UPDATE: DOUGHERTY’S MURAL
Our coverage of Dougherty’s Pharmacy possibly painting over the mural on the outside wall of its building received a lot of response. But Katherine Burrow, managing director of business development at Dougherty’s Pharmacy Inc., says there are no plans to remove the mural. The general manager of the Preston Royal Village store, who was quoted in last month’s story, no longer works there, Burrow says. Here is a sampling of reader comments:

COYOTES AMONG US
People on Nextdoor Hillcrest Forest are posting sightings and photos of coyotes. Sandra Pettit reported three coyotes trotting down the road in the 7200 block of Kenny Lane. Bonnie Bradshaw, president of 911 Wildlife, a company the City of Dallas contracts with, offers advice. Coyotes are thriving in Preston Hollow and other suburbs because of the high density of squirrels, rats and cottontailed rabbits. Those animals are a coyote’s favorite nosh.
What not to do if you see a coyote: Take a photo. “That teaches the coyote that it’s safe,” Bradshaw says. What to do if you see a coyote:
• Use the technique called “hazing” — act aggressively toward them. “If you get out of your car, shout, clap your hands, wave your arms, challenge the coyote, it will run away,” she says.
• Make sure you’re not inadvertently feeding the coyote. Bird feeders attract rats, squirrels and birds, she says. “So that becomes a coyote feeder. Instead of taking pictures and putting them on Nextdoor,” Bradshaw says. “Clap your hands, shout and make sure that you’re not inadvertently feeding them.” For more information, call 311.

Close followers of “The Real Housewives of Dallas” will note that Preston Hollow’s LeeAnne Locken’s style has taken an abrupt turn this season. In one episode, her hair was longer with purple extensions (she says she’s channeling “Game of Thrones”), and she wore some flamboyant pants. Then she unleashed a new fashion line: a black dress that can be worn 135 ways with different attachments. Standing by her on the show is stylist Jeanette Chivvis. She’s the one with blonde curly hair and has been behind the scenes until now.
Tell me about your career.
I’m a celebrity stylist. I also do styling for Neiman’s, the Container Store, Pier One, Mary Kay. I make my living styling for companies. When you buy a website, it’s styled by someone whether it be props or clothing. I’ve done “Good Morning Texas” for five years. I talk about trends. I lived in L.A. for eight years, and I had a boutique. I had my own line of clothing there, and that’s where I started styling celebrities. Paris [Hilton] and Kim Kardashian and people like that would come through, and so I started styling them as well. I moved back to Texas about 10 years ago because I missed my family, and I wanted to have kids or adopt.
How did you get involved with “The Real Housewives of Dallas”?
I met LeeAnne on numerous occasions. She scared me to death. At one event, she asked me about what I did at “Good Morning Texas,” and she was real sweet. But I was always like, “Oh, my gosh, I don’t know about LeeAnne.” But my friend, who is a hair and makeup artist, said, “I want you to style LeeAnne and Tiffany.” That’s where LeeAnne and I met for real. The first time we worked together was the end of the first season. I did not style her on the first season. But she knew she wanted to up her game. So I dressed her and Tiffany for the press tour in L.A. I helped style her for the second season. LeeAnne had a great idea for a dress. She’s had it since she was 15. I worked with her as a partner to realize her dream. I’m her business partner with that dress. She calls it the L’Infinity dress. We have different colors coming. And then she brought me in and said, “You’re doing this with me. You’re going to be on camera.” Everything you saw on TV, that was the first time we saw the prototype.
How many times have you been on the show?
I was in a couple of episodes of the second season, but they got cut. I worked on her dresses for her engagement party for the second season. We have quite a few times together for season three, so you’ll see our relationship grow.
How has LeeAnne’s style changed over the years?
When I first met her, she was Miss Charity person. I had her in Escada because that’s how she wanted it. But then when we went into season two, she wanted to up her game. She said, “I want to do it full out.” So we’ve really added a lot of sexiness. For season three, we just went overboard. We kept pushing it. Most of the time it works. She’s more of an edgy girl. She doesn’t care that much about the ladies who lunch. She’s just trying to be LeeAnne. She will continue to break the mold.
How do you two work together?
I go to her house, we go shopping or we go to a designer we love. We love to feature Dallas designers. We’ve featured Nardos. Dallas has such a strong fashion base so we’re all about featuring local designers, local boutiques. I’ll just go into her closet and put together outfits by segment.

