From the Publisher 2011… What a year so far. Colorado hosted a most exciting LPGA US Women’s Open at the Broadmoor, Colorado Springs. A true diva emerges on the Colorado golf scene. Paula Creamer has a personality that could have a truly positive impact on the women’s golf scene going forward. No attitude, no tattoos, just a good soft twist to an industry just waiting for the right image to run with, and she can play the game! Colorado was a real beneficiary by hosting such a successful event. Congratulations to the Colorado LPGA for your part in this event!
ing. But just as Arnold Palmer once said, “The most rewarding things you do in life are often the ones that look like they cannot be done.” As the sun always returns for another day, so shall we.
As the world reels from economic sand traps and hard lies, we can always equate life to the game of golf. No matter whom you follow, even the big boys have bad days. And as a country, we have always been able to climb out of that rough and make the best of what lies ahead. Being in the financial sector (my “real” job as a real estate investment advisor), I am amazed to see how many people are grappling with the question of how this could be happen-
As usual, this publication is designed to assist the participating courses in generating additional funds for the Junior Golf Programs. Thank you for taking the time to read it; I hope that you enjoy our humble effort.
This issue of the Golf Street Journal looks at health - especially as it relates to the game. It is a known fact that when the economy is down car repairs go down, too. When times are tough that is when you must pay attention to your maintenance issues. We tend to ignore our own wellness when we are working extra hours or spend that extra money to keep the ball rolling. But it must be done. Like Yogi Berra once stated, “It ain’t the heat, it’s the humility.”

The City of Denver Golf is…
The Future of The Game As publishers of golf-related books and magazines for the past twenty years, The Golf Street Journal (GSJ) has had the privilege of working with dozens of city and county parks and recreation districts throughout the state and within the metro area. Looking back, we realized we have worked directly or indirectly with every Director of Denver Golf in that span of time. Most recently, GSJ sat down with Scott Rethlake, the current Director of Golf for The City of Denver to learn more about Denver course management and their current focus. We discovered that under Scott’s direction, Denver Golf is aggressively focusing on an outreach campaign within the specific Denver communities related to each course he manages in the metro area. This campaign is committed to truly supporting the cultural and economic diversity that exists within each of the course’s communities. His organization wants all individuals - regardless of age, race, or gender - to feel welcome at the courses and to be respected and treated as equals regardless of their level of skill or competitiveness. This initiative began in 2002 under Tom Woodard’s tenure. Tom was the Director of Golf then and holds some well respected records for his competitive play as a junior golfer at City Park Golf Course. He is currently Director of Golf at Foothills Parks and Recreation in Lakewood. ronmental stewardship, and building the game for the future. The City of Denver Golf’s MISSION: To deliver a complete golf experience, provide our community with excellent customer service, programs to grow the game for future generations and outstanding course conditions while remaining stewards of the environment. We also had the opportunity to visit with Paula Purifoy. Paula is the Junior Golf Director for Denver Golf and the Executive Director of The First Tee of Denver. She is directly in charge of the junior golf programs for Denver’s courses and communities. Denver Golf has a 501 C-3 non-profit charter partnership with The World Golf Foundation dba First Tee, a national non-profit effort designed to give underserved boys and girls opportunities to practice and play golf. Paula oversees the Denver chapter’s efforts to integrate the positive educational goals and personal development of each junior golfer. The focus is on at-risk kids, both boys and girls, coming from 15 different inner-city schools. The mission is to educate and inspire youth academically, socially and physically through the game of golf, and they stress the importance of staying in school. They accomplish this by integrating the philosophical approach that winning in the game and winning in life can be one in the same. This is done through instilling an appreciation for the attributes of integrity, respect and hard work.
