MAIN BRAND MARK The proportions, spacing, relative positioning and colour of the brand mark must remain consistent. PAINTING • All painting work is carried out by experienced and registered painting contractors using only quality A.P.A.S. (Australian Paint Approved Scheme) paints. • Galvanised primer and two top coats are used on all external metal surfaces prior to painting where non-colorbond materials are requested. (some builders only include two coats and no galvanised primer). • Only name brand primers, sealers and undercoats are applied to ensure the longevity of all your paint work. • Where full internal wall painting is included, or requested, we use a premium durable, washable acrylic paint. This is part of a three coat paint system which includes applying a solvent based sealer to the plastered walls before two finishing coats of premium washable paint are applied.

• We will also apply an acrylic sealer undercoat to all your ceilings before the application of your ceiling paint to ensure a longer lasting and more even finish. • As a standard inclusion we apply white ceiling paint to any unfinished plasterboard surfaces including walls, even if we aren’t completing your internal painting. • We supply a free colour consultation service as part of your interior design and prestart meetings.
CLIENT LIAISON & CONSTRUCTION SUPERVISORS • Our specialist client liaison team are all experienced in the new home building industry and are always available to answer questions, process any construction variations you may request, and generally advise you on all facets of your homes’ construction. We welcome you to contact us at anytime during the construction of your home, or afterwards, and will deal with your requests openly and process them professionally. • You will be able to discuss your home construction with your client liaison team member as often as you wish. You will receive a regular fortnightly update from our liaison team and you may also wish to attend pre-arranged site meetings with your supervisor during the construction of your home. We do welcome your questions and feedback on your home as it progresses. We see this as an important point of communication in building your home. • Our supervisors are well managed and we don’t overload them with too many homes to build at once. Our supervisors team is supported by senior site construction managers who are onsite (not office-based) to ensure that your construction quality and time frames are achieved. • We manage many of the construction processes for your new home from within our offices such as ordering and scheduling, so that your construction supervisor is free to spend time onsite undertaking quality control checking. • Many of our staff have been with 101 Residential since the first day in 2011, including some of our construction supervisors and valued tradespeople. Some of our construction supervisors and office staff are even registered builders in their own right who choose to work at 101 rather than run their own building companies. • We foster a culture of training and self improvement at 101. All of our staff are currently undertaking extra training and qualifications in their chosen specialties including construction management, LEAN management, quality control systems, and some team members are currently undertaking their builder’s registration certification. BEFORE WE START • The selection of your new home starts with our experienced sales and design consultants who, rather than pushy salespeople, are highly trained professionals employed to give you valuable advice and make your home building journey an enjoyable experience.

• All our sales and design consultants at 101 are comprehensively trained in the unique 101 Residential Customer Service, Design, Sales, and Estimating processes during our extensive fulltime training courses. We don’t allow our new consultants to work with you until they reach our expected standards. Even consultants with prior industry experience are required to complete our training before they can work with you. • Once we have trained our team, they can confidently work with you to make variations to any of our range of homes, or even design you an entirely new home from scratch to your unique requirements. • Many of our clients choose to design their new home from scratch and our team are able to work through all the processes of design, specification, town planning, and estimating on your behalf from our display homes, our modern offices, and even your current home. • To assist you with your home design decisions, we will provide you with professional, easy to follow, design sketches and quotations, so you can clearly see all the dimensions, sizes, inclusions and exclusions before you sign a contract. • We are open and honest about the specification and inclusions of your new home and allow you to fully customise the specifications of your new home during the design phase and also during your prestart and interior design meetings. • Once you have selected a home to build, our documentation starts with a Preliminary Plans Agreement and not directly with a building contract. This means that you will have copies of your plans, addenda and specifications at your disposal before we ask you to sign a building contract. • We will only ask you to sign a Fixed Price Lump Sum Housing Industry Association (HIA) Building Contract for your peace of mind. Some builders will ask you to sign their own contracts. Our contracts are written by an independent body and approved by consumer affairs to provide equity and certainty to both parties. • Naturally, all of our homes include Home Owners Indemnity Insurance for your protection. • A contour feature survey of your lot is completed and an engineer’s inspection report is commissioned for every new home we build. Investigative test holes are dug by the engineer to determine your soil type and identify any possible adverse site conditions before commencement of construction. The engineer will individually design the footings and slab for each home rather than use a one size fits all ‘blanket’ approach. • Prior to siteworks commencing, we will re-peg your building site. This confirms that existing boundary pegs and fences are in the correct locations and ensures that your home will be accurately positioned on the site. This is included in every 101 Residential home and is not a last minute extra cost to you. Some builders charge hundreds of dollars extra for this service even though it is an essential part of the construction process.
