Welcome to the latest edition of of Niche Property and Lifestyle Magazine, which is distributed free to residents of the Gold Coast suburbs of Mermaid Beach, Mermaid Waters and Miami. It’s amazing to me how popular this little magazine has become. We started Niche nearly two years ago and in that time it has grown from strength to strength. People in our patch of the Gold Coast love it and I am often stopped in the street by people who mention the articles they have read in the magazine. I think the reason why this magazine works is because we have a pretty strong community in the Mermaid-Miami region. It’s a great little community who enjoys living in the best spot in Australia. Even in winter, for Mermaid Beach, Mermaid Waters and Miami, this is always a busy time of year and this year looks like being a bumper season for our property sellers.

TWO IMPORTANT QUESTIONS TO ASK YOUR PROPERTY MANAGER An excerpt from Andrew Henderson’s Property Investment Book ‘Property Management in Queensland – An Investors Guide’ What level of training do you have?

What is the level of your rental arrears?

“Train people well enough so they can leave, treat them well enough so they don't want to. If you look after your staff, they'll look after your customers. It's that simple.” – Richard Branson

Another question you should be asking of a potential property manager is what the percentage of rental arrears the company presently has. You also need to discover what their policy is in relation to rent arears. If the rent is not received it cannot be paid to you at the end of the month. This is money you cannot use to repay your loans, pay for maintenance, rates, body corporate fees etc. Instead, you will have to find the money from other sources. A good property management company should have arrears of more than three days at less than 2%.

Property management is constantly changing. It seems legislation regulating the industry at all three levels of government is forever being updated or modified. It has been said that Governments love introducing new legislation and property management has seen avalanche upon avalanche of new legislation in the past decades. Most of that legislation has been in the favour of tenants. Social norms have also changed significantly and tenants are becoming more and more litigious. A good property manager knows all aspects of the industry. They must be able to create and interpret reports, including financial reports, and stay upto-date on all of the laws relating to property ownership, landlord/tenants and other real estaterelated regulations. Before you appoint property managers, you should find out how often the property management team receives training. If you discover they don’t receive training regularly, find another company. Property managers who are not up-to-date with regulations could end up costing you a lot of money.

Under Government legislation you cannot charge tenants any penalties if they are late with their rent. It is only after the 8th day that the tenants are in arrears that you can issue a “Notice to Remedy”. Personally, I think this is unfair on landlords. If a property owner is late paying council rates, they are hit with penalties. This should be high on your priority list when you are considering whether or not you are going to buy an investment property and choosing a property manager. Egg freezing is a method of storing a woman’s unfertilised eggs to allowing her to try to conceive at a later date. It may be seen as a way of preserving the possibility of fertility for women who are not in a position to become pregnant straight away, or whose fertility is at risk for medical reasons such as cancer treatment. Frozen eggs may be stored for many years without significant deterioration. When the woman is ready to use her eggs, they are warmed, and then fertilised with sperm. The aim is for the fertilised egg to develop into an embryo, which can then be transferred to the woman’s uterus giving a chance of pregnancy. It’s a known fact that as women age, their egg health declines. From 35 years old, every month your chances of getting pregnant grow slimmer, Gynaecologist, Dr Miriam Lee states. “A woman’s fertility declines from age 35, and then from her 40s, this can be as low as 10% chance of falling pregnant each menstrual cycle.” Dr Lee explains. “But there is hope! Technology allows women to harvest their eggs and store them for late use. 140 YEARS AND GOING STRONG! The Royal Queensland Show (Ekka) is Queensland’s largest annual event. Held over 10 full days (11-20 August 2017), Ekka showcases life and achievements in the Sunshine State, bringing visitors from across Queensland and Australia to the heart of Brisbane. This year marks the 140th show, and more than 400,000 people are expected to come together to celebrate Queensland’s most loved annual event. The Ekka is celebrating this milestone by introducing for the first time the half price Twilight ticket and the early children’s fireworks show at 6pm each evening. RNA Chief Executive Brendan Christou said the 140th anniversary was an opportunity to thank Queenslanders for their support of the show. “The Ekka is the people’s show and this year we are celebrating its 140th anniversary by giving back to the people who have made the show what it is today,” he said. “Two of the most popular Ekka attractions are the night show and our great food options; the new Twilight Ticket means people can come to Ekka from 6pm till late and enjoy the show for half price. “Foodies can come straight from work and enjoy an award-winning meal and quality live entertainment in our food pavilions which will open until late for the first time. Families can come after school for dinner, watch the night show and enjoy a few more hours of fun at sideshow and showbags.”


