On e of the top reasons people gave for not walking more is that sidewalks a re n’ t c on n e c t e d . It w ou ld c os t $ 2 billion to re pair half of the defective sidewalks i n t h e c i ty, a c c o r d i n g t o a s t u d y commissioned by the City of Dall a s l a s t yea r. Dallas counted over 4,500

miles of sidewalks at that time, including 319 miles in City Council District 1 and 395 miles in D i s t r i c t 4 , t h e m o s t i n t h e c i ty ; both d is tr ic ts ar e in Oak C l iff. A ls o incl uded in the City’s inventor y was a count of the missing sidewalks, amounting to about 2,000 miles across dallas, including 94 miles in Distric t 1 and 162 mile s in Dis tr ic t 4. The City leaves it to homeowners to replace sidewalks and driveways when the y become problematic. It ’s in the City Code. “ When a side walk, drive way or any appurtenance to a sidewalk or driveway becomes defective, unsafe or hazardous, the abutting proper ty owner shall recons truc t or re pair the side wal k , dr ive way o r a p p u r t e n a n c e ,” a c c o r d i n g t o s e c tion 43- 63. “And the e xpense of such work must be borne by the abu ttin g pr oper ty owner.” In 1985, the City Council approved a resolution to establish
the replacement of c urbs, gutters, sidewalks and drive approaches on a cost-par ticipation basis. T hat is called the Side walk Replacement Program, and it is available to all single-family residences, includ ing townhomes and condominiums. About 11,860 residents have taken advantage of the pr o g ram , a City spokesper son says. Property owners pay for the drive approach removal and replacement. But for e xis ting side walk removal and replacement, the City spl its the cos t 50-5 0. The City procures necessary p e r m i t s , a n d t h e r e ’s a o n e - y e a r warranty on workmanship. It takes two or thr ee months for the C ity to inspec t a proper ty and provide a q uote. Af ter homeowner s pay, the projec t could be comple ted in three to nine months, depending on demand. rittany Lyons has a biology degree, which worked well in her job as a chairman’s office coordinator at UT Southwestern Medical Center. But when her side hustle as an interior designer became too much to juggle with a full-time job, she had to choose. The 32-year-old Oak Cliff resident quit her job in September 2020 to focus on the design career she never intended to have. Growing up in Mississippi, Lyons’ parents frequently moved into fixer-uppers and occasionally flipped houses before eventually building their own house. “I think it’s just a God-given gift,” she says of her talent for home interiors. Her first commission came in 2015, after she moved into her first place, fixed it up cute the way she wanted and posted pictures to Instagram. A friend from high school saw it and asked her to makeover her house, and that began a steady stream of clients gained through word-of-mouth. Lyons and her husband moved to Dallas in 2016, and she used social media to market herself here. She works on everything from massive suburban homes to in-town apartments. “My main goal with any project is to help my clients experience selfcare through peaceful, functional design,” she says.

