elcome to the crisp winter mornings and our 10th edition of Coastline, our very own Property and Lifestyle magazine servicing the Southern Gold Coast and Northern NSW. Crisp mornings, winter sunshine and spectacular coastal sunrises - what a cracking time of year to be where we live!
Well there is certainly a lot of new optimism in the property market! Subsequent to a period of uncertainty surrounding the banking royal commission and the recent federal election, we are now witnessing more economic stimulus than I can ever remember – all occurring at once. The Government are introducing initiatives to assist new home buyers by reducing the required deposit from 20% to 5%. APRA have softened regulatory requirements of banks around lending; and we are seeing historically low interest rates and predictions for a further rate cut later this year. All of these changes point to a likely uplift in the property market in the near future! We are already starting to see more buyer confidence with increased numbers at our open homes, stock clearing quicker and increased volumes. For more detail, check out our local market report on pages 54 and 55. I would like to send a big shout out to all the local businesses who work with us and support this magazine. What's On BUSKERS BY THE CREEK

For 10 days every September, Currumbin beachfront comes alive with larger than life sculptures by local, national and international artists for the annual Swell Sculpture Festival. we deal with clients that are buying or selling in both QLD and NSW. It is important to remember that there are some key differences when it comes to property transactions depending on what side of the border you are buying or selling on.
NSW
In NSW, the Contract for Sale of Land is prepared by the vendor’s solicitor or conveyancer. Once it is completed, the contract is then sent to the real estate agent for marketing purposes. A Contract of Sale must contain certain ‘prescribed documents’. These documents are to help any prospective purchaser decide whether to proceed. They may include zoning documents, sewerage, easements and other relevant searches for your property. Additional searches may be undertaken by the purchaser’s solicitor or conveyancer that are not included in the prescribed searches, ie roads and transport searches to see if the property may be impacted by future infrastructure development. When it comes to your contract becoming unconditional, there is a 5 day cooling off period. There may also be conditions based on the contract becoming unconditional, like a satisfactory pest and building report. Once the conditions have been met and the cooling off period has expired then the contract becomes unconditional and is legally binding on both sides. If a purchaser decides not to proceed during a cooling off period then they may be required to forfeit a 0.25% deposit paid on the property. It is therefore important that you obtain advice prior to entering into a contract for purchase.
QLD
In QLD a solicitor can prepare your Contract of Sale but it is more common for the agent to do so. There is far less information contained in a QLD Contract of Sale than in NSW. As a result, purchasers in QLD will normally be required to undertake more searches of their own to ensure the property suits their needs. These need to be conducted early in the piece, often before exchange of contracts or in the cooling off period. In QLD the cooling off period is needed so that the purchaser can undertake searches that were not provided previously as they are in NSW. QLD contracts are also normally subject to a standard pest and building clause and finance clauses. This is not as common practice in NSW, particularly finance. While most solicitors that deal with transactions on both sides of the border will be used to finance clauses, if you are coming from NSW and your solicitor is not familiar with QLD conditions this may cause you issues. Once loan and pest and building approvals are OK then generally a QLD contract will become unconditional. There are a range of other issues that may affect your property transaction depending on whether it is in NSW or QLD. If in doubt, feel free to give our office a call.

Looking at the house market, the best performing suburb, over the past 12 months, has been Currumbin which has seen its median sales price grow by 9.5%. The median sales price of a home in Currumbin is now $855,000. Tallebudgera saw its median house sales price grow by 7.5% with the median price now sitting at $965,000 and Tallebudgera Valley grew 7.4% across 23 individual sales with a median of $1,020,000.
Over the past month, about $3,104,900 in units and $3,774,900 in houses has been sold in Elanora with $27.39m and $145.98m respectively sold over the past 12 months. Elanora has demonstrated the strongest price growth for units with prices rising 6.3% over the past 12 months. The median sales price for units in Elanora is now $407,750 and with a median rent of $455 a week, they offer a rental yield of 6.9%. The highest median housing rents in our area are $795 per week in Tallebudgera Valley and for units $500 per week in Currumbin. Housing rental yields in Elanora are currently 5.0% demonstrating why the area is popular with investors.
The most traded suburb for houses in our area has been Elanora with 207 homes sold over the past 12 months while Palm Beach had the most unit sales with 243 transactions. House prices in Elanora have performed well with growth of 3.0% and now have a median price of $685,000.
