Spring has sprung!

W

elcome to the eleventh edition of Coastline, our very own Property and Lifestyle Magazine servicing the Southern Gold Coast and Northern NSW. The cooler months are now behind us as we move into the best time of the year! Like the Gold Coast temperatures, we are starting to see our local real estate market is set to heat up over the coming few months. Spring is typically a strong season for real estate - where we see people return to the market after end of financial year and the winter months. This Spring, we can also expect to see a number economic and political stimulus take effect in the months leading into Christmas. These include the outcomes of the Banking Royal Commission resulting in easing of lending criteria, political stability since the federal election; and importantly, 2 recent interest rate cuts with more expected to follow. This allows upgraders, first home buyers and investors to continue to pick up momentum as mortgage rates become cheaper and listings rise in line with the traditional spring selling season. We have already seen average prices rising again in Sydney and Melbourne for the first time after a few of years of decline. As we tend to follow suit up here on the GC, we are anticipating a busy property market in Spring. We are already seeing signs of a rebound in buyer and seller confidence, and our local markets are expected to benefit from this period. Finally, I would like to share my appreciation for all the local businesses who help to support our local magazine. If you are looking for local trades, be sure to refer to our business directory on page 62 and 63. Thanks

LADY ELLIOT ISLAND Home of the Manta Ray

LADY ELLIOT IS A CORAL CAY LOCATED ON THE SOUTHERN TIP OF AUSTRALIA’S ICONIC GREAT BARRIER REEF, 80KMS NORTH-EAST OF BUNDABERG, NESTLED BETWEEN FRASER ISLAND AND LADY MUSGRAVE ISLAND.

T

he Island is situated within a highly protected ’Green Zone’ of the Marine National Park and is a sanctuary for over 1,200 species of marine life. Lady Elliot Island is regarded as one of the best snorkelling and diving locations on the Great Barrier Reef and is renowned for its healthy coral reef and abundance of turtles, manta rays, reef sharks and the entire cast of Finding Nemo. Guests can snorkel straight off the beach and they don’t have to worry about stingers. There is so much to discover on Lady Elliot Island and there are plenty of complimentary activities on offer to help guests learn more about the Island and it’s unique history, flora, fauna and incredible marine life. Lady Elliot Island is one of the most significant seabird breeding sites on the Great Barrier Reef and large numbers of seabirds frequent the island between October and April each year. Green and Loggerhead turtles nest on Lady Elliot Island from November to March and hatchlings emerge between February and April. The peak Manta Ray season is May to August and Humpback whales migrate past the island from June to October. The unpretentious 43 room Eco Resort on Lady Elliot Island strives to provide guests with a genuine eco-tourism experience. Lady Elliot Island Eco Resort offers a range of comfortable accommodation options, with each unit, tent and cabin designed to minimise impact on the Island while enriching guest’s experience of the seasonal wildlife. The main goal is to provide guests with life changing moments and world class experiences through natural encounters both above and below the water.

The PADI Dive Shop offers courses to cater to all levels of experience and a full range of scuba equipment is available for hire. Operating an island resort 80km out to sea presents a multitude of challenges on a daily basis. Managing Director Peter Gash and his passionate team have introduced a range of innovative and sustainable environmental practices to ensure that the Island and its surrounding reef area remain in pristine condition. The island generates its own power, desalinates seawater for drinking purposes, maintains a wastewater treatment plant and recycles the majority of its rubbish. The Resort also has a very impressive solar array and the goal is to run the resort on 100% renewable energy by 2020. You can enjoy a day-trip or stay for a few days to explore this incredible marine eco-system. Scenic flights to Lady Elliot Island depart daily from the Gold Coast, Brisbane (Redcliffe), Hervey Bay/Fraser Coast or Bundaberg.

PALM BEACH LIFESTYLE ON DISPLAY AT MAGNOLI APARTMENTS

THE FIRST DISPLAY APARTMENTS AT MAGNOLI APARTMENTS ARE NOW OPEN FOR VIEWINGS AS CONSTRUCTION GATHERS PACE AT PALM BEACH’S NEWEST LANDMARK.

“The orientation of the two boutique towers embrace their close proximity to the beach and adjoining parkland, where on-site alfresco dining spaces add to the vibrancy and convenience,” Mr Abedian said. “Large, pet-friendly apartments feature premium upgrades as standard, including spacious kitchens complete with reconstituted stone benchtops, ample storage, and quality appliances.

Furnished by King Living, the two and three-bedroom apartments showcase the craftsmanship and quality of the luxury coastal residences, perfected by exquisite architecture, leading resident amenities, and on-site dining and parkland.

“Generous entertaining areas are oriented towards the ocean or parkland, where cascading gardens spill from one balcony to the next.”

