Where has the year gone? It’s Spring already, the weather is warming up and the Nippers are heading back to the beach. Welcome to the latest edition of Niche - Property and Lifestyle Magazine, which is distributed free to residents of Mermaid Beach, Mermaid Waters and Miami. This magazine is designed to encourage the sense of community that we all enjoy in our sweet part of the Gold Coast. alking into Two Wise Fish, you are met by the smell of fresh seafood and the warm smile of Belinda Gates, Owner and Director of this gorgeous Fish and Chip shop located in Mermaid Waters.

On this particular day, Bel greeted me with a tray ladened with fresh local seafood in hand and a glisten in her eyes, highlighting the passion she has for her shop. I ordered a delicious piece of grilled salmon with a Greek salad and sweet potato chips and sat at one of the tables inside out of the cold. Bel joined me and after catching up, we spoke of our families and she told me about her youngest son Zavier and a conversation she had recently with him. Zavier had found an old newspaper article about his grandfather from the 1940s. “He actually asked me if my grandfather was like Steve Erwin!” said Belinda, laughing as she recalled the conversation. “And I suppose he was in a way.” “All of his fishing boats had rifles on board as crocodiles would get caught in his nets trying to steal the barramundi. Back then they weren’t protected so fishermen were allowed to shoot the crocs, after all, if they couldn’t catch fish, they couldn’t feed their families.” “Of course, Zavier didn’t really like to hear this and I don’t blame him! It sounds terrible! But that’s how it was back then. I was able to rest his mind thankfully, knowing that things changed and he stopped shooting.” I couldn’t help but ask what changed his mind on shooting crocs.


“It’s a great story actually” Bel relays. He was actually approached by Reg Ansett (who owned the Ansett airline!) and Eric Worrell who was quite a renowned Australian naturalist and herpetologist. They both had a huge interest in crocodiles and reptiles. Worrell had started the Australian Reptile Park and played a huge role in developing Anti Venom. “Anyway!, Reg Ward (my grandfather) was well known for jumping in the water and wrestling a croc or two to save his nets, so they used his knowledge of The Cape to travel up and catch a croc to take back to Sydney for further research. “Zav was so fascinated by the story he wanted more, asking me about the article in the newspaper. You see, Reg was one of the first fishermen to really overcome the isolation of being a fisherman in the far north. He would use Homing Pigeons to communicate with home, letting the family know where they were and what they were catching. The message would be tied to the bird and then they could make arrangements for the disposal of the catch when he arrived home. Very high tech!” she says laughing. “It was then that he says to me “So there really IS a lot of Wisdom in Two Wise Fish then?” and I just smiled…” Come and visit Two Wise Fish and see what all the fuss is about!

Buying investment property Property investment is a proven method of building long-term wealth. Do not expect to become a multi-millionaire overnight, but if you are patient and smart, your individual position should improve. You should consider property investment as a medium to long-term strategy. However, you need to be aware that there can be some short-term challenges associated with property investment. You should always consult professionals in their fields such as lawyers, accountants, and other professionals for advice to suit your individual circumstances. The first question to ask yourself is whether you can really afford it. You need to understand and factor in all the expenses of buying and owning properties. This includes stamp duties, body corporate fees, council rates, water bills, land taxes, real estate commissions, maintenance costs, legal fees, finance and insurance costs or unexpected or prolonged vacancies. You do not want to be forced to sell your property because you did not anticipate some of the costs involved in property investments. Secondly, you need to set some goals. You need to look at both long-term and short-term objectives. In the short term, are you intending to invest in property with the intention of negatively gearing or are you investing to create a positive income stream? Negative gearing means that your costs of owning a rental property outweighs the revenue it generates. You can use this loss to reduce your current tax liabilities in the hope of generating wealth through capital gains. Positive gearing means you are earning more from rental properties than they are costing you. I strongly recommend that you get professional advice before you take the leap into buying investment properties. Thirdly, get your finances in order before you to start looking for a suitable property. There’s nothing worse than missing out on an ideal property simply because you weren’t ready to act. Then there’s the pain and suffering associated with realising that you have wasted your time and effort investigating properties that you simply cannot afford. Make sure you factor in future changes in the economy, changes in the interest rates, potential changes in your personal income, ongoing maintenance, potential tax implications and insurances. Always seek advice from an accountant regarding your own personal tax position.
