BAD BUSINESS

City politicians take their best customers for granted

In business, the holy grail is a new customer: There’s no bad blood from working together for years, only optimism about future profitability. So companies tend to focus on newbies to the detriment of existing customers.

Yet the single, most-profitable asset a company has is a satisfied customer, someone who benefits from the company’s services and is willing to indefinitely buy its products.

That should be the way city government looks at taxpaying citizens: Those of us who live in Dallas are the city’s most profitable customers. We already pay taxes and fees, and many of us have large investments in our homes and businesses. We’re already motivated customers.

So why do the politicians steering city government continue to focus on attracting new people, to the apparent neglect of those of us already here? It’s pretty simple: They know we don’t vote when we get the chance in council elections, and we don’t pay attention to what’s going on the rest of the time.

Street repairs are the most obvious example: It has been nearly a year since we began our most recent annual discussion about the horrible condition of city streets. In a few months, when winter’s damage is done, we’re going to have about the same catastrophic number of potholes we had last year, despite all kinds of promises to start solving the problem. We know city employees are making an effort to repair potholes with the tools they’ve been given; we see them out there every day.

But we also know this is a billion-dollar problem, and we — the city’s best customers — were told by the city manager that we could only afford $20 million or so to fix it.

That’s barely enough to keep up with further street degradation.

So what solution was offered? Let’s put minimal money in this year’s city budget, just enough to tread water with street repairs, and focus on the next bond program in 2017.

But instead of taking a deep breath and funding our street problems completely beginning in 2017, they’re talking about focusing a chunk of the bond program on yet another $250 million in convention center upgrades (new customers), while downplaying the $1 billion in street repairs (existing customers), $200 million in needed repairs to existing arts and cultural affairs venues (existing customers), and for all we know, sneaking millions more into the can’t-be-killed, now-non-meandering Trinity Tollway, which benefits just about everyone except Dallas residents since it’s essentially an expressway to bypass the city.

It’s not too early to pay attention to what some of our politicians are planning to do with our money. Their continued focus seems to be attracting new customers with various tax abatements for relocating companies, entertaining conventioneers who are often one-and-done visitors, and facilitating the drive-times of suburbanites eager to pass through Dallas on the way from one suburb to another.

Meanwhile, their “best customers” — those of us who are already here — get to suck on the short straw again while our vehicles and bodies take another year’s pounding on crappy city streets.

That’s not the way to keep the most profitable customers happy, and the political guys know it. They just don’t seem to care.

Sobie, an 8-year-old lab-retriever mix, is something of a celebrity at W.T. White High School. She spends two days a week on campus, garnering fans and working with special needs students.

“[The students] will love on her, pet her and walk her up and down the hallways to get out of the classroom,” says her owner Sgt. Stephen Donelson, a JROTC instructor at the school. “It brings them a sense of accomplishment to walk her.”

Sobie is well suited for the task. She worked as a service dog for the first part of her life, assisting Donelson’s stepson, Zachary, who has cerebral palsy and suffers from seizures. They adopted her through Canine Companions for Independence (CCI), an organization that provides highly trained assistance dogs to people with disabilities. In her prime, Sobie knew 42 commands. Among other things, she could close drawers, open doors, retrieve dropped eyeglasses and turn on and off lights. But Donelson worried she was getting rusty in her retirement, so, last year, he devised a plan.

“I went to the principal,” he explains, “I said, ‘I have a retired service dog. She’s sitting at home getting fat and lazy. You have special needs kids here. Can I bring her in and see what happens?’”

The principal agreed and Sobie quickly became a regular fixture in the Activities of Daily Living and Future Life Skills classes. Donelson describes seeing the children’s eyes light up when she enters the room.

“Some of the kids are in wheelchairs and non-communicative,” he says. “So what she’ll do there is be a companion. I will lay her down beside the kids and they will look at her, reach out, touch her and pet on her.”

