Optimize your home’s Internet presence. Your property will be posted on both local and global MLS systems complete with multiple photographs and creative descriptions. Your home will be seen by prospective buyers on the most popular home search website though syndication. 7. Create a unique feature brochure for your property showcasing additional information and photos of your home and neighbourhood that will leave a lasting impression.

Document Preparation In order to complete your file, there are certain documents and materials that you should obtain. As your REALTORÂŽ I will help you with any questions and sorting through documents. Being an informed seller will put you a step ahead of the competition. I will provide you with the necessary tools, resources and overall understanding of the selling process to ensure you are fully informed from start to finish. On the next page, you will discover some key points about document preparation >>
Document Preparation These include: • an updated survey of your property called a Real Property Report (RPR- you likely have one from when you bought the home) • relevant repair receipts (such as a new roof or furnace) • related contracts for the home such as an alarm monitoring service • if you live in a condo, all up to date documents from the board or management company • home warranty documents • a spare set of keys • relevent rental or lease agreements, etc. • development permits

Ongoing Strategy I will consistently review number of and feedback from showings and open houses. Within 2-4 weeks or 10-15 showings it will be time to consider new pricing in order to stay ahead of the curve. It’s of utmost importance to listen to what the market is telling us so we can develop a sound strategy and create an up-to-date plan of action that leads to the overall successful sale of your property. I believe that if you plan ahead you will alleviate most of the commonly found problems that arise throughout the selling process.

Offer & Negotiation When someone decides to make an offer, I will present it to you at your first opportunity. We will negotiate back and forth, obtain signatures and/or initials and, if we come to an agreement, final signatures will be required. The goal in a successful negotiation is to come to a win-win solution taking in to account: • Purchase price • Deposit amount • Inclusions
• Conditions • Possession date • Additional terms
Sold Congratulations on the firm sale of your home! Now we will prepare for closing and last few steps. I will need to pass your lawyers information to my Brokerage so they can send over the relevant documents in a timely fashion. You will meet with your lawyer two weeks before the possession date to review and sign the relevant documents. A week prior to closing I will arrange to get your last set of keys in preparation for possession day. Possession take place at noon, as on the contract, and I will receive a notification from your lawyer as to when they receive the closing funds and then we can allow the release of keys! I will contact you directly as soon as we have this confirmed.
