Words from the Principal, Ali Mian We are now halfway through 2022, with this edition of the Northshore magazine marking the end of the financial year for 2021-2022. This financial year has seen astronomical success for the Ray White Mian Group; we sold and settled over $703 million in this financial year alone! Covering all corners of the Northern Gold Coast, we have been consistently selling at all-time high, record prices. Update on the Property Market The Gold Coast market saw an unprecedented sale volume over the past year, with a strong demand for homes across the Coast. Property value has increased, as has the median home price for many areas. Auctions remain a popular method of sale; our Group’s auction clearance rate has been over 70%.

Recently, we have seen an influx of both interstate and international inquiry. This is accredited to the Australian borders opening for the first time since the Covid-19 pandemic began. Also, the Gold Coast continues to experience a strong, and increasing population growth, with many falling in love with the Coast’s beaches, sunny weather, and central location! According to a recent Gold Coast bulletin article by Greg Stolz, it is anticipated that the Gold Coast will experience an increased migration rate, with an expected 200,000 population boom by 2032. This will come as apart of the efforts to prepare the Gold Coast for hosting the 2032 Olympic Games, such as the proposed extension of the light rail system and investments in infrastructure. Changes for Real Estate? Within the last year, there has been many changes, both with Covid-19 but also, with an increasing shift towards employing technology and its tools. For instance, we have seen demands for virtual inspections, open homes and video calls, with many buyers purchasing from oversees and interstate. There has also been an increasing call towards moving auctions into the online arena. Consequently, our Group has been trialing with and directing our focus towards using online mediums, whilst increasing our online engagement, to provide the best results for our clients. Changes for the Ray White Mian Group As many of you may know, our Group has undergone significant changes in the last year. For the first time in over two decades,

he recently-delivered 2022-23 City Budget commits around $400 million to be spent on local businesses. Our council procurement policy is about supporting locals. Local jobs, local services and local goods. I encourage all residents and businesses to “look local’’ when it comes to supporting our economy. Our 71,000 registered small businesses have done it tough for two years and sadly, we have lost some great commercial enterprises through the ravages of Covid. Supporting small businesses has such a flow-on effect for families, staff and our city in general. If everyone can just take a few seconds to think about the purchases they make and adopt a ‘buy local’ mentality wherever possible, it will mean hundreds of millions of extra dollars through our local economy.
