entral Florida has become a top destination to live, work and play. While other regions experience declining population, Florida boasts ve of the nation’s fastest-growing metropolitan areas. According to the U.S. Census Bureau, Americans are ocking to the South, speci cally to our neck of the woods. Would you believe that 10 of the fastest-growing metro areas between 2022 and 2023 are in our area?
Wildwood/The Villages stands out, as it was recently identi ed as the nation’s fastest-growing metro area with a population increase of 5%. This remarkable growth is a testament to the area’s appeal and the opportunities it o ers.
But with rapid growth comes the need for adaptation. Are we ready for this in ux?
Our team at Style spoke with local o cials to understand how our communities are managing this population surge. We explored the impact on schools, roads, food supply, infrastructure, and many other areas of concern. Their insights reveal both challenges and opportunities as we adapt to these changes.
For instance, our school systems are expanding to accommodate the growing number of students. New roads and improvements to existing ones are being planned to manage increased tra c. Local businesses are scaling up to meet the higher demand for goods and services, ensuring that our food supply chains remain robust.
Infrastructure development is also a key focus. New housing projects are being initiated to provide homes for incoming residents, and utility companies are upgrading their services to handle the increased load. These steps are crucial to maintaining the quality of life we’ve come to enjoy in Central Florida.

Filling:
• 2 eggs
• 2 cups ricotta cheese
• 2 oz. freshly chopped basil
• 2 oz. parmesan cheese
• Salt and pepper to taste
Eggplant preparation:
Slice the eggplant very thinly, coat in flour and dip in egg wash. Deep fry in oil until golden brown. Cool on parchment paper or a cooling rack. Scoop 4 oz. the center of each slice. Roll-up and put into casserole dish covered with marinara sauce. Cover with more marinara sauce and mozzarella cheese. Bake at 400° for 10 minutes. Mangia!

To make 150 blankets within two weeks. I was able to meet that goal, so I increased it to 250. Several people have reached out to me asking to donate materials or help me make blankets so that I could meet my goal.
My greatest advice to other kids my age is: The little acts of kindness mean the most.
Something that makes me happy is: Meeting new people and getting to know them.
My future goal is: To one day become an attorney so that I can help others.

hen Jeremy Coon opened Lucky U Cycles in Wildwood at the age of 23, he had already been in the motorcycle business for seven years. Making that bold transition was a way make a good living doing what he loved and it quickly paid o .
“At rst, I wasn’t sure what I was getting myself in to,” he says. “we were just hoping to sell 5 to 15 bikes a month and make decent money, but after about three months, we knew we were going to sell way more than we projected.”
They now sell around 100 bikes a month and last year they sold 1285, staying on pace to do the same this year.
Jeremy believes that Lucky U’s success has been achieved through a combination of hard work, persistence, and a dedication to treating customers with respect and providing exceptional service. Know Your Breast Cancer Symptoms Not Just Lumps:
found a lump in my breast.” We hear this line most often concerning breast cancer detection, but breast cancer can exhibit other signs, too. Some may be due to benign causes, but see your doctor if these signs persist or worsen:
1 . A thickening inside your breast or in your breast skin.
2. A dimple or indentation in your breast.
3. A crust on your nipple.
4. Redness, swelling, or heat in your breast that doesn’t go away with antibiotics.
5. Nipple discharge not associated with developing breasts, infection, cysts, pregnancy, or breastfeeding.
6. Skin sores developing on your breast, usually associated with a hard lump.
7. A bump on the breast. (These can also be benign lumps or cysts.)
8. A nipple that fl attens or turns inward.
9. Newly appearing blood vessels or veins on the breast or near the collarbone (if not connected to weight gain, breastfeeding, or Mondor’s disease).
10. Changes in breast size, fl attening, swelling, or drooping, not due to breastfeeding or menstruation.
11. Your breast looks like the dimpled skin of an orange and might change color. This is a sign of infl ammatory breast cancer.
12. A hard, immovable lump deep in your breast is the most common breast cancer symptom, though it may also be a cyst.
When A Mammogram is Not Enough
Dense breasts can spell the difference between fi nding a tumor and missing one. Dense breasts and tumors look similar on a mammogram, so further screening like ultrasound or a breast MRI may be needed. Talk to your doctor.
Eight Ways to Lower Your Risk
RBOI radiation oncologist Dr. C. Joseph Bennett recommends the following to lower your breast cancer risk:
1. Avoid being overweight. Try to maintain a body-mass index under 25.
2. Eat a healthy diet, including vegetables, fruit, lean protein, whole grains, and vegetable oils. Try to avoid sugared drinks, refi ned carbohydrates, fatty foods (including animal fats), and red meat.
3. Keep physically active. A 30-minute walk, fi ve days a week, can reduce your risk.
4. Avoid alcohol: no more than one drink per day.
5. Don’t smoke. RBOI tobacco cessation specialist Wendy Hall, LCSW, can help you quit. Call her at 352-527-0106.
6. Avoid hormone replacement therapy if possible.
7. If you give birth, breastfeed your babies for as long as possible.
8. If you are at high breast cancer risk, consider taking an estrogenblocking drug. Talk to your doctor if you have a family history of breast cancer or are over age 60. BPH and prostatitis are not risk factors for prostate cancer.

You can’t stop growth.
The old and often overused adage is especially true in Florida. Growth is literally written into our state statutes.
And with growth comes the need for more housing.
So, how does a new housing development get approved?
“It is surprisingly complex,” says Dan Miller, Leesburg’s planning and zoning director. “It takes a team of people from many di erent disciplines — infrastructure, zoning, the police, water, wastewater — all these di erent entities who are subject matter experts to
come together to review a speci c development to make sure that it will be constructed in the matter proposed and to the codes and statutes required.”
PLANS AND REGULATIONS
State statute requires municipalities to maintain comprehensive plans and land development regulations to manage their inevitable growth.
A comprehensive plan is essentially a growth guide for each city. According to Florida statutes, the plan “shall provide the principles, guidelines, standards, and strategies for the
orderly and balanced future economic, social, physical, environmental, and scal development of the area that re ects community commitments to implement the plan and its elements.”
The plan includes a future land use map “designating proposed future general distribution, location, and extent of the uses of land for residential uses, commercial uses, industry, agriculture, recreation, conservation, education, public facilities, and other categories of the public and private uses of land,” the law says.
A municipality’s land development regulations include things like density and open space requirements, minimum lot sizes and setbacks and landscaping and signage guidelines. Development processes may di er slightly from community to community, but the comprehensive plans and
LDRs “are the guiding documents of the process upon which sta and external reviewers analyze the proposal,” says Lady Lake Growth Management Director Thad Carroll.
“The applications must meet the requirements of both documents for approval.”
HOW THE PUD PROCESS STARTS
Many of the housing developments we see popping up are planned unit developments, which Florida statutes de ne as “land that is planned and developed as a single entity or in approved stages with uses and structures substantially related to the character of the entire development, or a self-contained development in which the subdivision and zoning controls are applied to
the project as a whole rather than to individual lots.”
Developers often design PUDs as interactive neighborhoods with a mix of housing, retail, o ce space and other amenities.
For example, Kolter’s Hammock Oaks in Lady Lake, adjacent to The Villages, is a PUD. The 732-acre project includes single-family homes, townhomes, apartments, retail space and a network of multi-use trails.
Carroll says the timeline from application to approval on a planned unit development can vary.
“The most important factor in how long the process may take is the responsiveness to comments regarding the application materials,” he says. “Obviously, the more time it takes the applicant to address