SITEWORKS • All 101 Residential siteworkers are independent contractors with experience in building homes in all soil and site types. We utilise a two quote system to achieve the most competitive pricing for you. Other builders own their own siteworks equipment and will not send your plans out for independent competitive quotes. • The sand levels between your home and the fences are intentionally lowered during siteworks, so that when your footings are dug the excess sand can be placed outside of the compacted slab area. This ensures that we will not be placing uncompacted sand under your concrete slab which may affect the structural integrity of your home at a later date. This will also reduce the need to remove a large amount of excess sand at the end of construction which may involve extra costs.
SLAB & FOOTINGS • Before your slab is poured we provide termite protection under the slab. We only use registered and approved treatments and adhere to strict application guidelines. • After completion of your home, an additional treatment is provided around the perimeter of the home with a separate treatment applied under the garage as required by the Building Code of Australia. Some builders do not fully complete this two stage system as standard. A separate guarantee is provided by our independent contractor for your peace of mind. • A 0.2mm thick polythene barrier is used under all slabs for water proofing. All membrane joints are overlapped and securely taped. • A curing period is allowed for concrete slabs before any materials are loaded on the setting concrete, with additional spray cure applied to slabs which may possibly become affected by extreme weather conditions. • We undertake random concrete strength testing to ensure quality and strength is maintained. • We use a minimum reinforcing mesh size of SL53 which is much stronger and more rigid than the mesh used by many other builders. Our mesh is overlapped and wired firmly in place to prevent slippage during concrete pour. • Ribbed reinforcing mesh is used to improve the bonding strength between the mesh and concrete. • ‘Bar Chairs’ are used to ensure the reinforcing mesh is located at the correct height within the slab. This can be unchecked or overlooked by other builders, leaving the reinforcing sitting at the bottom of the slab where it will not produce maximum strength. • Where required we utilise concrete pumps to spread our concrete, as we don’t allow concrete trucks to drive across prepared slab areas. • Your concrete grano flooring to driveways, garages and carports is 85mm thick. Some builders only provide 75mm thick flooring, resulting in an obvious reduction in strength.

BRICKWORK • Only clay bricks are used to both internal and external walls of our ground floors. (No lime silica or aerated concrete blocks are used.)

• Our unique profile 101 fascias and ‘wing’ gutters have been custom designed to suit our unique architectural style and provide large water flowing capacity.
• We offer a choice of face bricks in our standard allowances including a range of 2 course blocks.
• The 100mm Masterwall system which 101 provides achieves an insulation value of R3.2 compared to the double brick construction rating of only R0.44. This will result in significant savings in energy costs and greater comfort when you move into your new home.
• We supply a full two-course waterproofing system to the edge of the concrete slab to resist water penetration into your home. The first course of brickwork is also laid with a damp course mortar to restrict moisture penetration inside the home.
• We install the Masterwall to the full height of your external walls (including the walls hidden inside the lower floor roof space) so that heat from the roof space does not penetrate into your upper floor living areas. Other wall systems do not include this important requirement.
• We provide our bricklayers with only the best quality high grade cements and do not use cheaper mortar mixes often used by other builders.
• The Masterwall system is a complete wall system for frame wrapping, moisture prevention, joint penetration, sealing, flashing, trimming, and rendering which has been designed and tested to work in conjunction to give you the best solution for professional lightweight construction. This is not just a single product that we hand to a tradesperson to install. We have the entire system built into your home by specialist Masterwall contractors.
• Regular onsite testing of your wall plaster is undertaken by our construction supervisors to ensure a uniform finish is achieved.
• The Masterwall system is the only lightweight walling system to have achieved a CodeMark accreditation, and is the only system approved for use by all building authorities throughout Australia.
• Damp proofing is used to all shower recesses behind tiles. Your shower recesses are fully ‘tanked’ to prevent water seepage problems later on.
