New business news

Central Market opens a new location at Midway Road and Northwest Highway on Sept. 5. This is Central Market’s second store in our neighborhood. Mulberrys Garment Care is bringing its toxin-free dry cleaning to Preston Hollow. The store has a 24-hour drop box and an app that tracks clothing. Employees use environmentally-friendly detergent, wood hangers and biodegradable and recycled packaging.

The entrepreneurs next-door Preston Hollow residents Lisa and Tony Palmer are surfing the market with a new mineral sunscreen company TropicSport. Now in addition to riding a wave of press coverage, the couple has the law on their side. Hawaii’s governor recently signed a law banning chemicalbased sunscreens. Lisa says the product “smells like vacation.”

Same ladies, new season

The Real Housewives of Dallas returns August 15. (Cary Deuber and LeeAnne Locken are Preston Hollow residents.) D’Andra Simmons Lock and her husband, Jeremy Lock, are chairing M1Ball benefitting Mercury One, Saturday, Nov. 17. The event will happen at the Mercury Studios in Las Colinas, with a VIP party inside Stage 19 giving patrons and sponsors an inside peek into the studios. Of course, D’Andra’s mom, Dee, is involved and looking gorgeous.

Mayor Mike Rawlings is on the balcony of his downtown office at the I.M. Pei-designed Dallas City Hall. In the last year of his second and final four-year term, he’s thoughtful about city issues, education and his future. But he’s here today to talk Preston Hollow, where he’s resided for the last 26 years. He currently lives on Lennox with his wife, Micki. After attending public schools, his son, Gunnar, graduated from Jesuit Preparatory School and daughter, Michelle, graduated from the Episcopal School of Dallas. Now adults, both children live in Dallas. Rawlings is passionate about the importance of neighborhoods. “When you get to be a big city, you don’t want to lose that intimacy,” he says. “I think the neighborhood is getting stronger and better.”

What’s your daily routine in the neighborhood?

I walk in the morning or work out. I read the paper. I’m a hard-copy guy. These days, I get to work as soon as possible. We’ve lived in the same house since 2005, so we know most of the neighbors. I’m probably not the best neighbor because I’m not out bringing pies to people all the time. I’m pretty busy. My wife is a member of the neighborhood watch for Royalwood Estates. Lennox is a great street. It’s very quiet.

What are the biggest issues facing Preston Hollow?

Let me answer as a resident and not as a mayor. With our city growing so fast, you have a lot of teardowns and rebuilds. Making sure that you have the right mix of neighbors so it doesn’t turn into a “one-size-fits-all” is important. Second is the growth of our private schools. They just continue to provide to — and need more things from — the community. And then there’s the retail side. Everybody wants a piece of Preston Hollow, whether it’s a private residence, a nonprofit or retail. And how you do that is important. On the south side, you have Northwest Highway and multi-family units going up. When anything like this happens, everyone is concerned. It really is the old joke, and I hate to say it, but it’s a white person’s problem. It’s a nice neighborhood. We’re in a good situation. We shouldn’t get so up in arms about all this. To me, ensuring the quality of the public schools is right up there.

Where do you like to hang out in Preston Hollow?

Princi Italia. It’s close by. We go to Royal China, probably every week, mainly because it’s Micki’s favorite restaurant in town. We spend a lot of time at Fernando’s. Those are the restaurants you’d see us at the most. I’m at Central Market and Tom Thumb all the time. I’ve been

going to Soul Cycle there in Preston Center. I love walking and biking at Northaven Trail.

Where do you like to go where you’re not recognized?

I’m not as concerned about that. People are really nice to me, even when I look like a slob and I’m grocery shopping. They come up and thank me for what I do for the city. They’ll give me their opinions, but for the most part it’s a civil group. I’m seeing people of different ages, different stages of their life. New folks who have moved in probably don’t appreciate the heritage in Preston Hollow, what has happened at Hillcrest High School over the years and what it has meant to our city. So many great people grew up in that area and are leaders in our city.

What legacy are you hoping to leave?