comments, the longer it will take to get on a public hearing agenda.”
Carroll has seen applications in Lady Lake take over a year to get approved.
“Sometimes items are tabled because the Planning and Zoning Board or Town Commission need further clari cation before making an informed vote,” he says. “Other times, it is simply a matter of the applicant not addressing sta comments in a timely manner.”
A pre-application meeting with the planning department is often the rst step in the process in both Leesburg and Lady Lake.
These projects always include a zoning change because of the uniqueness of the PUD zoning category. Zoning determines the way land can be used for residential, commercial, industrial and agricultural uses.
In addition to a zoning change, PUD applications include a comprehensive plan amendment and, in some cases, annexation into the city. Documents in those applications include the site plan, zoning, ood, aerial and wetlands maps, the land’s legal description and more.
Planners aren’t the only ones who review these applications. They’re sent out to all the city departments for comments, Miller says.
“Police might say ‘we’re going to need to add an o cer’ or ‘we can cover
it,’” Miller says. “Same thing for water — ‘we have capacity’ or ‘our lines will not have capacity.’”
Lake County Schools also reviews PUD applications to determine the impacts on schools. And Lake County’s public works department often looks at applications to determine county road impacts, Carroll says. For developments in Lady Lake, The Villages Public Safety department is sometimes tapped to comment on potential e ects of a proposed community.
Because of the volume of proposed developments in Leesburg, the city is running about 30 days per review, Miller says.
Once all comments are collected, they’re returned to the project engineer for changes. This could take a few days up to a couple months, depending on how responsive the engineer is. The revised plans then go out again. “You do that until all of the comments are responded to and corrected,” Miller says.
Typically, there are two or three rounds of departmental review, but some proposals take more, he adds.
Planners are tasked with ensuring the proposed development agrees with the municipality’s comprehensive plan and land development regulations. They make a recommendation based on that.
“It’s not based on ‘Does Dan like it?’ or ‘Does the sta like it?’”
Miller says. “We’re not working on our personal opinions. It’s a professional recommendation based on codes and the comp plan.”
If a plan does not comply with the comp plan and LDRs, it requires a variance, which, if granted, gives the developer special permission for something outside of the code.
Next, the planning department’s recommendation is forwarded to the city’s planning commission and city commission.
PUBLIC MEETINGS
Before an item reaches the planning commission, there are advertisement requirements that must be met.
Adjacent property owners are informed via mail two weeks before the scheduled planning meeting. And signs are posted on the pertinent property with information about the upcoming meeting. Florida law also requires meetings be advertised in newspapers. Planning boards are volunteersta ed. Leesburg’s Planning Commission has seven members. Lady Lake’s Planning & Zoning Board has ve.
At each meeting, members review proposed plans, taking into account the city’s comprehensive plan and land development regulations, as well as the non-binding recommendation of the planning department. They then make a recommendation to the city commissioner. They do not make recommendations on annexations — those go straight to commissioners.
The planning commission also has the power to forward their recommendation to the city commission with more than just a yay or nay. For instance, with its approval recommendation, Leesburg’s planning commission also recommended that the Poe Road subdivision be required to plant a non-clumping bamboo bu er along the western property line that abuts a seven-acre residential property.
That piece of property is owned by a man who told the planning commission in May he was concerned about losing the natural feel of his land. On his

daily walks, he relishes hearing the sounds of birds and bugs and seeing Florida native turkeys, bobcats, hogs and bears.
Plans for the Brightleaf community call for 135 single-family homes on 49 acres along Poe Road in northeast Leesburg. Fifteen of those homes will line the man’s property.
Miller agrees that the bu er was a good idea. “I would want the bamboo myself,” he told the commissioners at the meeting.
Just as planning department recommendations are not binding, neither is a recommendation from the planning commission. It’s forwarded to the city commission for their ultimate say.
At the city commission, each development has at least two hearings, a rst and second reading.
The rst reading is typically just that — a reading of the ordinance to introduce it without a vote. The second reading is where commissioners ask any questions of planning sta or the applicant, entertain any debate and hear from the public. Some of these meetings get particularly heated.
“Sometimes there’s absolutely no one,” Miller says. “And sometimes there’s a full house.”
Ultimately, the Leesburg City Commission approved the Poe Road PUD, which included annexation
into the city. The plan also called for a natural bu er along the western property line.
In Leesburg, approved PUDs expire in four years if there has not been substantial commencement on the project, Miller says.
From approval, how long the development takes to be built depends on factors such as the developer, the scope of the project and the economy, speci cally, the demand for that product, Miller says. A large project can take 10 years to be completed.
Denials, however, can get tricky, legally speaking. The constitution protects property owners’ rights and a taking of property can land a city in hot water. In this case, the taking would not be physical, but economic.
“As long as (the development is) within the code, it becomes very di cult to deny it because if you take away the economic value of that property, it is considered a taking,” Miller says.
Denying a PUD based on tra c alone is another no-no.
“That one is tough because tra c is one of if not the biggest issues that we have to deal with,” Miller says. “And the county and the state are really the drivers behind tra c improvements because most of the roads in Leesburg are owned by the county and state.”
Requiring a developer to provide something to the city outside of the reasonable scope of the development — like building a park across town — can also prompt legal action against a city. That’s called an exaction.
HOW THE PUBLIC CAN GET INVOLVED
You don’t have to be an adjacent property owner to get involved in the development process.
“Residents can attend the public meetings, speak at those meetings, submit letters of support or opposition to project proposals, conduct their own research of the proposals via requesting application materials under a public record request, or even organize the local community to support or oppose the project, including social media campaigns,” Carroll says.
Miller says the No. 1 way people can get involved is to vote.
After all, the o cials on your city, town and county commissions are the ones who make nal decisions about development in our community.
“Get out and vote,” Miller says. “And I’m not leaning left, right, up or down. I’m saying voting is extremely important because elections have consequences.”

Forget bread and water, broadband may be the key to surviving the future.