• To ensure that our homes are solidly built, our brick mortar is randomly tested by our construction supervisors. • Hot dipped galvanised lintels and ‘T’ bars are supplied externally as standard for future corrosion prevention to these important structural members. • Brick weld reinforcing wire is used in certain applications at our discretion even when it is not a requirement of the building codes. This will give you added peace of mind as to the structural integrity of your home for years to come. • Where we have a large opening over the top of a door or window we insist on laying 3 courses of ‘Longreach’ bricks to ensure that a strong brick bond is maintained to prevent possible cracking and sagging. • Brick paving edges are secured with mortar to prevent movement and spreading of your paving.
ELECTRICAL & GAS METER BOXES • Our meter boxes are rebated into our brickwork, which means they sit neatly into brickwork and the brick cut out line is hidden from view. • Our meter boxes are constructed from PGI and the doors all have safety edges. • Combination gas and electric meter boxes are used as gas connection is a standard inclusion in all our homes.
OUR SECOND STOREY FLOORING SYSTEM • As a home builder at the forefront of building technologies and innovation, we have a choice of upper floor systems which we offer to clients for their homes. • 101 Residential choose to utilise the proven Pryda, MiTek and Wilform flooring systems in our two storey homes. • All the flooring systems we offer provide you with advantages in your home with regard to construction speed, design flexibility, access to services, and construction convenience. • The Pryda and MiTek systems feature a structural timber engineered truss complete with an acoustic matt, and a solid structural flooring sheet. This system includes high strength laminated structural timbers for stiffness and 6mm of acoustic matting, plus the strength of a 22mm structural tongue and groove flooring sheet. This provides you with a cost effective, acoustically superior, flexible floor suitable for any two storey home design. • The Wilform system features an engineered steel truss system with an 85mm reinforced concrete slab poured directly onto a permanent steel formwork. This system provides a flexible, acoustically superior, weatherproof floor. We utilise this as standard for our two storey homes with tiled balconies or upon clients’ request. • We confidently recommend these engineered flooring systems to you and complete many homes each year with each of the systems. • We request an independent engineer to inspect your home when the upper floor is completed to certify its design integrity and construction compliance.
OUR UNIQUE UPPER FLOOR EXTERNAL WALL SYSTEM • We choose to use the Masterwall system for the upper floor walls of your two storey home as we believe that this is the best system available for thermally efficient lightweight construction. • Masterwall has been used extensively throughout Europe and North America for over 60 years, and also in Australia for over 16 years. It has been used extensively in both residential and commercial projects around the world by major construction businesses. It is a well trusted and thoroughly tested system. • The Masterwall system provides a complete weather tight building envelope which eliminates water ingress, and allows no penetration or leakage of air to, or from,
• Masterwall achieves a BAL fire attack rating level of 29 which is suitable for most applications in the Perth metropolitan area. • Masterwall can achieve a wind load rating of N5 and is certified for use in C4 cyclone rated areas. This is far in excess of the BCA requirements for Perth. • We apply a 3 coat acrylic render system as part of the Masterwall process and this ensures that the external surface of your home is not only attractive but durable and low maintenance. • Masterwall is the only system which has been thoroughly assessed and approved by the Australian government for use in Commonwealth construction projects. • Masterwall provides excellent acoustic reduction properties for your home. These are well in advance of double brick construction methods. Not only will your home be more comfortable to live in during the daytime, it will be quieter to sleep in during the night too.
ROOF FRAMES • We use a combination of steel and timber beams and engineered trusses in our roofing structures. We determine the design of your roof with our specialist roofing consultants and will ensure that your roof is constructed to meet and exceed the relevant standards for your specific construction location. • Appropriate wind-loading details for your individual location are incorporated into your roof structure. • Our roof frame standards adopt many tried and proven practices of the past, often well above current Australian building standards. • Specially graded timber (MGP) is used for ceiling joists and selected rafters, creating stronger and more consistent ceiling structures. • Specially treated H2 ‘blue pine’ is used in your roof and timber structures to prevent infestations of the European House Borer and as an added measure to prevent termite attacks on your home. • Our main roof sections are generously pitched. Having a higher roof pitch improves appearance and assists with weatherproofing and water run-off. • We use steel and timber beams in preference to purlin straps in our roofs. This helps prevent abnormal roof sagging and ceiling cracks.