What’s your style?
It’s just me — gypsy meets “Sex in the City.” I like vintage mixed with contemporary. I love textures, colors. I have a big personality, so I like to mix prints. That’s what I do for LeeAnne. She’ll say, “I would never put that together.” But she’ll say, “I feel amazing when you’ve styled it.”
How would you describe the “Preston Hollow look?”
People of Preston Hollow have an eccentric taste. I think it’s edgier than Highland Park, which I love. It has more of an eclectic mix versus classic, which you’d find in Highland Park.
What “finds” are there in Preston Hollow?
I love Nardos. Her local designs are gorgeous. Of course, I love NorthPark. I love Rich Hippie, and I love Elements.
LeeAnne doesn’t seem as mean on this season’s show as she did in the first two seasons.
This season she’s all about growth and about her business. She wants to be in a good place emotionally, so she’s not letting things bother her. Honestly, she’s an amazing person. She’s a ride or die kind of gal.
LeeAnne has been engaged for a long time. Are you styling her wedding dress? Yes, we’re working on that. It’s a local designer who is doing it. Nardos did her engagement dress.

NEXTDOOR Hillcrest Forest blew up with celebratory comments when news spread in August that Johnny Brown was back in town.
Brown, 60, started working for the U.S. Postal Service as a temp in 2005 and was hired fulltime seven years later. When his route changed in 2017, he didn’t have enough seniority to keep it.
Neighbors such as Gabe Sorrells, who lives on Currin Drive, hated to see him go. “He’s a gentleman and a nice person to work with always,” she says.
When the route became available again this year, Brown put in for it, and he’s getting half the old route back. His route is now north of Royal Lane, west of Central Expressway, east of Hillcrest and more, including Midbury.
“I just put what I call TLC into the job — Tender -Loving Carrier,” Brown says.
He works 8 a.m.-6:30 p.m. Monday-Saturday, and he knows most of his neighbors by name. “I really pay attention to what’s happening,” he says. “I know who has moved out. I look out for the old people. If I don’t see them for two or three days, I knock on the door and make sure they’re OK.”
He has phone numbers for 30 people on his route. One couple attended his 60th birthday party this year. He also gives out dog treats. When it’s hot, he wears a sombrero. If it’s above 45 degrees, he wears his uniform shorts.
“I’m not about rushing,” he says. “I just make sure it’s right.”
One neighbor, Doug Clark, gave him a book, “The Fred Factor: How Passion in Your Work and Life Can Turn the Ordinary into the Extraordinary.” In the national bestseller, motivational speaker and author Mark Sanborn tells the true story of Fred, a mail carrier who loves his job and genuinely cares about the people he serves. Clark told Brown, “This is you.”
Clark’s wife, Judi, says the mailcarrier carrying dog treats won over the neighborhood. “He just made it his personal business besides being a postman,” she says. “He acts like this every day. He loves his job.”
Brown says he plans to retire in five years.
“I appreciate my homeowners, and I like to know that I’m giving them the best quality that I can,” he says.

THE STRESS OF EVERYDAY LIFE stops at the door. The smell of butter and sugar permeates the air. Customers take their time perusing the baked goods around the perimeter of the store. Even when it takes a few minutes for an employee to ring them up, no one seems to mind waiting while they munch on their gingerbread men.
There’s something about Stein’s Bakery that keeps people coming back. Customers who have gone there since childhood now bring their grandkids. The owners, Owedia and Juan Alvarado, work with the same bakers as when they acquired the store in 2002. Even though it’s tucked away in the back of a shopping center with a simple white sign, Stein’s has stayed in business for more than 150 years.
Consistency is the key to their success. The Alvarados use the same recipes as when the store first opened in Rockdale, Texas, in 1863. Everything from the ingredients to the method has stayed the same.
“For instance, butter,” Owedia says. “You
would think it’s all pretty consistent, but some brands have more water than others and that affects taste. We’ve been using the same brand of butter forever.”
It’s that kind of attention to detail that keeps customers coming back for the same flavors they remember from their childhood. Even Dallas celebrities come back to Stein’s when they are in town.

