elcome to Autumn and our 9th edition of Coastline, our very own Property and Lifestyle magazine servicing the Southern Gold Coast as well as Northern NSW.

As you will see in this issue, there is a lot happening in our region from international sporting events, music awards, the Bleach Festival and Quicksilver and Roxy Pros which brings an array of international visitors to our shores. We have a list of must see’s on pages 8 and 9.

We have just hit the anniversary of the Commonwealth Games, following on from which we are still witnessing growing demand as buyers see good value in our area relative to our capital cities. Interest rates are still at an all-time low as the RBA has announced the official cash rate will remain on hold at 1.5%. There was also the release of the Federal Budget and tax cuts were a major theme, with the potential for Australian’s to see an extra $159 billion of tax cuts over the next 5 years. Recent housing data has shown that while the average days on market are increasing, housing prices on the Gold Coast are remaining steady, even with the banks tightening their lending following on from the Royal Commission’s recommendations. SWELL SCULPTURE FESTIVAL For 10 days every September, Currumbin beachfront comes alive with larger than life sculptures by local, national and international artists for the annual Swell Sculpture Festival. Crowds flock to the beachside hub to marvel at the wondrous displays, thought provoking pieces and interactive activities that make up this cultural event. It is a free, family-friendly festival and the introduction of children's workshops, live music and twilight walks to the festival program have made it a must-visit for all ages.

BUSKERS BY THE CREEK Buskers by the Creek is an annual celebration of arts, culture and community spirit, filling the banks of Currumbin Creek with colour, movement and music. The free annual event will features an eclectic group of more than 280 performance artists, contortionists, sword swallowers, stunt riders, circus performers and acrobats showcasing their talents. HOW COOLANGATTA GOT ITS NAME

In 1846, the schooner, Coolangatta, came to grief near Point Danger, later motivating the name of our seaside town in 1883. Following five weeks of anchorage off the coast due to rough conditions, the cargo ship was rafting cedar before losing both anchors in strong winds and being driven ashore. After numerous efforts to re-float the ship with some attempts looking promising, the vessel was then pushed back to shore with no signs of life. The wreckage was swallowed by the sand and following the 1974 floods, the carcass resurfaced on North Kirra beach. The remains of the ship were collected by the Gold Coast City Council for storage and preservation and are now in the hands of the Gold Coast and Hinterland Historical Society. Today, a memorial to the schooner stands at the Gold Coast Airport.

HOME OF THE BANANA INDUSTRY

Tomewin Mountain in the Currumbin Valley was the original home of Australia’s banana industry. Pioneer Arthur Freeman’s Currumbin Valley property became the largest commercial banana farm in Australia. Established in 1915, the family farm of more than 100 acres was known for its high quality tropical fruits and award winning bananas, grown in the fertile volcanic soil and ideal growing conditions on Tomewin. Run by four generations of Freeman’s, it is the only continuous commercial fruit and vegetable farm in Currumbin Valley that remains from over a century ago, but is now joined by a growing organic farming community on the Mountain. The Freeman’s continue to supply fruit and vegetables to passing locals and visitors from their iconic yellow fruit truck on Tomewin Mountain Road.

CAPTAIN COOK DISCOVERS POINT DANGER

Situated on the border of Queensland and New South Wales, Point Danger headland is separated by Rainbow Bay to the north and Duranbah Beach to the south. Not only a popular tourist destination known for its stretching coastal views and whale and dolphin watching, our most iconic Southern Gold Coast headland is brimming with Australian maritime history. Captain James Cook discovered the area on his 1770 journey up the east coast of Australia, gaining its name to warn mariners of the dangerous coral reefs below. Today, you will find the Captain Cook Memorial doubling as an active lighthouse, moulded from cast iron recovered in the 1960s from the Endeavour itself and formed into the monument in 1970. Point Danger is also home to the Centaur Memorial which remembers the sinking of the Australian Hospital Ship Centaur in 1943 while the Walk of Remembrance commemorates other ships and lives lost at sea during World War II. An icon in Australian history, Point Danger commemorates the discovery of the east coast while also attracting thousands for its natural beauty. 11

we deal with clients that are buying or selling in both QLD and NSW. It is important to remember that there are some key differences when it comes to property transactions depending on what side of the border you are buying or selling on.


NSW

In NSW, the Contract for Sale of Land is prepared by the vendor’s solicitor or conveyancer. Once it is completed, the contract is then sent to the real estate agent for marketing purposes. A Contract of Sale must contain certain ‘prescribed documents’. These documents are to help any prospective purchaser decide whether to proceed. They may include zoning documents, sewerage, easements and other relevant searches for your property. Additional searches may be undertaken by the purchaser’s solicitor or conveyancer that are not included in the prescribed searches, ie roads and transport searches to see if the property may be impacted by future infrastructure development. When it comes to your contract becoming unconditional, there is a 5 day cooling off period. There may also be conditions based on the contract becoming unconditional, like a satisfactory pest and building report. Once the conditions have been met and the cooling off period has expired then the contract becomes unconditional and is legally binding on both sides. If a purchaser decides not to proceed during a cooling off period then they may be required to forfeit a 0.25% deposit paid on the property. It is therefore important that you obtain advice prior to entering into a contract for purchase.

