What an amazing year 2017 was and how exciting it will be to be living on the Gold Coast in 2018! With the Commonwealth Games set to be held in April followed by a series of follow-up events such as the Transplant Games, the Gold Coast is the place to be. The 2017 year was also incredibly rewarding for myself, my family and our team. Our business was named the Gold Coast’s Family Business of the Year, the office won three sales awards for the Professionals Real Estate Group and was the number one agency for Mermaid Beach as judged by Rate My Agent. Mr brother Luke Henderson personally recorded more than $100 million in property sales, was rated the number one sales agent in the Professionals Real Estate Group and is now the only Gold Coast real estate agent to be in the running for the 2018 REIQ Residential Salesperson of the Year. Local Mermaid Beach real estate agent Luke Henderson has been named as a finalist for the Queensland Salesperson of the Year title. Mr Henderson is among the final eight contenders for the Real Estate Institute of Queensland’s Residential Salesperson of the Year title as part of the annual REIQ Awards for Excellence. The high-profile agent, who in the past 12 months has sold more than $100 million worth of properties, is the only Gold Coast agent to reach the final.
“I love the real estate industry because it is always challenging, every day is different.” Mr Henderson said he was thrilled to among the finalists and was hopeful of winning the overall title. “Our family agency, which was started by our father in 1973, has had a terrific year and so have I,’’ Mr Henderson said. “It would be fantastic to cap the year off with a win in the REIQ Excellence Awards.” “I love the real estate industry because it is always challenging, every day is different, and you meet some amazing people.” Earlier this year Mr Henderson cleaned up at the Professionals Real Estate Group’s awards. AD Prominent Gold Coast real estate company John Henderson Professionals Mermaid Beach has been named as the city’s Family Business of the Year. The company, which is headed up by brothers Andrew and Luke Henderson, received the award at the Gold Coast Business Excellence Awards gala dinner attended by 650 of the city’s leaders at The Star. The company, which was launched by John Henderson in 1973, now employs 27 people, including seven members of the extended Henderson clan, across its sales and property management divisions. Gold Coast Business Excellence Awards president Ian Cousins said John Henderson Professionals Mermaid Beach was an outstanding company. “In its day-to-day operations the company consistently promotes the Gold Coast as a business and residential destination of choice to people throughout Australia and overseas,’’ said Mr Cousins. “They hold annual property related events such as the Hot Summer Auction, which are growing in

A successful businessman, he is unashamedly pro-business and pro-Gold Coast. A civil engineer by trade, he is a father of four and can speak fluent Thai and Laotion. His philosophy is simple: “Business growth, job creation and strong families are all linked together. I try to give this message every chance I get,” he says.
Louise Bezzina is credited with being the inaugural director and creator of the Gold Coast’s highly successful Bleach* Festival. “The Gold Coast is the most exciting place to be working and making art right now,” she says. “The sector is growing rapidly and the excitement and appetite from the locals for more interesting experiences grows every day.” In her role as Artistic Director for Bleach* Festival, Louise is part of the creative lead team for the GC2018 Arts and Cultural Program. “I feel privileged to be part of this movement.”
Greg Young started Body Science International 18 years ago in the garage of his home on the Gold Coast. Today it is Australia’s leading brand for sports and nutritional supplements, with an expanding range of hi-tech compression sportswear and about 50 staff. Surfers know him as the guy who founded the FireWire surfboard brand. Prime Ministers know him as the guy who has created a system to build low-cost, rapidly deployable, pre-fabricated homes, school class rooms, medical clinics and other community structures from recycled materials. Nev Hyman is a surf industry icon who set up Nev House in 2009 to save the planet. He might just do it. This year he’s won the Australian leg of the prestigious Pitch@Palace, and has established an investment arm in Europe to fund projects worldwide.

Until her hit single Adore made the music industry put an asterisk next to her name, Amy Shark was known only to a handful of fans on the Gold Coast. Her story is a rock ‘n’ roll dream come true. The indie pop singer-songwriter uploaded her demo of Adore onto Triple J’s Unearthed platform in 2016. The song soon made the rare jump to commercial radio, and a star was born. Adore came in at Number two in last year’s Hottest 100 and she signed a worldwide recording deal.
Virtual Reality expert Harrison Norris has worked on some of the film industry’s biggest productions including Ghost in the Shell, Suicide Squad and Mad Max: Fury Road. Co-founder of PROXi Cinematic VR, Harrison’s passion for the new world of VR has lead to the creation of groundbreaking new VR camera system, foregoing all proximity limitations to capture live action performances in close-up. At 19 Harrison used this new camera system to co-direct the official Suicide Squad VR experience.
Confident, talented and taking on the world, Margot Robbie is one of the brightest stars in a new generation of leading ladies conquering Hollywood. Like so many before her she cut her teeth on the long-running Aussie soap Neighbours. After three years hanging out at Ramsay Street she moved to Los Angeles, and hasn’t looked back since. Her breakthrough role came opposite Leonardo DiCaprio in The Wolf of Wall Street, and she has gone on to star in bigbudget hits such as The Legend of Tarzan and Suicide Squad.