The saying “man shall not live by bread alone” has been around since biblical times, but in the modern era, how we think about our basic needs may require a reboot.
Humans still need bread, water and shelter to survive, but as we prepare to hit the quarter century mark of another millennium, it seems pretty clear that without broadband, our chances of survival in the modern world are a bit precarious.
Take this past summer. A glitch from the cybersecurity company CrowdStrike produced a technological meltdown that left employees of airlines, banks, hospitals and emergency services around the world staring at the dreaded “blue screen of death” as their computers went inert.
While this was apparently an anomaly, the crisis proved that the Internet runs much of our lives, not just to salve our addiction to social media algorithms and click-bait, but for more vital reasons. Real threats to our health and security depend
on fiber optics, connectivity and funding, especially with growth and population expansion.
In Sumter County, federal, state and local government officials have been acutely aware of this challenge and have addressed the issue through funding and legislation.
Many small towns and unincorporated areas in the county have received funds through the American Rescue Plan Act (ARPA).
Along with state and other funds, more than 3,000 properties in Webster, Lake Panasoffkee and Tillman Hammock were supported. Nearly 127 miles of fiber optic cable was added to Bushnell, and the unincorporated areas of Croom-ACoochee, Lake Panasoffkee, Linden, Tarrytown and also in The Villages.
Another boost to local broadband came by means of the E-Bridge Act. The bill was co-sponsored last March by U.S. Rep. Daniel Webster (R-Dist. 11) and passed the House and Senate with overwhelming bipartisan support.
“We know that broadband impacts the ability for rural and distressed communities to attract jobs and businesses like in the healthcare and energy sectors. Commonsense legislation like the E-Bridge Act removes unnecessary hurdles and helps more Americans get connected.”

Rep. Webster says he wants to make sure that efforts to achieve this goal do not harm existing rural broadband providers, which are often small businesses and have spent considerable capital trying to reach these communities, often in creative ways.
The congressman also notes that the increase in rural broadband will help attract new businesses, strengthen healthcare systems and
assist in delivery of medical care to vulnerable populations. It will also lay the groundwork for economic recovery and prepare communities for future disasters.
“The goal is to provide access to telehealth along with educational and workforce development opportunities to o er a better future,” he says.
Sumter County Economic Development Director Kristy Russell says that contracts with companies also help improve the rural broadband de cit.
“We appreciate working with Spectrum and Charter on the broadband expansion project in Sumter County,” Kristy says. “Broadband is a vital resource for work, learning and personal connections so together we’re building a high-speed, high-capacity network in Sumter County that
will bring gigabit internet to more than a thousand homes and small businesses.”
While Lake County was not a bene ciary of federal or state funding for broadband, a public survey was launched in late 2022 to gather feedback from county residents and other stakeholders. The results re ected that Lake County had the same needs as other counties, which echoed what o cials had been saying for years.
Lake County Public Information O cer Sarah Lux explains, “Broadband services play a crucial role in keeping communities connected and informed. Access to reliable internet is important for all residents, regardless of where they live or their income level.”
Lake County o cials understand that these services are
increasingly important and foresee future expansion.
A broadband feasibility study conducted by Magellan Advisors identi ed 24 potential project areas in the county in which 7,255 households are unserved.
The review also found that the infrastructure across Lake County consists of legacy DSL services that could become obsolete within the next decade. A majority of residents say that their need for higher bandwidth has increased signi cantly since the pandemic. More than half the respondents have experienced daily slowdowns in internet speed.
Thankfully, there is notable progress being made for this potential project and room for several federal and state funding programs to build out broadband networks for Lake County.
Economic Development: Is more tax revenue really a good problem to have?

The unprecedented growth of Lake and Sumter Counties and the resulting increase in tax revenue are creating both opportunities and challenges.
While the in ux of funds might seem bene cial, local o cials and experts suggest that this growth comes with signi cant challenges that require careful consideration.
HOUSING MARKET TRENDS AND ECONOMIC IMPACT
Lake County Commissioner Sean Parks describes the housing market as “a mixed bag.” He acknowledges that people move here for the beauty and lower cost of living, but also points out that rapid growth has created problems such as tra c and road issues, lack of open space, water
resource protection and lack of entry-level, a ordable housing.
“Housing is becoming a problem because in ation has been cumulatively taking a toll the last few years,” Parks says. “We will not be able to attract and retain the businesses we want without some level of housing a ordability for the workforce.”
Increasing impact fees on developers might seem like a solution, but that could actually worsen the problem by making homes even more expensive.
“These impact fees are approximately $40,000, so that adds $40,000 to the average price of a home,” says local Realtor Addie Owens, who shares Parks’ concerns about a ordability.
Owens suggests that alternative solutions such as bond programs might help spread the cost more evenly over time and make housing more accessible.
THE CHALLENGE OF GROWTH AND DEVELOPMENT PLANS
Rapid growth has forced o cials to rethink their development plans. Parks says that the county and some cities have made strides in demanding higher quality development but there is still much work to be done, particularly in protecting open spaces and water resources.
“Is the development going to cost more to serve than the revenues collected from taxes?” he asks.
That question, Parks believes, is crucial for ensuring that new developments are scally sustainable in the long run.
A clear example of the challenges posed by rapid growth can be seen in Wildwood, where the city had to expand its wastewater treatment capacity much earlier than anticipated. Fueled by home construction in The Villages, apartment projects and new businesses, Wildwood’s population nearly doubled in three years to 30,327, according to a 2023 University of Florida estimate.
To accommodate the growth, city commissioners recently decided to build a smaller water treatment plant and continue operating the upgraded existing plant, which will allow the two facilities to process about 5.5 million gallons of wastewater each day.
DOES INCREASED TAX REVENUE SOLVE ALL PROBLEMS?
While increased tax revenue is bene cial, it doesn’t solve all problems. Parks warns against the assumption that more development always results in a budget surplus.
“Many elected o cials and managers believe that increased development always results in a budget surplus,” he says. “While a ‘sugar high’ of immediate tax revenue is achieved from an in ux of new residential growth, it is often negated a few years down the road when the cost of service exceeds revenues.”
Owens says that the key to managing growth lies in government accountability.
“Increased accountability to government spending solves more problems than increased taxes,” she says, stressing the importance of carefully planning how tax revenue is spent to ensure it supports sustainable growth and addresses the needs of the community.

Increased traffic in Lake and Sumter counties doesn’t make our community unique. For the last few years, approximately 1,000 people moved to Florida each day, putting a real strain on our regional and state road networks.
“We’re spending more money on the regional network right now,” says Michael Wood, executive director of Lake-Sumter Metropolitan Planning Organization.
The congestion on I-4 creates a steady flow of traffic on I-75
and SR 50. Capacity improvements on I-4 that will help ease the burden on these local routes are underway.
“Florida has the best road network in the country, based on roadway condition and congestion management,” Michael says. “That is the result of a state decision to spend state money on roads and keep them in good condition.”
At the county level, new roads are being built to connect new housing developments with regional and state routes.
“We meet two challenges with respect to our roads in the face of exponential population growth: Ensuring capacity improvements to meet demand in a timely fashion and maintaining older roads outside of the expansion area,” says Sumter County Administrator Bradley Arnold.

process and funding always drives the timeline.
Road impact fees are a major source of funding for new roads. Fees, paid with the building permit, are assessed on every development project based on how much traffic the new building will generate. The road impact fee for a single-family home is $2,700, according to Fred Schneider, Lake County assistant county manager.
“Public-private partnerships and design-build projects are important to get things done,” Arnold states. One significant partnership in recent road development in Sumter County is The Villages® Companies Regional Road Agreement established in 2018. Through this partnership, The Villages® Companies provides the right-of-way, design and long-term stormwater responsibility, as well as the up-front funding for new roads in the plan.