Sobie is popular among the staff at W.T. White, too. Shortly before Thanksgiving break, she became ill and could not hold down food. Donelson took her to a regular veterinarian and then to a gastrointestinal specialist, but no one knew what was wrong. His colleagues were frantic. Some of the ladies in the front office even “started a prayer chain for [Sobie].” Everyone was relieved when, after an arduous couple of weeks, she made a full recovery. But perhaps no one was happier than Donelson, who describes Sobie as a family member.

“She’s a great dog,” he says. “What she did for my son, and what she does for these kids — it’s more than opening a door or something like that. She brings them love. She brings them something they might not be getting.”

Duhe’s passion for food started early. “My dad always cooked,” he explains. “I thought it was so cool. When I should have been watching ‘The Simpsons’ or some other show growing up, I was always watching the Food Network.”

Those hours in front of the tube eventually paid off. In late 2013, Duhe and his friend, John Zimmerman, opened the first location of their restaurant, Crisp Salad Company, on Lower Greenville. They had a lot of fun curating the menu.

“We invited friends over every Sunday night for ‘salad nights,’ ” Duhe says. “We did all types of taste testing. We’d say, ‘Let’s see who can build the best Caesar dressing.’ ”

Crisp has a core of 10 salads, including the street taco, curry Waldorf and NY steakhouse. Customization is also an option for visitors, but a rather daunting one — the restaurant offers six varieties of lettuce, 10 proteins and more than 20 dressings. If you’re on the go, have your salad converted into a wrap or flatbread. Complete the meal with a cup of soup and a miniature cupcake, because why not?

And here’s the best part — you don’t have to drive to East Dallas to get your fix. Crisp opened a second location in The Shops at Park Lane earlier this year. No pressure to abandon your favorite burger joint, though.

NEW YEAR, NEW RECIPE

Each New Year, it is tradition to make resolutions and look for opportunities to set new goals, be inspired, try new things and travel to new places. While most people try to cut food out, I challenge you to invite in a new set of flavors for 2016. Bringing one of my favorite recipes to your table will set the year off on the right note. Pavlova is loved in so many countries, but the debate continues whether it originates from New Zealand or Australia. This light and crisp meringue is garnished with fresh whipped cream, seasonal fruits and flavors and, in my experience, will be loved by all. Here’s to new adventures in baking for 2016!

Berry-Passion Fruit Pavlova

GROCERY LIST

MERINGUE:

4 egg whites

1 cup sugar

1 tablespoon corn starch

1 teaspoon vinegar

1/2 cup strawberries

1/2 cup blueberries

1/2 cup raspberries

1 passion fruit

SWEET WHIPPED CREAM:

1 cup heavy cream

2 tablespoon granulated sugar

1 teaspoon vanilla extract

DIRECTIONS:

Preheat oven to 200 degrees F.

Place a sheet of parchment paper on the sheet pan.

Place the eggs whites in the bowl of an electric mixer with whisk attachment.

Beat egg whites on high speed until stiff peaks have formed.

Slowly add in sugar and whisk until egg whites are shiny, about 2 minutes.

Remove the bowl from the mixer and gently fold in sifted cornstarch and vinegar until combined.

Pile the meringue onto the parchment paper and smooth it to form a circle, about 8-inches round.

Bake meringue for 1.5 hours and then turn off oven and allow the meringue to cool completely in the oven.

Place the meringue on a serving dish and spread whipped cream in the center.

Arrange fruit covering the top of the whipped cream (add more or less if needed).

Cut the passion fruit in half and drizzle the juice and seeds on top of the berries. Serve immediately.

SWEET WHIPPED CREAM

In the large bowl of an electric mixer with whisk attachment, beat the whipped cream until it starts to thicken.

Slowly add the sugar and vanilla extract and continue beating until firm.