In order to sustain these programs, Paula devotes her efforts full-time to raising the funds necessary to carry out the busy schedule of play as well as the time spent going into the schools to promote the program and attract the kids. This program is fueled through the support of donations directly from the communities. It takes approximately $250,000.00 to afford this program annually. There has been a shortfall of funds in the last few years due to our local economic turmoil. Yet ironically, the need for these programs is especially elevated in such times. So, needless to say, you can make a difference! This can be done simply by contacting Paula and making a donation for this superior cause. Who better than us, the golfing community, to support the game we love and enjoy so much while helping to ensure the future of our game for the community and its kids. For many years, our slogan here at The Golf Street Journal has been, “Junior Golf…The future of the game!” To learn how you or your company
or organization can support this effort and make a contribution, please contact Paula Purifoy at paula.purifoy@denvergov.org or 303-370-1563. The Golf Street Journal would like to recognize and applaud the efforts of these admirable goals, the noble people putting them into action, and the significant support they give our local youth through junior golf. Bravo!

An Auto Broker “In Your Bag”
After playing golf for a number of years, some of my most enjoyable rounds were spent while employing a caddy to carry my bag. While it did not always equate to consistently lower scores, it did make for an overall better golf experience. Why? My caddy knew how to approach the course, which club worked best in a given situation, read the break on a putt, and even the general history of the course, all of which made playing easier and more fun. It was certainly worth the extra money to hire someone to be “on the bag”. According to the US Department of Transportation, Americans sell, purchase, lease, trade, and donate over 12 million cars a year. Online selling and buying has become the norm, creating a market place that literally reaches across borders. Going through the dealership experience is time consuming, but with an automobile broker, everything can be handled from your home or office, saving time for…GOLF! How does having a caddy compare to an auto-broker? Our caddy knows the course. He knows hole one is narrow and dogs to the left, and hole two is a blind tee shot narrow. He suggests the 3 10
wood is best rather than the driver here. Auto brokers also know their course. They have access to nationwide auctions to locate virtually any make, model and color of vehicle the client wants. Your broker knows your car is sitting at an auction in XYZ city and can get it to you in a week. Brokers are not restricted to a specific dealership; they have contacts in other markets to draw from. You don’t have to take the local green sedan; your broker can get you the silver one with lower miles for the same price! My SkyCaddie helps measure distance, but a live caddy has seen my shot and knows the terrain better than I do. My caddy’s suggestions help my game. I may miss the green, but I avoided the bunker due to that advice! An auto broker educates you as well. Did you know that you can lease a 2 year old vehicle? It may make sense to consider a lease because it fits your budget better; plus, you don’t need a down payment. Your auto broker has information that can help you make a better choice, one you didn’t know existed before. Common misconceptions regarding a broker are that they are only advanta-
geous when buying an expensive car or truck, or that it’s not for first-time buyer. Not so! A broker is most helpful in either situation. They can explain the various financing sources and find the right vehicle for your budget, all in a comfortable environment without pressure to make an immediate decision. Consider these factors when hiring an auto broker. First, most auto brokers are paid at the end of the transaction. You should not pay an up-front fee to retain one. Generally their fee is included in the price of the vehicle, but since each transaction is different, that could vary as well. Second, a recommendation from a friend or neighbor is a great way to meet a broker. Their positive experience helps ensure yours. Finally, your broker should be someone you trust and are comfortable with. Don’t hesitate to be specific about what you want. Approach buying a car in the same way you approach your next round of golf---
enjoy the anticipation of something new, be open to advice from a knowledgeable source, and most of all have fun! Wade Middleton is an established autobroker whose experience gives him a unique understanding of the sales and credit process, which benefits his clients. Wade earned factory certification from Porsche, Audi, and BMW for superior product knowledge of their products. This knowledge, and client-centered relationships, are key to making sure his clients make informed choices regarding the vehicle they want to own, how to pay for it, and receive a fair price for their trade-in. UPHILL Try not to lean forward into the slope; that will cause a steep downswing and poor contact. Allow your weight to remain in balance between both feet. During setup, angle your shoulders to the angle of the slope - shoulder line should be parallel to the hill. Play the ball forward in the stance with a balanced, sweeping swing.