WEATHERPROOFING & FLASHINGS • We have developed and adhere to some of the most comprehensive flashing details in the industry. We endeavor to design out any possible water ingress problems which may have simply resulted from cost cutting during the construction of your home. • Sill trays are used under sliding doors to upper floor balconies to prevent water ingress under the door frames. • Our flashings, gutters, and fascias are made from Colorbond to suit the specific applications and to minimise future maintenance issues for you.
METAL FASCIAS & GUTTERS • Colorbond gutters, fascias, and rainwater pipes are standard on all our homes, at no additional cost. • Slotted ‘Ovalo’ profile Colorbond gutters are provided as a standard on all our homes. This clever design can prevent gutters overflowing into your roof and eaves if downpipes or gutters become blocked.
• We use a heavy gauge Colorbond for our gutters and fascia. The advantage of a heavy gauge gutter and fascia is its ability to remain straight and is less susceptible to distortion and marking from fixing clips.
PLASTERING & CEILINGS • We install protective metal corner beads into all plastered walls in trafficable areas of your home as standard. This will help it ride the wear and tear of everyday living.
• We only use first grade cement for our float plaster finish which ensure strong adherence to your walls and a smooth surface for our white set finishing plaster to be applied to.
• The underside of all 101 balconies and external soffits are neatly render finished or include a ceiling (not just left unsightly and ‘off form’). • Where textured render is specified on your home, we only use well-known brand name products with comprehensive guarantees and a proven application system. We don’t take chances on unknown imported brands on your home. • To limit unsightly nail popping problems and to reduce long term maintenance, your plasterboard ceiling sheets are firmly screwed in place (not nailed). Large areas of your ceilings are ‘back blocked’ for added strength.
INTERNAL DOOR FRAMES • Our internal metal door frames are formed from zinc coated steel, which has excellent strength and anti-corrosion qualities. • 101 metal door frames include a modern profile architrave of a substantial size, and we provide the same door frame design on both floors of our homes to ensure visual consistency. • Rubber buffers are provided on door frames to reduce noise as doors close and our striker plates are also adjustable for a more professional fit. • Wall ties are attached to the frames to secure them firmly into the walls as a standard practice (not always adhered to in the building industry). • Convenient lift-off hinges feature on toilet doors for emergency access.
CARPENTRY & JOINERY • Your walk in robes and linen cupboards will includes white lined shelving which is 16mm thick white melamine board (not cheaper 12mm and not just raw chipboard or MDF). • Our external doors are sealed top and bottom before painting as the door manufacturer’s warranty is voided if this is not done. • Our external door skins are made from weather resistant Duracoat, not just painted MDF. • All mouldings and varnished timber surfaces are sanded smooth prior to being finished by our painter. • Where skirting boards and timber mouldings are requested, they are securely nailed to walls (not just glued to the walls). • To avoid moisture problems we seal the top and bottom of all doors in wet areas, prior to painting and fixing.
CABINETRY • All the cabinetry built into your new home will be custom made to suit your individual design and specification. We do not limit the amount of detailing or specification changes you may wish to make for your home. • We only use local West Australian cabinet makers and don’t import pre-finished flat pack cabinets from overseas that give no allowance for you to make changes. • We fit high quality adjustable hinges to all cabinetwork doors and use soft-closing mechanisms on all our drawers. All our cabinetry hardware is sourced from our premium European suppliers. • We use 16mm HMR (highly moisture resistant) board in all kitchens and vanities. Many other builders use 13mm non-moisture resistant particle board to cut costs. This board can swell and distort when it comes into contact with moisture.
• All our laminate cabinet doors have hard wearing ABS edging as a standard inclusion. • We offer you the personal assistance of a separate interior design meeting to personalise the colours and finishes of your home in addition to your prestart meeting. Our extensive prestart demonstration room and the experience of our 101 prestart consultants are at your disposal to assist you with your decorating and design selections.
