage. “We know about 85 percent of NAB home loan accounts are ahead on their mortgage repayments and customers have a great opportunity at the moment to get further ahead,” he said. NAB is currently of fering leading packaged fixed home loan rates of the

major banks across one, two, three, four and five-year terms as well as the lowest standard variable rate of 5.88 percent p.a. “No other bank has done more than NAB to drive competition, and this has benefited all customers, not just ours,” Mr Slater said. “At NAB, we have cut fixed rates on five separate occasions this year and offered the lowest standard variable rate of the major banks for more than five years, so customers know our track record speaks for itself.” Last month NAB cut its Choice package fixed interest rate for the three-year term by 0.11 percent to 4.94 percent p.a, its four-year term by 0.45 percent to 4.99 percent p.a. and its five-year term by 0.70 percent to 4.99 percent p.a.

Shepparton among most affordable and in-demand areas WORTHY OF INVESTMENT… According to Your Investment Property magazine, Shepparton is an affordable area to live and is worthy of investor attention. Photo: Alicia Niglia.

PROPERTY prices in markets like Sydney and Melbourne may be skyrocketing past buyers on a budget but in a recently compiled list of Australia’s top Gle nfeand 50 most affordable in ve demand areas compiled by rrie Dri Your Investment Property magazine, Shepparton has been named as affordable and an area worthy of investor attention. With the help of Real Estate Investar, Your Investment Property focused on 50 of the most affordable and most in demand areas around Australia. Affordable, yes. Large population, yes. Worth investigating further? Absolutely! Managing Editor, Nila Sweeney says the majority of these suburbs are located within commuter markets and

vibrant regional centres with a strong service offering. “Commuter markets can have quite boisterous real estate markets because of demand from city workers, however far away the nearest city may be, keeps pushing prices up. In this type of suburbs or areas, residents can have quite high incomes, despite living where property prices are very cheap.” On the other hand, Sweeney adds that regional centres tend to be cheaper because they are far removed from a capital city, but robust economic drivers ensure that the housing market isn’t dominated by negative market forces such as widespread unemployment.

new House&Land A new approach to

quality without compromise SHEPPARTON’S Eureka Garages and Sheds has recently welcomed new management, with husband and wife team, Richard and Hanna Hack proudly taking the reigns. Hanna, who is originally from Shepparton East is returning to the area after 20 years living away in Perth, she is pleased to be back on home soil with husband, Richard and their family. The opportunity to take over management of Eureka Garages and Sheds came along by chance, but with Richard’s extensive background in sales management together with Hanna’s experience in administration and bookkeeping, the pair felt they had the tools to embrace the challenge. The pair said the opportunity gives them a chance to work together outside of what they normally do, as a family business.

“Eureka Garages and Sheds is, at its core, a family owned and operated business. Being a part of the Eureka Garages and Sheds team gives us an opportunity together to be more involved with our family roles, while at the same time pursuing our goals and challenging ourselves in a new industry,” Hanna said. Richard added, “What attracted us to Eureka Garages and Sheds was the fact that they are 100 percent Australian owned and Australian made, the diversity and flexibility of the range for all domestic, rural and commercial structures as well as their ‘quality without compromise’ ethics. “Eureka Garages and Sheds have been around for over 25 years, they are committed to customer satisfaction and to continuing to grow and evolve to provide the best value for money opportunities. Building forecast good for 2014 THE Housing Industry Association (HIA), the voice of Australia’s residential building industry, today released the latest edition of its Victoria Outlook, the state’s most comprehensive housing report card. “The report card shows that new home building should bounce back in 2014 on the back of detached house commencements,” commented HIA Executive Director, Victoria, Gil King. “New dwelling commencements, the key metric for the sector, are forecast to head back over the 50,000 mark this year, before dropping back again in 2015 and 2016,” Gil King said.

“Having substantially out-performed the rest of Australia in recent years, investment in renovations is forecast to peak in 2014 before easing back over the subsequent two years.” New dwelling commencements in Victoria are forecast to increase by 8.7 percent in 2014 to just over 50,000, following a 9.9 percent decline in 2013. Commencements are forecast to decline in 2015 and 2016, bottoming out at about 42,850. Renovations investment is forecast to grow by 1.7 percent in 2014 to a record peak of $7.53 billion. Investment in renovations is forecast to decline by 3.9 percent in 2015 and by 4.0 percent in 2016 to a value of $6.95 billion.

percent in 2014 to just over 50,000, following a 9.9 percent decline in 2013.