Uneven Lies By Steve Patterson, PGA
At Golden’s award-winning Fossil Trace Golf Club, thick, uneven lies can be found around nearly every green. Short shots from uneven lies can be a guessing game, unless you modify your setup to eliminate the indecision in your short game.
DOWNHILL Matching the shoulders to the slope will distribute the weight heavily to the front leg. If you lean back, the club will typically bottom out behind the ball. Take a wider stance and play the ball back to encourage ball-first contact. Take a smooth, balanced swing where your weight will stay on the front leg. Wellness Fore GolF
Think about it, the moment you walk onto a golf course you are subjecting yourself to a variety of potential risks. There are the effects of over-exposure to the sun, dehydration, insect and snake bites, allergens, toxic plants, lightning, rain, snow and extreme temperature changes, and that’s just Mother Nature! Consider, too, the effects on your body (not to mention your game) from improper form due to weak muscles, lack of stamina or endurance, eye-strain, back/neck/shoulder/hip issues and a number of other maladies. The current trend from what has been a society-wide term known as “fitness” is now being tagged as “wellness.” In the health industry, attention to wellness has become increasingly popular. Fitness portends to the idea of strength and conditioning. The concept of wellness, however, extends beyond our physical state to encompass additional components such as balance, lifestyle, nutrition, tone, flexibility and longevity to name a few. When applied to the game of golf, wellness suggests having more stamina, consistency, clarity and an overall better result than just strength, conditioning and concentrating on your swing.
By: Ellen Koontz, Assistant Editor
As the age of wellness advances upon us, so do technological advancements, products, and practices designed to achieve goals that we never even considered simply with fitness. In this issue of The Golf Street Journal, we have included information regarding several wellness-based businesses and services that can have a profound and positive impact. I hope you will take the time to consider such opportunities and experience for yourself the difference they can make in both your life and your game (if you view such aspects separately). 13

Golf… A Pain In Your Back! Over 30 million Americans enjoy golf, even though it is one of the most demanding sports on the human body. It is requires great concentration, coordination, and flexibility. Golf involves almost all of the joints in the body including the spine, hips, shoulders, and elbows. Proper technique through the golf swing is essential to prevent overloading sensitive structures of the spine, especially those within the lower back. Recent studies have shown that at least 80% of golfers experience back pain at some point while playing. This is because the golf swing puts the spine in a very unnatural and unstable position - forward flexion and rotation simultaneously. The spine becomes highly vulnerable to injury when it is loaded and rotated in a natural swing not to mention an unnatural swing. Swinging a club at speeds close to 100 mph for 3-4 hours at least 40-50 times is common during the average round of golf. As one of my patients said just the other day, “There are only 2 types of golfers out there - those with back pain and those who will soon have it.” The fact that you are consistently firing more muscles on one side of the body than the other as you rotate through the swing is stressful. This overloads the muscles on that dominate side causing them to tighten up and fatigue more quickly and creates structural related injury within the skeletal system, especially the lower back. While back pain is the most common complaint among golfers, neck, shoulder, elbow, and hip pain are prevalent as well. By the time the golfer is experiencing back 14
f o r e
g o l f
pain while playing a round, damage to the discs and joints that stabilize the spine has already started to occur. Improve Your Golf Game With Chiropractic Care Can regular chiropractic adjustments be the answer to preventing and treating golf injuries? You bet it can! A recent study published in The Journal of Chiropractic Medicine (Dec. 2009) showed that combining chiropractic care and stretching seemed to be associated with an improvement in the golfer’s swing when compared to just stretching alone. The study compared 43 golfers split into two groups. Group 1 received a stretching only program. Group 2 received both stretching exercises (same as Group 1) and chiropractic adjustments. All golfers hit three balls for distance and accuracy before and after each treatment. The golfers were analyzed for four weeks. To maintain consistency, the average age, handicap, and initial swing were compared among all 43 golfers. At the end of the four weeks, the stretch only group showed no improvement. However, in the stretch and manipulation group, there was a “statistically significant increase” in the driving distance each week after they received their spinal manipulation treatments. Factors That Influence Your Game There are many factors that can affect how well a golfer plays, and all of them need to be addressed and adjusted as needed.
