W
e are excited to kick off the new year with our eighth edition of Coastline, our property & lifestyle magazine. The magazine now covers a greater geographical area to align with our business expansion into the Coolangatta Tweed region in 2018. We are now servicing the Southern Gold Coast as well as Northern NSW, so we look forward to sharing some of the things we love about our local areas.
Christmas and New Year period brought with it beautiful weather, plenty of events and an influx of more than one million visitors to our coastline. International and interstate travellers got to see our beautiful attractions and remarkable lifestyle. The Gold Coast is one of the fastest growing cities in Australia. Recent statistics released by the local council indicate that our population has grown by an additional 30,000 than the original prediction over the past two years. Our International Airport is undergoing major expansion which will continue to bring investment from around the world. We have beautiful beaches, clean air, restaurants, cafes, schools, universities, hospitals, and an increasingly popular social scene. Employment opportunities are becoming more abundant and we are becoming known as Australia’s innovation hub. Modern technology allows many of us to work from anywhere nowadays, so we are starting to see more and more owner-occupiers moving to the area in addition to the traditional investor segment. With all these features, who wouldn’t consider a sea-change? Despite recent slowing of the Sydney and Melbourne markets, we expect our local market to continue to perform well this year. Activity and population growth bring demand, as people see good value in our area relative to our capital cities. Interest rates are still at an all-time low and indications are that this will not change anytime soon. Developers have jumped on the bandwagon, recognising that the Southern GC is where people want to live due to its amenities and lifestyle. On the ground, our January open home numbers have picked up again after the usual end of year festive break. Our data reflects this with property prices continuing to rise across our major local markets. All in all, we are looking forward to a busy year ahead! Best Wishes

we deal with clients that are buying or selling in both QLD and NSW. It is important to remember that there are some key differences when it comes to property transactions depending on what side of the border you are buying or selling on.
NSW
In NSW, the Contract for Sale of Land is prepared by the vendor’s solicitor or conveyancer. Once it is completed, the contract is then sent to the real estate agent for marketing purposes. A Contract of Sale must contain certain ‘prescribed documents’. These documents are to help any prospective purchaser decide whether to proceed. They may include zoning documents, sewerage, easements and other relevant searches for your property. Additional searches may be undertaken by the purchaser’s solicitor or conveyancer that are not included in the prescribed searches, ie roads and transport searches to see if the property may be impacted by future infrastructure development. When it comes to your contract becoming unconditional, there is a 5 day cooling off period. There may also be conditions based on the contract becoming unconditional, like a satisfactory pest and building report. Once the conditions have been met and the cooling off period has expired then the contract becomes unconditional and is legally binding on both sides. If a purchaser decides not to proceed during a cooling off period then they may be required to forfeit a 0.25% deposit paid on the property. It is therefore important that you obtain advice prior to entering into a contract for purchase.
QLD
In QLD a solicitor can prepare your Contract of Sale but it is more common for the agent to do so. There is far less information contained in a QLD Contract of Sale than in NSW. As a result, purchasers in QLD will normally be required to undertake more searches of their own to ensure the property suits their needs. These need to be conducted early in the piece, often before exchange of contracts or in the cooling off period. In QLD the cooling off period is needed so that the purchaser can undertake searches that were not provided previously as they are in NSW. QLD contracts are also normally subject to a standard pest and building clause and finance clauses. This is not as common practice in NSW, particularly finance. While most solicitors that deal with transactions on both sides of the border will be used to finance clauses, if you are coming from NSW and your solicitor is not familiar with QLD conditions this may cause you issues. Once loan and pest and building approvals are OK then generally a QLD contract will become unconditional. There are a range of other issues that may affect your property transaction depending on whether it is in NSW or QLD. If in doubt, feel free to give our office a call.

This has impacted sales with 2,098 taking place over the period. Looking at the house market, the best performing suburb, over the past year has been Terranora which has seen its median sales price grow by 11.9%. The median sales price of a home in Terranora is now $730,000. Banora Point saw its median house sales price grow by 6.8% with the median price now sitting at $625,000 and Coolangatta grew 6.7% across 33 individual sales with a median of $800,000. The most traded suburb for houses in our area has been Banora Point with 343 homes sold over the past 12 months. Over the past month, about $5,753,000 in units and $15.89m in houses has been sold in Banora Point with $55.51m and $157.57m respectively sold over the past year.
Coolangatta has demonstrated the strongest price growth for units with prices rising 28.6% over the past 12 months. The median sales price for units in Coolangatta is now $617,500 and with a median rent of $430 a week, they offer a rental yield of 3.6%. The highest median housing rents in our area are $620 per week in Terranora and for units $530 per week in Terranora. Housing rental yields in Tweed Heads South are currently 5.3% demonstrating why the area is popular with investors. The time it takes to sell a house in our region ranges from 21 days in Tugun to 119 days in Coolangatta, and the shortest median time to sell a unit is 26 days in Bilambil Heights.

This has impacted sales with 1,122 taking place over the past 12 months. Looking at the house market, the best performing suburb, over the past 12 months, has been Tallebudgera Valley which has seen its median sales price grow by 12.8%. The median sales price of a home in Tallebudgera Valley is now $1,010,000. Currumbin saw its median house sales price grow by 7.0% with the median price now sitting at $823,043 and Elanora grew 5.6% across 200 individual sales with a median of $691,750.
Over the past month, about $5,510,000 in units and $6,976,300 in houses has been sold in Palm Beach with $137.8m and $201.48m respectively sold over the past 12 months. Elanora has demonstrated the strongest price growth for units with prices rising 13.2% over the past 12 months and currently has a median unit price of $402,000. The highest median housing rents in our area are $793 per week in Tallebudgera Valley and for units $480 per week in Currumbin. Housing rental yields in Elanora are currently 5.0% demonstrating why the area is popular with investors.