QLD

In QLD a solicitor can prepare your Contract of Sale but it is more common for the agent to do so. There is far less information contained in a QLD Contract of Sale than in NSW. As a result, purchasers in QLD will normally be required to undertake more searches of their own to ensure the property suits their needs. These need to be conducted early in the piece, often before exchange of contracts or in the cooling off period. In QLD the cooling off period is needed so that the purchaser can undertake searches that were not provided previously as they are in NSW. QLD contracts are also normally subject to a standard pest and building clause and finance clauses. This is not as common practice in NSW, particularly finance. While most solicitors that deal with transactions on both sides of the border will be used to finance clauses, if you are coming from NSW and your solicitor is not familiar with QLD conditions this may cause you issues. Once loan and pest and building approvals are OK then generally a QLD contract will become unconditional. There are a range of other issues that may affect your property transaction depending on whether it is in NSW or QLD. If in doubt, feel free to give our office a call.

Particularly if you think you’ll struggle with remembering to do it, put it down in your calendar and set a reminder to do this at 4:40 p.m. every day. Others options would be to do it right before you go to bed at night. Keep sticky notes and a pen right next to your bed as a visual reminder to make your list before you turn off the light. Or keep a running list all day and then finalise that list before you relax for the evening What I find is that when I do this, it’s easier for me to relax and fall asleep.

Next morning, when I wake up, I can immediately see what the day’s priorities are. The key is to remember to grab that schedule planner and take it with you. Easiest way to do this is use the to do list planner on your phone or download a few different types till your happy with the layout style and notification settings. Now so what do we focus on? What’s really important and meaningful that will be of benefit to you. Focus on what’s vital. Don’t create a long laundry list of items. Focus on a shorter hit list say five to seven items. Of those, identify the top three that will deliver the greatest impact. If everything seems equally important, single out what most closely aligns with your vital goals, circling the ones that are the most time-sensitive. These should be your top three priorities for the day, or where your focus should be. Another tip is to ask yourself, “What can I delegate?” Is there anything on that list that could be assigned to someone else first thing in the morning? If so, do it!

Relevance in RBA rate watching Impact on mortgage rates

Over the past month, we have seen a shift in cash rate predictions for 2019 from economists. Some see it holding throughout the year, some anticipate one 0.25 percentage points (pp) cut and major bank Westpac is now projecting two 0.25pp cuts to reach 1.00 per cent by year end.

Although banks are generally expected to keep rates in-line with the RBA’s cash rate, it’s not guaranteed; as funding costs for mortgages are based on many economic and financial factors, such as: • •

Looking at these forecasts from a mortgage holder’s perspective, does it still matter if the Reserve Bank of Australia (RBA) holds or cuts the official cash rate given Australian banks have increased their rates in recent times independently of the cash rate?

The history

The margin between the standard variable mortgage rate and the RBA’s official cash rate has widened over the past nine years. At the peak of the post-GFC rate cycle, in November 2010, the RBA lifted rates by 0.25pp to 4.75 per cent. At that point in time the standard variable rate for owner occupiers was 7.80 per cent – a difference of 3.05pp compared to the official cash rate.

What it means for you A report by Deloitte found that 41 per cent of Australian mortgage holders do not keep track of the cash rate or consider its impact on their home loan. However, the cash rate will impact the cost of funding for the banks; sequentially, impacting mortgage repayments as banks pass on those costs to consumers. So yes, it’s still relevant for mortgage holders to stay up-to-date on the RBA’s monthly decision.

Fast-forward to February 2019, the cash rate stands at 1.5 per cent and the variable rate is 5.37 per cent; the highest margin on record of 3.87pp.

Despite the cash rate being kept on hold, the regulatory and economic environment has already triggered changes in mortgages rates; hence, why it’s vital for mortgage holders to also be across all major economic news - domestic and global.

The widening gap applies whether standard or discount variable rates are used. Considering the Australian housing market is adjusting, and borrowers have been hit with rate hikes, many economists are predicting the cash rate will be cut even further.

Look at low cost retailers and see what’s in their range, whether it be some new dining chairs or a new armchair. Perhaps you have an old appliance that needs replacing, like your dishwasher or microwave. Small home appliances are a good way to spend a few hundred dollars if you need it.

Candles are another good option to create ambience or invest in a beautiful coffee table book. A new soap dispenser or colour tea-towels can also brighten up a home. And if you have kids, think about hanging their artworks in a beautiful white frame.

$2,000 to spend Replace a key item of furniture that may be looking a bit tired. Perhaps your storage unit needs to be replaced, you need a new coffee table or outside entertaining furniture. Consider a rug for the entrance way, a hall way runner, some small rugs for the bedrooms or a replacement of your living room rug. $2,000 would also be enough to paint a feature wall or DIY wallpaper.

$5,000 to spend Transform your outdoor living area. $5,000 is enough to buy a new BBQ, comfy outdoor seating and table, an outdoor rug and some fabulous new crockery. This will enhance your enjoyment of your home and add value if you want to sell.

$10,000 to spend Artwork is something that can transform a space and create a feeling of luxury, so maybe look for a statement piece or a few lower cost items like photographic framed prints or sculptural items like corals, tribal necklaces or prints of flora or fauna.