WINDOWS & EXTERNAL DOORS • 101 Residential choose to exclusively use Glass Co Metro for our aluminium windows and doors. Glass Co is an innovative West Australian high performance window and door manufacturing company. • We chose to partner exclusively with Glass Co because their company focus aligns with the 101 visions of innovation, intelligent design, construction quality and unquestionable customer service. • In addition to the normal 25 year warranty and maintenance periods that 101 provides, Glass Co windows and doors come with a separate 6 year guarantee. • Glass Co will custom make every window and sliding door for your home to suit exactly what you require. We don’t expect you to compromise with off-the-shelf standard sized windows in your new 101 home. • 101 Residential offer you a minimum of 10 modern colour choices for your powdercoated window frames as part of our exclusive relationship with Glass Co. • Glass Co only uses Australian made aluminium extrusions to manufacture your custom made windows. They do not import cheaper second quality aluminium which can be unsuitable for our harsh Australian conditions.

Your designer splashback will be precisely custom made to your kitchen design and the location of your appliances and power points. It will not be a standard sized off-the-shelf product.
SHOWERS SCREENS & MIRRORS • 101 Residential only install custom made screens and shower enclosures in your home so that the design of your bathrooms will not be limited by trying to fit in a standard sized shower screen or mirror.
• Due to the superior aluminium sections and glazing standards used in Glass Co windows, they are tested at a BAL40 fire protection level which is well in excess of most requirements in the Perth metro area. Glass Co windows achieve this standard with minimum extra cost when compared with most other window manufacturers.
• There is no limit to the configuration of your bathroom design as every screen and mirror will be site measured and precisely installed in your home. We only use the best fixings and quality hardware for your screens and shower doors. We use the correct silicon for bathroom and mirror installation which costs a little more, but ensures that you wont have leakage or mirror failure/staining issues in the future.
• Glass Co windows come standard with an N2 wind rating. These windows have been tested to prevent water penetration at up to 200 pascals of pressure which is in excess of the 150 pascals (N1 rating) most other windows are rated to.
• We utilize a local WA company to manufacture and install your shower screens and mirrors. This ensures we can provide exactly what you require and don’t have to hold up the completion of your home waiting for shipments from overseas.
• Glass Co also has an exclusive sliding window sill design that prevents leakage into the walls and cavities of your home and ensures that any water penetration into your window frames is channeled away from inside your home. This is an exclusive design that 101 have secured for all of our homes.
• As a minimum standard we provide easy to clean 6mm clear glazed semi-frameless shower screens (not the old fashioned flimsy, framed screens with wired glass)
• Glass Co has a unique sliding door frame which allows you to have a flush grated threshold between your internal living and external alfresco area. This design incorporates an intelligent sealing and drainage system which will prevent water penetration into your home. • All Glass Co windows and doors are of a premium quality. Glass Co don’t manufacture a lower ‘standard’ range of windows. The standard of windows which we demonstrate in our display homes is exactly what you would expect to find in your new 101 home. • Glass Co has recently introduced a range of glass sliding doors into the Perth market for the first time which include sliding doors which can be opened fully and completely hidden into the external cavity wall of your home. So you can have the full opening inside/outside alfresco lifestyle so perfect for Perth.
• Our bathroom mirrors come with a choice of fixing systems and edge profiles which are also individually made precisely to suit your design.
BALUSTRADING • Your staircase and balconies are features in your home where you can really express your individuality. We offer you a wide choice of materials and balustrade styles to ensure that you get the designer look and feel you require. We only use local WA suppliers for our wide range of balustrades. • When you select a framed glass balustrade, it will be powdercoated accurately to match your window frames or any other colour you prefer from our extensive range. • Sleek stainless steel and frameless glass balustrading is also available with a stylish handrail profile which will give your home a clean, modern look.
• As a minimum standard, Glass Co windows include 5mm thick glass. This is in excess of what other window manufacturers provide as standard and ensures that your home will be more comfortable to live in and better insulated from sound and temperature variations. They also offer our clients very competitive pricing if you choose to upgrade to other glass options including tinted, coloured, toughened, and laminated glasses.
• Whether or not you select glass, aluminium, or stainless steel, you can be assured that your 101 balustrading will be accurately site measured and made specifically for your home to your design. We don’t use the cheaper imported prefabricated balustrade ‘kit’ packages which have to be ‘adjusted’ to suit your home. Wherever possible, your handrail and balustrade will be manufactured as a single piece and wont be a series of off-the-shelf corners and joints pushed together.
• Glass Co has a special framing system for double glazing windows we can offer to clients when it is required for energy efficiency compliance, or simply a preferred option. As a specialist double glazing manufacturer they offer these upgrades to 101 clients at very competitive prices.
