Welcome to our Spring Edition of Northshore Property and Lifestyle. With Spring upon us, we are experiencing warmer temperatures and longer days. This is very welcome after what can only be described as a pretty trying year from a national perspective. So much has happened throughout 2020 so far and we have been lucky on the Gold Coast to have been spared from some of the more serious medical issues other states have experienced. From an economic standpoint, I think we can all be proud of the support shown to local business and enterprise. Even with the dramatic restrictions we encountered initially and the continuing changes to these restrictions, many businesses have been able to get through and are now improving week by week. Our housing market has been nothing short of remarkable, with demand outstripping supply in many instances. Despite the Covid-19 pandemic, our actual "value of sales" numbers of the collective offices of the Ray White Runaway Bay Group is higher than this time last year. (see page 59 for year totals). Who could have predicted that in April. The Real Estate industry is considered an essential service and as a result adapted very quickly to changing circumstances, this has helped sellers and buyers immensely.

The property market in South East Queensland (and Australia) is affected by many factors. These can be fundamental, such as normal cyclical patterns, the broader economy of the country, international lending rates etc. This year we have experienced a more unpredictable situation, as in a global pandemic! National outlook/information can be misleading. There have been reports of slower activity in the larger cities around our country and a drop in property values in those locations. The Gold Coast by contrast has experienced a dramatic increase in enquiry, with one of the biggest growth sectors being Victoria and New South Wales residents wanting to purchase in Queensland. This market has always been an important factor for us, but since the Covid-19 shut downs, the enquiry level and resultant purchases from our southern neighbours is much stronger. The other dilemma is, we have less property on the market than we did this time last year and the overall demand mixed with lower stock levels has put pressure on price. More competition and less property for sale is a recipe for strong property sales as we head towards summer. The recently reintroduced restrictions on gatherings has not seemingly affected this, and we are short of stock to satisfy active buyers. What's your property worth? You should know!

TURTLE NESTING IN FULL SWING

L

ady Elliot Island is a significant nesting location for Green and Loggerhead Turtles. Nesting season normally occurs between November to February, with hatchlings emerging from January to March. Nesting can occur anywhere around the island but the majority of nests have been recorded in the sand dunes in front of the resort and either end of the airstrip. The nesting process can take between 2 - 8 hours depending on the turtle species and how quickly a suitable nesting site is located. If the female turtle considers the nesting site unsuitable, it will move to another location.

MANTA RAYS

L

ady Elliot Island is known as ‘Home of the Manta Ray’ and these giant kites of the sea can be seen feeding around the island throughout the year but aggregate in larger numbers during the winter months. The manta ray is the world’s largest ray, with a wing span of up to seven meters. Manta alfredi, the species found on Lady Elliot island, is known to occur off both the western and eastern Australian coasts. Early data from Project Manta showed that manta rays travel a distance of at least 500km between Lady Elliot Island in Queensland and Byron Bay in New South Wales within few months. Project Manta visit Lady Elliot Island twice a year as part of their multidisciplinary study of manta rays, established in 2007, that aims to provide much needed biological and ecological information on the species in Australian waters. On these expeditions the team will conduct research which includes photographing, observing and recording manta ray behaviour. In the lab, they identify individual

rays from photographs and enter the results in the database. They also collect samples of water and plankton and take oceanographic measurements of water currents, conductivity, temperature, and depth. Photographs and videos of manta rays are particularly needed for this project to be successful. Photos are utilised for photo-identification of manta rays and are integrated in a major photographic database which includes all pictures of manta rays recorded around the Australian coastline.