As part of the agreement, Sumter County reviews road plans and inspects the construction to be sure roads built by the developer meet all standards and specifications agreed to. The county has five years from completion to pay the developer back for the investment at the agreed cost. Some roads in the agreement, like the Bexley Bridge over the turnpike, have a 15-year payback period.
The public-private partnership is also an economic driver for the county. While the developer loans the county interest-free money to build the new roads, the county is collecting road impact fees, fuel tax, property tax and sales tax to repay the loan.
Arnold says they are spending $277 million to build roads that are projected to bring in $10 billion worth of capital investments. In other words, having new roads allows the county to attract more businesses. That’s the economic development connection. The county has already realized $4 billion in capital investments, which means they are likely to exceed their $10 billion projection.
UPGRADING OLDER ROADS
Some of the older rural roads in Lake County have no rights-of-way for expansion. The properties along these roads are deeded right to the center line. There is typically no new development on these roads, but development in adjacent areas can fill these roads with traffic beyond their capacity.
“When you have 200 cars a day driving down your road, no one notices,” Fred says. “When 2,000 cars pass your house every day, it gets your attention.”
Many older roads were built with nine-foot lanes when the current standard is 12. Widening a road without a right-of-way means negotiating with numerous landowners – maybe 100 or more –to buy their property. Even if all the property owners agree to sell, the cost of widening a road can quickly exceed the available funding.
In Sumter County, old rural roads compete with new road projects for attention and funding.
“It can be hard to justify an expenditure that benefits 10 households over one that impacts thousands,” Arnold explains.
Counties can apply for federal grant money to upgrade older roads
for up to 50% of the project costs. The county has to provide the remaining funds.
“We have a record budget right now for transportation, but we also have record project costs,” Michael says. “The price of asphalt has gone up 50% since 2021, and project estimates are coming in 1½ to 2 times higher than expected.”
REAL-TIME TECHNOLOGY, REAL BENEFIT
“We can increase capacity on our existing roads by 15-20% by using technology such as smart signals,” Michael says. Smart signals at intersections change the signal timing based on real-time traffic conditions.
STRAIGHT TALK ABOUT ROUNDABOUTS
Roundabouts present a cost and safety benefit over intersections. Crashes at roundabouts are generally at low speed and involve glancing blows rather than head-on or T-bone impacts. And since there are no signals, there is no electricity cost associated with building and maintaining roundabouts.

Rapid growth in Lake and Sumter Counties have local supervisors of elections facing the challenge of maintaining secure and e cient elections in the thick of expanding populations.
With new developments continually springing up and more voters moving here, the pressure on these o ces has never been greater, yet both counties are committed to the integrity of the electoral process.
LAKE COUNTY: SECURING THE FUTURE
Supervisor of Elections Alan Hays is con dent that election safety is maintained in Lake County despite a population boom that has intensi ed demands on his o ce.
“The number of people coming in really has no bearing on our devotion to election security,” Hays says.
Hays’ o ce has implemented a range of security measures to protect the integrity of the vote over
the eight years of his service to Lake County. These include 24/7 monitoring of connections, ensuring that sensitive areas like the tabulation room and vote-by-mail department are secured with multi-factor authentication and isolating the tabulation system from the Internet to prevent hacking.
“Our tabulation system is totally independent of and has absolutely no connection to the Internet,” Hays asserts.
Physical security is equally crucial. Hays has overseen the installation of more than 20 surveillance cameras and established emergency plans for polling places in coordination with local law enforcement.
However, the county’s rapid growth has highlighted a signi cant issue: space constraints. The current 18,000-square-foot facility is no longer
su cient to handle the demands of Lake County’s elections.
“We need a 50,000-square-foot building that’s climate-controlled to protect electronic equipment and paper ballots,” Hays explains. To manage over ow, his o ce leased additional space and use trailers for storage.
An architectural rm’s assessment con rmed that a new 48,600-squarefoot facility is needed to accommodate the o ce’s operations. This includes space for administration, equipment storage, staging and programming of voting machines, poll worker training and more. A potential site has been identi ed but the project awaits nal approval from the county commission.
“We need to be in that new facility before the 2026 elections,” Hays stresses. “All in all, it makes no di erence to us whether it’s a thousand people or twenty thousand people. We’re still not going to compromise on security. That is our job No. 1.”
SUMTER COUNTY: EXPANDING TO MEET GROWING DEMANDS
In neighboring Sumter County, Supervisor of Elections Bill Keen faces similar challenges. With The Villages continuing to expand south of County Road 44, the need for a larger facility became evident. The existing warehouse in Bushnell that houses essential election equipment and serves as a training center for poll workers is now at capacity.
“Our current facility, built in 2016, was designed to accommodate the needs of a community that has grown much faster than anticipated,” Keen says. The rapid expansion of The Villages, beyond what was initially expected, has prompted the need for a larger warehouse.
Sumter County Administrator Bradley Arnold explains that the current facility was designed with the assumption that development north of Hwy. 44 would be the nal phase of The Villages. When The Villages decided to expand further south, it
became clear that the warehouse would eventually need to grow to support long-term development.
The new facility, which is under construction and set to be completed by July next year, will nearly double the size of the current warehouse by expanding it to approximately 26,000 square feet. This additional space will provide ample room for storing election equipment, training poll workers and supporting the county’s increasing voter registration and precinct management needs for the next 15-20 years. The Supervisor of Elections’ headquarters will remain in Wildwood.
“This warehouse expansion is designed to accommodate the full build-out of The Villages,” Arnold says, adding that the old warehouse space will be repurposed for the county’s centralized purchasing department as growth continues to impact operations like Sumter Fire and EMS.
In addition to the expanded space, the new facility will feature enhanced security measures to maintain election integrity. Arnold’s team is dedicated to rigorous procedures for verifying and securing ballots.
This method allows the county to receive voter check-in data from each precinct securely, ensuring that every ballot is accounted for.
The o ce also conducts thorough write-in reviews to ensure accuracy, maintaining a high level of security and they strive to be the rst county to display nal results of all the precincts on election night for better transparency.
“We spend a tremendous amount of time on security, with weekly meetings dedicated solely to improving both cyber and physical security measures,” Arnold says. “Our commitment to staying paperbased ensures accurate and secure elections.”