Craft brewery opens doors in
Miami A boutique brewery has quietly opened its doors in the side streets of Miami. The Lost Palms Brewery Co has leased a 200sqm warehouse at 11 Oak Avenue, Miami, through John Henderson Professionals Mermaid Beach and the operators have spent months gaining council approvals and fitting out the brewery.

Lost Palms’ John Walz said the brewery had already enjoyed an industry night where it had invited hospitality industry figures to try some of the brewery’s first brews. “People are welcome to wander in to have a look around and to try our range of beers, but we are keep our marketing low key at this stage,” said Mr Walz. Dr Theresa Arnold helps to transform the lives of her patients, whether they’re a cancer survivor, a burns victim or someone who has suffered a catastrophic life-changing event.
From waiting lists to waiting rooms, health care often involves waiting. With the arrival of Gold Coast-based startup Docto, these delays could be reduced to Internet loading times.
A pioneer in her field of medical aesthetics, Dr Arnold says she knew early in her career that she wanted to focus on scaring and skin pigmentation conditions.
Dr Jon Field, Director of Intensive Care at Gold Coast University Hospital, is part of the team of medical professionals bringing specialist care online through Docto.
Born in Queensland, raised in Papua New Guinea and the Gold Coast, she studied medicine in Sydney and then moved to California to undertake specialist training. The US is considered home to the latest in cutting-edge techniques in medical pigmentation and surgical scarring.
Field describes Docto as a parallel of a hospital environment, in which a patient is welcomed and then seen by an appropriate specialist, who is part of a collaborative team. The key difference is that this process can now occur online.
She opened her first Dermink clinic in San Francisco in 2008 followed by a second one in Palo Alto and a third in London. Fortunately for Gold Coasters, in February this year she opened a Dermink clinic at Haan Health in Broadbeach. She says so far the response has been extremely positive. Dr Arnold has performed more than 10,000 procedures across her clinics, permanently camouflaging cosmetic and other surgical or trauma scars. She says using permanent medical grade pigments, individually blended and colour matched to each patient’s skin, scars and other skin imperfections could be made permanently invisible. “Knowing you are making a difference to someone’s day-to-day life is really a feeling you really can’t describe,” says Dr Arnold.
“We hand pick our doctors; they’re not just anybody,” says Field, adding that the key focus was on recruiting specialists who were customer-focused, affable, and experienced. Already, the program has grown to include approximately 40 specialists whose services might otherwise be hard to access, including an orthopaedic surgeon, dermatologist, cardiologist and neurologist. As Field reflected on the project, it was clear that he was proud of his team’s progress. “We’re making doctors accessible like they’ve never been before.”

It’s no exaggeration to say that Gold Coast Doctor Hal Rice is responsible for helping to change the lives of nearly 500,000 people every year. Although his modesty may mean he might not see it this way.

Doctor Laetitia de Villiers says while the stakes were high, with people’s lives at risk, it was exciting to be using cutting edge technology. With incredible precision she’s able to help stroke patients by removing large blood clots from inside the brain without operating through the skull.
But it’s not just his work in the operation theatre that saves lives; he does this indirectly through his business Qscan Radiology Clinics. Dr Rice is one of the city’s largest private employers with about 320 staff across 22 practices in south east Queensland. Across the board the clinics provide services to 430,000 people every year. His clinics provide everyday Gold Coasters with the latest in cutting-edge diagnostic equipment to detect diseases as early as possible so as to give patients early treatment options. As for how he has fun, well it’s mixed with business and is usually in the form of overseas travel. He lectures and trains other doctors, usually in Asian countries, to help teach them to perform interventional neurovascular procedures. He also hosts international medical professionals and takes them to the Gold Coast University Hospital and teaches them step-by-step. Dr Rice says as well as lifting the profile of the city, sharing knowledge is ‘the Gold Coast giving back to the world’. “Lots of young cities take, take, take and so it’s a privilege to be able to give back to the world,” he says.
Of course it’s not as simple as it sounds, with Dr de Villiers and colleague Dr Hal Rice often working together using high-tech computer imaging and sophisticated clot-removing devices to access blood vessels on the brain through the femoral artery. The medical duo, who take turns being on-call at Gold Coast University Hospital (located within the Gold Coast Health and Knowledge Precinct), also use similar endovascular techniques to treat life-threatening brain aneurysms and vascular malformations in the brain. “There are so many patients engrained in my mind. Those that are younger you remember more, because the life-saving procedures make a bigger impact, they now have so much of their lives ahead of them,” she says. Her impressive and long list of medical interests and qualifications includes an advanced specialist fellowship in Diagnostic and Interventional Neuroradiology at the world famous Mt Sinai Medical Center in New York City.