I haven’t really hoped for any legacy. I have always felt that was someone else’s job to figure out. I know what I want to work on, and I’ve been very intentional about that work. For me, it’s about southern Dallas. Preston Hollow will be stronger if southern Dallas is stronger. It’s not a matter of slicing up pies, but of growing the pie. That’s where I’ve spent the lion’s share of my time. I care a lot about schools and education. We’re making progress. I want to be a city that is seen by the rest of the country as a progressive place where people want to move. And it’s happening. We’ll let the chips fall where they may when I’m gone.

What are you going to do next?

I haven’t figured that out. I have a private equity firm that I’m a partner of. I’m thinking through a lot of different options. But that’s my professional home. I’ve got three partners. One lives in Greenway Parks, and two others live in Preston Hollow. They’re great folks, and I like

working with them. But I still have a year left in office, and I’m working hard. I always tell young people not to worry about what you’re going to do next. If you work hard and you do the right thing, somehow that takes care of itself.

What misconceptions do people have of you?

A lot of people think I’m an establishment guy because I come from the business sector. While I appreciate some of the real values of our institutions here, I’ve never been an establishment guy. I have always been a bit contrarian throughout my professional life and even politically. But there are some folks in the city who want to position me that way so they can say, “Let’s bring the establishment down.” I understand. I wear a suit and tie. I’ve run companies, and I’m a businessperson. But my mom and dad were school teachers, and we didn’t have anything. I’ve worked hard my whole life.

What advice would you give your younger self?

Later in my life, I realized that it’s important to know yourself really well. We spend so much time focusing on what we’re not good at that we forget how to leverage what we’re good at. And the second thought is it’s not about being happy. It’s about having self-esteem, loving yourself, feeling that you’re valued in the world. That’s one of the biggest misconceptions I see with young people. “I’m not happy with my job.” Really? Are you learning something?

What strengths did you leverage? I figured out that while I loved being a thinker and different aspects of life, my real strength was leadership. I didn’t appreciate what leadership was all about until later in life. And once I figured that out, I leveraged it in a more free manner and learned not to be shy about leading.

Neighborhood Services Bar Room & Broiler at Preston Royal is so neighborly that starter “Gulf Shrimp Ron’s Way” is named after a customer. Ron and his wife, Trish, dine at the restaurant frequently. They sit at the bar and order the same thing every time. Ron feasts on the shrimp and a beer, and his wife selects the salad.

When the restaurant closed briefly in October 2017 for remodeling after a fire in the kitchen vent, Ron poked his head in the restaurant and asked how things were going. The staff showed him around the place.

are reserved for customers, employees and people who have been loyal to owner and chef Nick Badovinus. Preston Royal is one of three Neighborhood Services locations owned by Badovinus’ company, Flavorhook LLC. He also owns Town Hearth, Off-Site Kitchen, Montlake Cut and Perfect Union Pizza Co.

This location is unique because of its brined, rotisserie chicken program. “Nick gave me the idea,” Reyes says. “He said, ‘I want this, I want this. But otherwise, do it yourself.’ ” Reyes, who has been a chef at this location for nearly four years, says he developed the brining process and the seasoning — rosemary, lemon, lemon zest, salt, pepper and espelette.

Reyes serves the chicken five ways: a half bird with homemade fries ($23), chicken alfredo ($21), chicken nachos ($13), Waldorf salad ($16) and a daily soup. Additional customer favorites include crispy asparagus ($12), butcher’s meatballs with voodoo sauce ($13) and London broil with voodoo sauce ($28). Daily specials typically feature a fish, such as a Norwegian halibut ($35), soup, a wine, cocktail and a “PR classic” — a menu item from the past that makes a temporary comeback. Recently, it was pappardelle bolognese ($21).

The décor resembles a Hemingway novel come to life. Photos of racing, Steve McQueen, Paul Newman and the owner’s family crowd the walls. One frames Badovinus holding his infant son, “little Nick,” who is starting his sophomore year at Jesuit. Adventure novels are stacked along the wall, and a framed family arrowhead collection from Washington state hangs from a back wall. Reyes says the items and the lighting are hand-picked by Badovinus. He also insisted on the white table cloths and the servers’ vests.

Neighborhood Services is open for dinner only, beginning at 5 p.m. The staff recently extended weekend hours until 11 p.m. Reservations are suggested.

“ The number of locals we see here two, three, four times a week is crazy,” Reyes says. “A lot of people we know by name. Every night they come in, and they know exactly what they want. This location has a friendly, neighborhood vibe.”