New Home Building Activity Strengthened in December Quarter 2013 A RECENT Australian Bureau of Statistics release of housing data points to an ongoing new home building recovery according to the Housing Industry Association (HIA), the voice of Australia’s residential building industry. In seasonally adjusted terms, the number of dwelling commencements increased by 8.2 percent in the final quarter of 2013. Detached house commencements declined by 0.7 percent in the December quarter of 2013 while multi-unit commencements increased by 21.3 percent in the quarter. HIA Economist, Geordan Murray said, “The data provides confirmation of what leading indicators had been implying – the new home building industry rounded out 2013 on a strong note. Original figures show there were 47,326 dwellings commenced in the December quarter which was the strongest quarterly result since 2002, even surpassing the highs during the period impacted by the GFC stimulus. “The most notable contributor to the strong growth in dwelling commencements in the December quarter was Victoria, where commencement numbers jumped 11.3 percent in the quarter owing to a 33 percent jump in multi-unit commencements.” Over the December 2013 quarter, healthy gains in total commencements were evident in Victoria (up by 11.3 percent), Queensland (up by 15.8 percent) and South Australia (up 25.2 percent). The quarter also saw growth for New South Wales (up 2.8 percent).

Spring maintenance and lawn care SPRING is the time of year when the sun is warm, the breeze is cool, and the steady hum of lawnmowers once again fills the air. But before you get out the equipment, you need to remember that a healthy summer lawn starts with spring maintenance. Winter can alter soil pH, compact the soil, and create conditions friendly to weeds and disease, so it’s crucial that you properly clean, fertilize and mow your yard early in the season. Now is the time to break out the ‘weed and feed’ and carry out some simple measures to ensure a beautiful, lush summer lawn.

If your lawn is already well-maintained, all you need to do is give it a light raking once the ground has dried out. However, problem areas should be addressed quickly, as they can stress your lawn and make it more susceptible to weeds and disease. One common problem is uneven ground. Low spots cause poor drainage, while high spots are often scalped by the lawn mower. Since these situations create poor growing conditions for grass, grab a shovel, cut away areas that are raised, and fill in those that are depressed.

Another issue that plagues lawns, particularly in high-traffic areas, is soil compaction. This occurs when the soil becomes densely packed, making it difficult for grass to take root and allowing hardier weeds to take over. To test your yard for this problem, stick a garden fork into the ground. If the tines fail to penetrate 5cm, your soil is compacted and should be loosened with an aerator. You may also want to reseed parts of your lawn that are particularly bare or brown. This can dramatically improve the appearance of your grass, before choosing

a seed, determine which varieties will work best for your needs, then roughly estimate the size of the area where you plan to plant. Don’t ignore the grass once you’ve planted it. Water regularly to maintain soil moisture and fertilize with a slow-release, low-nitrogen product. Mow when the grass reaches 7 to 10 cm in height. Once your grass is well-established, you can encourage its growth and discourage weeds by applying a combination of fertilizers and herbicides. Ultimately, the best way to discourage weeds is to have a thick, healthy lawn

2014 Spring Edition

Spring Gardening

colour

THE beginning of Spring is finally here and now is the time to add some much needed life and colour to your garden. This can be done easily and quickly with the addition of colourful varieties of perennials such as nemesia, geranium, scabiosa, petuna and even gerberas. If you are wanting to continue a burst of colour into the summer months, make sure to select drought hardy varieties. You can also get active in your vegetable garden and direct sow lettuce, silverbeet, rocket and bok choy seeds for healthy greens, from mid spring when the soil has warmed.

Spring time

fertiliser

WHILE most of the garden ‘goes to sleep’ over winter, vegetables, bulbs and annuals that flower or crop during this season and into spring will benefit from an occasional application of plant food. Feeding the garden in early spring will ensure strong, healthy growth throughout the growing season. It’s best to feed all garden plants with a controlled release fertiliser. Keep fertilised plants watered. If using greywater, use plantfriendly washing detergent.

