The Great Escape Building a Vacation Home Anywhere in North America has Never Been Easier. By Talie Sharper In an age where the comforts of home play a pivotal role in our well-being, the dream of owning a vacation property or secondary home has never been more appealing. More and more North Americans are seeking that picturesque getaway—a peaceful retreat to escape the grind, or a smart investment that grows with time. Alair, with its vast network of over 100 locations across the continent, emerges as a frontrunner in turning these dreams into reality.
The Allure of the Secondary Home A study by the National Association of Home Builders revealed that secondary home sales accounted for 21% of all residential sales in the U.S. in 2019. This upward trend is not merely a fleeting phase; it’s reflective of a deep-seated desire for stability, security, and the joys of a home away from home. Snowbirds are flocking in greater numbers to sunnier climates. Data from the U.S. Census Bureau and Statistics Canada indicates that over 800,000 Americans and estimated 300,000 – 375,000 Canadians migrate from the North to the South every winter. With states like Arizona and Florida offering sunsoaked expanses and an enviable quality of life, it’s no wonder that these locations are prime spots for those escaping the chill. Additionally, as the world evolves and remote work becomes more prevalent, the desire for a second home or vacation property has surged. People are looking for their personal havens, places to escape to and create lasting memories with family and friends.

Why a Secondary Home is a Smart Investment
A Future-Proof Investment
Passive Income Potential: A study by the National Association of Realtors indicates that 25% of vacation home buyers intend to rent out their property to others. By doing so, homeowners can offset maintenance costs, mortgage payments, and even turn a profit.
The global health crisis of 2020 ushered in a newfound appreciation for remote work and consequently, the ability to live anywhere. This has bolstered the allure of vacation homes. Pew Research Center reports about 2.8 million people have already moved away from urban areas to work in more scenic, less populated areas, further indicating the desirability of second homes. Furthermore, a report by Ipsos MORI indicates 57% of homeowners feel that a vacation home is a more stable investment than stocks.
Appreciation: Historically, well-chosen real estate appreciates over time. In certain soughtafter vacation destinations, appreciation rates can outstrip those of primary residences.
As demographics shift, and remote work becomes the norm, having a secondary home will not just be about vacations, but also about flexibility, well-being, and potential passive income.
Tax Benefits: Depending on the jurisdiction, there can be tax benefits related to mortgage interest, property taxes, and rental income.
Making the Vision a Reality
Apart from the sheer joy of owning a vacation spot, a secondary home can be a prudent financial decision. Here are a few reasons:
Alair Charlotte North Carolina