IN FLIGHT, NOVEMBER

In September, Advocate photo editor Danny Fulgencio took a 45-minute joyride on Flagship Detroit, the oldest flying DC-3 in the world. From the plane, he snapped pictures of our neighborhood and helped a crew of local school children celebrate Girls in Aviation Day. We published two photos in our November issue and a slew of others on our blog, but one picture was not released — until now. This shot features Helen Adair, a docent at the Frontiers of Flight Museum. If her face looks familiar, it’s probably because she appeared in a previous issue of Preston Hollow Advocate. In 2012, Adair spoke to us about her experience as a flight attendant with Braniff Airlines back when flying was still glamorous in the 1950s and 1960s. She occasionally worked on the very same DC-3 plane pictured here, which may explain her look of pure nostalgia.

GARBAGE COLLECTOR, MARCH

“Storage Wars Texas” star and Preston Hollow resident Jenny Grumbles loves junk. She scours thrift stores, roadsides and repossessed storage units for trash that — with a little bit of elbow grease and a few coats of paint — she turns into treasure. Given her penchant for garbage, the McCommas Bluff Landfill seemed like the perfect place for a photo shoot. But convincing the City of Dallas to let us stomp around one of its landfills with cameras wasn’t so easy. CHUTES AND LADDERS, AUGUST

Michelle Staubach Grimes may be the daughter of one of Dallas Cowboy’s most beloved quarterbacks but she doesn’t take herself too seriously. When Advocate photographer Rasy Ran asked her to climb into a laundry chute, she was happy to oblige. After all, laundry chutes play a pivotal role in her first children’s book, “Where is Pidge?” which we wrote about in August. Though adorable, this picture didn’t make it to print because Ran felt the dog, who inspired one of the characters in Grimes’ story, looked disinterested. Point taken. He’s clearly unimpressed by the cameras.

Our reality TV issue proved timely. A few short weeks after its release, Bravo announced The Real Housewives franchise was coming to Dallas. Though the cast is still top secret (as of press time), many media outlets speculate we’ll be seeing a lot more of our cover girls LeeAnne Locken and Heidi Dillon. We’re confident they’ll make for great TV. They effortlessly speak their minds. The ladies quickly trashed the $10 sparkling wine we poured them as “total shit” and dished on Preston Hollow gossip. Yet they were down to earth. Locken even admitted “If you put a glass of champagne in front of me, I’m going to drink it” with a laugh.

John Tesar’s reputation precedes him. He’s known for slamming restaurant critics on Twitter, throwing drunken temper tantrums and failing to show up to Advocate photo shoots. But our photo editor Danny Fulgencio says snapping pictures of Tesar couldn’t have been easier: “He was very gregarious and we talked about everything — fatherhood, surfing, all of that.” Phew!

Arnie Verbeek, Preston Hollow resident and owner of Maple Avenue Boxing Gym, arrived at our office with props — an impressive collection of rare boxing gloves. This pair by Louis Vuitton, one of only seven sold in the United States, didn’t make it into our October issue, but they begged to be shared.

JUMPING FOR ELEPHANTS, APRIL

Our story about Maya Elia was one of our best read this year. It’s easy to see why — Elia is a remarkable young lady. At only 16 years old, she runs a successful charity. Elepants donates 100 percent of proceeds from its sale of harem pants to the Thai Elephant Conservation Center. Since its inception, the nonprofit has raised several thousand dollars for the cause. But in spite of her success, the Urusline Academy of Dallas student remains youthful. Advocate photographer Rasy Ran caught Elia jumping playfully on her bed during this photo shoot. Elephant knickknacks, of course, decorate the foreground.

Pulled up by the bootstraps

From communist Romania to the Shops at Park Lane with Samuel Bistrian

Samuel Bistrian lived the first eight years of his life under the strict regime of communist Romania. Though they were extremely poor, he and his 11 siblings always felt lucky.

“My parents instilled us from an early age with a sense of gratitude,” he says. “We knew things were going to get better.”