Why did you start The Birthday Party Project?

As a wedding and event planner, I loved being a part of people’s celebrations. When I was pregnant with my daughter, I started to get excited about celebrating her, knowing that I could throw her over-the-top birthday parties. Around the same time, I read an article about children in Haiti. There was an image of this little boy in the middle of the street. He was impoverished with sunken eyes and a bloated stomach. At that moment, it struck me that there were children who might not be able to celebrate like I could celebrate my daughter. This idea of “How do we celebrate children like that?” started to swirl in my mind, and I couldn’t shake the feeling. That was in 2008. In 2012, we decided to launch The Birthday Party Project in Dallas at Family Gateway.

How big is the project now? We started with one party a month with 60 kids in attendance. Now we do about 44 parties a month in 13 cities across the country. We celebrate more than 2,000 kids a month.

MORE THAN 50,000 CUPCAKES have been eaten since Paige Chenault started The Birthday Party Project in Dallas in 2012. The former event planner leads a team of volunteers in 13 cities to throw monthly celebrations for children in homeless and transitional living facilities. Themes include county fair with a petting zoo, monster mash, superheroes and more. Chenault was inspired with the idea when she was pregnant with her daughter, Lizzie. Her daughter, who attends Wesley Prep, just turned 10 and celebrated her birthday at Mesero at Lovers and Inwood with balloons and cake. Lizzie also shares her birthday with kids at The Birthday Party Project. The family lives at Midway and Northwest Highway.

Eighteen in Dallas. And then we have about 115 party coordinators. These are volunteers that host parties on our behalf. We have birthday enthusiasts, which are volunteers that come and help us celebrate the kids. These are anyone 5 and older — families, single people and corporate groups.

What happens at a typical party?

Each month, we have a theme for every party across the country. We have superheroes or county fair with a petting zoo. We always make sure it’s this larger-than-life

experience for the kids. About 30 minutes before the ceremony, our party coordinators come decorate, and then we welcome our kids into the room. We serve pizza to all of the families that are staying at the agency. We have cupcakes donated by various bakeries. The kids come in and divide up. You could have some at the petting zoo, at a dance party or throwing the football. About 45 minutes into the party, we line up our birthday kids, have a cake in front of them, a place mat with their name on it and a gift that’s been purchased especially for them. Each child is called by name, everyone sings “Happy Birthday” and then the child makes a wish.

Are there any personal stories that stand out for you?

One of my favorite stories is about a brother and a sister who were here in Dallas at a domestic violence agency. They were celebrating their birthdays in the same month, and the theme was superheroes. They were running around the party with their capes on, holding hands the entire time. You could tell that this boy was trying to protect and take care of his sister. Everything that they did, he always encouraged her to go first. When it came time to sing “Happy Birthday,” he turned to her and said, “You get to make the first wish.” She leaned in and blew out her candle. He hugged

her so tightly and said, “I love you so much, sissy.” And then he blew out his candle, and she hugged him right back. It was this lovely moment.

What are your plans for the project?

We do 13 parties a month in Dallas/Fort Worth. There’s an opportunity to do a few more a month. We also launched an initiative called Birthday in a Box. We’ve partnered with the Dallas Children’s Advocacy Center to provide them with birthday boxes to help celebrate kids’ birthdays on the spot. We have big dreams here at The Birthday Party Project. We believe every child deserves to be celebrated.

NORTHPARK’S PLANT PRODIGY

LANDSCAPE DESIGNER JUDY CUNNINGHAM HAS TRAVELED THE WORLD CREATING MALL LANDSCAPES TO DIE-FOR. BUT SHE ALWAYS RETURNS HOME TO HER MUSE.

SINCE SHE STARTED working for the Nashers and NorthPark Center in the 1970s, Judy Cunningham, 65, has traveled to 300 malls internationally to design landscapes. Her last project was in Abu Dhabi. Nothing could stop her — not even two semis of pumpkins delivered at NorthPark each fall. But everything came screeching to a halt when she was hit by a car.

Eight years ago, she was walking from the Fairmont to downtown corporate offices when the car hit her. “I couldn’t be stopped by a two-by-four. I was on the plane to the Middle East or Spain or London every week. It was time for me to stop. I just wasn’t going to. The car accident was probably a life-saving incident for me.”