w e l l n e s s
1. Using proper fitted equipment. The clubs should be fit to your height. If too short or too long, it alters the proper biomechanics of the swing in relation to how the spine moves, which can put considerable strain on the low back, shoulders, and elbows. 2. Make sure your shoes support your feet throughout the entire swing. Custom foot orthotics are often an easy addition to add a few more yards to your swing. An article published in the peer-reviewed Journal of Manipulative and Physiological Therapeutics (JMPT) in 2001 showed that just by inserting custom foot orthotics inside their shoes, test subjects were able to add an average of 9-15 yards to their driving distance and increased the club head speed by 3-5mph. 3. Stretching is extremely important to prevent injuring the tight muscles during the tee off. Since so many muscle groups are involved and needed for an efficient and effective golf swing, it’s easy to sprain/ strain them if adequate warm-up exercises are not performed. 4. Because so many factors come into play during the golf swing, proper form and technique is absolutely critical. Poor form puts extra stress and strain on the spine, pelvis, and sacroiliac joints. These joints quickly become ‘subluxated’ or ‘incorrectly fixated’ causing the sensitive cartilage and discs to become inflamed and painful. If not corrected or adjusted back to normal position (as performed by a doctor of chiropractic), premature degeneration and spinal arthritis are inevitable. 5. Regular chiropractic adjustments are an absolute must! From Ben Hogan to Tiger Woods, nearly all professional players understand the importance of keeping their spines aligned through regular chiropractic care. Tiger Woods says that lifting weights and visiting his chiropractor regularly have made him a better golfer. Chiropractors are trained to find areas of misalignment within the spine and joints. By removing
f o r e
g o l f
these subluxated spinal vertebrae, proper motion and normal function is restored to the discs, joints, and nerves. With regular chiropractic adjustments, not only will your swing improve but so will your score. Dr. Bryan J. Rudiak, D.C. received his Chiropractic Degree from Life Chiropractic College West in 2002, graduating Magna Cum Laude. He also holds a Bachelor of Science Degree in Exercise Physiology. Can Pilates Help Your Golf Game? Imagine: • Hitting the ball farther and straighter • Improving your golf swing • Understanding how common exercises relate directly to specific swing faults • Reducing the risk of injuries • Feeling better physically after a round of golf • Strengthening your back and enhancing balance and stability Sure, these all sound great, but how can you possibly achieve all this? By doing Pilates! Pilates has become the premier training choice for top golfers. Pilates’ unique combination of strength, flexibility, balance, and mental focus work together perfectly to maximize one’s swing, improve one’s score, and reduce the risk of injury in the process. What is Pilates? Pilates is a form of exercise and movements developed by Joseph Pilates over a span of more than forty years. Pilates emphasizes balance and strength development by building one’s core strength, muscular flexibility, joint range of motion, and skeletal alignment. It allows the body’s weaker muscles to develop instead of continually relying on the stronger muscles to do the work. Pilates exercises 16
are designed to balance the body by focusing on the core muscles - the back, buttocks and abdominals. Learning to stabilize these muscles tones and trims the waistline, buttocks and thighs while developing strength in the lower back. There are a number of misunderstandings about Pilates and whom it benefits. Pilates is not just for gorgeous twenty year-old girls with beautiful bodies and expensive workout clothes. Pilates benefits all individuals at all ability levels and ages, including those with chronic pain, joint stress and other conditions. You don’t have to go to a fancy spa with a crowded class in order to take lessons.A private setting with individual instruction ensures you receive individualized attention to meet your needs and