• Our timber entry frames are rebated from a single piece of hardwood to create a solid door frame. We don’t use a nailed-on door stop which could come loose over time.
• Flyscreens for sliding doors feature smooth flowing, non-corrosive rollers on the bottom track for ease of opening and less maintenance.
• 101 provide a double rebated entry frame as a standard inclusion so that you can install a security door in the future without spoiling the look of your front entry.
• Glass Co has a full range of sliding, hinging, pivot, and bi-folding doors which can be fully customised to deliver any glazing solutions that you may require.
• 101 Residential installs the latest weather sealing systems and technologies on all your external doors to ensure that your home remains draft free and requires the minimum energy to heat and cool.
• The Australian made locking systems provided on your Glass Co windows and sliding doors feature locks that will be keyed alike to your front door, so there will be no more hunting around for window keys when the time comes to
TIMBER ENTRY DOOR FRAMES
• Keyed deadlocks are standard inclusions on all external entry doors. This key will operate all your aluminium sliding doors and windows for your convenience.
• Painted entry door frames are made with durable hardwoods. Some may also include specialty timber frames as standard. These are always finished with quality varnishes and paints to our unique specifications. • Wherever possible, we utilise renewable timber resources and encourage our suppliers to use the same renewable resources in the construction of your home.
WALL & FLOOR TILING • We provide generous purchase allowances for wall and floor tiling. A full range of tiles and laying patterns can be selected from our helpful independent tile supplier. We will assist you with selecting tiles during our interior design meeting at the tile showroom. • We only supply top quality flexible adhesives and damp proofing to our tradespeople to ensure that you have trouble free living in your 101 home. We don’t import inferior cheaper glues and sealers from overseas for use in your home. • We ensure a comprehensive system of damp proofing is installed by an independent specialist licensed contractor behind your tiles in your showers prior to tiling. They also provide an additional guarantee for the waterproofing. • All shower floor and wall junctions and bases are fully sealed prior to tiles being laid to prevent water leakage. • All our shower bases include a concealed puddle flange beneath the floor waste to ensure your shower base remains water tight for years to come. • Floor tiles continue under toilet pans and are not cut around the toilet base, eliminating unsightly joints. • We use a flexible mould-resistant silicon sealant (not inflexible grout) for all junctions between cabinets and tiles and also between vertical and horizontal tile surfaces in showers to give a superior aesthetic and waterproofing finish. • We arrange an onsite meeting for you with your 101 tilers to confirm your preferred layouts and patterns before work is commenced.
OUR PLUMBING STANDARDS • Metal floor wastes are included in all 101 Residential homes, rather than the cheaper, less durable plastic type. • We use vitreous china vanity basins and complete vitreous china toilet suites as our standard specification. • Our standard range vitreous china toilet suites also include soft-closing seats. • Neat flanges are installed, where possible, to all shelves and cupboards around pipe penetrations to cover unsightly cutting holes. • All floor wastes flow to grated sumps on the external walls (rather than just spilling to open soil). • All water services under the slab are sleaved in PVC and insulated, minimising water hammer and heat loss. • Washing machine connection points are located separately to your laundry trough taps to conceal the unsightly hoses behind the washing machine. Neat penetrations are cut into your cabinets to allow for the hoses and electrical connections to be made. • We use inset laundry troughs built into cabinets, not cheap, prefabricated plastic laundry troughs and cabinets. • All homes with external rendered walls have water services and electrical connections chased into the wall (not just planted on the face of the render). Garden tap pipes are also chased into walls and include non-return valves as standard. • We provide a hot water tempering valve to safely control the water temperature in your home and to prevent scalding injuries.
ELECTRICAL COMPONENTS • 101 Residential use a minimum of two RCD earth leakage safety circuits as standard in our homes to prevent electrocution from light and power points. • We limit the number of light and power point circuits on each RCD to minimise avoidable power outages. • We provide double power points as a standard inclusion throughout your home. • A minimum of two smoke detectors are securely hardwired and correctly positioned in our two storey homes for your peace of mind. • Plug bases are fitted to all our exhaust fans in the roof space for easy removal and maintenance. • 101 Residential specifies Australian made electrical components in your home where possible. We encourage all our suppliers and contractors to do likewise.