Alair Encinitas, California In November of 2022, Alair welcomed Kahle Steinmetz, president and owner of La Costa Builders, and Kelsey Steinmetz to the Alair network of partners representing the first Alair location in California. “We’re proud to have the elite team from Encinitas represent our first California office,” says Shane Duff, director of market development at Alair Homes. “La Costa Builders has a dedicated following in the North County area thanks to their integrity and their quality of work. Kahle’s commitment to transparency and client communication fits seamlessly with Alair’s values.” La Costa Builders is a three-time winner of the Best of Houzz Service awards. Alair Kirkland, Washington
Alair Milwaukee
In March of 2023, Alair welcomed Eakman Construction to its network of independently owned partner offices, making Alair Kirkland the 95th Alair location across North America, and the first in the Pacific Northwest.
In June of 2023, Carmel Builders, an awardwinning firm specializing in large-scale remodels and custom new homes announced joining Alair as Alair Milwaukee—the first location in Southeastern Wisconsin and second in the state.
Founded in 2012 by Stacy Eakman, Eakman Construction became noted as a leader in residential construction servicing the Kirkland, Bellevue and Seattle communities with a mission to change the way people feel about residential construction companies. Earning a number of coveted construction and business awards along the way, Eakman and his team were committed to creating a better construction experience based on courage, communication and a customer-first philosophy. Today, Eakman is ready to scale this mission for growth and to bring this philosophy to more people in the Greater Seattle Area. With those same values as the foundation, Alair Kirkland carries the consistency of Eakman’s legacy business while gaining more resources to expand. “Joining Alair is an exciting new chapter for our Kirkland team,” said Stacy Eakman, founder and president of Eakman Construction and partner of Alair Kirkland. “We have an opportunity to collaborate with expert builders and receive additional operations support, services, and marketing, all while continuing to serve the Seattle area with the same talent and values that have propelled this business for the past decade.” Alair would like to thank Residential Elevator, and Kolbe Gallery Seattle for supporting the incredible grand opening of Alair Kirkland!
Founded in 1979 by Tom Weiher, Carmel Builders operated under the idea that homeowners and contractors should be partners; not adversaries. Now in the second generation of family ownership, Carmel Builders is led by the founder’s son, Louis Weiher. With more than 25 years of experience in the field, Weiher is recognized as a leader in the industry, having held several positions in both local and national organizations. Louis has assembled a team of people who are committed to building a positive experience that improves both lives and homes. “As I researched this opportunity, I was struck by the consistency with which every Alair partner I spoke with shared our values and vision,” said Weiher, partner of Alair Milwaukee. “I have long believed that our industry is poised to make huge strides as we realize the positive impact we can make on individuals, families, and communities. I am so excited for our team to partner with other leaders and visionaries who are already making this difference happen.” Thank you, Drexel Building Supply, Kohler, SubZero, Wolf, and Cove, as well as The Starr Group for supporting the Alair Milwaukee grand opening.
Alair Buckhead In May of 2023, Atlanta Business Chronicle featured the newest partner in North Georgia to join the Alair network of partners. Frank Wickstead, a highly respected figure in Atlanta’s architecture, construction, development, and sustainability communities, is elevating home building in the region with the launch of Alair Buckhead. Frank’s 30+ years of experience ranges from Architect to General Contractor to building science consultant to College Professor. With degrees in Architecture and Building Construction, he considers himself a constant student and teacher of an industry that is constantly evolving. At Alair Buckhead, Frank continues to define a company culture of industry expertise, tight processes, and the development of a world-class product. That balanced with the importance of open and constant communication, making it fun, and the acknowledgement that it is never just a project, it is someone’s dream coming to fruition.

Modern Living
Outside the Nation’s Capital
By Kayla Fagan Our Arlington, VA team recently transformed a 1950s cape cod into a modern dream home for its new homeowners, whose vision included high ceilings, an open floor plan for entertaining with lots of natural light, a well-appointed kitchen with a large island, and a two-car garage. Instead of completely tearing down the old home, we kept three basement walls and removed the slab to transition from old to new seamlessly. The basement ceiling height was raised to 9’ to make the space more functional. The finished home is over 5,000 sq ft, with six bedrooms and 5.5 bathrooms over three floors of living space.
Highlights of the streamlined, sleek,
modern kitchen include a stunning
waterfall edge island, countertops that carry up the wall for backsplash, paneled appliances, and a built-in coffee maker. Don’t miss the window under the cabinets for some extra natural light!

The open-riser staircase with solid oak treads is truly a centerpiece of the home, adding abundant natural light and accentuating the modern design with skylights above the stairs.
Basement-what basement?! With 9’ ceilings and 16’ accordion doors that open to the covered patio, this bright and airy space was designed for everyday life and hosting family and friends, with a mudroom and wet bar.

The owner’s suite includes a private balcony and a spa-like bathroom. The high-end shower features body sprays, a handheld sprayer, a rain shower head, and a steam generator. Floor-to-ceiling tile, a double vanity, and soaker tub with a picture window overlooking the wooded backyard complete the modern luxury design.
The original floor plan had a
terrace above the garage.
Once construction started, however, the owners decided to take back some of the terrace and create more indoor living space. The result includes a stunning fireplace and two doors leading to the covered terrace.