goals rather than being lost in the crowd. Working out with weights has some advantages, but Pilates improves strength and flexibility without adding bulk. It works on core muscles and those that are deeper than those targeted in weight lifting. Developing and strengthening these muscles results in improvements in swing, form, focus, balance and other elements that improve one’s overall score. Working on a conditioning program with a professional Pilates instructor will help you reduce the risk of injuries, enhance your balance and stability, and improve your golf swing and your game. It is the ultimate exercise program for any golfer who seriously wants to improve
w e l l n e s s
their game. Professional golfers like Tiger Woods, Annika Sorenstam, Rocco Mediat and David Duval have all discovered how the Pilates Method can take them to new levels. Consider these factors on which Pilates focuses and how they relate to your game: Concentration: Pilates teaches you how and where to place your focus for a successful game. Centering: Pilates gets you past just patterning a movement. It takes you into understanding where that movement comes from in order to swing from a strong center. Control: Think control, not momentum. Pilates will re-educate your body and help make your golf swing effortless. Precision: Sloppiness in exercise carries over to sloppiness in other areas – including your golf swing! Pilates focuses on perfect alignment and movement quality,

which will correct faulty movement patterns in your swing. Flow: Developing core strength will help you connect your movements and improve your overall athletic ability. Think effort with ease. Skins… the Organ, Not the Game!
Skin cancer is the most common form of cancer in the United States. One in five Americans will develop skin cancer at some point in their lives, and each year there are more new diagnoses of skin cancer than breast, prostate, lung, and colon cancer combined! Though generally curable if caught early, if you’ve had skin cancer previously you are at a higher risk of developing a new skin cancer, which is why regular self-examination and doctor visits are imperative. Skin cancers are often classified as non-melanoma or melanoma cancers. Most skin cancers are non-melanoma that rarely metastasize (spread) and are highly treatable. About 90% of non-melanoma skin cancer is caused by ultraviolet radiation exposure either from the sun or indoor tanning. Melanoma is a skin cancer that can aggressively metastasize. It is responsible for 75% of deaths associated with skin cancer. When treated early enough, melanoma can be managed by a dermatologist and is often curable. In Colorado, skin cancer is of particular concern because of the intensity of the sun at high altitudes, and because we average over 300 days of sunshine per year. The high altitudes in Colorado means the air is less dense and UV radiation is higher, thereby increasing the risk for sunburn. The UV index consistently averages well above the national average from March through September, especially at higher altitudes. This makes skin cancer prevention an absolute must for Colorado. Although rates of most other cancers in the US have been declining, the incidence of melanoma has been increasing. Data from the Colorado Central Cancer Regis18
f o r e
g o l f
try shows that the incidence rate of melanoma is more than 30% higher than other states. The melanoma rate among Colorado men was 38% higher than the national rate and 46% higher for Colorado women. Studies on the harmful effects of UV radiation on the skin have shown that one serious sunburn can increase your chance of skin cancer by as much as 50%! The most common warning sign of skin cancer starts with a change - whether it is the growth of a new mole or change in appearance of an existing mole. To assess whether or not a mole may be becoming cancerous, follow the American Academy of Dermatology’s ABCDE guidelines: Asymmetry: Half the mole does not match the other half in size, shape or color. Border:
The edges of the mole are irregular or blurred.
Color:
The mole is not the same color throughout.

Diameter:
The mole is larger than one-quarter inch in size.
