Editor’s Note

Welcome to this special edition of the AIBD magazine! This issue is dedicated to AIBD’s annual spotlight program - the American Residential Design Awards (ARDA). It is no surprise that the entries submitted for this year’s award continue to exceed the expectations of the judges. I was personally amazed by the exceptional qualities of the winning entries. I would like to congratulate Karen Kassik-Michelsohn, this year’s ARDA chair, for a very successful program this year. I would also like to congratulate all of the winners. Let us celebrate the hard work you are doing. Our design community benefited from the quality designs you all delivered to our clients. Lastly, I would like to give special thanks to Steve Mickley, AIBD Executive Director, and Garrett Mickley, AIBD Communications Director, for their contribution to the magazine. AIBD President’s message

It is a great time to be involved in the American Institute of Building Design! We have accomplished some great things this year. Legislation, copyright infringement and regulation proposals aimed at our industry continue to be our biggest concerns. AIBD has taken a stand on more than one occasion this year alone to protect the rights of the residential design professional. We have been able to fend off recent threats to our industry, and as the only national organization dedicated to the residential design professional, we will continue to fight for our industry. We are showing yet another year of steady growth and have been able to really bolster our student membership and awareness by creating a certificate program for high schools and colleges to use. The first tests resulted in over 80 new student members and several new student chapters. AIBD hosted two successful Design and Build Days at the University of Central Missouri and Weber State in Utah in April. The AIBD continues to educate our members and provide opportunities for interaction through our local chapter programs. To enhance the local education, we have also organized several upcoming regional conferences. Atlanta, Georgia; Austin, Texas; Clearwater, Florida have already been secured for the upcoming locations, with future venues of Kiawah Island, SC and Philadelphia, PA currently in the works. The American Residential Design Awards program continues to be a great way for our members to market themselves, as well as showing the world our great talents. Winning awards is a great way to add a designer’s professionalism and to prove a competitive advantage to future clients. I hope to see more of our members take advantage of this opportunity to advance and grow their companies. The ARDA program continues to grow and with it, the prestige of recognition. For me, it is a true honor to be working with such a great Board of Directors that continue to work hard for the betterment of the entire membership. Our current leadership has one thing in common. We are as passionate about the success of our industry and our organization as our members are. On behalf of your leadership team, I thank all of our members throughout the country for your continued support. I also welcome your involvement in any of our programs. Great things are being accomplished by our wonderful volunteers daily and I am looking forward to the coming year’s advancements and accomplishments.

Kevin Holdridge is President of KDH Residential Designs in Charlotte, North Carolina. He is currently the President of the Charlotte Metro Chapter and the National President of the AIBD. He is also a member of the National Home Builders Association where Kevin received his Certified Green Professional as well as his Certified Aging in Place designations.

AIBD Executive Director’s message

I’m grateful and honored to serve our industry. I love what I do and I’m honored to spend my days enhancing, developing, educating and promoting residential design professionals. Some of you are aware that I’m a Certified Professional Building Designer (CPBD), too. Another thing we have in common, I like to say I’ve won an ARDA or two. Only then, the program was called the AIBD Annual Design Competition. No less prominent. But deep down, it really would be gratifying if I could honestly say I’m am a member of the elite group of design professionals who have been recognized by the American Residential Design Awards. With all my heart, I congratulate the ARDA class of 2017! More than one AIBD Corporate member has shared with me how they’ve observed a unique fraternal feeling at AIBD gatherings. Conferences. Award dinners. Chapter lunches. They’re all the same. Professionals helping professionals. That’s why our president, Kevin Holdridge, coined the phrase RIPPLE (Residential Industry Professional People’s Lunch and Education). Our way of saying, “Lunch and Learn.” I too attend a lot of industry conferences and meetings. The observation is spot on. AIBD members truly care about the success of others. It’s an honor to be a part of a group of architectural specialists who believe, “The more we all succeed, the greater the respect for home design.” Finally, as I look through this outstanding compilation of great work, I’m overjoyed to see firms being given the opportunity to design award winning homes year after year after year. Managing an organization with that kind of talent is simply awesome. But just like all of them had to do, I’m just as delighted to see the long list of new firms entering ARDA for their first time this year. That is a reflection of our faithful committee members – Hillary Gottemoeller, Robert Klob, Ted Hake, and their leader Karen KassikMichelsohn. It has been a pleasure working with them this past year helping to exceed their goals. Hopefully I’ve lived up to their expectations.