In 1989 the family secured one-way tickets to the United States. Their departure from central Europe was bittersweet. Bistrian remembers feeling both sad and exhilarated. Saying goodbye to his friends and grandparents was difficult, but he felt hopeful about the future. He recalls getting off the plane at Chicago O’Hare International Airport and looking around in awe.

“There were lights everywhere,” he says. “That was amazing to me because [back home] the electricity was always cut off.”

But life in America presented its own challenges. From Illinois, the family members moved to Knoxville, Tenn. There, they lived cramped in a government housing project, where Bistrian and his siblings heard gunshots regularly and were bullied by other tenants. Rather than worrying, the kids focused on academics. Their hard work helped the family secure a home through Habitat for Humanity.

“It usually takes a long time to be approved” Bistrian explains. “But we all did

really well at school, so they were able to expedite the process and get us a threebedroom house. My parents still live there to this day.”

After graduating from Dallas Baptist University with a degree in business, Bistrian took a job at Neiman Marcus, loading and unloading boxes. He quickly worked his way up to national sales director. But in spite of his monetary stability, he never forgot what it was like to live in poverty and became determined to help others escape their financial shackles.

In 2010, at the “peak of [his] career,” he significantly reduced his hours at Neiman Marcus and founded Roma Boots, a “socially conscious” company that donates a pair of goulashes to a child in need for every pair that is sold. The business now operates out of a sleek, minimalistic space in the Shops at Park Lane. Original paintings and illustrations line the walls, making the store look more like an art gallery. It’s an impressive sight, and it isn’t a façade — business is indeed thriving — but it took quite some time for Roma Boots to gain footing.

“I went three years without a car,” Bistrian remembers. “I sacrificed a lot and borrowed money from siblings I just knew in my heart there was a hand of providence guiding this whole thing.”

Starting a new business is always a struggle, and more so for Bistrian because he launched Roma Boots during the recession. However, he managed to turn even that into a positive.

“I think the recession awakened people to the fact that we’ve had it so good for so long,” he muses. “I think compassion is born out of a sense of gratitude.”

The first rain boots were donated, appropriately, to children in Romania, where the weather is often cold and wet. Since then the company has performed “boot drops” in more than 20 countries including Nepal, China, Mongolia, India and Haiti. Word about Roma Boots is getting around. Actress Alyssa Milano is a fan of the footwear, as is “Duck Dynasty’s” Sadie Robertson, who recently helped design an exclusive line for the label. Bistrian is happy to have the support of celebrities, but he doesn’t necessarily want to become one himself. He’s palpably humble and earnest, driven by a desire to give back.

“I just followed my passion,” he says. “I would have quit a long time ago if I had not been stirred by something stronger than myself.”

OPPOSABLE THUMBS AND MINDS

We have the option to rise above our animal instincts

Humans and other primates have what are called “opposable thumbs.” The thumbs on our hands allow us to grasp things that would otherwise elude our ability to possess them. By pinching our thumb against our other fingers, we can take hold of something instead of only touching or feeling it.

Humans also have what business professor Roger Martin has called “opposable minds.” We can hold two or more opposing ideas in our mind at the same time. That ability separates us from animals, which operate in a stimulus-response/ red-tooth-and-claw/survival-of-the-fittest mode all the time.

Humans feel but also think. We can stand over against our pain or sense of being threatened and ask what we might do with that instead of only reacting to preserve and protect ourselves.

We can love. We can sacrifice ourselves for others. We can put ourselves in harm’s way on purpose for a higher purpose.

Yet, too often we don’t. We devolve to our animal instincts in our greed (“I’ll get mine even at the expense of yours”), in our nationalism (“My country is exceptional and can be trusted to act righteously against your country”), in our politics (“My view of the world is right and yours is dangerous”), and in our religion (“My faith is better than your faith”).

