I’ve heard overenthusiastic enthusiasts talk about being behind the wheel of a high-performance car as being in the cockpit of a fighter jet, but so far as I know – there isn’t an aircraft on Earth that is this wild, this elegant, this much pure, unadulterated fun to drive. If there was an ejector seat on the LC 500 – I would never use it. I flash out onto the road and conduct the direct-drive V8 orchestra into its next 10 movements – I mean gears. You heard it right, the LC 500 has 10 gears. The action is conducive to musical rhythm. Each transition is smooth, resonant and perfectly natural. I’m still new to this sports car, but it doesn’t require the usual learning curve. Second is as easy to attain as third as is fourth as is… Hey, I’d better watch my speed ’til I’m on the open highway. The widescreen visibility and my sense of the car’s snug position on the road continues this unique experience of driving an LC 500. As I make my way down the state road,
I execute some deft – if I do say so – passing maneuvers; but I have zero worries about the LC 500’s ability to shoot a gap. I take a sharp right turn, then a left, and another right, and the LC 500 hugs the road like a lover. That’s not exaggeration, it’s an understatement. On the interstate access road, I bank sharply left, avoiding a delivery truck that somehow forgot to signal that it wanted to turn in front of me. I marvel at how effortlessly the LC 500 sidesteps potential danger, or even inconvenience. Also, how so many drivers I pass turn their heads and gawk. Seriously, nearly everyone stares at this dream masquerading as a car. It’s an adrenaline rush watching the rest of life trying to keep up in the rearview mirror. On the ramp to Interstate 95, I punch the accelerator and seamlessly transition into seventh. Minutes later, as I slide right for the airport exit, I note the driver I just passed, apparently mesmerized by my afterburnerinspired infinity tail-lights. Suddenly, I realize – I am so not looking forward to this plane ride. A seductive notion occurs. I was going to write on the plane, but I’m ahead on all my work. Including, now, this review. What’s it to Miami? Seven hours in a conventional automobile? But the LC 500 is no conventional automobile. I might even take the scenic route. Maybe I can find some tunnels to further amplify the engine’s growl. What an astonishing ride, what a sports car, how intoxicating life becomes when you’re behind the wheel of an LC 500. I think I just experienced amazing.

It’s not just the postures and expressions we adopt, straining to read, hunched over and frowning at our e-devices, that are accelerating the symptoms of ageing. According to The Future Lab report, a sinister new foe is emerging: High-Energy Visible (HEV) rays emitted by the screens that we all spend hours each day staring at. Researchers have discovered that the blue light emitted by these screens could be more damaging to skin than UVA and UVB rays from the sun, and even penetrate skin deeply enough to affect DNA. “We probably spend more time in front of a screen than under the sun now,” states the report. “Smartphones, laptops, TV… you can’t even get into a taxi now without being in front of a screen. Skincare brands are working with new ingredients, such as marine algae, that shield the skin from HEV light in the same way that more traditional formulations fend off UVA and UVB rays.

TIME OF THE ESSENCE WHAT DOES IT MEAN FOR QUEENSLAND PROPERTY TRANSACTIONS? CHRIS FINLAY
Q
ueensland is unique in a number of ways and its property laws are no exception. Parties involved in a residential property conveyance must be mindful of their obligations under the Terms of Contract PAGE particularly with regards toFREE settlement requirements. This article discusses what effect “Time of the Essence” has on Queensland residential property transactions. Time of the essence typically does not apply to other jurisdictions in Australia. Contracts tend to contain a provision obliging the Seller to give the Buyer a notice (usually 14 days) making time of the essence for completion at the end of the 14 day period. In Queensland caution must be exercised at all times during the conveyancing process. The REIQ Contract for Houses and Residential Land 14th Edition (“the Contract”) is the standard contract adopted in Queensland for the sale of residential property. The Contract contains the following Essential Terms: 1. Clause 5.1(1) – “Settlement must occur between 9am and 4pm on the Settlement Date.”; and 2. Clause 6.1 - “Time is of the essence of this contract, except regarding any agreement
between the parties on a time of day for settlement.” There is no term in the contract compelling a Seller to effect settlement past 4:00pm on the due date. In the event of either the Buyer or Seller not complying with an Essential Term, Clause 9.1 allows the other party (who is not in default) the opportunity to affirm or terminate the Contract. Failure to comply by the Buyer could result in significant financial loss including but not limited to: 1. Forfeiture of the deposit paid; and 2. Compensating the Seller for any deficiency in the price should he or she elect to resell the property as well as any expenses incurred (AD/EDITORIAL) associated with the resale. This position was asserted in the recent case of Caprice Property Holdings Pty Ltd v John Leonard McLeay & Julianne McLeay (2013) 1 QCA 125 involving the sale of a property situated at Isle of Capri on the Gold Coast. The Buyer failed to settle by 5:00pm on the settlement date (as required under that particular Contract) and consequently the pa Sellers eventually elected to terminate the Contract with the $135,000.00 deposit being forfeited by the Buyer. The Supreme Court of Queensland heard the matter on appeal and held that the actions taken by the Sellers were lawful. It is imperative Buyers ensure finance is in place to fund payment of the balance of purchase price on the due date and settlement is attended to in a timely manner. Therefore it is recommended Buyers engage the services of an experienced Mortgage Broker and Solicitor to ensure their interests are protected at all times. p

Knowing how much you can borrow is key Careful consideration about your home loan size will help make a more comfortable and stress free mortgage When it comes to buying a home, one of the first questions you need to ask is: “How much can I borrow?” While your lender will make the final assessment concerning how much they are prepared to lend, it is essential that you make your own assessment of your finances first. Your goal is to determine what you can comfortable afford to repay towards your mortgage each month – this will then help establish what you are able to borrow Ins and outs The best place to start is to add up all your regular monthly outgoings and then subtract this from your net income. Your outgoings include any regular commitments such as car or personal loans, credit card and store card repayments. Also add up other regular costs such as school fees, club memberships, monthly living expenses and your monthly discretionary spending.
Do not include your current rental commitments into these figures. It will no longer be relevant once you move into your new home as you’ll be paying off your mortgage. Now look at your income. This should include your after tax salary, dividends on investments, rental income and any other funds that flow in over the course of the month. The dollar amount you’ve left with will give you an indication on what you have available to pay towards your mortgage each month as things currently stand. Rising waters The most important factor to consider is that if you have a variable home loan rate, your mortgage repayments will increase as interest rates start to climb. Try and factor an additional one percent of the current interest rate into your mortgage repayment and household expenses, in order to prepare for additional repayments should rates rise in the future.
Lifestyle It’s also essential that you consider exactly how much you are prepared to let your home loan change your life. The benefit of assessing your borrowing capacity is really twofold – to ensure that you don’t borrow beyond your means but also to help identify where you can realistically cut back if needed. Future plans Lastly, be sure to take into consideration other personal factors, such as plans to have a family, or any dreams to travel.