Steve Mickley is the Executive Director of AIBD and a Certified Professional Building Designer. Steve holds numerous awards, such as AIBD’s President’s Award and AIBD Designer of the Year.

ARDA Chair’s message

Our program continues to grow and showcase the best of Residential Design. Each year we strive to reach designers and architects to introduce them to AIBD and ARDA, and this year we had a number of non-member entries. Custom Home Design continues to be the most popular entry, but Remodeling Design was increasingly strong this year. We had a fantastic and extremely qualified panel of judges this year. We are very grateful for their time and expertise. I also want to thank our ARDA committee; Ted Hake, Robert Klob, Hillary Gottemoeller, Steve Mickley and Garrett Mickley. Each endured semi-weekly phone conferences as we planned and supported ARDA. Next year we look forward to our new chairman, Robert Klob, to take the reins and continue the growth and recognition that ARDA deserves. Please enjoy the beautiful homes submitted in the 2017 ARDA awards program and congratulations to the award recipients. Please plan for next year and keep those amazing entries coming!

Karen R. Kassik-Michelsohn is an expert in residential design. She has been designing custom homes and remodeling existing homes for over 20 years. Karen is a Certified Professional Building Designer, a Certified Green Professional as well as a Certified Aging in Place Specialist. In addition, Karen was AIBD’s 2014 Designer of the Year.

Stephanie Henley,

Principal and Co-Owner of Beasley & Henley Interior Design, leads the firm’s marketing and financial success. Her dedication to the building industry includes serving as a member of the NAHB’s coveted Design Committee, speaking at South East Building Conference, the International Builder’s Show, serving as MAME chair and four times chairing SEBC’s Aurora Awards.

Sean Sullivan, owner of Living Stone Design+Build in Asheville, NC, started out as a remodeler and

subcontractor with numerous small projects. He slowly transformed Living Stone into the award winning company it is today. He is currently serving on NAHB’s Design Committee and is slated to Chair the Committee in 2018.

Lyle Breeze started his own design firm in 1987 and has had a prolific career designing custom homes for individual clients. His home designs exist in built form across the United States and on several of the Caribbean Islands. Lyle has been an active participant in promoting the profession of Residential Design, having served in many capacities within the American Institute of Building Design. In 2015 he received the honor of being inducted into the Institute’s College of Fellows.

Although this home appears to be a renovated farm house, it is actually new construction. The design concept behind this home was to capture the character and charm of a turn of the century home while providing the client with all the amenities of a modern home. The materials were selected to be period correct for an early 19th century farm house featuring 1/2 round gutters, actual field stone and board on board batten at the garage to create the authentic character of this home.

This Palm Springs inspired, one story, 8,245 sq. ft. modernist “party pad” merges golf and Rat Pack glamour. The net-zero home provides resort-style living and overlooks fairways and water views. The front elevation of this mid-century, sprawling ranch showcases a patterned screen that provides transparency and privacy. The design element of the screen reappears throughout the home in a manner similar to Frank Lloyd Wright’s use of design patterns throughout his homes. The home boasts a HERS index of zero. A 17.1 kW Photovoltaic and Tesla Powerwall system provides approximately 100% of the electrical energy needs.

This home was designed with a clean, modern aesthetic that imposes a commanding view of its expansive riverside and flow throughout the home. Interior design elements are tightly edited to their most elemental form. This design blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this home’s more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace.

This design is a Gulf-side 2nd home in a historically designated area. The simple goals for the home are to create a small interior 3 bedroom 2 bath house, efficient in space and low on maintenance, while maximizing the exterior spaces. The more complicated goals include designing a house that can be open when occupied and closed when not as it is 300’ from the Gulf of Mexico and must be secure from storms. The clients requested that the house could be boarded up as part of the design. They wanted the house to look inviting even when it was closed for a storm.

This large estate house was carefully crafted to complement the rolling hillsides of the Midwest. Horizontal board & batten facades are sheltered by long runs of hipped roofs and are divided down the middle by the homes singular gabled wall. At the foyer, this gable takes the form of a classic three-part archway. Subtle earth-toned wall colors, white trim, and natural wood floors serve as a perfect canvas to showcase patterned upholstery, black hardware, and colorful paintings.

With mature family buyers and empty-nesters in mind, this home has been inspired by an Italian lifestyle embodying the importance of family and friends. The exterior and the interior are tied together. The cottage elevation radiates a nostalgic charm and continues inside the home. The designers used a mood palette to create continuity making the home comfortable and relaxing. The interiors are designed to welcome family and friends with a warm atmosphere that transmits peace and serenity.