WHAT’S ONE THING YOUR BUSINESS COULDN’T SURVIVE WITHOUT? It was important to me from the very beginning to hire a professional photographer to shoot my work. I post those photos to Instagram, Houzz, Pinterest, and a lot of my business comes from that. WHAT IS THE BIGGEST PROJECT YOU’VE WORKED ON? I recently completed a new build in Lucas, Texas, a $1.5-million custom-built home, and we were selecting everything from flooring, to paint colors, to stone, to lighting. I found the things my clients wanted to put into the space to make it truly their own. BUT YOU DO APARTMENTS TOO? Regardless of how large or small a space is, it deserves to be nice. There’s something about a pretty space. You just enjoy it more. You use it more. DO YOU HAVE ANY TIPS FOR SMALLER SPACES? Go with lighter paint colors. Paint the ceilings the same color as the walls and use mirrors to give the illusion of space. Don’t have overly sized electronics. You would be surprised how many people buy a 70-inch TV that’s just way too big for their space. WHAT IS YOUR FAVORITE ROOM TO REDESIGN? I like bedroom projects. I’m not sure
what it is about that space, maybe it’s because it’s so personal. I like creating peaceful spaces. There’s so much that can be done with the headboard and all the linens and pillows. WHAT DO PEOPLE MISUNDERSTAND ABOUT HIRING AN INTERIOR DESIGNER? Even though it’s considered a luxury, there is so much value in hiring an interior designer. I don’t think people realize what all goes into it. I make sure things come on the right day, that I’ve received the correct item. I run errands to Home Depot or Lowe’s. I help them decide what type of grout to buy, how far apart their lights should be. I hire contractors. There’s just so much involved in the design process, and a good designer should make it less stressful for you. The biggest value, when it comes to hiring a designer, is just time. We save clients so much time. It’s worth it to have a designer because you’re paying a fraction of the total cost of the renovation to get it done right the first time. WHAT IS THE BEST THING ABOUT YOUR JOB? It’s a pretty stressful job, but I do like the reward that comes with it. Seeing a client walk into their newly designed space for the first time. Ham, who previously owned a pizza place in the Gangnam neighborhood of Seoul in South Korea, loves Vietnamese food and took cooking classes in V i e t n a m . couldn’t put a sandwich on the menu, so he put his favorite sandwich on a pizza. He and his wife, Eun Young, opened the restaurant at TyPo in November. Finding financing for their restaurant was difficult, so they sold their house in East Dallas to pay for it and now rent an apartment in Oak Cliff.

The owners aren't complaining, but running a restaurant isn't easy. Prices are only going up. It’s difficult to find workers, and most of their employees are highschool s t udent s, wh ich is one rea son Neony h a sn’ t y e t opened for lunch. The owners come in around 11 a.m. to do all the
prep before opening at 4 p.m., and the y work until af ter the place closes at 9 or 10 p.m. “We’re the luckiest people,” Ham says. “I say it all the time. We’re not making a lot of money, but just the fact that everything is falling into place, and we are enjoying being in this neighborhood. The timing is great, and we love being here.” Weekday business can be hit or miss, but weekends t e n d t o b e b u s y, h e s a y s . When nights are hectic, and he’s tired, it ’s all wor th it to hear compliments from satisfied customers. “ Fo o d i s l i k e a p e r f o r mance,” he says. “It’s a high.” The pizzas are 14 inches and cost $14-$17. Add $4 for gluten-free cauliflower crust. There’s also a pesto cream pizza with spinach, mushrooms, zucchini and housemade Italian sausage. The “sausage and friends” marries Italian sausage with red onions, mushrooms and jalapeños. Beer and wine are on the menu, and it’s easy to order from the website via Clover and pick up your order. Customers have asked for outdoor seating, and Ham is working on it. He says he welcomes feedback and is “charmed” by Oak Cliff, and “has a romantic view” of living out the entrepreneurial dream in our neighborhood. “We’re very happy to be in this location,” he says. “We feel very fortunate that people like the place.” Neony Pizza Works, 829 W. Story by RACHEL STONE | Portrait by CORRIE AUNE It was after 10 p.m. when Malina Pearson saw the listing for a Charles Dilbeck-designed house with original murals, priced around $200,000. She told her dad, Gary Calmia, to get on the phone right away with their real estate agent. “Make an offer! Make an offer!” she says. “I don’t care what time it is. I’m texting him right now.” Calmia had sold a vacant lot that he owned near the Bishop Arts District,
and he wanted to put the profits into another real estate investment. Prices were already high then, a few years ago, but everyone in the family was on the lookout for something affordable. Pearson lives in a home she renovated over 10 years ago in Oak Cliff’s L.O. Daniel neighborhood, and this 1940 L-shaped ranch house on Jefferson Boulevard, a few doors down from the Cedar Crest House, is less than a mile away.
Her parents, Gary and Kathy, live in Las Colinas and went to look at it the next day without an appointment, just peeping into the windows of the empty house. “He came around the side of the house and said, ‘Get in the car,’” Pearson says. Kathy quickly got in, thinking there was a loose dog around, and Gary said, “This place is uninhabitable!” Still, they made an offer a few days

