Winter Selling Season Fires Up
T
he combination of improving economic conditions and low interest rates has continued to support consumer confidence which, in turn, continues to create persistently strong demand for properties in our local market. The media keeps reporting that supply remains well below average and this imbalance between demand and supply is continuing to create urgency among buyers, contributing to the upwards pressure on the area’s property prices. Our new listing authorities are firmly up on a year ago and our total stock on market fluctuates with the speed of buyer response. One metric that has eased slightly is open home attendance from its peak in March however we are still recording upwards of 100 plus attendees at some properties during their campaigns which is incredible as we move deeper into the winter selling season. Our auction results continue to defy gravity with out of this world results. We have been experiencing record prices under auction conditions for properties across all sectors of the market. For Ray White as a whole, across Australia and New Zealand, we had 3,800 auctions booked — an all time best result! Of those 74 per cent cleared under the hammer, while 20 per cent sold prior to the auction. Registered bidders remain at five per lot, with at least three active bidders at each auction. We are so proud of the fact that we have active bidding on 90 per cent of all auctions and our data shows that our vendors receive on average almost 12 per cent more accepting their highest offer prior to going to auction. That’s been a consistent trend set by Ray White agents all year. This time a year ago many pundits in the media were making bold predictions about the future of house prices and the industry. It has always been our job to communicate what is happening now and to highlight all the activities taking place. As the Northern Gold Coast real estate market continues to surge, many property owners have questions about what has and has not changed in the way in which properties are being marketed in the current environment. Without a doubt, now is a good time to market your property for sale. The year 2021 has shown us we have adapted to ever changing conditions and are safely and effectively paving the way for hundreds of our property owners to take advantage of some of the strongest selling conditions ever seen on the Northern Gold Coast.

So, what is driving this unprecedented price growth? Simply put, we are selling more properties than we are listing. What impact does this have? It is taking less time for properties to sell and given the sustained levels of record demand, property prices are pressured to rise. We continue to pivot and successfully adapt our processes in order to safely fulfil the needs of our customers in the current environment. The process of selling has changed a little, yet our activity and results over the past few months has shown that these processes are working very effectively. Real estate markets are driven by a number of factors; however, the two basic fundamentals of supply (the number of total properties for sale) and demand (the number of buyers active in the marketplace) play a significant role in establishing market conditions that favour sellers or buyers. In general terms, when supply is low and demand is high, these conditions are favourable for sellers. Conversely, when supply is high and demand is low, these conditions are favourable for buyers. So, what are we seeing now? Simply put, we are selling more than we are listing which is creating an undersupply of stock. Combined with sustained levels of unprecedented demand, the property market is firmly favouring those that are looking to sell. On top of this, market fundamentals right now continue to support our clients who are looking to sell. There is a deep buyer pool for sellers to take advantage of right now. Our question remains, “What are you waiting for?”

5 WAYS YOU CAN CONTRIBUTE TO YOUR SUPER AND POTENTIALLY, SAVE TAX AT THE SAME TIME. Even small sums of additional money contributed to your super over your lifetime can make a huge impact on your lifestyle in retirement. Additionally, the potential effect it could have on your individual tax return can be quite appealing.
So here are 5 ways you can contribute to your super and potentially, save tax at the same time. 1. SALARY SACRIFICE Salary sacrifice reduces the income that is taxed at your marginal tax rate. You can sacrifice a portion of your pay, to make contributions. These additional amounts reduce your taxable income, which in turn reduces the amount of tax you pay. These contributions will be taxed at 15%, (inside the superannuation fund) but this could potentially be lower than your marginal tax rate. You will need to talk to your employer about commencing this arrangement. 2. PERSONAL CONTRIBUTIONS You can also make a personal contribution and claim a tax deduction in your personal return. The contributions will be taxed at 15% by your super fund but could be offset by savings in your personal tax return. 3. SPOUSE CONTRIBUTIONS There is also the option of making a spouse contribution. This is where you make a contribution to your spouse’s super fund and you can claim a deduction in your own personal income tax return (subject to certain requirements). 4. UNUSED CONCESSIONAL CONTRIBUTIONS The legislation has changed, which means you can now carry forward any of your unused concessional contribution cap for up to five years.
As long as your total super balance is less than $500,000 prior to 30 June, you can utilise those unused contributions in a future year. Imagine if you were able to use these in a financial year where you had a large capital gain and the difference that it could make to the tax you needed to pay. 5. AFTER-TAX CONTRIBUTIONS You can make after-tax contributions where you don’t claim a deduction, but any income received is segregated within a concessionally taxed environment. As all income received while you are accumulating your super balance is taxed at 15%, rather than your marginal tax rate outside of the superannuation environment. IN SUMMARY Superannuation contributions have the potential to be a two-for-one offer. You may be able to reduce your taxable income and save money towards your retirement in a concessionally taxed environment. Also recently unveiled by the Lexus brand was the Lexus LF Z – a concept (although, almost production ready), full battery electric vehicle. This high-performance ultraluxury electric vehicle is slated for a circa 2025 release; however, a number of the concept features will surely begin to appear on some of the range in the meantime.
