Despite being one of the fastest growing cities in Australia, the Gold Coast has retained over half of the city in native vegetation and undertaken three strategic land acquisitions over the last two years, contributing an additional 57.8 hectares to connect critical nature corridors and working towards the City’s target of 51% native vegetation cover.

GCMARINE BUILDS MARINA IN FIJI
Based on the Gold Coast, GCMarine was contracted to design, supply and install a full turn-key marina for Fiji Nawi Island off the fast-developing tourist hotspot of Savusavu.
Under the $8.9 million build contract, the marina was constructed on the Gold Coast then transported to Fiji where it is expected to be a major attraction for the burgeoning array of superyachts that have taken to the seas amid a boom in the multi-billion-dollar global luxury boat industry.
GCMarine Managing Director Matt Browning travelled to Savusavu to oversee the installation of the marina.
He said the 130-berth marina, including 17 superyacht berths, had been designed to handle a Category 5 Cyclone and included all the amenities of a world-class facility.
“Freight and shipping to get from Australia to Fiji and then on to the other Fiji island has been quite a challenge, however local Fiji companies welcome the project and have been a pleasure to deal with,” Browning said.
“With Fiji being known for cyclones, it was imperative for the success of the project that a system was chosen to be able to be adapted for the climate there.”
Browning said the GCMarine system could be built anywhere in the world. The company had also completed projects in Papua New Guinea, Malaysia, Indonesia and New Zealand as well as across Australia.
However, it was the Marina Mirage development that bolstered the Gold Coast company’s profile, elevating its international credentials as demand continued to grow globally during the Covid health crisis, he said.
The Marina Mirage project included decommissioning, demolishing and removing the 77-berth marina, before designing and constructing the new marina that was completed and handed over in October 2022.
“Having such an iconic project under our belt put GCMarine on a global scale as marina manufacturers with the in-house ability to design, develop and also deliver these projects,” he said.
“Our clients like that we are able to carry out the project from concept to completion.”
He said the growing reputation of the Gold Coast Marine Precinct, Australia’s premier boating hub housing 110 luxury boat and marina facility manufacturers on the shores of the Gold Coast’s Coomera River, was behind the acceleration of the local industry. Austrade and the Fiji High Commission had also supported the Nawi Island project, he said.
“Export projects are vital for the health of the marine industry. With Covid, everything stopped so suddenly, but as we move through Covid the marine industry is thriving.”
GC Marine recently won two awards at the 2023 Australian Superyacht & Marine Export Awards. In the Commercial Category the company won the Commercial Marine Project/Design or Manufacturer of the Year for their creation of Australia’s first floating Beach Club, La Luna, located at Marina Mirage on the Gold Coast. The project involved the installation of over 13 custom-made floating pontoons, offering a luxurious swimming experience complete with palm trees, gardens, daybeds, and cabanas.
They also won the 2023 Australian Marine Exporter of the Year award with the judges impressed by GC Marine’s export sales, resulting from their involvement in the recently completed Nawi Island Marina project in Fiji. With the completion of the project, GC Marine has established themselves as a major player in the South Pacific market for large-scale exports and has provided significant employment opportunities.

Breaking out of mortgage prison: can easing serviceability buffers help?
Have you been keen to refinance but told you can’t?
You’re not alone. Many Australian households are currently locked into their home loans due to rising interest rates. But some banks have recently started to lower their serviceability thresholds.
As interest rates have climbed, Australians have refinanced in unprecedented numbers.
In fact, a record high of $21.3 billion in refinancing took place in March 2023, according to ABS statistics – 14.2% higher compared to a year ago.
But some people are now unable to refinance and take advantage of potential savings because they don’t meet lender requirements.
They’re locked into what’s called “mortgage prison”.
What’s mortgage prison?
You see, prudential regulator APRA has guidance in place that requires lenders to stress-test all new mortgage applications at 3% above the interest rate the borrower applies for – even when refinancing.
And since the RBA’s official cash rate has increased from 0.10% to 4.10% in just 13 short months, many mortgage holders are now unable to refinance because they can no longer meet the 3% mortgage serviceability buffer.
But, there is an “exceptions to policy” in APRA’s guidance that states lenders can override the 3% buffer for exceptional or complex credit applications, if done prudently and on a case-by-case basis.
So recently some big players – including Westpac and Commonwealth Bank (CBA) – reduced their refinancing serviceability buffers to as low as 1%, if borrowers meet certain circumstances (more on that below).
Other smaller lenders are making similar moves, including Westpac subsidiaries St George, Bank of Melbourne and BankSA.
Many in the industry hope this will reduce mortgage stress and defaulted loans, given the current financial climate of rising rates and inflation.
What are the eligibility requirements? They differ from lender to lender.
But for CBA you’ll need to have a loan-to-value ratio of at least 80%, a squeaky clean record of
meeting all your debt repayments over the past year, and be refinancing to a principal and interest loan of a similar or lower value.
You’ll need to meet the 1% mortgage serviceability buffer, too.
For Westpac’s new “streamlined refinance”, you must have a credit score of more than 650.
You’ll also need a good track record of paying down all existing debts over the past 12 months, be refinancing to a loan that has lower monthly repayments than your existing one, and meet the 1% buffer test too, of course.
What’s the catch?
Ok, so under CBA’s new policy, for example, borrowers must extend their loan term out to 30 years.
Obviously this can cost you quite a lot in interest over the long run.
For example, RateCity research shows that if you took out a $500,000 loan with a Big Four bank three years ago, and if you applied for CBA’s refinancing offer today, your mortgage repayments could drop by as much as $235 a month.
But over the long run, you could pay up to an extra $32,117 in interest because you’d be extending your loan by an additional three years.
So while this option could help alleviate some financial stress now, you may have to pay for it over the long run – there’s a bit to weigh up.

OUR STORY
In 2014, BRAUS Fight, a Brazilian Jiu Jitsu attire brand was born, conceived by two young Australian/ Brazilian families with a shared vision to change the world. To the naked eye of the jiu-jitsu industry and it’s followers, the brand was conceived with the purpose of growing the sport and providing high quality, reliable, modern gear to train and compete in. This was never the only purpose. The brand established itself comfortably in the market place before introducing it’s primary purpose of setting out to create a better tomorrow for the world. It was, since conception, the plan to leverage the success of BRAUS Fights exposure for the greater good of all in the form of a not-for-profit which aspires to create an equal minimum standard for heath & wellbeing, education & opportunity globally. Put simply, to touch hearts and change lives.
Our community based Rolling 4 A Reason initiative was the original gateway for our social work, with over 20 projects completed before in 2022, BRAUS Foundation was born. Our legally registered ACNC charity (Australian Charities and Non-For-Profit Commission) has branches in Australia, Brazil, Nepal and Pakistan where we run localised projects supporting those in dire need of help.
