We are quickly approaching the end of the year and what a year it’s been! The Ray White Mian Group have seen unprecedented success this year, particularly with our Auctions. Our Group’s auction clearance rate has been over 80%, and our recent auctions at the Sheraton Mirage saw many properties sell under the hammer. However, Spring is always a popular time to sell! Update on the property market

Recently, we have seen house prices plateauing, however demand remains very strong across the Gold Coast. Indeed, properties are selling quickly, with the influx of both interstate and international enquiries.

Right now, there’s a lot of public commentary surrounding the 2032 Olympics and Paralympics.

To put the record straight – our Council supports the 2032 Olympics and Paralympics for the South East Queensland region, but our support is built around ensuring we maximise any legacy outcomes from the 21-day event. Global events like this come and go – we want legacy outcomes for generations ahead.

To me, legacy outcomes must be improved roads, improved public transport, improved airport links, improved community pride including volunteering, improved public safety programs and improved sporting infrastructure.

Ratepayers rightly are focusing on today, not a decade ahead so our Council must work on the immediate issues facing every Gold Coaster.

That is – traffic, improved public transport, better cycleways for our residents, new community venues and protecting our green space.

These are the issues that matter to everyday Gold Coasters and this is where we are focusing our $1.7 billion annual budget.

The recent City Budget puts a huge focus on safety, transport and new community venues. These include more CCTV cameras, a rebuilt Palm Beach Aquatic Centre, new Albert Waterways Centre at Broadbeach and a trial of 100 new daily bus services all over the northern Gold Coast.

I don’t want residents to think we have taken our ‘eyes off the ball’ when it comes to the issues that matter. The Olympics is a huge coup, but I know locals want us to stick to what really matters right now – and that’s what we are doing.

It is said that the first few seconds are vital when someone is looking at your home.

Photos should be enticing

Ensure the photos in the agents window and on the internet are showcasing your home well. Most buyers start their journey of looking for a new home online so ensure that your home is presentable before the photos are taken.

Curb appeal

Ensure the gardens look neat and tidy, remove weeds, and make sure the grass is mowed. It’s a great idea to spend a few dollars into some bright flower or pot plants to help improve the look of a bland garden bed.

Fix any damage to your home

Fix holes in walls, broken appliances. Find a local handy man in your area to help with this. Ask the advice of your real estate agent before making major changes, such as painting the house or replacing carpets as the expense may not affect the sale price.

Minimise furniture

Having too much furniture in a room will make it feel smaller than it is. If you are unable to remove the furniture to help make the room look more spacious then place the furniture in the garage or better still hire a storage shed.

Declutter

This enables the prospective buyer to step back and imagine themselves in the home and not be distracted from your items. Put the clutter in the garage, it’s better to have a tidy living room than a tidy garage, the living room will sell

the home more than the garage. Clean everything off the benchtops to help make the kitchen look spacious. Remove all ornaments off surfaces and keep just one item on each. Whilst it does give a very minimal look it makes the room look more appealing. Too many pictures on the wall can clutter a space making the room feel smaller

Cleanliness

You want to show your house at its best, clean the floors, pick up any mess, wipe benches etc. But also ensure the bathrooms are tidy, no toothpaste in the sink, hair over the vanity, lotions in cabinets etc. Wash windows & dust blinds, dust skirting boards & clean light switches, walls and the oven. Have carpets steam cleaned and clean tiled areas.

The house needs to be fresh and inviting, it’s very important to do your best to eliminate any odours from pets or cigarettes.

Decor

Place some nice cushions and throws in living areas and bedrooms. Flowers and greenery are a nice touch to brighten up any room within the home.

Tourism Minister Stirling Hinchliffe said the Pacific Airshow would land a significant place on the It’s Live! in Queensland events calendar.

“We know the high-altitude spectacle of air shows of this calibre attract huge numbers of domestic visitors in the United States,” Mr Hinchliffe said.

“That’s why the Queensland Government is backing the Pacific Airshow’s Gold Coast debut. “When interstate and Queensland visitors land on the Gold Coast for big events, they support local jobs and the region’s tourism economy. Significant events like Pacific Airshow Gold Coast are also a perfect opportunity to book an extended stay to explore more of Australia’s favourite holiday destination.”

Elliott said Pacific Airshow Huntington Beach, which attracts 3 million visitors each year, has become a national sensation in the United States.

“We wanted to replicate our flagship event at another iconic destination and that journey has led us to one of the most idyllic beaches in the world – the Gold Coast. We are bringing allies together and cementing old and new partnerships through soft diplomacy,” he said.

“We are excited to be working closely with the Australian Defence Force, especially as the inaugural Pacific Airshow Gold Coast will be honouring and recognising Australian Vietnam Veterans’ Day on 18 August 2023, and marking the important date with a tribute to those who have served.”

In 2021, Pacific Airshow Huntington Beach was seen by more than 3 million people on the ground and has become California’s cornerstone autumn event.

Last year the event became the first Airshow to be streamed live on Hulu, the United States most popular streaming service owned by Disney and reached millions of viewers.

The 2019 Airshow contributed more than US$3.4 million in tax revenue to the City of Huntington Beach alone, with US$68 million in direct spending and an overall economic impact of more than US$105 million to the host city, according to an independent report prepared by Destination Analysts.

Pacific Airshow Gold Coast is expected to generate comparable results in direct spending and economic benefit for the Gold Coast, making it one of the nation’s biggest entertainment and lifestyle events.

The Airshow is the result of more than three year’s planning by Code Four who have worked closely with the Australian Government, City of Gold Coast, Major Events Gold Coast, Tourism and Events Queensland and Australian Defence Force stakeholders to bring this spectacular event to Australia.

Roger Davy , former member of the acclaimed Ten Tenors, has teamed up with musical theatre leading man Adam Bartlett to create TenorUS, playing at Helensvale Cultural Centre two shows 2:00 & 7:00pm

Roger said the idea for TenorUS was born out of a chance meeting with Adam after seeing him star in a community production of Les Miserables.

“I was looking at creating a two tenors show where we perform popular rock tunes but put a classical spin on it,” Roger said.

“Adam was performing the lead role of Jean Valjean. I was so impressed. I gave him my business card and we arranged to meet for a coffee to discuss an idea. The rest, as they say, is history.”

Roger is the manager of Vavachi Entertainment, a company that produces musical experiences for corporate and private functions. He has performed with Opera Australia, and is well-known for his tributes to Phantom of the Opera and Pavarotti.

Adam has starred in South Pacific, The Merry Widow and A Funny Thing Happened on the Way to the Forum. His musical theatre background and Roger’s experience in opera and classical music makes for a winning combination, with TenorUS performing for over two years to sell-out audiences.

This years concerts will feature some of their most requested songs from their EP along with some new songs, including crowd favourites by Andrea Boccelli, Josh Groban, and Queen; this show will also pay tribute to 60s icon Tom Jones and Grammy award-winning Bond themes with songs by Diva's Shirley Bassey and the one and only Adele plus many more...

“We love performing Josh Groban and Andrea Bocelli songs where they have popularised songs and arranged it for classical vocal style,” Roger said.

“We also perform Broadway classics from Phantom of the Opera and Les Miserables.”

TenorUS is set to dazzle the audience at the Gold Coast

“I have performed on many occasions now,” Roger said. “I thought it would suit our demographic and also because we appeal to a small intimate audience, the size of the venue was perfect.

“The show is all about engagement and fun. There’s lots of costume changes as well, so we get our audience singing along.”