Pruning for new growth

MOST varieties of trees and shrubs benefit from annual pruning, it keeps them in good shape by allowing for the regeneration of new growth while ridding of dead and diseased wood. Trim back camellias lightly to encourage bushiness, prune blossom trees and other late winter/early spring blooming trees and shrubs immediately after flowering has finished, prune passionfruit vines back to the main leaders, deadhead flowers of spring flowering bulbs then let foliage die off before removing it or lifting bulbs, you can also shape most trees and shrubs while still dormant.

Controlling garden

pests

THE easiest way to control garden pests and insect damage is prevention. By discouraging the pests in the first place you can save a lot of time and money. By simply removing dead or weak plants, building healthy soil, mulching and spraying you can easily minimise insect habitat. If infestation is a problem, you can deal with all the major insect pests on your ornamental plants with treatments from your local nursery, but start planning ahead early towards preventative measures in the future.

HARD DAYS WORK… It’s a tough life being on the road but Prue found the best way to relax was with a good book and a lay down.

NORTHERNMOST POINT… Prue and Geoff Dobson happy to have made it to the tip of Australia at Cape York.

Journey to the Tip of Australia F O R G e of f a n d P r u e D o b s o n f r o m Shepparton, this was to be a very special adventure, not only would they drive to the

very tip of Australia but it would complete travels that have taken them to the four corners of Australia. Fro m S h e p p a r to n th ey h e a d e d to Darlington Point on the Murray River then onto the Gundabook National Park and the Dry Tanks campground, Geoff and Prue like to camp as close to nature as they can get, they avoid caravan parks and try to find areas where you can set up your own camp along side other like- minded people who often join you around the camp fire and that’s how you make friends along the way. On this trip they were joined by Kevin Breheny and Anne Furphy, both couples travelled with their own 4X4 and off road camping trailers. In Queensland they made a point of staying at cattle stations, most will let you camp out for $10 a night and again you can meet other like-minded travellers. It was the end of the wet season but the rains had done their work, leaving the tracks a sea of mud the 4X4s and trailers just slide from one side of the track to the other, it was tough going and by night fall it was impossible to tell what type of vehicles they were in, just mountains of mud. They made their way to a caravan park where they could hose the mud off their vehicles before settling down to hot showers and then dinner and a well-earned glass of wine. Next they headed to The Archer River. There was no road just a track. As they moved on it became clear that they were the only ones out there, finally they reached the river and camped on its banks which they had all to themselves. It was so pristine no man made rubbish anywhere just nature at its best and as the sun set their hearts felt full. Their next stop was Weipa on the west coast. They had permission to camp out on aboriginal land, Geoff found a camping spot right on the water’s edge but there was definitely no swimming, this was the domain of crocodiles. Out there spaces are vast between towns and cattle stations and if you run into trouble it’s the Royal Flying Doctors Service that is called on. They were at Bramwell Station and a tourist had had a bad accident coming off a motorcycle, the flying doctors service was

Page 18 – The Adviser. Australia No. 1:1214 Wednesday, September 3, 2014

on its way but it was night time and the landing strip was in darkness so everyone was armed with flares and made their way out onto the landing strip to show the way to the pilot, the plane landed and soon took off again, with emergency passenger on board. The next day they were back on the road and they had to face a river crossing at Geraldton or go the long way round. The ferry took them on board for the three minute trip across the river, which cost $74 (it’s the only ferry.) Muttee Heads was next. Built in 1945 as the Australian Army’s forward base in WWII, the radar tower still stands but it is slowly being reclaimed by the bush. At Muttee Heads they found another camp site right on the shore with a great view of the Torres Strait Islands, but again, there’s absolutely no swimming there are too many ‘crocs’ around. So during the next few days they visited Thursday Island and Horn Island another WWII base. Finally they made it to their destination the very tip of Australia at Cape York, the views were spectacular and so were the wonderful sunsets. Geoff had decided before setting out on this adventure that they would make the return trip to Cairns on a cargo ship and there she was, the MV Trinity Bay. A huge crane was used to load their cars and trailers on board where they were secured to the deck. The ship is used by the locals to make their way up and down the coast stopping off at the many settlements along the way. After a relaxing trip on board taking them through the Great Barrier Reef they were back in Cairns and it was time to retrace their travels as far as Townsville then a sharp right turn and a new adventure as they headed to Charters Towers. It was an amazing journey staying at bush camps along the way they travelled until they met the Diamantina River and all the little streams that eventually join together to form Lake Eyre which can become a massive body of water with the right rains. Arriving in Birdsville they took time to enjoy the area knowing that their journey was drawing to a close, soon they would be back in Shepparton. The whole trip was an ama zing experience, Geoff says it makes you feel

one with the land and grounds you in great respect for the amazing county Australia is. Until next time, Safe Travel’n, Geoff Vallance