RENOVATIONS 2017 GRAND ARDA – Dixon Projects

When this non-descript three-story brick row house was purchased by the client, it was stripped completely bare. The owner sought to add additional space, which was achieved by extending the rear of the home by a full 16 feet on the parlor, second and third levels. This not only provided roomier living spaces indoors, it created the opportunity to outfit each reconfigured floor with identical balconies. These outcroppings, finished with matte black railings and full NanaWall folding glass doors, provide the ideal outdoor space for relaxing and entertaining, while creating a harmonious uniformity to the rear façade.

alisades. When the designer set out to create the perfect Palisades aerie, complete with a private pool, it proved to ff’s edge with fantastic views, but equally as many challenges. After nearly three years of arduous renovations and hes throughout. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof.

RENOVATIONS 2017 GRAND ARDA – Dixon Projects

This brownstone had been left vacant long enough that a large family of 40 cats had taken up residence. Designed in 1878 and fully gutted along the way, this diamond in the rough left an open shell with very little original detail. After gently rehoming the kitty interlopers, building up and out was the primary goal of the owner in order to maximize the buildable area of the lot. While many of the home’s historical features had been destroyed, the owner sought to retain these features where possible. Of the original grand staircase, only one piece, the newel post, could be salvaged and restored.

MULTI-FAMILY DESIGNS 2017 GRAND ARDA – Gaver Nichols Architect Situated in a neighborhood beginning to turn around, the design seeks “To Blend the Old With The New”. The building design faced many challenges as it went through the local Citizens Association, the Planning Commission and the City Counsel. Knowing the neighborhood needed flexibility in regards to end users, the lofts concept was developed as a live/work solution. Green Design elements were incorporated; most notable was a 20 well geothermal heat and cool system located under the parking lot.

CONCEPTUAL DESIGN 2017 GRAND ARDA – Gaver Nichols Architect Located on a 50 acre open pasture in rural Virginia, an existing concrete silo sitting alone on the site is to be fully renovated, and a “Modern Barn” to be added. Concept design of the “Modern Barn” is to include a retreat for the owner, who is a very busy veterinarian who also runs a local farm. The main challenge was to design a compatible addition to a silo that would house a gathering room for guests, a suite for the owner, and the addition of a renovated elevator with access to a rooftop glassed-in observation area with a 360 degree view of the mountains and surrounding fields.

CONCEPTUAL DESIGN 2017 GRAND ARDA - Gaver Nichols Architect

The goal is to create an “urban modern industrial loft�. This former tire store is being converted into a residence and studio for an architect and his wife, who work together. The renovated building will look directly onto a five acre park across the street. This project includes a full renovation of the existing building, plus a ten foot addition to the first floor and a partial addition of live/ work space on the second floor. The second floor will also have a large open deck with views into the park.

CONCEPTUAL DESIGN 2017 GRAND ARDA – Klippel Residential Design Studios

This design inspires the resident while living in an artistic, passive solar studio. Including a special northern bermed, Earth sheltered site, the organic home design is constructed of ICF or rammed earth, high thermal mass walls, and incorporates insulated glazing, native stone, and wood as the primary building materials. The home is designed to be offgrid with a bio-shed, root cellar, composting bins, cold frames and underground geo-thermal storage tanks for the radiant heat floor.

CONCEPTUAL DESIGN 2017 GRAND ARDA - Dixon Projects and MHS Architects Situated in a quiet, tree-lined Historic Park District, a stunning four-story church and three-story parsonage create a beautiful backdrop for local residents. After suffering a fire in 2007, the church sought to repair this suffocated building, but ultimately became bankrupt. Although striking from the exterior, the interior of this neglected sanctuary is begging to be salvaged. Wellknown for historically accurate renovations, the designer’s team sees an opportunity to redevelop the two buildings and return them to a state of grandeur as luxury rental properties.

OUTDOOR LIVING 2017 GRAND ARDA - Phil Kean Design Group

Upon entering the front door, instead of walking into the home’s interior, you enter the lanai and view the “palm court”. The interior of the home opens from three sides to the palm court, which doubles as a putting gree. The extensive indoor/outdoor floor plan, pool, lanais, rooftop terrace and outdoor amenities make this home the ultimate experience in luxury outdoor living. The judges said “Outdoor living doesn’t get better than this.”