Elevation:

The American Academy of Dermatology also recommends daily application of a broad-spectrum sunscreen, which protects against UVA and UVB rays, with a Sun Protection Factor (SPF) of at least 30 to all sun-exposed areas. Even on a cloudy day, 80% ultraviolet light can pass through the clouds. Sand reflects 25% of the sun’s rays, and snow reflects 80% of the sun’s rays. While glass in homes and cars protects against UVB, harmful UVA rays can still penetrate glass. Sunscreen should be applied 15-30 minutes before sun exposure, and reapplied every 2-3 hours and after swimming or perspiring heavily. One ounce of sunscreen (enough to fill a shot glass) is the amount needed to cover exposed areas of the body properly. Lip balms of SPF 30 or

higher protect lips from sunburn and the development of skin cancer. Sunglasses with UV protection help prevent skin cancers around the eyes. The American Academy of Dermatology recommends the Slip, Slop, Slap, and Wrap method to fight against skin cancer: • Slip on a shirt and clothing that offers good protection, • Slop on sunscreen of at least SPF 30 on exposed skin and reapply frequently, • Slap on a wide-brimmed hat, and • Wrap on a pair of sunglasses. Keep Your Eye On The Ball Let me start by saying. I am not a golfer. Rather, I am an optician who has been making prescription eyewear for golfers for over 25 years. I have made eyewear for golfers ranging from 8 years old to 99, and my clients have taught me what I know about this very frustrating game that you so enjoy. You spend lots of money to play on the best and most beautiful courses. You wear fashionable clothing, and how about those titanium golf clubs? You look good doing what you love! Isn’t it time you thought about investing in the eyewear you use when playing this fascinating game? Let’s start with sun-wear (i.e. sunglasses). More often than not, a single set of sunwear glasses cannot meet all of your needs. If golf is your game, then that is what you should focus on. Although polarized lenses are popular to reduce or eliminate glare while driving, on the water, etc., Many of my golf-loving clients do not want polarized lenses while on the course. The lenses can take the glare off the ball making it very difficult to follow it, and they can make it difficult to read the greens as well. Like most technology, optics have come a long way over the years. The top manufacturers now make sport specific lenses. Several manufacturers make sunglasses specifically for golf! Different lens tints have different effects on the natural light that scatters all around you on the golf course. The best lenses stabilize the light and control the amount of light coming through the lens, keeping your eyes comfortable and relaxed while offering distortion free vision. 20

g o l f
For your prescription eyewear, you have numerous options. You may use prescription eye-wear for distance only, or you may benefit from a progressive lens designed especially for the game. There is even a modified progressive lens that decreases the full reading power in the bifocal so that your vision is clear whether you are hitting the ball or following it. There are transition lenses available in single vision and progressive lenses that are designed especially for the changing light on the golf course. These lenses have the perfect light stabilizing tint that automatically adjusts to the amount of light at the very moment it changes. I have even made eyewear for a golfer in which one lens was single vision and the other had a bifocal down low so that he could see his buddy was still one stroke behind. Consider how serious are you about playing your best and beating your friends; then consider how your eyewear can help you do just that! Talking to your optician will help you determine what is best for you and your game. You have many options available when it comes to your eyewear. When you are aware of all of your options you can make the best decision. Come see me for a consultation and, if necessary, an exam. We can talk about your visual needs and options available. We will help you see your very best when you are playing your favorite frustrating game. Charlotte Mattox, DO owns and practices at Castle Rock Eye Wear in Castle Rock, CO. Breaking Ground‌ The New Construction Frontier Our economy has been a long-running headline for the last five years. In this short time, we have had four refinance booms, two serious market crashes, the loss of dozens of iconic financial institutions, a debt ceiling calamity that has us limping from a self-imposed injury to our national nervous system, not to mention how we have affected the global economy and political circus that has even the most liberal people shaking in their boots. The real estate market for the most part has been moving like the Mississippi River, slowly but consistently. Sales in the Colorado market are on the high side of the curve compared to the majority
of other markets. New construction has just begun to crawl out of its hibernation. There is a lot of cash in our country, and a lot of it is beginning to feel pent up. The mid-to-upper level housing market is beginning to awaken to the possibility of becoming active again. I have been in the real estate financial sector for over twenty-five years, and I have met many that feel the same as I do. Based on newly developed technologies and high-efficiency applications, practically every aspect of building and remodeling can be created and completed affordably. The results positively impact our quality of life, affordability, and sustainability as we move into the future. In the following pages, The Golf Street Journal presents a few local companies and individuals with the skills and experience needed to meet the new demands and keep up with the trends the industry is now experiencing.

