Welcome to our Winter Edition of Northshore Living magazine. Regular readers will notice big changes to this magazine as we have decided to open this publication up to other local businesses and organisations in the area in an effort to provide a more community based magazine, we hope you enjoy the read. 2019 has delivered some amazing outcomes already. Heading into the first part of the year with the national election looming, many believed that the market would slow, (as history has proved over the years), and that the forecast change of government would cool the property market further. Nothing could be further from the truth however, it seems that media and commentators got this very wrong. In actual fact we have had exceptional real estate sales volume, and this went right up to election day. Then we had the “surprise" result with what seems to be an overwhelming vote for status quo for the incumbent government, this has immediately invigorated the real estate market both locally and nationally. The end of the financial year looms, and we have our annual Auction event scheduled for the 25th June 2019 at our Auction Rooms at Ray White Sovereign Islands. We look forward to hosting this event and have a number of great properties lined up already, whether it is investment, 1st homes, or waterfront properties, we will have something for everyone. Market Overview. With the “surprise” election result, together with the re-alignment of the “Official Cash Rate" to record low levels, (and predictions of further reductions), it seems that the Gold Coast may benefit from lagging behind the major centres in regard to price falls and demand. These larger Australian cities have seen sustained drop in residential real estate value and lower volumes of sales for more than 1 year now, the Gold Coast by contrast has only seen modest re-alignment, again only in certain locations. Using the official cash rate “The Reserve Bank of Australia" (RBA) influence retail mortgage rate's, and the Australian Prudential Regulation Authority (APRA), who are charged with overseeing the banking and insurance industries control at what levels the banks can lend to residential mortgages. Both of these bodies have reacted swiftly (in political terms) to the national real estate market with APRA reassessing and relieving borrowing criteria. The Government’s $500 million guarantee for deposits less than 20% for new home buyers should certainly invigorate that market as well. The scheme will allow for first home buyers to enter the home market earlier with 5% deposits and not having to find the mortgage insurance inclusion ($10,000 to $15,000 in some circumstances). Combine this with the APRA changes, it should mean that with record low interest rates, better borrowing power, and less cash required upfront, the first home market should see a marked increase in volume in the coming years. And as we know, demand in this area will put pressure on existing home prices into the future. So we have gone from an insecure “near future" at the start of 2019 in regards to house pricing, to a very positive and comfortable outlook. Now is the time to be making real estate decisions, the market has changed and it is vital that you know what your property is worth in todays market.
