Jasper East Village, located adjacent to the Downtown's eastern boundary, has strong development potential. This is due to a number of factors:
Prime Location Within walking distance of Jasper East Village are numerous prominent destinations including Chinatown North, Little Italy, the River Valley, Downtown and, Light Rail Transit (LRT) with connections to the University of Alberta and Skyreach Centre/Coliseum.
Significant Public Investment Over a number of years, the City, other agencies and the private sector have invested substantially in the area. Development projects include: •
the Chinatown Gate,

Harbin Road, 96 Street, 97 Street, and Jasper Avenue improvements,
•
improvements to the City Market,
•
the restoration of several heritage buildings, and
•
numerous improvements to the public open space.
Good Site Availability The area includes many vacant and under-utilized properties that are currently available at very attractive prices. Some of these properties have a panoramic view of the River Valley.

Accommodating Development Rules The City is open to new ideas. The current planning strategy is to: • promote a variety of land uses in the area, • preserve the heritage buildings, • encourage the development of the Chinese cultural businesses and amenities along Harbin Road, • maintain a sympathetic scale on Jasper Avenue and other streets, • create a sense of community by promoting an urban village concept where people live, work, stroll, shop or do business, and enjoy the outdoors within easy walking distance without having to get into their cars.
Economic Growth The City of Edmonton is poised for an economic growth forecast at over 3% over next few years. The population of the City is expected to grow at the rate of 4,000 to 6,000 people per year over the next four years. A growing downtown population opens additional economic opportunities.
Energetic Local Business Community On-going City and community partnership has resulted in the creation of Chinese cultural area, preservation of heritage buildings, street enhancements and building facade improvements.