Little House on the Fairway Congratulations! You are ready for a house – your retreat - on the golf course! While a realtor may assert “location, location, location,” your lawyer should emphasize, “contract, contract, contract.” Living on a course certainly has its advantages, but there are a few factors to consider before buying your golf course dream home. Consider HOAs, location hazards, and the construction process. Many housing communities on a golf course are subject to a homeowner’s/ community association (HOA). You will be required to abide by the HOA’s rules and regulations; these covenants are a contract. The rules and regulations may control the use of your home and its outside appearance as well as place certain restrictions or limitations on common land, community property, or greenbelts that may be adjacent to your home. Furthermore, some golf courses are a community association unto themselves, with rules of governance affecting the use of this “sacred ground.” It is not uncommon for a golf course to be controlled by two separate HOAs, one for the course and one for the homes. Both HOAs may require dues or assessments for property care and usage. As a member under contract, you have the right to review both the golf course and homeowner HOAs’ financial re24
cords. Do this! They often provide insight as to HOA management practices. If the golf course is having financial problems, you may end up with the course closing and thereafter observing a fairway full of weeds, errant trees, and debris. Golf courses can create hazards for homeowners – think of a golf ball planting itself into your siding, striking and damaging your roofing tiles, or occasionally shattering those gorgeous windows overlooking the course. Some golf courses may offer a group insurance policy to provide some compensation for damages; however, many dispute liability, leaving you liable for repairs. In addition, the course seldom assumes responsibility for injuries sustained by the homeowner. In developing a contract with your architect, you must ensure you are compliant with the contracts that exist between the golf course and your homeowners’ associations. You should also consider construction materials carefully. Stucco can be beautiful; however, on a golf course it can frequently look like acne due to errant balls. Careful placement of windows is also critical. If you have a choice of locations, try to project where your land might be in relationship to the tee-box, bunkers and/or green. Perhaps the most dangerous po-
sition to be is in the vicinity of the tee-box since all golfers are not created equal. Bunkers help trap the ball as it continues its wayward journey toward the green, but homes near the green might suffer the consequences of a ball that is hit too long in approaching the pin. When considering a contractor, make sure they have experience with constructing homes around golf courses. During construction, engage an independent structural engineer or architect to oversee the job being performed by the general contractor. Insist upon weekly inspections and financial reviews to ensure the builder is compliant with your contract and time-lines. Remain vigilant to mechanic liens, construction material shortages and unauthorized change orders. If possible, obtain a performance bond on the builder to protect you financially if he fails to construct the home properly. It would also be prudent
to obtain a builder’s warranty to protect your house from soil shifting, a common occurrence in Colorado. Make sure you have protective language in your contract. For example, there can be unique drainage problems with living on a golf course; it’s not unusual for the course itself to become a menace as water drains off the course and toward your foundation. The foundation requires special construction techniques to avoid problems with expansive soil, which is common in Colorado. Proper landscaping (e.g., trees, shrubs) is important to protect the house while also allowing you to enjoy the view from inside. Also consider the movement of your motor vehicles on and off of the property and vehicle placement in relationship to the fairway. Glenn Hagen, Attorney at Law.