later and wound up buying it for $215,000. “Uninhabitable” was an exaggeration, but it did require a lot of work. They reconfigured the kitchen, adding butcher-block countertops and making room for a dishwasher. They had cabinets custom made to match the original ones they kept and removed a corner sink that made the room look small. They put in a new HVAC system and updated plumbing and electrical systems, which didn't require a full overhaul. In the two bathrooms, they kept as much original tile as possible, adding new toilets and vintage sinks, replacing a shower and resurfacing a bathtub. There were oddities, like seven exterior doors in a 1,600-square-foot house. There are now only six. Pearson thinks that could’ve been architect Charles Dilbeck being Dilbeck. “I’ve read that he would do stuff just to be quirky,” she says. “Clearly he had a thing with scale because the fireplace is castle-sized in a tiny little house.” They agonized over whether to paint the stone fireplace, but it had already been covered with a shiny lacquer, and their other option was to sandblast it

and risk damaging the stone. In the end, they painted it white, along with all the beams. They also shored up an enclosed porch, rebuilt wooden porch railings that were rotting and built a pergola on the slab where a shed used to be. The mural, which sold Pearson and her parents on the house, is on three walls in one of the bedrooms, where there is also a built-in bunk bed and desk. They hired Oak Cliff-based artist Kim Cadmus Owens to restore it. T h e m u r a l w a s c ove re d w i t h thousands of pinholes and had a few larger holes and wall cracks that had to be repaired and repainted. Handy person Wendy Hammer colormatched and painted over chips and cracks in some of the home’s original tiles. In all, the renovations cost about $110,000. Pearson’s dad not only put up the money, but he also went to the house almost every day it was under construction, running errands as needed — although they did none of the work themselves. “We are not DIY people,” Pearson says. “I’ve got all kinds of ideas but no skills to back them up.”
Kathy Calmia has been an antiques dealer since the ’70s, and she had a garage full of cool furniture and nick-nacks. Pearson has decades of experience as a photo stylist. Furnishing and decorating the house was a joint effort between them, and the result is a rental that feels like it could be a Marfa resort, with its mix of traditional and contemporary esthetics. They first put the four-bedroom house on Airbnb in December, and one of their first clients was a family from West Texas who spent Christmas in the house. Kathy got to put up a tree decorated with her vintage ornaments. Then they had two back-to-back guests who rented the house for monthlong stays. Pearson, who was laid off from her corporate job in July 2020, has been freelancing since then. She is the house manager, and she does all the cleaning and bed-making herself. So far, the house is turning a profit after the mortgage and bills are paid. Gary and Kathy Calmia, who married in 1981 and are both retired, are planning their next project, the restoration of his grandmother’s 1959 Chevrolet Biscayne, Viv, with 29,000 original miles.

J
essie Carrillo spent 12 years teaching adults about art at the Brooklyn Museum, the Denver Museum of Art, and most recently, for five years at the Dallas Museum of Art. N o w i t i s h e r b u s i n e s s to teach people how to curate their own homes. Sh e la u n c h e d A C h a r mi n g Home, a professional organizing service that focuses on “beauty and intention” to transform her clients’ spaces, in 2020. Carrillo’s own home on Ravinia
Drive is a testament to her work. The 84-year-old house she shares with her husband, Abraham, and their 3-year-old daughter, Cora, comprises just under 1,100 square feet, and they make every inch count. They don’t intend to move, but their lot is big enough for an addition, which they’ve considered for the future. “We’ve done a lot of work on it, but now all we have left are the really big projects,” Jessie says.
Th e i r m ost re ce n t a cco m plishment was moving the washer and dryer into the garage, which isn’t quite big enough to fit a car, and transforming the 50-squarefoot room off their kitchen into what Jessie calls a butler’s pantry. Patterned floor tile draws the eye to an oversized painting and vintage light fixture at the end of the narrow room. A slim, wooden chef’s table that Jessie uses for her desk can be cleared off and used as a buffet for serving at t h e m a r b l e - to p ca f é ta b l e a n d wicker chairs.