Cunningham was hired by Raymond Nasher 40 years ago. “I worked with Patsy long enough to know her vision,” she says. “And now Nancy’s got that vision.”

“Instead of ‘planting,’ I like to call it ‘performance art.’ We use the plants as paint. We draw all the sketches. We do all the design. We consider the plant materials as brushes of paint. We go far and wide to find what kind of brushstrokes we want.”

Cunningham and team Alice Goss and William Roberts work up to a year and a half in advance on the plans. The arrangements are often three-dimensional. “My second love are textiles,” she says. “I weave, crochet, knit and all that. In landscape there are a lot of parallels because it’s all geometric and simple.”

Plants are grown in California, Florida and Texas. “I was going around the world, and NorthPark had the most cutting edge stuff that we know.” She won’t disclose the cost except to say “just put a one at the top of the page and start adding zeroes.”

Her favorite season is fall. She and her team hand-place every pumpkin and gourd that goes in the shopping center beginning at 4 a.m.

“I can’t tell you how many people tell me, ‘When I have a bad day, I go to NorthPark and look at the landscaping.’ It brings tears to my eyes. I love hearing, ‘You guys beat yourselves again.’ ”

URSULINE ACADEMY’S TRADITION has seniors from the all-female school choosing an appropriate long white dress for graduation, where they curtsy while holding a dozen red roses. Then they go off and conquer the world, always mindful of service.

One of the school’s famous graduates, Melinda French Gates, Class of 1982, is a longtime supporter of the school. The Bill & Melinda Gates Foundation provided the lead gift for the academy’s state-of-the-art science, math and technology center.

Each graduate is infused with the school’s motto, “Serviam.” Photos of graduating classes are displayed on the wall.

One graduate, Joyce Meyer, Ursuline Class of 1970, is the current keeper of the archives. She graduated with a degree in Latin at the University of Texas while also studying Spanish. In addition, she is a paralegal for criminal courts in Tarrant County and a freelance proofreader. She emphasizes that her family is just one example of an Ursuline legacy among many.

Class of 1922, are Ursuline pioneers. Meyer’s great-grandfather was a traveling salesman who came to Dallas from French Canada via Weatherford. He boarded his daughters at Ursuline from 1904 to 1906, but they did not graduate. He eventually built a two-story house on 40 acres at the corner of Lovers Lane and Preston Road. His next-door neighbor was where the Ebby Halliday office now stands.

Meyer started archiving at Ursuline as a volunteer. “We were dragging stuff out of people’s attics,” she says. The school is in the process of planning to digitize historical records.

“My family is very big on preserving the stories and history of Dallas,” Meyer says.

She points out a statue that came from France in 1874 and pictures of Ursuline Sisters in the convent. She has a box for each class. Meyer also organizes donated white graduation dresses going back to 1912. You can see them on mannequins displayed at the school during the month of May for graduation.

Says Meyer about Alice Hickey: “I firmly believe she was named after Alice Roosevelt, who was the Princess Diana of her time.” — LISA

DO FENCES REALLY MAKE GOOD NEIGHBORS?

PRESTON HOLLOW RESIDENTS SURE THINK SO. THE AREA RANKS HIGHEST IN DALLAS FOR FENCE-HEIGHT EXEMPTION REQUESTS.

“The wide world is all about you. You can fence yourselves in, but you cannot forever fence it out.”

In a state where the unofficial song is “Don’t Fence Me In,” some Preston Hollow neighbors prefer fences — the higher the better.

The City of Dallas development code limits fence heights in front yards to 4 feet and backyards to 9 feet. That has been in place since 1968. Homeowners and builders must obtain permits from the city’s Board of Adjustments to build a fence that is higher. The process includes filling out an application and providing a reason for the adjustment. Often, land-use attorneys help with the application, and neighbors file letters of support or opposition. The board is made up of 15 volunteers appointed by Dallas City Council members and the mayor.

An analysis of city public records documenting applications to the board going back to 2005 found that the majority of exemption requests for tall fences come from Preston Hollow residents. Historical city maps provided by Steve Long, the adjustment board administrator, show clusters of green in Preston Hollow where exceptions to the height rules have been approved but less activity elsewhere in Dallas.