We could go on and on. And we do. This polarization destroys our communities and our communities of faith. It divides us into camps that should be exposed and opposed. It focuses on how we are unsafe in the presence of difference. But there is no end to it because there is no perfect security in this life.

As we begin a new calendar year and realize the challenges we face together in the world, we need to claim our capacity to hold opposing ideas in our mind in order that we may understand others and not

merely oppose them. We may not be able to convince Islamic terrorists to do what we are asking, but that does not excuse us from ascending to the highest level of our humanity and not descending to their inhumanity. We may not be able to convince an opposing party in our election cycle to think like we do, but we can practice thinking like they do before we dismiss them altogether.

Martin calls this “integrative thinking.” He suggests that only when we grapple in a uniquely human way with opposing

ideas will the possibility of a leap to new thinking take place. This is not a compromise he advocates; it’s a third way that can only emerge from the sympathy that derives from our grasping differences with our opposable minds.

The great faith traditions show us the way. Moses learns that God hears the cries of the weak, and that weak and strong alike should be subject to the same Law and not to the laws of the powerful. Jesus embodies the unity of the seemingly opposing realms of divine and human, and he teaches that loving God and loving neighbor are one thing, not two. The Qur’an teaches that the murder of one human being amounts to the murder of all humanity, and that the saving of one human being is like the saving of all.

As Benjamin Franklin put it, “We must all hang together, or assuredly we shall all hang separately.”

Education

SMU recently established the Santos Rodriguez Memorial Scholarship in honor of the 12-yearold boy who was killed by a Dallas police officer in 1973. Funded by Dallas’ Latino Center for Leadership Development and the Embrey Human Rights Program, the scholarship will help SMU students obtain undergraduate degrees in human rights. Sophomore Karly Zrake is the first recipient. Zrake has been a Dedman Scholar and straight-A student since arriving at SMU in 2014. She works part-time for the Embrey Human Rights Program, and helped coordinate the program’s first 10-day study trip focused on the past and present human rights struggles of Native Americans.

Not your typical mall food

The owners of Smoke and Bolsa opened their newest restaurant, The Theodore, at NorthPark Center. Tim Byres, Chris Jeffers and Chris Zielke and their company, Turn the Tables Hospitality, chose the space between Nordstrom and Macy’s for their new concept, inspired by macho U.S. President Theodore Roosevelt. They pulled bartender Kyle Hilla from Bolsa, and he created a menu of cocktails named after national parks. The food menu offers updated takes on classic American food. It also has an inhouse bakery to provide fresh-baked bread to the restaurant as well as breakfast pastries for NorthPark shoppers.

Restaurant bites

Frost Gelato has opened at Preston Hollow Village. Denver-based restaurant chain Modmarket, which has a location in Preston Hollow Village, recently changed its name as part of a trademark settlement; the new name is Modern Market. Dunkin’ Donuts recently teamed up with delivery service DoorDash, so Preston Hollow residents can have sweet treats and coffee delivered to their homes as early as 7 a.m.

Shopping center redo

A developer purchased the Corner Shopping Center at North Central Expressway and Walnut Hill with plans to redevelop it. Cypress Equities plans to replace the aging shopping center with modern buildings in hopes of drawing new restaurants and retailers. Cypress is renaming it The Hill Shopping Center and work could begin as soon as next month.

SHOPLIFTERS ARRESTED AFTER SHOOTING

The Dallas Police Department arrested two women accused of shoplifting at NorthPark Center in November.

The women stole property from Dillard’s and fled the scene in a silver Ford Taurus, according to police. The car struck a security guard, and he subsequently jumped onto the hood to avoid being run over.

Seeing the scene, Kevin Hayden, a plainclothes off-duty police officer, drew his gun and fired shots at the vehicle. No injuries were reported, and Hayden was placed on “routine administrative leave.”

Charged in the theft and assault were Carystal Jones, 21, and Sekeitha Brooks, 26. Police identified Jones as the driver of the vehicle. |
