BLEND By designing new industrial development along the Opportunity Corridor to operate as an environmentally responsible “industrial system” with existing development, the resulting network will conserve natural and economic resources, reduce production and energy costs, drive innovation, and enhance social interactions. In order for this idea to withstand possible future changes, businesses will need to invest value in the livelihood of the surrounding community, the education of the existing and prospective workforce, and a healthy, efficient workplace. The current state of industrial development along the proposed corridor is inclusive and uninviting, existing as large sites void of public interaction. Using the proposed expansion of Miceli Dairy Company as a design experiment to blend industry with social interaction, this idea of interactive industry can be used as an example for future development along the corridor.

FRAMING CONNECTIONS An integrated structure highlights the primary public circulation paths to clarify way finding on site. The structure connects the Miceli expansion to other adjacent industrial development, serving as a clear service route between buildings during operating hours. After operating hours, the structure is used to frame entries, define public spaces and enhance circulation experience.

INTEGRATING CIRCULATION PROPOSED ZONING

MICELI DAIRY CO. EXPANSION PLAN PRIVATE

Allowing public and private circulation paths to intersect wherever possible provides an opportunity for cross learning, social interaction and coexistence between industry and community. Consolidating service routes is essential for maintaining operative efficiency and visitor safety.

PUBLIC SEMI-PRIVATE

BLENDING PUBLIC & PRIVATE Blending the public and private realm allows the opportunity for interesting adjacencies. The close proximity between production areas and public space allows views between various types of activity, allowing multiple users to coexist where they normally could not.

ESTABLISHING SYMBIOSIS Adjacent industrial development should function as a system, allowing the byproducts of one process generate the raw material for another. In this scheme, Miceli’s waste is processed by a biodigester, which converts the waste into possible material for the plastic industry. The plastic industry may produce plastic bags for the relocation of Final Cut, which packages local produce. A garden is located between the three companies which can produce food for Final Cut as well as ingredients for the artisanal cheeseries.