OUTDOOR LIVING 2017 GRAND ARDA - RG Designs, Inc. The outdoor living area utilizes bold radial lines to offer a sense of unobstructed openness along the panoramic riverside views. Special consideration was given to the design and engineering of the outdoor space to allow a massive 60-foot span between columns, resulting in an unparalleled view. Playful geometric shapes speak to an easy livability that belie the bold and glamorous design. The second floor deck provides seamless access from the guest bedrooms, office and exercise rooms. The use of glass railing and zero-edge doors carefully preserve the view.

OUTDOOR LIVING 2017 GRAND ARDA - Mountainworks

The designer was engaged by a client to create a ranch that would be used for hosting corporate retreats and private or small group instruction. The scope of work included a stable, a covered round ring, a tractor/equipment barn, a caretaker’s house, hay barn, main private residence, open arena with viewing, a small round open arena with viewing, multiple horse shelters, paddocks, accessory structures, and pavilions.

INDOOR LIVING 2017 GRAND ARDA - Dixon Projects

Purchased by the current owner in 2013, this property had been gutted to exposed brick and subfloors, leaving nothing but an open shell behind. While an extensive remodeling project was undertaken across the property as a whole, a brand-new cozy cocoon was meticulously crafted within the property’s cellar. Originally described as “A cold, dark, damp cellar where people kept mechanical equipment and not much else,” this below-ground level is now a premier swim/ spa/steam/sauna oasis.

INDOOR LIVING 2017 GRAND ARDA - Dixon Projects This corner property in Brooklyn had a storied past as a butcher shop and antiques store before being purchased by the designer’s client. The client’s vision was to convert the property into a unique, modern industrial townhome. The first

step in maximizing the building’s interior livable space was the arduous task of excavating the basement. This resulted in a large recreation room area with a truly one-of-a-kind, oversized wine room that holds 688 bottles, accessible via a blackened steel sculptured doorway — a modern take on the traditional wine cave.

GREEN DESIGNS 2017 GRAND ARDA - Phil Kean Design Group

This completed home boasts a HERS index of zero. The most noteworthy energy efficient features are the air tightness of the thermal shell and the use of solar energy. Using a 17.1 kW Photovoltaic system and Tesla Powerwall, the solar system provides approximately 100% of the annual electrical energy needs. In addition, an innovative “pod� floor plan design allows each separate pod to be closed off for minimal HVAC use when unused.

The designer’s objective was to develop a private bath with an enjoyable living space that takes full advantage of the river views. Cohesion between the architecture and interior design was a primary goal. The designer achieved their goal by focusing on alignment and material reuse.

To banish shadows in this design, bright columns of light were fashioned, flooding the home with light and anchoring the home’s industrial-meetsorganic design scheme. An ingenious center light-well, topped with a massive skylight and wrapped in glass handrails, provides a breathtaking focal point accentuated by a stunning three-globe light fixture that spans the space’s height. Nearby, a glass and steel elevator whisks residents from the parlor level to the roof.

This modern home, originally used as a corner-lot butcher shop, is centered around a self-standing, poured concrete fireplace that greets you upon entering the property. Incorporated into the building’s design as part of the owner’s major remodeling project, this detail creates an imposing yet elegant feature within the old commercial space. The use of concrete is intentional; it speaks to the industrial character of the home, while its modeled form reflects the level of precision and refinement present throughout the home’s interior.

In this design, the designer proposed to the client a rather large home that looked as though it had been there for a century or more. The idea was to make it look as though the home had been added onto many times through the years. The home features a large old barn that was originally built sometime in the 1870s in Pennsylvania.

WORKING DRAWINGS 2017 GRAND ARDA - LGA Studios The designer spent time crafting this home that aims to delight and charm, where whimsical elegance and clever details abound. The clients for this project wanted an accessible retirement home built for ease and one level living, but also built to entertain and enchant. The floor plan boasts all the amenities a discerning homeowner craves, with plenty of space for privacy as well as room to entertain. Through charming details and architectural romance, this home delivers on its promise of living happily ever after.

WORKING DRAWINGS 2017 GRAND ARDA - Habitations LLC This historic home, circa 1939, was the childhood home of the current owner, who inherited it from his father. Upon returning from 3 tours in Afghanistan, where he met his wife, the owner chose to consider renovating the home. Working with this designer, the intention was to reconfigure the interior spaces to achieve a more contemporary format, with period moldings, while leaving the exterior as original and untouched as practical within the scope of the design.