Access to leading-edge medical care continues to be a big reason why people move to Lake and Sumter Counties.
“Sumter and Lake County growth is strongly related to the success of communities such as The Villages that provide a wide scope of healthy living options,” says Jay Wolfson, DrPH, JD, interim dean, College of Public Health at the University of South Florida. “Health care providers, institutional and private practice, nd these growth communities attractive and appropriate places to expand their service base.”
Many transplants are drawn by the close proximity of medical specialists and advanced health care for Parkinson’s and other neurological diseases, stroke and other cardiovascular conditions, Alzheimer’s and more. It’s an easy drive to the Mo tt Cancer Center in Tampa and the Fixel Institute’s Parkinson’s Center of Excellence in Gainesville, two of several world-class treatment facilities in Florida.
The population growth, especially within certain demographics, makes our area a prime expansion location for health care systems already operating successfully in other parts of the state. The experts are bringing advanced medical treatment options to our community.
UF Health was one of the rst to jump in to expand this market by acquiring the hospitals in The Villages and Leesburg in 2019. Around that same time, AdventHealth completed a major expansion of Waterman Hospital in Tavares, and then Orlando Health kicked o a signi cant

How first responders manage
First responders are grappling with the challenges of increased demand on their services as Lake and Sumter Counties continue to be among the fastest-growing counties
Lake County Sheri Peyton Grinnell is well aware that an increase in population means an increase in demand for services, whether it’s public safety, roads, schools or employment. He also understands that the demand is only going to grow. The county’s population, currently hovering around 450,000, is projected to surpass 500,000 by 2029.
To prepare for this growth, Grinnell has requested an additional $17.5 million for the next budget year.

That’s just one example of how a swelling population increases the cost of maintaining public safety infrastructure.

the sheri ’s o ce, which currently operates out of a hub in Tavares. Establishing full-service sheri ’s o ces in South Lake, Northeast Lake County and other regions would allow for more localized and e cient operations, similar to how precincts operate in larger municipalities like New York City.
According to Leesburg Fire Chief Joe Mera, Leesburg has one of the busiest reported re stations in the nation per capita, Station 61 in Leesburg, with Station 62 trailing not far behind. With the stations already receiving thousands of calls each year, he is expecting that number to rise.
“More people plus more structures, commercial and residential, plus more tra c equals more calls for service,” he says. “The southern end of the city is currently largely undeveloped and will likely require additional re and emergency services as it grows.”
The Villages Public Safety Department is already working to keep up with growing demands. According to an article in the Property Owners’
Association of The Villages newsletter, Fire Chief Brian Twiss is focusing on getting the new Dependent Fire District up and running and securing the necessary funding.
“As The Villages continues to grow at a rapid pace, VPSD is going to grow synonymously with the community as population, service demands, and response areas continue to increase,”
Chief Twiss says.
The VPSD’s emergency medical services (EMS) division chief Kenneth Wannen reported that they transported 15,586 patients last year, which far exceeded initial projections.
“During peak times, we have 6 to 7 calls an hour,” Chief Wannen says. “It takes 50 to 60 minutes round trip to arrive, treat, transport, and get back to the assigned zone.”
More ambulances will likely be needed as growth continues in The Villages.
As Lake and Sumter continue to grow, the challenges facing rst responders are becoming more complex and demanding. However,
two things are certain: Those charged with serving and protecting us are committed to maintaining the safety and well-being of the community; and the proactive steps they are taking today will be crucial in sustaining the high level of public safety that Lake and Sumter County residents have come to expect as their community continues to evolve.

With the sea change in population growth over the last few decades, food suppliers in Lake and Sumter Counties have had to adapt to meet challenges that come with expansion.
So have residents like Patricia Quilling, who moved to Oxford from Orlando more than 40 years ago and commuted to Eustis daily.
“Back in the day, we got our meats, supplies and frozen foods at the Winn-Dixie in Wildwood because it was the only place to go,” says the retired nurse. “I think the closest Publix was in Leesburg when U.S. Highway 44 was two lanes.”
She turned to local growers when she wanted to buy produce.
“What we didn’t grow ourselves we could always get from roadside stands,” Patricia says. “There were watermelon and cantaloupe patches everywhere, as well as eggplant, blackeyed peas, peaches, plums, cherries, local citrus and tomatoes.”
These days, like many seniors and retirees, Patricia relies on delivery services. She says the convenience is a big help.

opened since 2004 with a new site slated for Howey-in-the-Hills at the beginning of the year.
That’s great news for many people in The Villages who prefer to travel by golf cart. On the other hand, residents in smaller, outlying towns worry about tra c congestion and the destruction of nature that progress usually brings.
“I don’t think it’s a good idea because there are already two other Publix stores that are seven miles in either direction,” says Howey-in-the-Hills resident Alisha Blake. “It’s going to create more tra c in our quiet, quaint small town and many people have retired here because of the rural, small-town feel.”
Some newer residents and snowbirds have expressed concerns about the lack of specialty, regional items they are used to, but Hannah Herring, a media relations manager for Publix Super Markets says their buyers work with suppliers and Florida farmers to make sure the stores have the best selection of products.
“If there is ever a time when a customer cannot nd a product they’re looking for, we encourage them to speak with the store manager to
see if the item is available for special order,” Hannah says.
As for the commercial supply, Roberto Manco of Roberto’s Ristorante in The Villages hasn’t noticed any real challenges in the ve years he’s been operating at Pinellas Plaza — except of course during the pandemic.
“COVID was hard, but things are better now and the only changes I am seeing is that there are more families eating out rather than just customers from The Villages,” he says.
Roberto relies on major suppliers like Sysco to supply him with products so he can make desserts, bread, pizza dough and house-made mozzarella, for which he is famous. He also gets products like pasta imported from specialty merchants.
For Chef Keith Keogh, merely “getting food” is far from the issue. He believes that this region has the potential to be a thriving agricultural community capable of supplying top-notch food to the population. Keith says that hasn’t happened because the direct-to-consumer link has been hampered by incessant rules and regulations of the USDA and its allegiance to corporate farms.
“I grew up here and the landscape has changed,” says Keith, who spent
his entire career as a culinary director for high-pro le chefs in di erent areas of the country. He now runs Olive Isle Farm in Groveland and wants to bridge the gap between locally grown food and consumers.
“As a chef, I just want people to taste great food and know the di erence between high quality and bland, which is what our palates are used to these days,” he says. “If a chicken is raised around the corner for example, and it doesn’t take days to get from farm to
table, you don’t need to pump anything in to preserve or enhance the avor.”
Chef Keith says that in order for the public to understand that concept, there almost has to be a “movement” to help people recognize the di erences between fresh food and food that takes days to get to grocery store shelves.
“The public has to speak up and if the local government would step in and care, Lake County could be a worldclass food producing region,” he says.

