Hendersons to kick off summer auctions The Gold Coast’s annual summer real estate auction season will kick off in January with the team from John Henderson Professionals Mermaid Beach being the first to announce the date of their annual sales frenzy. The Mermaid Beach and Miami team has scheduled their ‘Hot Summer Auction Event’ to be held at the Mermaid Beach Bowls Club on January 21. John Henderson Professionals Mermaid Beach principal Andrew Henderson said his team’s January 21 auction would set the tone for the real estate market for 2020. “The real estate market on the Gold Coast improved significantly during the second half of 2019 and we are hoping our Hot Summer Auction Event will kick off 2020 strongly,’’ he said. “We are only one month out from the event still and we are still in the process of finalising the listings for the auction.”

Mr Henderson said the agency had enjoyed incredible success in its large-scale auctions, which the company had been running since January 2013. “At most of our auction events, which we hold three times a year, we have enjoyed clearance rates of between 80 per cent and 100 per cent,” said Mr Henderson. “We can proudly say they are a very effective and efficient way for vendors to sell their properties and provide potential purchasers with a wide range of properties to tempt them.”

Mermaid nippers celebrate carnival win NIPPERS from the Mermaid Beach Surf Life Saving Club have continued their winning run after emerging victorious in a battle with two of their closest rivals. More than 300 nippers took part in the annual John Henderson MNM Carnival, which involves competitors from Mermaid Beach, Nobby Beach and Miami surf life saving clubs. The nippers competed in beach flags, board paddling, swimming and beach sprints with the Mermaid crew edging out their rivals on points. Despite brave performances from Miami and Nobby Beach competitors, Mermaid Beach dominated the competition to claim the John Henderson trophy.

MIAMI The trophy is named in the honour of real estate stalwart John Henderson, whose family business John Henderson Professionals Mermaid Beach is the major sponsor of all three clubs and has contributed more than $1 million to them. Agency director Luke Henderson said the clubs were fighting for local bragging rights. Mr Henderson said it was a privilege to sponsor the competition and it was always exciting to watch the competition unfold. “Our family has a strong history with the three surf clubs with my brother Luke and I competing for Nobby Beach when we were young and our family business has been sponsoring them out of our own pockets for more than 20 years now,’’ he said.

Interest-only loans versus principal and interest loans

When it comes to property investing, most investors prefer interest-only loans to minimise their out-of-pocket costs. With these types of loans, the principal loan amount never reduces. However, buyers need to be aware that banks sometimes start insisting that borrowers begin paying down their principal after a handful of years. Interest-only loans come in two forms – interest in advance and interest in arrears. Interest-in-advance loans often require repayments for an entire year to be paid before 30 June. While these loans require the borrowers to find the money to pay the entire year’s payments, it does enable borrowers to claim tax deductions on the interest earlier, which helps to legitimately minimise their taxes. The more traditional interest-inarrears loans are calculated and paid monthly. Seek your accountant’s advice to determine which type of loan suits your circumstances best.

As the holiday season approaches, it’s easy to be distracted from your financial goals. But this is actually the perfect time to put a few simple plans in place for a positive start to the New Year.

ew Year’s resolutions have a bad reputation, and for good reason. So let’s agree up front that we won’t think of financial preparations for the New Year as “resolutions”. Instead this is a great opportunity to set things in order, regroup and look back to ensure things are on track, and of course to re-balance and plan for the year ahead. Best practice around reviewing your finances for the New Year begins with a calculation of your net worth. Save this somewhere so it’s easily accessible next year, and you’ll have a simple and effective way to measure your progress against a set goal. Include all of your assets (property, cash etc) and liabilities to calculate a final figure. Next, pick a couple of items from your financial portfolio, whether they be credit card or mortgage, superannuation accounts or insurance policies etc, and do some research to find out whether you’re getting the best possible deal. Interest rates, fees and risk profiles should be checked at least every few years for each of your accounts. Just as compound interest can be enormously effective over time, so too higher fees and costs can result in far less wealth at the end of your investment period. Spend some time getting to know your investments. How much is in your super? How is it invested? Are you on target to achieve your final goal? What difference could you make by re-balancing certain investments? Ask questions and seek clear and relevant answers as if you’re looking after the world’s most important retirement nest egg …because you are!

Then, depending on your stage of life: Up to 40 years old • Consider maximising the effects of compound interest and perhaps even saving a little tax by salary sacrificing a small amount – perhaps $20 to $50 a week – into your super. A little now adds up to a lot later. Be wary not to exceed contributions caps though. • Check that your investments are allocated correctly to match your risk profile and the fact that you have several decades to ride out any market turbulence. • Analyse your insurance needs and check you have the correct levels of cover. S

o its that time of year again. Where we have all indulged in on all our guilty pleasures. Had 3 lunches in one day and feel as if hibernation isn’t that unrealistic for even us as humans. The festive season is such an incredible time of year and for most of us is a great excuse to leave all our good habits behind and let our hair down a little. Even being an exercise physiologist I think it is so important to still have these days, and get involved in these events! The only issue is the amount of time it takes for us to come out of them! With all my clients I stress to them the importance of a follow up appointment ASAP after the Christmas new years period just to ensure that the festive week doesn’t turn into 2,3,4 a month!! Haha The next big hot topic around this time of year is all the fantastic new years revolutions! How we are going to shred the 10kg we put on in the last week in 3 days and be competing with body building 3 days after that! It never ceases to amazing the amount of wonderful intentions that comes out of a singular date but what amazes me more is how many of these intentions fall by the wayside. So below I am going to break down 3 extremely easy tips that will help us control our weight (seems to be the most talked about) after the silly season or any time throughout the year. It is all about the TREND! The trend in your weight (is it going down or up or staying the same) is the most important information that you could possibly work out. And it is as simple as asking yourself the question and knowing what your weight is up to. PLEASE NOTE, I have not told you to fixate on the number, to be honest I don’t even care about the number what I care about is if it is moving in the direction you want it to be moving? The next step is making this happen: Energy output is one side of this simple yet difficult equation. If you want your weight trend to decrease at a faster rate, simply move more. The easiest and cheapest way to keep and eye on this is through a step counter. If you have a phone that was build in the last 4 years chances

are it has a free app that is already on your phone or there is plenty you can download from the app store. Simply make sure that your steps, on average, this week, is more then last weeks. It is literally that simple. The greater the difference the greater output difference you have created. Energy input is the other side of the simple yet difficult equation. If you want a drastic change in your weight trend, my advice is making changes in both your output by the advice above and the input by simply consuming less calories/ food. If your not requiring a drastic change and your looking for weight loss, just focus on the output (as this has a whole heap of other health benefits) if your looking for weight gain, well obviously you need to resistance train, but also ensure your intake goes up. I know this seems incredibly simple but simple steps and getting a win on the board is an easy way to start to develop good habits, routines and ultimately mindset. And THIS is the most important recipe to gain success!!
