SELLER’S INFO HOW TO PREPARE YOUR HOME FOR A SHOWING You don’t get a second chance to make a good first impression - a small investment in time and money can give your house the advantage over competing homes in your neighborhood when it comes time for your sales representative to show it to a prospective buyer. Here are some suggestions for preparing your home for showing. As your REALTOR® I will help you with any questions and sorting through documents. Being an informed seller will put you a step ahead of the competition. I will provide you with the necessary tools, resources and overall understanding of the selling process to ensure you are fully informed from start to finish. On the next page, you will discover some key points about document preparation >> These include: • an updated survey of your property called a Real Property Report (RPR- you likely have one from when you bought the home) • relevant repair receipts (such as a new roof or furnace) • related contracts for the home such as an alarm monitoring service • if you live in a condo, all up to date documents from the board or management company • home warranty documents • a spare set of keys • relevent rental or lease agreements, etc. • development permits

BUYING TIPS By using me as your real estate agent I will guide you through every milestone, from analyzing your needs to closing the sale. Below are some things to look for in a new neigborhood. ONE: If you are considering buying a home in a community that is unfamiliar to you, get to know its layout, offering, and ambiance. TWO: What amenities does the neighborhood have to offer? Is public transportation readily accessible? Are there schools, churches, parks and grocery stores within reach? Consider visiting schools in the area if you have children. THREE: What is the nature of the job market in the area? Keep in mind that if area employers are producing more jobs, you can expect property values to increase, especially if the jobs offered fall within a higher salary bracket. FOUR: Speak with the neighbors and don’t be afraid to ask questions. They can offer you a wealth of information from an inside perspective. FIVE: How will you be affected by a new commute to work? Drive the route between the new neighborhood and your office during the appropriate times to gauge the volume of traffic you could expect to encounter and the amount of time you need to put aside for daily travel.


HOME PREP TIPS GET YOUR HOME READY-TO-SELL! It is important to have your home in a “ready-to-sell” state to bring out the best and most important qualities of your home. This is a crucial aspect that sometimes can get overlooked by sellers and could lead to an unsuccessful sale. •

Set heat at a comfortable temperature. Fresh flowers/plants in various rooms.

• Chipped plaster and paint touched up and repaired. • Doors and cupboards properly closed. • Leaky taps and toilets repaired. • Burned out light bulbs replaced. • Squeaky doors oiled. • Mirrors, fixtures, and taps cleaned and polished. • Seals around tubs and basins in good repair. • Floors cleaned, garbage containers emptied. • Inside of closets and cupboards neat and tidy. • Valuable property, out of reach, out of sight, or locked away. • Pets absent, where possible, or contained during showings.


SECURRING THE DEAL READY TO CLOSE THE DEAL? MAYBE NOT. Sometimes unforeseeable issues arise just prior to closing the sale. Hopefully, with negotiation, most of these have a workable solution. Unfortunately, this is not always the case. But don’t panic. Another buyer might still be found who is willing to accept the house as is. Imagine that your prospective buyers are a couple with young children. They envision your unused attic as the perfect playroom for the kids but, before closing the deal, they request an inspection to see if it’s safe and also if they will be able to install a skylight to provide natural light to the new space. This inspection reveals that under the shingles that are in good condition is a roof that will only last another year or two. The prospective buyers immediately balk, not wanting to incur the time and cost of replacing the roof. Their plans were to move in and only have to spend time and money renovating the attic. The additional cost of the new roof, they say, is just too much. At this point, you sit down with the prospective buyers and calmly discuss the situation and how it can be solved to the benefit of all. First, you agree to get another professional opinion on what really needs to be done.