She found a glassf ro n t ca b i n e t a t I ke a , as well as shelves that hold clear canisters for snacks, cereals and baking items to create “systems that make it more accessible and prettier instead of hiding everything in a cabinet.” Hooks near the back door hold a watering can and other small garden to o l s a n d g l oves. Th i s l i tt l e b o n u s ro o m a l so ke e ps t ra s h a n d re c ycling out of the kitchen. “I’ve had to be clever about multi uses for every room,” she says. The kitchen had been renovated already, but Carrillo painted the w h i te ca b i n e t s a sa ge green when Cora started toddling to conceal baby fingerprints. The room stays very functional, curated with only the high-quality pans, utensils and dishes that she and her h u s b a n d a re l i ke l y t o use regularly. She has i n d u l ge d i n a ba r wa re collection, which she d i s p l a y s i n a s l e n d e r, industrial-style wheeled cabinet in the dining room. Otherwise she prefers to keep possessions to a minimum. Their two bedrooms have one walk-through bathroom between them, and each bedroom had only one closet. After her daughter was born, Jessie had to move her clothes out of t h e s e c o n d b e d ro o m . S h e re d e s i g n e d t h e i r

main closet for her husband to use and designed a $1,000 wardrobe closet from Ikea for herself. All her clothes and shoes fit into this one closet, which has hanging racks and drawers. “It’s teaching me to keep a very tight wardrobe,” she says. “I’ve had to be very thoughtful about everything I’ve bought in the three years that we’ve been here.” She also reworked Cora’s closet, removing the two old hanging racks, painting a feature wall and installing a $200 system that’s easy for her and her parents

to use, and can be adjusted to her needs. In the “go area” by the front door, there are hooks low enough for Cora to reach herself. “When I work with clients who have kids, I do bring a Montessori approach to their spaces,” Carrillo says. “I think kids get overwhelmed by the amount of stuff just like we do, and they lose interest in their things if there are too many options.” In the one bathroom, Carrillo organized the cabinets with clear plastic bins that are labeled into groups like “facial
care” and “nail care,” so that the organizing systems are simple e n o u g h to fo l l o w. S h e ca l l s i t “macro-organization,” corralling things into broad categories rather than focusing on details. An enormous baroque mirror makes a statement in the living room, heavy and overstated in contrast to the contemporary furnishings. If you can’t see the floor underneath a piece of furniture, it’s probably too bulky for a small space, she says. Jessie says she has always been this way. She is a neat and tidy person who loves having everything in its place. But in some ways, she’s just like the rest of us. The pink microfiber couch in the living room is the one she bought after college, and she intends to keep it until her child-rearing years are over. “Keeping a tidy home, and ke e p i n g t h i n gs o rd e r l y m a kes m o re ro o m fo r t h e t h i n gs yo u actually want to be doing in your life,” she says. “Especially now that I have a kid, it’s very clear that if I can get this part of my l i fe d ow n , i t g i ves m e a l i tt l e bit more emotional room and time to hang out with her and do art and all sorts of fun stuff like that.”