Investing in the future PLANNING ahead and investing in yours and your family’s future is critical in ensuring you have the capital to fulfill your retirement goals. Investing in property continues to be the most popular choice when it comes to capitalising on your returns for the future, but in today’s market, there is greater choice than ever before, particularly when your goals are long term and you don’t have to have accumulated wealth to take advantage of them. As Managing Director and CEO of Hocking Stuart Melbourne, Scott McElroy says they have observed a distinct rise in the level of interest in Melbourne properties from rural investors. “In recent times we’ve been seeing an increase of movement in people from rural areas looking to invest in Melbourne. Par ticularly in terms of pu rchasing properties that can fulfill two reasons, firstly accommodation for their children attending tertiary education and an investment at the same time. With the cost of on campus colleges not cheap, buying your own property and paying off your own mortgage and not someone else’s is a better way to go. “For people planning their futures, investing in new residential projects is a great option for a number of reasons; there are great benefits to purchasing ‘off the plan’, you can enjoy large savings on stamp duty because you’re only paying for the land component of the purchase price; there is genuine growth potential in high quality properties especially those in areas with limited development opportunities. This is mainly due to height restrictions when it comes to developing properties in existing areas.” Hocking Stuart pride themselves on their involvement in quality investment

Students to experience traditional games By David Lee MORE than 600 students from across northern Victoria will soon get a taste of playing traditional Indigenous games, when they take part in the sixth annual ASHEfest this month. With planning and organisation carried out by students at Shepparton’s Academy of Sport Health and Education (ASHE), the event will see 450 primary school students take part in the ASHEletics on day one and 200 secondary school students take part on day two with Indigenous sports and dance organised for the two day event including Bouroinjin, Parndo, Wulinjini and spearing and hunting game, Gorri. ASHE Student Services and Traditional Games Organiser, Jamie Atkinson said, “The event is growing every year and is really good for both the students at ASHE as well as children from across the state. “This event is all about letting children in ou r area experience traditional Indigenous games and have a bit of fun with them. “The students at ASHE have been planning the whole event throughout term three. Planning like this goes a long way in helping them pass their grades in Victorian Curriculum of Applied Learning (VCAL).”

In B Grade, a very similar result ensued

Shepparton Table Tennis Association President, Chris Anders said, “Contrary to bookies odds of a close and hard fought encounter, the A grade grand final on Monday night was a one sided affair with Woollards playing focused and determined table tennis to come out 2014 premiers with relative ease. “Besides the one sided affairs it was a great

night and well supported with spectators and players staying around until the end for presentations. “The matches are great and we welcome new players of any standard to join in this great game. Now is a perfect time to get involved as we have regular open nights every Thursday evening at the Shepparton Sports Stadium from 7pm. “Cost is just $5 per head and we are endeavoring to run a social round robin competition with whoever turns up each

Weeks scores milestone in win against Echuca By David Lee KEEPING to his superstar title, Rochester Tigers Forward, Grant Weeks’ impressive 14 goals in their game against Echuca at the weekend, helped to bump his home and away total of goals to 101 and making his way into the team’s history books. Joining Rochester Football Club in 2013, the 26 year old has been a multiple Vic Country representative, who has twice been named in the All Australian team at the Australian Country Football Championships. Prior to his stint with the Rochester Tigers, Weeks had kicked a Bendigo Football League record 164 goals for premier Golden Square, booting 451 from 59 games from his three seasons at the club and hopes to make a similar mark with Rochester.

At the start of the game on Saturday, Weeks needed 13 goals to hit the milestone, which hadn’t been reached by any other player in the team’s senior game history. Weeks said, “I woke up in the morning and thought I’d have a slim chance to get there. “Thirteen goals is a big game and I thought if I got six or seven against Echuca, maybe I could get it in the first final. “I still had only five at half-time, so I still wasn’t sure and by three-quarter time I still needed another five. “I kicked a few quick ones in the last quarter and we knew if we kept running over the top of Echuca, we could get there. “It was a real team effort. The boys looked after me and made sure they got me there.”