Even golfer Jordan Spieth requested to add 3 feet to his 4-foot front yard fence on Brookview Drive in November 2015. And it’s fence city between Royal and Walnut Hill on Strait Lane.

Sam Gillespie, who served for 10 years on the adjustment board, says homeowners think, “I built this $5 million house. I want to feel safe. A big fence is architecturally consistent with a big house. All of my other neighbors are doing it. Why shouldn’t I?’’

Reasons for filing exemptions include privacy, safety, noise reduction, increasing property value and having fences that look like others in the community. But some neighbors say that oversized fences limit light, view, air and storm water flow, as well as cause a decline in aesthetics and sense of community.

“There’s a reason city forefathers and decision-makers chose to regulate heights in the front yard to 4 feet,” Gillespie says. “It generates community and a spirit of friendliness in neighborhoods. A bunch of 8-foot, 10-foot fences will adversely affect neighborhood property values because it becomes a less-desirable community.”

Gillespie says he thinks there is an unspoken agreement between the board members, the land use attorneys and city staff that it’s probably OK if neighbors build a 7- or 8-foot fence as long as it’s not opaque. Those who received approval

were often land-use attorneys and residents who could demonstrate that the previous 10 similar requests within a half-mile radius in Preston Hollow had been approved.

However, the board denied an exemption request twice from a resident on Inwood Road. The home is on a street with large houses and very few fences. “The lady and the attorney were incredibly dismayed and perplexed,” Gillespie says. “But their request was inconsistent with the neighbors.”

Bluffview is one area where residents actively lobby against tall fences. The board’s role is to determine whether an exception adversely affects neighboring properties. This neighborhood organized to oppose high fences so that they kill almost every oversized fence proposal in Bluffview. Zoning consultants say they won’t touch a case on Cherokee Trail, for example. The Bluffview residents have been known to file 60 letters of opposition to a tall fence.

Nancy Kenty and Pat White are Bluffview neighbors who are passionate about protecting their community’s aesthetics, including fence heights. They pay attention to construction in the neighborhood on their daily walks, monitor the Friday newspaper for public announcements of cases appearing before the board and attend board briefings at city hall about fence extension requests in their neighborhood.

“We call our neighborhood ‘country living in the city,’ ‘‘ says Kenty, who has lived in Bluffview for 52 years. “If you have 8-foot fences on two sides, you’re in a prison.”

White, who has lived in Bluffview for 41 years, says she and other residents support the city code. “We want to keep the open neighborhood feel that we have. If you have a 4-foot fence, you can still talk over it and wave.”

They recount stories of calling a building inspector when contractors built 8-foot walls without permission, a builder who lobbied walkers to vote for a fence exemption and a sore-losing contractor who lined up his workers to urinate in a neighbor’s yard.

“We’re not vigilantes,” Kenty says. But she and neighbors guard against exemptions to the code. When there’s a precedent, it’s more difficult to argue that tall fences are inconsistent with the neighborhood. “It takes eternal vigilance. If you let one tall fence go, that’s it.”

White says, “It’s a democratic process. You get to speak your piece.”

City Councilman Lee Kleinman says he thinks 4-foot fences are plenty in the front, unless the home is on a corner lot. “I don’t think people should be creating fortresses,” he says. “I’m not a big fan of gated communities. That’s just me. Those kinds of things cut you off from your neighbors. The community needs to see each other and be visible to the rest of the neighborhood.”

Kleinman acknowledges that some neighbors are motivated by security when they request a higher fence.

“The crime perception is kind of a mixed bag,” Kleinman says. “While someone cannot see to the front of your house, public safety people also can’t see to the front of your house. A tall fence gives people a place to hide.”

Planting large hedges around the property line is a way to circument the fence ordinance. “That is allowed because it’s considered landscaping,” Kleinman says.

Landscape architect David Hocker says he’s designed a lot of walls, but they’re architecturally related to the house. The problems, he says, start with overbuilding. “They build setback to setback and expand the houses. Then you have neighbor on top of neighbor. When you’re so close to your neighbor then you automatically want to go higher with your fence.”

Hocker suggests using horticulture to construct a natural barrier between neighbors. It’s also less expensive than a big masonry wall, he says. But he warns that because people build to the setback lines, “you have these dead zones and you can’t get any plants to live in there.”