“Morgan Fairchild used to come at Christmas all the time,” Owedia says. “Jeff Dunham, his mother is at the assisted living facility right down the road. Their birthday cakes have come from here for many years.”
Stein’s relies on consistency to stay competitive at a time when baked goods are readily available at the grocery store for a bargain. Their commitment to highquality ingredients makes for a delicious pastry, but it comes at a high cost.
“Vanilla right now is $190 a gallon,” Owedia says. “Can you imagine paying $190 dollars for a gallon of milk? And we go through vanilla like that.”

Ajai Sanders is an actress and standup comedian known for playing Gina Deveaux on “A Different World” from 1991 to 1993. A one-time role on the show expanded after she impressed director Debbie Allen. She made guest appearances on “The Fresh Prince of Bel-Air,” “The Wayans Brothers” and “The Jamie Foxx Show.” After graduating from Hillcrest at 17, she left Dallas, where she was a member of the Mahogany Dance Theatre, and moved to Los Angeles to live with her father.

“My first love in entertainment was dance,” Sanders told Karlton Clay in a 2012 YouTube interview. “I wanted to be that California girl. I wanted to go to UCLA. My dream was to dance with Debbie Allen on stage.”

She found success as a comedian after being mentored by Robin Harris. During an interview on the “Hot 10 with Alycia Cooper” podcast, she recalled thinking if her audition for “A Di erent World” didn’t work out, she’d head back to Texas. She said, “My bags were packed and I was ready to go.” Once the role became recurring. “That was really just the grace of God.”

