WELCOMING 2022 Address from Principal, Ali Mian We are almost a quarter of the way through 2022 and what a year it has been already. With interests’ rates at an all-time low and properties selling before they even hit the market, there is no doubt that the property market is booming! Although we have seen arguments that the property market is bound to crash, I personally counteract those concerns. We have seen an influx of interstate and international inquiry, due to the Australian borders opening for the first time since the Covid-19 pandemic began in 2020. Also, having been in the real estate industry for over 20 years myself, I can confirm

that this recent financial year has seen an unprecedented sale volume; so, I anticipate a continuation of this. This means that there is no better time to sell your property, with prospective, genuine buyers registered and waiting to buy. The Ray White Mian Group continues to dominate the Northern Gold Coast and has sold in excess of $600 million in the recent financial year. In the last 60 days alone, our Group have accrued approximately $130 million in sales. Covering all corners of the Northern Gold Coast, we have been consistently selling prior to auction at alltime high, record prices. Changes with Covid-19? With Covid has come a lot of changes but most notably there has been a shift towards more frequently utilising social media platforms but also towards virtual inspections, video open homes and video calls. A

s our city learns to ‘live with Covid’, I have one message I hope all Gold Coasters can continue to take on board throughout 2022: that is, buy local. Our 70,000 registered small businesses have done it tough for two years. Sadly, we have lost some great commercial enterprises through the ravages of this global health pandemic. As we all know, Covid-19 has been both a health – and economic - pandemic. Supporting small businesses has such a flow-on effect for families, staff and our city in general. Council has again refined its own Buy Local policy to ensure that wherever possible, we are awarding contracts for goods and services to local firms. If everyone can just take a few seconds to think about the purchases they make throughout 2022 and adopt a ‘buy local’ mentality wherever possible, it will mean hundreds of millions of extra dollars through our local economy. he impact of the COVID19 pandemic has effected every aspect of our daily lives. Unfortunately, the cost of personal insurance has also taken a hit. Unbeknown to most people who hold a personal insurance policy (especially if the policy is held within super), the effects of the pandemic have forced nearly all major insurers to reprice their premiums. According to representatives of some of Australia’s major insurers, the main cause for the upshift in premiums has been the elevated number of claims made during the early stages of the pandemic.

In this article, I’ll briefly discuss a couple of aspects of your Life, Total and Permanent Disability (TPD), trauma and Income Protection (IP) insurances that may help you combat the increase in premiums. CPI INDEXATION Do you need a policy with CPI indexation? You may notice on your yearly policy statement the cover or benefit amount of your policy increases each year. This is due to your policy having a CPI indexation option selected. As the name

implies, your cover amount increases in line with CPI, however this also often results in a higher premium. Opting to turn off this feature may reduce your premiums over the long term, however it’s important to understand how much you need to be insured for and if your future coverage will be sufficient without the CPI increase. WAITING PERIOD AND BENEFIT PERIOD ON INCOME PROTECTION (IP) Apart from your monthly benefit, your Income Protection policy will have two other significant components which determine your annual premium these are your waiting periods and your benefit periods. WAITING PERIOD The waiting period on your policy determines how long you must be out of work prior to making a claim. A lower waiting period of 30 days will attract higher premiums than a policy with a 90 or 120 day waiting period. You can increase your waiting period, however you need a plan to cover your income during this time. Options you can rely on in the meantime are personal leave, annual leave and long service benefits. You could also consider your cash reserves, other investments or a redraw facility. BENEFIT PERIOD The benefit period on your policy should reflect your needs and duration of your working life. For example, if your Income Protection policy has a benefit period that

lasts to age 65 and you plan to retire earlier, you can consider reducing this feature to match your retirement plans. Doing so can drastically reduce your premiums allowing you to free up additional cash flow.
