Supporting first home buyers and construction jobs in Shepparton FROM September 1, eligible Shepparton residents looking to buy their first home can take advantage of a 50 percent stamp duty concession under an incremental increase which has been gradually phased in over the past four years under the Napthine Government. Buying your first home is a big step and the 50 percent discount in stamp duty on properties up to the value of $600,000 makes home ownership more affordable, especially for younger Victorians living in

the Goulburn Valley region. For example, eligible first home owners in Shepparton will save up to $6,935 in stamp duty on dwellings valued up to $350,000. If purchasing a house and land package, Shepparton first homebuyers will also be eligible for an additional $10,000 first home owner grant for newly constructed homes. home living Spring time ‘DIY’ projects THERE’S nothing more satisfying than throwing your energy into a do-it-yourself home improvement project around the house, particularly now that the fine spring weather has arrived. If you choose the right kind of project and execute it well, you could even add value to your home. Here are some simple ideas to streamline or improve the space in and around your home: Boost Kitchen Storage - Whether your kitchen is large or small, ample storage is always a selling point. Take advantage of unclaimed wall or corner space with open shelves to keep dishes, spices, and cookware within easy reach. If you

frequently entertain, consider mounting a wine rack next to cabinetry. Restore Your Floor’s Shine - The versatility and warmth of a timber floor can add a beautiful feel to your home, but regular exposure to dirt, dust, and high foot traffic will leave it looking dull and distressed. Restore your floor’s shine factor by polishing with a product that is specifically designed for hardwood floors. A wooden floor should be polished once a year, and every four to six months in hightraffic areas of the home. Shed a Little Light - Beautiful light fixtures can go a long way in energising or soothing a space, and savvy designs can ease eye-intensive tasks. Successfully light a room by creating layers of light with task, accent, and ambient lighting. An interesting pendant or chandelier instantly boosts a room’s sophistication. Go Modular - Boost your blank wall’s style and storage capacity with a modular shelving unit. Various books and display pieces add colourful interest to white shelves in smaller space living rooms. Modular shelving is also a perfect fit for baskets, boxes, and bins to keep storage accessible yet out of sight. Add Some Greenery - A landscaped walkway is a small way to deliver big personality and keep your home fresh, lively, and inviting. Create natural beauty and texture along your front walkway or outdoor paths with an assortment of perennials.

CONTINUED STRENGTH… Chief Economist of Master Builders Australia, Peter Jones, is confident that residential building will continue to show strength after strength. Photo: Supplied.

Lift in approvals as house building gains strength ACCOR DI NG to Chief Economist of Master Builders Australia, Peter Jones, the association is confident of continued strength in residential building. “Approvals for July increased by 2.5 percent seasonally adjusted on the previous month bolstered by 9.4 percent seasonally adjusted rise in approvals for ‘other’ dwellings. “Builders will be encouraged that detached houses are taking over as the key driver of growth following some moderation in the

recent strong upturn in approvals for units. “In annual terms, approvals for private sector houses increased by 14 percent seasonally adjusted through to July while approvals for apartments were up by a more restrained 6.3 percent seasonally adjusted. “Indeed residential building recovery appears on track for an extended upturn given the underlying favourable dynamics of low interest rates, strong population growth and a deficiency of stock due to previous underbuilding.”