HERE’S WHAT’S NEXT FOR THE HIKE AND BIKE TRAIL
SOMEHOW, THE NORTHAVEN TRAIL WENT FROM SOMETHING FEARED — “who will be in my neighborhood if we build it?” — to beloved. Families walk, bike and exercise their dogs on the trail. Neighbors chat and say, “Good morning.” Real estate signs in the Preston Hollow neighborhood now include, “Backs up to the Northaven Trail” as an amenity. A long line of visionaries cooperated and championed the trail. So why isn’t it done yet? Here’s a look at the past, the present and the future of the trail.
Jeff Kitner, chief operating officer of the North Dallas Chamber of Commerce and the City Council District 11 representative to the Dallas Park and Recreation Board, points out that the construction is in the Oncor easement. “Oncor has been a good neighbor to make use of that space that otherwise wouldn’t be used.”
Up north, we don’t have many trails, says Calvert Collins-Bratton, who serves on the Dallas Park and Recreation board for Council District 13. “We have some park deserts because we’re so densely populated. If you go to southern Dallas county, they have huge expanses of park land and green space.”
Not everyone cares about playgrounds or dog parks, Bratton says. “Everybody can use a trail regardless of age or ability. We know that DART isn’t ideal because there aren’t enough stations in North Dallas. We know that we have too many cars. East/West is the hardest direction to go in DFW. The Northaven Trail makes good use of existing green space.”
Lois Finkelman, the former board chair of the Dallas Park and Recreation Board and the National Park and Recreation Association, is who many call the visionary of the North Dallas trail system. “The Northaven Trail is a little bit of a different animal than the White Rock hike-and-bike trail because you don’t really get the highspeed cyclists,” Finkelman says.
“This is a very creative use of space,” Kitner says. “It fosters a great sense of
community. I’m walking on the trail all the time. I see the same people, the same dogs –people I never would have met if there wasn’t the trail.”
Charles Elk, vice president of customer service for Oncor, emphasizes the utility’s priority to ensure that delivery of electricity is not hindered in any way. “Most of the people I see on the trail now are for fitness. Once you get the trail strung together, it will be for transportation. People making connections to buses, the rail – and that’s a different level than people taking a recreational walk. It’s always like any construction project. It seems to take forever, but it’s worth it.”
Bratton says, “When I was on maternity leave, I used the trail all the time. I would drop Vivienne at the Jewish Community Center and take the twins on the trail. It’s such a nice amenity. You feel protected. You have flashing lights, speed bumps. Think about how many acres of land that easement would be unused.”
PRESENT
The first phase, which begins behind the Jewish Community Center and travels to Preston Road, is currently in use. The second phase, from Preston Road to the Walnut Hill DART Station at Denton Drive, is divided into three segments: 2A, 2B and 2C.
2A, from Preston to Cinderella just west of Midway, is in the city’s hands, according to Kitner. This has gone out to bid. “All of Phase 2 is fully funded. There’s city, county and federal money in all of this. Everyone is working well together,” Kitner says.
2B goes from Midway to Cinderella. 2B and 2C, which goes to the Walnut Dart station, are being constructed concurrently. This is a Dallas County-led project. Construction is underway, and the county estimates that it will be complete by the end of the year.
“The master plan is for all these trails to be contiguous so that way you’re not stuck,” Bratton says. “This section was always going to be troublesome because of existing buildings like Grace Academy, Town North YMCA, Good Shepherd. There were more design challenges, so they couldn’t follow the easement as easily as they could in the first section.”
“There will be a dedicated bike path with some minor places where it uses the existing roadway because it’s already on a bridge overpass,” Kitner says. “With 2A, we had to work with Northaven Methodist and other stakeholders around their existing properties that were impacted by the easements.”
“It’s always like any construction project. It seems to take forever, but it’s worth it.”
One of the challenges for the trail is that there are so many road crossings, Kitner says. Every once in a while, when you’re driving up one of the cross streets, someone comes barreling across without stopping. “We’ve been lucky that we haven’t had an accident so far,” he says.
Other challenges going forward: Concerns about crossovers at places such as Preston Road.
Lack of shade structures is another concern, Finkelman says. That may require the city to purchase a little park along the way or a way to put up a couple of benches and a shade structure.
WAY IN THE FUTURE: GO EAST
Bratton and Kitner are excited about the plans to expand east. “Have I shown you my pictures for SoPac?” asks Kitner. “We expand east over 75. You can get on at Fair Oaks Park right now. And the SoPac Trail terminus is where the Ridgewood Trail begins. Take that to Mockingbird bridge – this is all East Dallas. Then across the Mockingbird Bridge, you’re in Glencoe Park, and when you’re in Glencoe Park, you can go across 75 and connect to the Katy Trail.”
Bratton says this is still another phase they’re trying to get to. “It involves the Southern Pacific Railroad, which is partly in District 13, in Fair Oaks and Vickery Meadow. Much of it is done, but we still need to connect it.”
Kitner says there’s been a mile of the SoPac Trail that’s been unfunded. “There’s a mile from where Cotton Road Creek, Northaven, White Rock Creek, where those would all connect, and then to get from there to SoPac is about a mile.
That’s Phase 4B. That’s unfunded. We’ve got to come up with some money to fund that, and we’re working on that.”
Says Bratton, “SoPac had a federal grant to help fund that substantially, which was very nice. It opened weeks ago and is already being used.”
Kitner explains that this is what’s planned for the end of Northaven on the east side is at Valleydale, behind the JCC, behind Cindi’s.
“Our hope is that Valleydale is converted into a one-way street and there will be a dedicated trail on Valleydale so you’ll connect from Valleydale to Northaven to this. There’s this vacant property that is mostly owned by the city, but there’s a small portion of that that is owned by TxDOT. There will be a circular or gentle ramp where you’ll be able to walk or bike up and then cross over 75 via a bridge and then there’s another creek on the east side and this will connect with the White Rock/ Cottonwood Creek trail. So once this is done, you’ll be able to get almost anywhere.”
Questions and Answers
How long is the trail? The trail is 2.2 miles. When it is completed, it will be about 8 miles.
Why is it taking so long? “People see things happen at City Hall or get funded in a bond program and they expect it to be implemented in the next year or two,” says Lois Finkelman, former board chair of the Dallas Park Board and the National Park and Recreation Association as well as a former member of the Dallas City Council. “It takes time. As with the trail, sometimes it’s done in small increments. Adds Kitner, “2A, 2B and 2C should be built by the end of the year. Phase 2A has not gotten started yet with construction, but it’s gotten approval from the city council and the park board. Construction should start within the next couple of weeks.”
When will it be done? Phases 2B and 2C (from Cinderella Drive west to the Walnut Hill DART Station) should be finished by the end of 2018, according to Kitner. Phase 2A (from Preston Road west to Cinderella Drive) should be finished by fall 2019.
Who’s responsible for the mowing? The City mows it because it’s part of the trail system that’s maintained by the City, Bratton says.
Why isn’t there more shade? Oncor’s responsibility to safely provide electricity could be impacted by trees and other fixtures in the trail.
Will there be restaurants with porches along the trail like there are on the Katy Trail? No. The land is mostly zoned residential and church.
Is it dangerous to hike and bike near electrical lines? The utility companies “don’t seem to be as concerned about the liability issues that they were concerned about at the beginning,” says Finkelman.
What have been the challenges? Some of the schools have had parking lots in the easements, which has limited where the trail could be, according to Bratton. This has affected the trail’s width and the properties’
parking. Kitner says some property owners have overtaken Oncor’s easement with driveways and foliage.
Who are the Friends of the Northaven Trail? Friends of the Northaven Trail holds events to raise money for the trail. It funds maintenance and amenities such as benches and water fountains.