The Changing Face of Home Ownership Do you feel like a round peg in a square hole? Are you living in a home that doesn’t fit with your lifestyle, vision, budget, or values? Most people don’t think about their home critically. We are accustomed to our cookie-cutter homes with little idea of what it would be like to live in a home that reflects our individuality, supports our lifestyle, provides comfort with economy, and delights our senses. Good News! Many of the tenets of home ownership of the past sixty years are dissolving with the emergence of the realities of contemporary life. Consider the current headlines: • Housing Bubble • Global Warming • Economic Recession • Technological Innovation • New Market Economies • Information Age These and other issues are transforming our lives, yet we continue to live in homes designed for our parents’ generation…but not for long! Consider the headlines and how we can help, as well as benefit, simply from reconsidering our own home design. 44
The Housing Bubble has today’s homeowners looking for homes that are easier to finance yet still provide good design. The bigger-is-better mentality no longer applies. The burdens of a larger home don’t equate to a greater quality of life – great design creates greater quality of life. Great design provides quality, comfort, easier maintenance, and tasteful accommodations for any size home. Our concerns regarding Global Warming and the environment are leading us to demand high performance homes with a low carbon footprint. This requires a careful home design, efficient appliances, sustainable materials, and specification of low impact building practices. We are also re-considering landscape design, water usage, and maintenance requirements. The Technological Innovation of building materials and methods is exploding. New materials are bringing us homes that are smarter, more efficient, and easier to maintain. We now have light sources that do not need replacing for fifty years; just think of that next time you’re replacing a bulb over your stairway! Technological advances also help simplify our lives, even in our homes. With New Market Economies replacing the industrial economies, our lives and homes are evolving, too. Our economy’s continual transformation drives our decisions of where and how we live and work. Many of us may work from home now, and a personalized home design provides both access to our work environment and a respite from the pressures of daily life. A low maintenance, high quality environment can energize our reserves and our spirits. Living in the Information Age, we are more informed regarding every aspect of our lives, including the homes in which we live. With the internet at our fingertips, we have become better informed
homeowners, and we are able to use this information to learn about opportunities inherent in thoughtful design and efficiency. The more informed we are the better choices we make, right down to where we live. Finally, the Economic Recession may actually have a silver lining for the housing industry. As we take stock of what we really need and what is important to us, we find that an individually tailored home is not only desirable, but truly achievable. Whether you are considering a simple redesign or building from scratch, a personalized, tailored home is possible.

Gladstone Custom Homes Recently, The Golf Street Journal visited Tim Miller, President of award-winning Gladstone Custom Homes. He has been a local builder since 1979 and has lived to tell the tale of the economic ups and downs in the building industry for more than thirty years. He agrees with GSJ that there is a growing pent up demand for the mid to upper quality home, even in this changing economy. Gladstone Homes is comprised of many talented contractors and suppliers who have worked with Mr. Miller for many years. He personally oversees the building process and visits the jobsite daily. Tim and his team are particularly well-known for fashionable designs distinguished by flowing, functional floor plans. His company has built homes in many of the golf course communities around the Denver area such as Plum Creek, The Pinery, The Timbers, Pradera, Meadow Hills and Bear Creek. According to Mr. Miller, “Today’s real estate industry has two marketplaces. The main marketplace has all the current homes for sale, new and used, and deals abound whether they are short sales, foreclosures or just straight good deals. The second market is for those who can’t find “The Home” in the existing inventory and decide to have a new home built. We have

been very blessed to have buyers seek us out to build their specific home”. Gladstone clients range from young and middle age successful over achievers to retired or almost retired couples that have children and grandchildren close by. The retiree’s often want a ranch style home with a finished basement while the younger families are open to many variations of homes. Many of Mr. Miller’s individually designed homes are upgrades from his clients’ current homes; surprisingly they are larger, on acreage properties, and have nicer finishes inside and outside of the home. Miller explains, “Clients want to be part of the building process, so homes are designed right here in our office. They may have their own plan, but it might be missing something or it’s not quite right, so I redraw them with our homebuilding software. We then sit down together and fine tune the plan. Other clients request an original design, which I create and again, we review together and refine if necessary to meet their needs and desires.” Finally, some clients select one of Millers existing designs, which can be one of the most economical choices in building a custom home.