Educators in Lake and Sumter Counties are committed to maintaining high standards and providing quality education as they face the challenge of accommodating an increasing number of students.
LAKE COUNTY: MANAGING SCHOOL CAPACITY IN THE FACE OF RAPID GROWTH
Lake County’s surge in new developments has school district o cials staying vigilant in managing school capacity.
From the moment a development proposal is received, the district engages in a thorough review process to assess how these projects will impact local schools. This includes evaluating potential capacity issues and determining if new facilities are needed.
“We see development all the way from a conceptual level through to when they issue a certi cate of occupancy,” says Kelly Randall, Lake County Schools’ executive director of facilities and planning.
To manage this, the district uses a detailed tracking system that monitors each development’s progress, starting with an adequate public facilities
assessment. This system helps identify potential capacity issues early on.
“We look at the schools that are serving that area and we provide a report to the local government that says, ‘Here’s what the capacity situation is at those schools, here’s how
many students we would expect to see from that development, and here’s what kind of impact that development would have on those schools,’” Randall says.

how many students each new home will produce. On average, every 10 houses in a subdivision generates three students, spread across all grade levels.
“People see all those houses going up and they think, ‘Oh my gosh, every single one of those houses is going to have people with a bunch of kids.’ But it just depends,” Randall says. “Many are occupied by empty nesters or young couples without kids. And over time, the number of students generated by these homes decreases.”
When a development triggers capacity concerns, the district can require developers to enter into proportionate share mitigation agreements. This means that developers may need to contribute nancially to the construction of new schools or the expansion of existing ones. For instance, a new high school is planned for the Wellness Way area in Clermont. Supervisor of Growth Planning Helen LaValley says developers in these areas might be required to help fund the new high schools to ensure adequate capacity.

The County’s Educational Concurrency Review Committee will meet with a group of local government o cials, the school board and planners in December to talk about school concurrency and development.
“We get together as a group to talk about what’s going on in the county, areas of concern, project updates and that kind of thing, so we all understand where we’re going and what we’re doing,” Randall says.
“We don’t always know if new residents are families with school-aged children,” she adds. “They could be single adults, couples without kids, or retirees. Until they show up at our doors, it’s a bit of a crystal ball.”
To manage this uncertainty, the district budgets for extra sta , including teachers and paraprofessionals, to be ready if the need arises.
“If we don’t end up needing these positions, the funds often go back to our sta through salary increases or other bene ts,” Mo tt says.
Despite these challenges, Sumter County takes pride in its achievements. The district is ranked as an ‘A’ school, tied for fth in the state.
“We’re very proud of our ranking,” Mo tt says. “We’re dedicated to ensuring that when growth does come, we’re ready to accommodate it without compromising our standards.”

Kicking Negative Habits
Author Linda Fensler shares her passion for helping others overcome addiction.
inda Fensler thought she would be as a psych nurse when started her nursing career right out of high school, but eventually realized that mid-20th century nursing was a bit too intense.
“In those days, nurses were sort of con ned to hospitals and we had to deal with several patients at a time while making critical life and death decisions with very little training,” says Linda, who resides in Grand Island.
So, in her early 20s, with some inspiration from a close family member, Linda opted for a career in counseling.
“I had a grandmother who su ered from mental illness and saw her in dire straits,” Linda says. “The solutions in those days were limited to electroshock or chemical therapy or even worse... It seemed barbaric.”
Linda eventually got married and started a family. Later, she went on to get her master’s degree (by age 40) and became a certi ed assistance professional (CEAP®) to help employees manage crisis and addiction. She was the corporate counsellor on the other end of the “crisis line.”
“I had the opportunity to work as an intake person at a mental health facility, then I went right into employee assistance and loved it,” Linda says.

Linda believes that our society needs to change the way we think about addiction, because the old ways of equating a negative dependency with weakness or punishment doesn’t always work. In her book, Rising Above Addiction, she provides research to prove it.
“Those with addiction have a chemical imbalance and to persecute them isn’t helpful. In fact, it can be quite harmful,” she says. “Many addicts are depleting their bodies into a chemical depression.”
She says that it’s possible to gradually change negative habits and employ healthy behaviors through education, scienti c research and realworld experiences.
Linda also has a special passion for those who nd themselves isolated later in life.
“There are so many seniors out there who need and want help but because of lack of money or transportation they may feel like they don’t have access to it,” she says. “It’s my mission to reach those people.”

The “Journey Home Gala” at The Carriage House at Vedder Farms on April 18 bene tted Hand in Hand Recovery, a faith-based, non-pro t addiction recovery organization created for men and women in need of treatment, speci cally those who cannot a ord it. The Lake County chapter welcomed local dignitaries such as Florida State Representatives Taylor Yarkosky (who was the keynote speaker) and Keith Truenow. Also in attendance were State Senator Dennis K. Baxley and Sherri Peyton C. Grinnell. ake Minneola High School cheerleader Ivy Valenta’s passion for cheer is evident, but her involvement in various activities and exceptional academic performance sets her apart.
“I was a competitive gymnast for 12 years,” the enthusiastic junior says. “As much as I loved it, I wanted to enjoy high school and it was hard to do that with the rigorous amount of time spent in the gym. I decided to try cheer and other sports like softball and soccer. I absolutely fell in love with all of them.”
With a 4.6 weighted GPA, Ivy ranks among the smartest students in Lake County. She loves math and says she appreciates the opportunity to dual enroll in Lake Sumter State College. After high school, Ivy wants to attend a university to study sports media and sports broadcasting.
“I have a passion for sports, and I watch as many games as I can to gain as much knowledge as possible,” she says.
Ivy credits her parents, Angel and Tom Valenta, for many of her leadership qualities.

His foray into football has been signi cantly in uenced by his stepfather, Arthur, who has been a constant source of motivation. “He always told me to never quit and keep pushing every day. It’s gotten me to where I am today,” Uriah says.
Uriah’s advice to aspiring athletes: “Never give up. Always put in the best e ort you possibly can. Things have not always been easy for me, but I never stop pushing.”
Uriah draws inspiration from NFL player Deuce Vaughn. “I love Deuce because he isn’t the biggest guy, but he made it to the NFL with skill and the belief that he could do it. I look up to people like him because I am not the biggest guy, but I go out there on the eld with the biggest heart.”

avier Irizarry stands on the cusp of what promises to be an exciting chapter in his life as he enters his senior year at Leesburg High School.
The young quarterback from Blake High School in Tampa, new to Leesburg but already a standout on the football eld, embodies a blend of talent, leadership and dedication that sets him apart.
Xavier began playing football at age 8. Initially a wide receiver, he soon transitioned to quarterback, a move that sparked his passion for the game. Playing quarterback allows him to fully harness his athleticism and strategic mind.
“I love having the ball in my hands and being able to make plays,” says Xavier, the playmaker who thrives under pressure.
Football is not just a game to Xavier; it’s a re ection of the values and principles instilled in him by his parents. God and family are the most important things to him.
“My mom is my biggest critic, but she’s also like my best friend,” he shares. His parents, especially his mother, have been his steadfast supporters and role models, in uencing both his personal and athletic development.
Xavier’s been part of the Leesburg High School football program for just a few months, but he’s already formed strong bonds with his teammates, particularly his o ensive linemen.
“I love my o ensive linemen and have gotten to know them well. We bonded instantly and it’s so important to have a close bond with those young men because they are who keep you safe,” he says.
Their camaraderie has been strengthened through college trips, where they’ve explored new programs and envisioned their

respect,” Xavier says.
Xavier’s pre-game ritual includes listening to gospel music, which helps him stay calm and centered before the intensity of the game. “I believe in keeping my emotions calm before the rowdiness of taking the eld. I have always done that. Some guys listen to rap, metal and other stu , but for me, gospel music is what gets me in the zone,” Xavier explains.
His approach re ects his faith as well as a mindset that allows him to remain focused and composed under pressure.
Xavier is known for his ability to move around in the pocket and make plays. Agility and quick thinking have earned him the respect of his coaches and teammates.
“I consider myself a eld general,” he says. His quarterback coach, Max Tucker, echoes this sentiment. “His work ethic is unrivaled. He’s a

straight-up baller and one of the best quarterbacks I’ve had the chance to work with,” Coach Tucker remarks. Sounds like a description of Xavier’s favorite player. “Cam Newton, in his prime, was incredible. I feel players like Cam advanced the game of football at the quarterback