TRENDY TEXTILE ARTIST
Meredith Grabham’s painterly fabrics are inspired by Palestine, Preston Hollow and Paris
BY LISA KRESL PHOTOS BY DANNY FULGENCIOMeredith Grabham sits in her studio on a white powder-puff stool, wearing a simple white shirt, cutoff jean shorts, knockout designer shoes and chunky jewelry. Owner of Meredith Grabham Designs, she launched the boutique in 2017, specializing in painting unusual patterns and turning them into textiles, wallpaper, tabletop linens and pillows.
She sits on the stool in a sweet-smelling studio and recounts growing up in Palestine, Texas. She treasures a photo her mother took of her when she was little. In the photo, she paints while wearing short-cropped hair, a robe and high heels.
“And that is still pretty accurate,” she says.
After her daughter was born, Grabham says, she needed something else to do. “I was painting, and friends started asking for help and I said, ‘Of course.’ “That turned into three businesses in one — the art business, the textile and wallpaper business and the interior design business.”
Her projects are mostly local and residential, but she has jobs in Atlanta, Chicago, California and one in New York.
“The most difficult part is balancing being a creative person and pleasing the client,” she says. “It’s for their personal space, so it needs to be reflective of them.”
Grabham jumps from topic to topic. Korean manicures. How travel inspires her art. Her mother, her daughter and she just returned from a girls’ trip to
Paris (they bought a lot of cute sundresses). Her sons played too much Fortnite over the summer. Her youngest boy went to Scotland with her parents. (“They just sent me a video of him as a street performer.”)
In addition to running her business, she does carpool, helps with homework and after-school activities (her daughter goes to Hockaday and her sons go to Good Shepherd Episcopal School). She sometimes stays up until 4 a.m. to finish business emails.
She’s most excited about an upcoming collaboration with Judy Aldridge, who is known for her Atlantis home collection, popularized on her blog and Instagram. “She has tons of followers, and she has a boho, eclectic vibe,” Grabham says. “We’re doing a collection for a local furniture manufacturer that I’m excited about. And, oh, I’m doing caftan and handbag projects. “Normal is so boring.”
