Welcome to the 2021 Spring Edition of the “Northshore Living Magazine” 2021 property market - “It just keeps getting stronger” As previously commented upon in the preceding editions of the Northshore Living Magazine this year, 2021 has provided some extraordinary results for our local markets. Spring signals the start of our traditional busy listing and selling programs right through to Christmas, and it seems that the market is picking up even more momentum as this year progresses. This is no doubt fuelled by the widespread lockdowns that have blighted both Victoria and New South Wales this year and the overwhelming desire for a (larger than normal) number of families who are in turn planning their exodus from those southern states to South East Queensland.

The numbers. In the last financial year (20/21), the Ray White Runaway Bay Group achieved a staggering “$560 Million” in property sales, right here in the northern Gold Coast. And whilst the new financial year (21/22) has only just started we have already rolled over the “$150 Million” mark in property sales value with over 145 properties sold, and we can see no apparent drop in demand for property in the mid term to suggest that this market will change its current trajectory. With the extra demand from interstate, and our very strong local buying market, many property owners have been able to realize terrific gains. We are seeing many of our clients using this momentum to upsize (using fast gained equity to leverage into more expensive homes), and downsize (putting sizable money aside and moving to smaller newer homes). As Mayor, I urge every Gold Coaster to “think local’’ and choose to support their local businesses - however possible.

We all hope 2022 will be a year where we learn to ‘live with Covid’ and the country has hit the 70-plus percent vaccination rates.

Right now, there are amazing deals right across the coast. To support this, Council recently introduced a $3 million Play Money campaign to help stimulate the local economy.

Once we are at that level, the Federal Government is rightly looking to open up our country so we can learn to live with this virus and rebuild our economies.

As summer approaches and people start to think about short holidays, time away from work and importantly, time with the family, I ask that we all look to buy local. Please plan a short-stay holiday at one of our amazing local resorts, shout the kids fish ‘n chips at a local business or take a day out to enjoy our theme parks, broad water experiences, hinterland trails and adventure rides. Also recently unveiled by the Lexus brand was the Lexus LF Z – a concept (although, almost production ready), full battery electric vehicle. This high-performance ultraluxury electric vehicle is slated for a circa 2025 release; however, a number of the concept features will surely begin to appear on some of the range in the meantime. Locally our infrastructure is being put in to place to support the release of the Full Electric Lexus UX300E later this year, which will include charging stations in our carpark, workshop and showroom. The reality of the roll out of full electric vehicles is becoming very apparent … it is no longer somewhere down the track, it is now. I certainly look forward to a Full Electric Vehicle’s seamless drive and performance with Lexus renowned build quality and attention to detail, as well the aftersales service that is second to none. The Gold Coast is certainly pumping again, with so many new people arriving from interstate and overseas to begin their new lives here and why not? 5 WAYS YOU CAN CONTRIBUTE TO YOUR SUPER AND POTENTIALLY, SAVE TAX AT THE SAME TIME. Even small sums of additional money contributed to your super over your lifetime can make a huge impact on your lifestyle in retirement. Additionally, the potential effect it could have on your individual tax return can be quite appealing.

So here are 5 ways you can contribute to your super and potentially, save tax at the same time. 1. SALARY SACRIFICE Salary sacrifice reduces the income that is taxed at your marginal tax rate. You can sacrifice a portion of your pay, to make contributions. These additional amounts reduce your taxable income, which in turn reduces the amount of tax you pay. These contributions will be taxed at 15%, (inside the superannuation fund) but this could potentially be lower than your marginal tax rate. You will need to talk to your employer about commencing this arrangement. 2. PERSONAL CONTRIBUTIONS You can also make a personal contribution and claim a tax deduction in your personal return. The contributions will be taxed at 15% by your super fund but could be offset by savings in your personal tax return. 3. SPOUSE CONTRIBUTIONS There is also the option of making a spouse contribution. This is where you make a contribution to your spouse’s super fund and you can claim a deduction in your own personal income tax return (subject to certain requirements). 4. UNUSED CONCESSIONAL CONTRIBUTIONS The legislation has changed, which means you can now carry forward any of your unused concessional contribution cap for up to five years.

As long as your total super balance is less than $500,000 prior to 30 June, you can utilise those unused contributions in a future year. Imagine if you were able to use these in a financial year where you had a large capital gain and the difference that it could make to the tax you needed to pay. 5. AFTER-TAX CONTRIBUTIONS You can make after-tax contributions where you don’t claim a deduction, but any income received is segregated within a concessionally taxed environment. As all income received while you are accumulating your super balance is taxed at 15%, rather than your marginal tax rate outside of the superannuation environment. IN SUMMARY Superannuation contributions have the potential to be a two-for-one offer. You may be able to reduce your taxable income and save money towards your retirement in a concessionally taxed environment.