Virginia Nisbet, who’s lived in her Schreiber Manor home for 19 years, recently received a citation from a code inspector for having a fence that is too high, KTVT reported recently. The fence was built when she bought the house. She says fences in the neighborhood are

pretty much the same height. The TV station reported that 21 homes on two nearby street were cited for not having permits. The city, according to the report, gave the violators seven days to “fix the problem” or pay fines in excess of $300. Nisbet told the station that she feels safer with an 8-foot fence. “With a shorter fence, people could just hop over it or look over and see if you’re home.”

Kleinman says Dallas code compliance officers are mostly reactive, so the citations must have been issued because a fellow resident called it in.

“Sometimes you get into neighborhood squabbles,” he says. “Welcome to Preston Hollow. It happens all over Dallas.”

A family with three teens builds a Bluffview modern that redefines how to live outside in Dallas

MICHAEL AND MISSY DESALOMS decided to downsize and build a new home on a half-acre lot, they turned to architect Patricia “Tricy” Magadini, someone they had worked with on remodeling projects since their now 18-year-old twins were in high chairs.

Inspired by their home and lifestyle in Costa Rica, the family worked with the design team to create a home on Surrey Circle that celebrates outdoor living. The contemporary two-story house includes large moveable glass walls that open the main family areas to an 800-square-foot screened living area. The room features a stone fireplace, outdoor kitchen, dining area and radiant ceiling heaters.

“People forget you can live like this in Texas,” landscape architect David Hocker says. “The majority of the year, it’s really nice weather here. We just forget that because it’s oppressive for two months.”

The house has no formal dining room. Instead, the table in the screened outdoor room seats 12. Owner Desaloms says the family lived in its previous house for 15 years and rarely used the dining room. “We’re a very casual family. Even on Thanksgiving, we like to spread around. We eat outside a lot.”

The family’s other goals were creating a living area on the bottom floor for the couple so the two can “age in,” designing a layout for entertaining and implementing a maintenancefree landscape.

“They said, ‘We want to live in and enjoy it, and we don’t want to have to tell the kids that they can’t touch anything,’ ” interior designer Robyn Menter says.

Architect Magadini says the focus of the downstairs space is entertainment. The original design of the living room was extended by 18 inches to accommodate the size of the sofa selected. The kitchen is large and simple. The utility room is

the staging area for catered events. “For casual gatherings, you’ve got the giant island so you can set out the pizzas or whatever the kids want to do,” Magadini says.

The family’s three children were involved in the design. “The kids really love the house,” Desaloms says. “They’re all teenagers so there’s a lot of teenagers here every weekend. They like being up in the teen room and now they’re swimming in the pool. They enjoyed planning their rooms and helping design things.”

The son’s upstairs room features a surfboard on the wall. Twin daughters, who fought over a bathroom in the old house, now have their own bathrooms and an adjoining shared closet because, their father says, “they share every thread of clothing.” Desaloms, a neurosurgeon, joked at the Architecture Forum’s 365 Modern Living Cocktail Party at the home. “Brain surgery is easier than building a house like this.”

Temple Emanu-El’s textile Torah covers

The new Torah covers at Temple Emanu-El were commissioned from Jeannette Kuvin Oren, an internationally recognized textile Judaica artist, and arrived May 2018 in time for Shavuot, the holiday commemorating the giving of the Torah at Mount Sinai.

Created at the artist’s studios in Woodbridge, Conn., and Jerusalem, they are quilted from silk velvet and hand-dyed in colors that graduate from emerald green to ultramarine, says Connie Dufner, director of communications at Temple Emanu-El. The mantles on the two scrolls, when placed together, form a tree in gold Ultrasuede, and contain Hebrew verses selected by clergy: “You Shall be Holy” and “When God Began to Create.”

The Torah covers are housed in a travertine and white oak ark in Stern Chapel, the centerpiece of the $38 million expansion and renovation at Temple Emanu-El that was completed in 2016, Dufner says. The ark doors are covered with textiles by New York artist Suzanne Tick, who created the weavings from discarded Mylar balloons collected along the beach.

“To say that our holiest object will be housed in something decorated with material which was ‘washed up’— and that what seems washed up can be beautiful — goes to the heart of who we try to be as an open and compassionate community,” Rabbi David Stern said at the time of the opening of the chapel.