Prepping your garden for Spring By Kristina Matisic
With the fall season well upon us, you might think this is the perfect time to give gardening a break. And while outdoor spaces usually do require less upkeep during the winter months, there are steps you should take to ensure you have a pleasant outdoor space now and a bountiful one come spring.
Plan Ahead Sheryl Lee Clark from SLC Landscape Design says the fall is actually the perfect time to start thinking ahead and to protect what you already have. If the plan is to make major changes to your garden in the spring, this is a good time of year to assess your outdoor living needs, identify the climate zones in your space, and to create a solid landscaping plan.
Design: SLC Landscaping
As with any home improvement project, it can be challenging to find the right people to do the job. In some areas of the continent, landscapers and gardeners can, of course, work year round. But in other areas, the spring season is the busiest time of year. No matter where you live, if you are looking to take on an outdoor renovation, it’s important to hire a landscape designer and solidify the plan early.
AL AIRHOMES.COM
25
Think Sustainability Clark says one of the biggest trends she’s seeing in landscaping, and one she’s passionate about herself, is sustainability. “There’s more climate awareness now obviously, and people want to grow their own food. 90% of the time, I incorporate a culinary garden into my landscapes, either as a raised bed or one that’s incorporated into the landscape itself. It’s really fun,” says Clark.
Photo: Kathryn Stech
Drought tolerant gardens are also becoming more popular. “Mediterranean style gardens are on the rise, ones that use a lot of lavender and rosemary and things like grasses and succulents. We’re also bringing in some river rock to create a dry riverbed look. People don’t really want a lot of grass, per se.” There is a movement to include more plants that attract pollinators like bees and butterflies. And Clark says some of her clients are also incorporating ponds and water features to their gardens to sustain bird life.
Winterize your Space When it comes to preparing your existing garden to withstand the cold, one of the best things you can do is add a rich mulch to the base of your plants to protect the roots. Just be sure to give them room to breathe. “Too much mulch against any tree, shrub or hedge will kill the plant. Create a little well around the base of the shrub instead, that’s really important,” Clark cautions. (The one exception is roses: They can thrive with a nice mulch blanket around the base.) Here are a few other steps to consider come winter: + Remember to water plants that live under overhangs, even during the winter. + Unplug the drainage holes in your pots and planters to clear away overgrown roots. + Protect larger tropical plants by wrapping them in burlap for the season. + Don’t forget to winterize irrigation systems by blowing out any residual water out of the lines. + Take care of the birds by offering water, a feeding routine and bird baths.

Prune on Schedule A general rule of thumb is if the plant blooms on new growth, you can prune after its last bloom. A camelia, for example. Late fall is also a good time to prune hedges. “If you prune or trim a hedge in June, July, the new growth is just going to burn off. If you do it in the fall, then you get a good six to eight months of a fairly good looking hedge because the growth hasn’t started. It will look really sharp over the winter,” says Clark. Evergreen shrubs and trees should be pruned late fall or early spring, while they’re still dormant. For example, fruit trees can be pruned in January or February, when they’ve lost all their leaves and you can see their structure. Clark also suggests going easy with first prunings, especially when dealing with roses. “My rule is I always prune a third back as soon as the leaves start dropping, around the end of October, November. And then after the winter, in March or April, you’ll see how much dieback you have from the winter temperatures. And then I’d prune another third.”

Plant those Bulbs Unlike most other plants, bulbs like a good freeze. Plant them at least four to seven inches deep, depending on the height of the flowering bulb. Clark, who lives in the Pacific Northwest, says she likes to get them in the ground by the end of October. This will give them plenty of time to nourish in the soil. Be sure to add mulch and a fertilizer like bone meal to give them the best start possible.
Alair Forest Hill Design: Qummunicate Photo: Jules Lee
Alair Forest Hill House and Landscape Design: Heintzman Sanborn Architects Photo: Jules Lee
Avoid most other planting until Spring Deciduous trees can be planted in the early fall season or late spring, just about any time that doesn’t see extreme heat. This gives the roots a few months to get established. But Clark says to avoid planting anything delicate come November and December.
Once the winter garden prep work is done, it’s time to relax and prepare to enjoy the fruits of your labour come spring. AL AIRHOMES.COM