25-year-old entrepreneur from the Dominican Republic has transformed a South Lake County hotspot by incorporating unique avors that can’t be found anywhere else.
Leddys Ynchausti’s MUSE Bar + Bistro in Clermont o ers a unique dining experience with a vibrant fusion of Peruvian, Caribbean and Latin avors.
Originally an AmericanMediterranean restaurant, MUSE now o ers a diverse array of dishes that are a tribute to Leddys’ Latin roots, with a particular emphasis on Peruvian cuisine.
Leddys purchased the restaurant a year ago and gave the place a quick facelift, including new oors and a refreshed bar area.
“We wanted to add our own touch, and I think it’s turned out great,” she says, referring to the inviting patio and cozy interior.
Leddys began her career as a social media manager in the Dominican Republic but was looking

for a better opportunity to expand in the United States.
“We didn’t know exactly where to invest, but we fell in love with this place after months of searching,” she says. “My mom helps me, but she travels back and forth from here and the Dominican Republic.”
The MUSE Bar + Bistro menu blends her cultural heritage with contemporary tastes.
"We wanted to bring more avor to the menu, something that re ected our culture," Leddys says.
The result is a menu that marries traditional Latin ingredients with innovative culinary techniques.
Kick o your meal with an enticing starter such as the Pork Belly with a bold peanut sauce and Korean BBQ, or the Yuqita Bites, a crispy yucca delight paired with a harmonious Huancaína sauce. Another favorite is the BBQ Chicken Bites, where boneless chicken thighs are perfectly glazed with a house-made BBQ sauce that
delivers a smoky, tangy experience that leaves a lasting impression.
For those who enjoy a more traditional start, the refreshing Av, Mi Amor! ceviche blends avocado and traditional Peruvian elements in a coconut sauce that dances on the palate.
For a creative twist on ceviche, try the Las Esferas del Dragón featuring lightly fried balls of seafood that are crispy on the outside and tender inside.
The MUSE Tru e Burger is a standout. It features a signature beef blend topped with tru e aioli, caramelized onions and a decadent house-made sauce, all nestled in a brioche bun. The Aloha Burger, another popular choice, o ers a tropical twist with grilled pineapple and cheddar cheese.
For those seeking a lighter option, the Colossal BLT Sandwich delivers with layers of crispy bacon, fresh lettuce and ripe tomatoes elevated by the addition of a bright lemon aioli. In the mood for something with
a bit more zest? You must try the MUSE Tacos, which o ers a choice of blackened or grilled sh, shrimp, or veggie lling wrapped in soft corn tortillas and garnished with vibrant, fresh toppings.
For entrees, consider the Lomo Saltado, a classic Peruvian dish featuring tender strips of beef stir-fried with onions, tomatoes and soy sauce served alongside fries and rice—a comforting and satisfying choice.
Seafood lovers will enjoy the Caserola Marina, which combines calamari, shrimp and mussels in a rich, tomato-based sauce. Another standout is the Chaufa, a Peruvianstyle fried rice dish that blends aromatic soy sauce with a choice of protein that o ers a satisfying balance of savory and umami avors.
The Cajun Shrimp Pasta is a fusion of avors, with pan-seared shrimp and al dente pasta tossed in a creamy, spicy Cajun sauce, while the Princess Diana Grilled Churrasco o ers a regal experience with a
perfectly grilled skirt steak served with sautéed vegetables and your choice of tostones or fried yucca.
A visit to MUSE wouldn’t be complete without indulging in one of their dessert cocktails, such as the Chocolate Martini or the Wine Milkshake.
In addition to its food, MUSE is known for its impressive drink menu. The restaurant o ers a wide selection of champagne cocktails, piscos, mojitos, and other classic drinks.
Lettys, who juggles various roles from cooking to marketing, takes pride in the fact that everything at MUSE is made from scratch.
“It’s tough, but I like it because it keeps me alert and focused,” she says, adding that the restaurant has been well received by the local community, particularly during the busy snowbird season.
Lettys is already working on a new menu, lled with even more creative ideas, so be on the lookout for new specials.

INGREDIENTS :
4 oz ground beef
1/4 tsp. salt
1/4 tsp. freshly ground black pepper
1/4 tsp. garlic powder (optional)

DIRECTIONS :
In a bowl, combine the ground beef with salt, pepper, garlic powder, onion powder. Shape the meat mixture into a ball, then gently press it into a flat, round patty. Heat a skillet or grill over medium-high heat. Cook the patty until it reaches your desired level of doneness. Add desired toppings such as tomatoes, cheese, bacon, pickles, onions, melted nacho cheese, and with a large wood skewer, place one fried Provolone cheese or fried Yucca filled with cheese on top.

Tbsp. fresh cilantro, chopped cup cooked white rice, for serving

DIRECTIONS :
Marinate the beef. In a bowl, combine the beef strips with soy sauce, red wine vinegar, minced garlic or garlic paste, ginger paste, salt, and pepper. Fry potato slices until golden. Drain and set aside. Sear beef. In a large wok, heat 2 tablespoons of vegetable oil over high heat until it starts to smoke slightly. Add the marinated beef strips in batches (to avoid overcrowding), and sear them until browned. In the same pan, sauté onions. Add tomatoes and cook for 1 minute. Add soy sauce, vinegar. Stir and cook for 1-2 minutes. Plate the fries, put the Lomo in the bed of fries, garnish the beef with cilantro, and serve with rice.

