At this site location, there are several issues that must be addressed by the building. Mixed buildings have the impression of a large and dense mass, designed to be able to take advantage of the context and potential of the surrounding area so that the function of the building space can be integrated and connected by the surrounding environment and connects urban spaces without damaging or disturbing the surrounding context.
Academic Works
Green Catalist as a Design Concept The concept of a green catalyst has the meaning of accelerating a substance’s reaction rate without undergoing a change from the reaction itself with the substance which is environmentally friendly. The Green Catalyst concept was developed in the design of Mixed use buildings to improve the quality of space and social activities in the vicinity by making the building a space for interaction and connection that accommodates public activities with green principles. In practice, there are several strategies to develop the green catalyst concept to respond to these areas, including :
Connectivity Related to permeability by providing accesibility for the public space and as an alternative way for public access so that can increase space and public activities, there is a need separation for circulation that is used for the public, namely building visitors with residents for private apartments so that circulation does not experience conflict with each other
Functional The space in the building is designed to match the activities and functions of the building users. Human needs are always changing every year, so the space is designed to be adaptive and flexible to adapt to future changes. For a space with a commercial function, the room is designed so that it can benefit retail by providing an even anchor for each side of the building to attract visitors.
Interaction To support in increasing space activities and social activities in this mixed use building, there is an interactive space to trigger interaction social interaction between visitors and apartment residents.
Climate Responses & Energy Efficiency The design of the building must respond to the tropical climate so that the design can consider making use of natural light and circulation air in buildings to support the comfort of building users.

The basement of the building is designed by considering the grid system of the building structure with a size of 8x8, for the basement parking function level 1 is prioritized for visitors while at level 2 for apartment residents. This difference in function is to avoid conflicts in the circulation of vehicles.