MATEY MEMORIAL, SURFERS PARADISE You may have unknowingly had a selfie with this little guy but as a Gold Coast local, you should get familiar with Matey, the homeless dog who called the streets of Surfers Paradise home for over 12 years. He was a true Gold Coast icon befriending many tourists and locals as a loyal companion. Matey was mainly known for walking home revellers from Jim Cavill’s hotel during the 1940s and 1950s. You can find this mascot’s memorial statue in Cavill Park right across from Melba’s in Surfers Paradise.
KIRRA SHELTER SHED, KIRRA Kirra is home to one of the world’s most famous surf breaks, the Kirra Beach Pavilion (also heritage listed) and old school, iconic Gold Coast fibro beach shacks. While driving around the headland towards Cooly, you may have noticed the cute little shelter overlooking the ocean. It’s not only a great place to hide from the scorching sun, it’s also got some time on its back, over a century to be precise. Early photos of Kirra beach show the shelter in place by around 1916. The Kirra Shelter Shed makes for a great viewing platform and is the perfect spot to watch whales play out in the ocean.

MAID OF SKER, NERANG Nerang was one of the Gold Coast’s founding suburbs so it’s no surprise a lot of heritage listed sites can be found there. One such site is the Maid of Sker, an old iron paddle steamer built in 1884, lying next to the Nerang River in Bischoff Park. From 1893 to the early 1930s it transported sugar cane and other produce up and down the Albert, Logan and Nerang rivers. The Maid of Sker is a great little history lesson on how things were back in the day.
THE PINK POODLE NEON SIGN, SURFERS PARADISE
The iconic Pink Poodle Motel built in 1967 along the Gold Coast Highway and Fern St drew many tourists (especially honeymooners) to the Gold Coast. One of its standout features in a time of motor travel was the brightly lit neon sign featuring a strutting pink poodle. The motel has since been demolished but the famous sign has been preserved and can now be found close to its original location on Fern Street. Tricky to get a selfie with, the sign has been immortalised on local t-shirt brand, The Undercurrent due to its importance to the Surfers Paradise community.
ST AUGUSTINE’S CHURCH, COOLANGATTA St Augustine’s Church in Cooly is the only church on the Coast resembling the Italian Romanesque style. The building opened in 1926 and was designed by J. P. Donoghue, changing the skyline in Coolangatta with its campanile of 110 feet (33 metres). For the local Catholic community, the church became the focus for both social and spiritual life, and continues to serve that purpose today.
(FORMER) TALLEBUDGERA POST OFFICE, TALLEBUDGERA The old Tallebudgera Post Office is one of the oldest surviving buildings found on the Gold Coast today. It was built in 1878 and operated for almost a century until March 1958. This super cute building consists of a small, single roomed structure with a veranda at the front. It is constructed from timber in the style known as ‘board and batten’. You can find this historic site at 17 Trees Road in Tallebudgera, right next to the veterinary clinic.
Lease Renewals
What action should you take as the owner? We as property managers cannot control everything. If a tenant gets a pet or has a party, we can only take action as the law allows when it becomes known to us but unfortunately we cannot always directly control the actions of others. Tenants moving in and out of properties is a fact of life and owners will experience times without rental income during tenancy changeovers. Always leave a minimum of three to four working days between tenancies. This allows time for thorough “vacate inspections” and minimises conflict in the rush to resolve any identified issues and prepare the property for the next tenants. There are many variables to consider when it comes to lease renewals, however, there are essentially three basic results: 1. Extend the existing fixed-term agreement by agreeing on a new finishing date, or 2. Enter into a new fixed-term agreement, or 3. Do nothing and allow the agreement to revert to a periodic tenancy Many owners prefer tenants to re-sign their fixed-term tenancy agreement on expiry but owners and property managers are unable to force tenants to re-sign. That means we are generally left with only two options: 1. Issue them with two months’ written notice to vacate two months before the lease expires. This means if they don’t or won’t re-sign, another tenant can be sourced as soon as the lease has expired; or 2. Regularly follow the tenant up and ask them to sign a new lease. However, as you are approaching the end of a lease, you should take the time to stop and think. Before falling into the easy option of trying to renew the lease, review the inspection reports that you have compiled over the tenancy and examine the rent payment history. Often a closer look at the documented behaviour of the tenant throughout the lease period might make you change your mind about the worth of keeping them as a tenant. There are also many other variables to consider. You have to consider what are your future intentions are and what are the tenant’s future intentions. For example, you might be considering selling the property in the short term. In Queensland when a fixed-term lease expires the tenants are still bound by all terms of the original lease agreement but the difference is that they can leave with only two weeks’ written notice on a notice of intention to leave (Form 13). This is known as a periodic tenancy. Periodic tenancies are still very common. They may suit an owner who may wish to sell or renovate a property because they are not tied to an expiry date. Alternately, landlords might agree to a periodic tenancy because they may not want to lose the current tenant. In either case, fixed-term or periodic tenancy, the tenant is still on a lease and all the conditions of that lease still apply.