n November of 2022, Conni and Jim Berry, with partner and restaurateur Daniel DiVenanzo, opened Lake Eustis Waterfront Grille for people who wanted to enjoy a great meal while admiring a beautiful view. Turns out their instincts were right on the money. The charm of the waterfront

restaurant has made loyal fans of local residents and visiting newcomers alike.
“We bought the property about six years ago and began to rehab the docks,” Jim says. “As we spent time on the site it became apparent to us that this was a very special place.”
Opening an adjoining tiki-themed bar was always in the plan, but the team wanted to get the Waterfront Grille up and running before branching out with Coco Locos,
which was inspired by the couple’s 40-plus years of traveling together.
“We frequent bars and restaurants when we travel and have been all over Florida, Mexico and the Bahamas,” Conni says. “We especially love tiki bars and thought it would add something special for the boaters.”
At Coco Locos, it feels like the spirit of Jimmy Bu et could appear to encourage you to kick o your shoes, eat a cheeseburger and sip on a margarita. The island décor and buzzing little dragon ies help set the scene, but the actual scene stealer is Gus, the baby gator that holds court underneath the water-logged trees.
The outdoor bar seats around 20 and there is plenty more seating near the lake. TVs and piped-in tunes add to the variety of live music available on weekends.
“We like beachythemed music but we want to have
something for everyone, so our plan is to invite lots of di erent types of musicians,” Jim says.
The food is served out of the main restaurant, but the Berrys wanted to create a more casual island theme for Coco Locos. Menu items include Reuben spring rolls, swamp fries, strawberry avocado salad, Old Bay peel & eat shrimp and crafted “handhelds” like the haddock let or mahi sandwich.
Also o ered are boneless and bone-in wings with your choice of sauce — garlic parmesan, jerk dry rub, Nashville hot or mango habanero.
Photographer Nicole and I shared the cedar-plank salmon, which was fresh and cooked to a perfect medium. It came with a mango salsa that had tiny bits of chopped red onion and bright jalapeños to add some heat. The dish was served with sides of creamy baby red mashed potatoes and grilled asparagus.
I also tried the hangover burger, which was nicely seasoned and topped with a perfectly cooked sunny-side-up egg, lettuce, pickle, tomato and red onion on a Kaiser bun. The wellseasoned fries that accompanied it were hard to put down.
The award for most imaginative menu item was the clever take on a charcuterie board. Instead of a block of wood, the chef used a giant
Bavarian-style soft pretzel as a base topped with cubed pepper jack, cheddar, Swiss and Colby cheeses. Rolled prosciutto, salami and pepperoni were snuggled inside the pretzel caverns. It was nished with olives, fresh tri-colored mini sweet peppers, celery, gherkins, cherry tomatoes and spicy grain mustard as a dip for the remaining gooey treat.
Local resident John Pace, who has been boating the Chain of Lakes for almost 40 years, says he is glad to have something like Coco Locos to visit.
“I think it’s refreshing to have this option,” John says. “It’s the only beach bar that I know of which is currently in operation on Lake Eustis. The sunset view is just phenomenal.”
John is also a cold beer drinker who says he’s very happy that they have the brands of beer he drinks, including many domestic lites, plus Yuengling, Corona, Heineken and Bud Zero. Frozen drinks range from the Miami Vice and hurricane to the rum runner and classic piña colada.

“I think our popularity is going to just keep getting better because from what I hear, there is no other place on Lake Eustis quite like Coco Locos, which is really cool,” Conni says.
While Conni and Jim still have their day jobs, they plan to retire together and enjoy the sunsets and lakeshore breezes full-time.
The vibe at Coco Locos also reminds John of his favorite type of music.
“I’m a Trop Rock kind of guy, so it’s nice to have the live music,” he says. “There is something special and appealing here because of the location, sunset views, my

At Blushin’ Bubbles, the Sunday brunch beverage is elevated and celebrated.
he mimosa, a simple mix of orange juice and champagne, was invented by Frenchman Frank Meier. It was served at The Ritz Hotel in Paris around 1925, just in time to become a perfect complement to brunch, which was “invented” by the British for Saturday night carousers to sleep in and nurture hangovers with a late, boozy breakfast.
The classic Bellini came a decade or two later and was created by Giuseppe Cipriani, founder of Harry’s Bar in Venice, Italy. Made of peach purée and prosecco, its light pink color reminded him of a painting by 15th century Venetian artist Giovanni Bellini.
Now, making local history in Lake County is Holly Nichols, owner and operator of Blushin’ Bubbles in downtown Clermont. She and her
crew of brunch-loving buddies have brought the bubbly beverage to a bold, new level.
“This all started out of a love of brunch,” says Holly, who greeted us in ip- ops and a sparkled t-shirt that read “Champagne Gang.”
“Eventually it wasn’t really the brunch so much as an excuse to get together and drink mimosas,” she says. “Somehow, I became the ringleader as it turned into a business concept of being able to get quality mimosas any time, any day.”
Holly opened Blushin’ Bubbles in March of 2021. Two months later, it grew out of her brick-and-mortar space. Luckily, she found a storefront to share with Aimee Stanley, who owns Sugar Mama’s Candy Bar on West Montrose Street.
Holly initially promised herself that if she was going to do it, she would do it right. This spawned weeks and months of (insert smirk) exhaustive research and development.

“There are so many possibilities and combinations,” Holly says. “We make them with high-quality juices and nectars, exotic fruit blends, Wycli sparkling brut and rosé and a whole lot of love.”
Blushin’ Bubbles also o ers seasonal ights and branded pouches so mimosa lovers can be refreshed as they walk the entertainment district during Clermont’s many downtown events.
Her drinking demographic ranges from age 21-to mid-90s and she loves groups who make an occasion out of strolling through town, especially this time of year.
“Downtown Clermont comes a little more alive in the fall with all the festivals,” she says. “So, it’s a great time to enjoy it here with friends and the perfect bubbly beverage.”

Young athletes have more opportunities than ever.
s we approach the heart of the high school and college fall sports seasons, we should congratulate local student/athletes who are committed to continuing their academic and playing careers.
It seems like more and more, student/athletes are planning to keep playing and studying at major colleges and universities.
To me, that’s a tribute to the dedicated and hardworking athletes in our community, as well as the incredible e orts of parents, coaches, volunteers and faculty who make it all possible.
I see so many in our community giving back to our youth to propel them in their careers. These caring, supportive adults have made an impact on the lives of so many young people.
A big, big impact. In the past decade, I have seen high school athletes in our community sign NCAA Division 1 o ers, make it to

the Super Bowl, play in the NBA and achieve dreams outside of sports.
For example, 2023 Eustis High valedictorian Syriah Williams, who graduated with a 5.33 GPA, played volleyball for Eustis and earned over $500,000 in academic scholarships for grades alone. Syriah is currently attending FSU to study biological science and obtain her master’s in dentistry to become an orthodontist.
Leesburg High School graduate Riley Goldberg was a great soccer player, graduated at just 16 years of age, has written a book and is attending UCF and hopes to become a college professor!
South Sumter High School graduate Keanu Neal went on to play for the University of Florida and even played in the Super Bowl his rookie season. He also gives back with an annual youth football camp in our community.
Stories like these show how much of an impact our school systems are having. While we still have plenty of work to do, we owe so much to our teachers, coaches, families and people
who in uence our young men and women and help them reach goals.
Of course, only a small percentage of Lake and Sumter County students become professional athletes. But more and more are pursuing their passions beyond high school. That tells me that signi cant work is being put in on and o the eld.
Having that degree in your hand opens so many possibilities outside of athletics.
Our young student/athletes have more opportunities than ever. Lake County alone averaged a 92% graduation rate in 2023. For Black graduates, the graduation rate was also among the highest it has ever been, which is something we can all celebrate.
Watching these athletes compete at a very high level reminds us how incredibly fast high school and college y by.
I am so excited about the future of Lake and Sumter County sports and can only imagine how future generations will impact our growing community.