IT LOOKED LIKE ALL THE SMALL 20TH CENTURY A PA R T M E N T B U I L D I N G S in the 500 block of 8th Street could be demolished swiftly in late March or early April, but the City of Dallas issued a stop-work order, contending that work had begun without a permit. Besides that, the City found that some of the properties fall under the “demolition-delay overlay,” which trig gers a 45-day waiting period before they can be torn down. Lennar Multifamily Corp. owns all but one property in the Bishop Arts block and has plans to construct four-story buildings with 225 apar tments, which zoning in the Bishop/Davis area allows. Meanwhile, neighborhood
engagement with the West Oak Cliff Area Plan is robust, in part because of the 8th Street case and aversion to massive apartment buildings u n d e r c o n s t r u c t i o n at Z a n g a n d Beckley, which zoning rules in that neighborhood allowed. The City of Dallas in March released a rough draft of the West Oak Cliff plan, which aims to set a vision and goals for roughly 5 square miles of Oak C liff. It is e xpec ted to go be fore t h e D a l l a s C i t y C o u n c i l i n May. The 87-page document repeatedly mentions intentions to “preser ve s i n g l e - f a m i l y n e i g h b o r h o o d s ,” while allowing residential property owners to construct small rear apartments, to include duplexes and quads, where lot sizes can accommodate it. The draft also calls
for increased density around DART light-rail stations at Hampton and We s t m o r e l a n d . A f e w s t i c k i n g p o i n t s t h a t m u s t b e w o r ke d o u t i n c l u d e t h e Ty l e r / Ve r n o n a r e a , where homeowners want to keep single-family zoning but investors n e a r t h e DA RT s t a t i o n w a n t t o allow multistor y buildings. Preservation Dallas began working with the owners of Atlas Me t a l w o r k s a f t e r t h e y s o u g h t a zoning change to allow apartments. The owners, H&R REIT, intended t o p r e s e r v e t h e A r t D e c o o ff i c e building that was constructed in 1929 but tear down the peaked metal buildings on Singleton at Sylvan. Their zoning case has been delayed while they negotiate with preser vationists.

Embracing the ‘next normal’

’m living in my next normal. This is what I now tell friends, my new expression for the time I am living in. You are welcome to share and use it too. “Next normal” is intended to replace a linguistically faulty expression we’ve all been using the past two years, “the new normal.” “New normal” no longer fits because how many “new normals” can we have? Process theologians will remind you that “the now,” is always slipping to “the past.” The moment you declare anything “new” it no longer is. As the great theologian, and Dallas boy, St. Steve of Miller, once sang: “Time keeps on slipping, slipping, slipping … into the future…” We cannot stop this slipping of time into the future. And if we cling too tightly to any one “now” moment, we eventually suffer and grieve as that moment decays and dies, as all present moments must. Therefore, we are always headed to our “next normal,” because life itself is change. The past two years brought so much change that you just want to get off the carnival ride for a moment. And the pace of change was already accelerating, even before the pandemic. But consider that our faith has already taught us that change is a part of our existence. This month, Christians around the world will celebrate Easter. The message of Easter is that death comes out of life and that God has the final word. But we don’t just hear this message in our pulpits. All around us, every spring, the world teaches us this lesson. Trees, grasses and flowers lose
the grays and browns of winter and burst forth again, repeating an annual pattern and whispering this message of life from death. Easter and spring, in their own ways, teach us that each new death leads us into “what comes next.” The arch of our life’s journey, just like the arch of the seasons, is never a final “life into death.” It’s always “life into death into life.” “New life” will be a “next life,” not what has already happened. This is perhaps why Jesus tells Mary “don’t hold on to me” on Easter morning. Holding on to what has happened is not what God calls us to do. Through Easter, God calls us to our “next life,” not our past life. Easter teaches that everything in life slips into “what comes next.” Every “now” you experience is like your glorious and steamy morning shower. Eventually the hot water runs out, and the bliss ends, leaving you to suffer the cold water or get out and get on with your day. There was never any “new normal” to find. Only a “next normal” to embrace. God is always recreating your life. Resurrection is God’s message to us that the death of every “now” is never the end of our story. I pray that you will be able to deeply trust this powerful truth, as God leads you to your “next normal.”