Sunland Group Managing Director, Sahba Abedian, said Magnoli Apartments has been designed specifically for the local owner-occupier market, with every aspect designed with a focus on enduring lifestyle amenity.

Private resident amenities include a resortstyle pool, sun deck, lounge, and landscaped entertaining areas. The first boutique tower is scheduled for 10

completion in mid-2020.

“A contemporary and classic approach to selecting furniture creates a beautiful, relaxed and inviting environment. We select signature furniture designs from the King Living range that are both comfortable and functional.

Mr Abedian said the majority of home buyers are downsizers from the southern Gold Coast and Tweed, swapping their family homes for large, luxury apartments with an abundance of built-in amenity.

“King Living are offering all purchasers in Sunland’s developments a buyer reward program and complimentary interior design service.”

Prices start from $440,000 for a one-bedroom apartment. Two-bedroom apartments are priced from $580,000, while the larger three-bedroom collection starts from $795,000. King Living’s Business Development Manager, Patrick Cole-Baker, said the level of design detail at Magnoli Apartments has been brought to life by King Living’s practical, stylish furnishings.

The new display apartments at Magnoli Apartments are open by appointment, between 2pm and 4pm Monday to Saturday, and 10am and 4pm Sunday. Access and visitor parking are via the Display Suite, located on the corner of Brooke and Nineteenth Avenues.

“We marry our furniture with the high-end fixtures and finishes offered in Sunland’s developments,” Mr Cole-Baker said.

Like LJ Hooker’s Coolangatta office,

we deal with clients that are buying or selling in both QLD and NSW. It is important to remember that there are some key differences when it comes to property transactions depending on what side of the border you are buying or selling on.

NSW

In NSW, the Contract for Sale of Land is prepared by the vendor’s solicitor or conveyancer. Once it is completed, the contract is then sent to the real estate agent for marketing purposes. A Contract of Sale must contain certain ‘prescribed documents’. These documents are to help any prospective purchaser decide whether to proceed. They may include zoning documents, sewerage, easements and other relevant searches for your property. Additional searches may be undertaken by the purchaser’s solicitor or conveyancer that are not included in the prescribed searches, ie roads and transport searches to see if the property may be impacted by future infrastructure development. When it comes to your contract becoming unconditional, there is a 5 day cooling off period. There may also be conditions based on the contract becoming unconditional, like a satisfactory pest and building report. Once the conditions have been met and the cooling off period has expired then the contract becomes unconditional and is legally binding on both sides. If a purchaser decides not to proceed during a cooling off period then they may be required to forfeit a 0.25% deposit paid on the property. It is therefore important that you obtain advice prior to entering into a contract for purchase.

QLD

In QLD a solicitor can prepare your Contract of Sale but it is more common for the agent to do so. There is far less information contained in a QLD Contract of Sale than in NSW. As a result, purchasers in QLD will normally be required to undertake more searches of their own to ensure the property suits their needs. These need to be conducted early in the piece, often before exchange of contracts or in the cooling off period. In QLD the cooling off period is needed so that the purchaser can undertake searches that were not provided previously as they are in NSW. QLD contracts are also normally subject to a standard pest and building clause and finance clauses. This is not as common practice in NSW, particularly finance. While most solicitors that deal with transactions on both sides of the border will be used to finance clauses, if you are coming from NSW and your solicitor is not familiar with QLD conditions this may cause you issues. Once loan and pest and building approvals are OK then generally a QLD contract will become unconditional. There are a range of other issues that may affect your property transaction depending on whether it is in NSW or QLD. If in doubt, feel free to give our office a call.

When you take out a loan using a Nectar broker, we will make a generous donation on your behalf to Children’s Cancer Institute every year, for the life of your mortgage. Our charity partnership For us, it’s not enough to simply provide a great service to our customers. We also want to make a positive difference to the lives of Australians. We are proud to have partnered with Children’s Cancer Institute, and we hope that together we can make a big impact towards ending childhood cancer. Why we have partnered Cancer kills more Australian children than any other disease but through dedicated research, Children’s Cancer Institute believes every child can be cured. The biggest challenge is raising the funds needed for research. Children’s Cancer Institute has a unique, compelling research program that aims to change the future for kids with cancer. Nectar believes we can make a significant contribution to the program and thereby assisting them in finding the cure.

How we have partnered >

Every applicable loan through a Nectar broker will raise funds for the charity

Who are Children’s Cancer Institute? Children’s Cancer Institute is the only independent medical research institute in Australia wholly dedicated to putting an end to childhood cancer. Their research Their focus is translational research, making sure their discoveries are progressed into actual treatments for kids with cancer as quickly as possible. Their programs look at understanding childhood cancer so they can prevent it occurring, search for more effective diagnoses, examine better and safer treatment options and ultimately find a cure. The overarching theme of their research is to find a more targeted and individualised approach to diagnostics and treatment.