Mr Christou said the half price Twilight Ticket in addition to the return of the historic discounts introduced last year – the two-day pass and the hugely popular two-for-one Super Ride Tuesdayand Super Food Sunday – will deliver the most discounts ever offered at Ekka. “On average a family of four spends 8 hours at the show – that’s under just $3 each per hour,’’ he said. Tickets are 15 per cent off online up until Ekka eve and remain the same price as last year for the 10 days of show if you buy online. Mr Christou said over the past 140 years more than 30 million people have attended the show, making family traditions and childhood memories to pass down through generations. “An exciting new event at Ekka this year sure to create new traditions and memories will be the first ever early fireworks show in the Main Arena at 6pm,’’ he said. “The introduction of the early fireworks means that kids won’t have to wait up past their bedtime to see spectacular fireworks light up the Ekka sky.” The Ekka showcases the best of Queensland with animal competitions, award-winning food and wine, live entertainment, carnival fun, family shopping, educational activities and much more. Miami revealed as best performing suburb

Miami has emerged as the suburb with the fastest rising housing prices on the Gold Coast over the past five years. The median price of houses in the suburb, which neighbours exclusive Mermaid Beach and the everpopular Burleigh Heads, has jumped 60 per cent during the past five years according to the Real Estate Institute of Queensland’s latest Queensland Market Monitor report. While the median price for houses on the Gold Coast has risen 26 per cent from $462,500 to $585,000 during the past five years, the values in Miami have jumped from $455,000 to $730,000 in the same period. The next best performing suburbs on the Gold Coast were Broadbeach Waters, with a 56.9 per cent gain and Clear Island Waters, which recorded a 54.5 per cent rise. John Henderson Professional Mermaid Beach principal Andrew Henderson said demand for homes in Miami had been running high and the supply of homes available on the market was limited. “During the March quarter, only 19 homes changed hands in Miami and the REIQ did not release a quarterly median price because the data would not have been reliable,’’ said Mr Henderson.

“These results show that vendors are resisting the temptation to put homes on the market while prices are rising so strongly. “However, I would suggest that this is exactly the time they should consider selling their homes because the current demand will not last forever.” Mr Henderson said he was not surprised that Miami had topped the list of best performing suburbs on the Gold Coast over the past five years. ““I think that five years ago Miami would have been considered one of the great under-rated suburbs of the Gold Coast’’ he said. “It sits on the beachfront in the heart of the city, right beside Mermaid Beach, one of the most prestigious suburbs the city on the Coast and yet many people overlooked it as a potential suburb to call their home. “However, this perception is has certainly changed.” During the past five years the Gold Coast’s median house price grew 26.5 per cent, making it the strongest performing house market in Queensland.

T

he increase in sand will increase the city’s protection from storm events that have historically caused big problems over the last few decades. These include tropical cyclone Oswald in 2013. On the Gold Coast, buildings and infrastructure have historically been developed close to the coastline where they’re not only regularly impacted by erosion, but also restrict the natural process of the beach rebuilding itself after storms. Natural sand movement alone will not guarantee the long term protection of Gold Coast Beaches and intervention is required if we are to have sandy beaches along the coastline into the future. Enhancing the resilience of Gold Coast beaches to withstand storm events is the number one objective of this project. That’s not to say surfing has been forgotten, thanks to the Gold Cost Surf Management Plan this project will consider surfing outcomes too. The way the sand is placed in the surf zone is being designed to replicate natural bar formations or ‘patterns’, to maintain or enhance surfing conditions. Over time, this method will naturally build up the beach as waves move the sand onshore. Successful nourishment has previously been undertaken on the Gold Coast in the late 1980s early 1990s; and now in 2017. There is more information about Gold Coast beaches than ever before thanks to extensive research and improved technology. Engineers have studied coastal data from wave buoys, beach surveys, camera monitoring and computer modelling. Using this data, real-time wave conditions can inform flexible sand placement patterns which is important when dealing with the Gold Coast’s dynamic coastal environment.

Light rail planning advances further

Planning to extend the Gold Coast’s light rail system from Broadbeach through Mermaid Beach and Miami to Burleigh Heads is advancing quickly. The $600 million extension of the light rail from Broadbeach to Burleigh will be a major bonus for residents of our region of the Gold Coast when it is completed. The 7km track will follow the Gold Coast Highway through Mermaid Beach and Miami before terminating in Burleigh Heads at a yet to be determined location. The plan would involve the construction of seven new stations in Mermaid Beach, Miami and Burleigh Heads but the exact locations are yet to be announced. Under the guidelines, the guidelines, the stations would be located between 700m and 1100m apart and the journey time from Broadbeach to Burleigh Heads is estimated to take 17 minutes. The Gold Coast City Council has already spent $1.4 million investigating the route and in its 2017 Budget allocated another $5 million to fund the planning of the route. No funds have been committed by any level of government for the actual construction but Mayor Tom Tate has said public that he hopes construction will begin in 2020.