Alair’s Adaptogenic Non-Alcoholic Cocktails to Combat Stress and Promote Healthier Lifestyles
Crushed ice
At Alair, total wellness is passion of ours. A trend that seems to go hand in hand with this idea of total wellness is the increasing amount of non-alcoholic [NA] cocktails seen at various drinking holes across North America. This idea of NA cocktails hit home since according to the National Institute on Alcohol Abuse and Alcoholism, about 1 in 5 construction workers has an alcohol use disorder. This is significantly higher than the national average of 1 in 12 adults. Since many of the people of Alair are also high performers, we wanted to not just take the alcohol out of the cocktails but to add an adaptogen element to really go the extra mile. Adaptogens are plant-based ingredients that have been shown to have a variety of health benefits. Adaptogen beverages are a great way to enjoy the taste of a hand-crafted cocktail without the negative effects of alcohol. They can be a helpful way to reduce stress, improve mood, and boost energy levels. If you are looking for a healthier way to unwind after a long day, adaptogen cocktails are a great option. These four cocktails have various benefits, and most ingredients can be found at your local health food store or natural grocer. Simple syrups are made by boiling equal parts herbs, water and sugar to combine fully. Herbs will be strained out. I’m fully invested in our projects, and for better or worse, I like to geek out on some of the construction stuff and do some of the work myself.”
Matt’s interest in construction started at an early age.
32
“My parents were always renovating or fixing something on the house. When I was in high school, they did a major addition to the house, and I documented it with photos and a log.” Thinking he wanted to become an architect, Bieschke took architecture classes in high school but then pivoted to studying civil and transportation engineering and finance in college. He spent 20 years as a consultant and finance professional focusing on infrastructure and public-private partnerships worldwide. After marrying his wife, Deborah, an architect, they started renovating homes as a hobby. Matt decided it was time for a career change when their second child was born. In 2014, they decided to turn their hobby into their careers, and established Carbon Design Build (CDB). Now, nearly 10 years later, Matt has joined Alair with the Alair Alexandria office, the 100th in the franchise. “I know that we built CDB into what it is today, and the opportunity to grow it into something bigger than just me excites me. Alair will fuel and accelerate that growth and my ability to grow a team that provides better experiences for our clients.” AL AIRHOMES.COM
33
“When we left D.C. for the suburbs of Northern Virginia, my wife and I chose the Hollin Hills neighborhood in Alexandria for the community and the unique style of the homes. I often tell people that mid-century homes with open concepts, floor-to-ceiling glass, and structures nestled in the landscape are ‘our jam.’”
34
How does Matt feel about becoming the 100th Alair Office? “Being the 100th flag on the map is phenomenal, but I know that there are 99 others ahead of me, and without them, I wouldn’t be the hundredth. Together, we can accomplish so much more than we could individually.” What does Matt enjoy most about building in Alexandria? “The variety of neighborhoods. Within a 20-minute drive, you’ll find 12-foot wide rowhouses on the historic register, multi-million-dollar homes built on tight urban lots, and empty waterfront lots ready for custom homes.”
About Alexandria, VA In 2023, Travel + Leisure readers voted for Alexandria as one of the “Best Cities in the U.S.,” citing the city’s vast history, nightlife, and shopping scene. Located on the Potomac River, just five miles south of Washington D.C., people are constantly moving into the area – from across the country and worldwide looking for housing, making Alexandria a custom home builder’s paradise.

The Minimalist Kitchen for easy
Entertaining Kristina Matisic
In a minimalist kitchen, less is definitely more. These clean and streamlined spaces offer a soothing, clutter-free environment for the homeowner. Plus, they’re also a great place to entertain, offering some clear advantages over other kitchen styles.
AL AIRHOMES.COM

A tranquil environment.
Long island.
We all know where most parties end up - in the kitchen! A minimalist, clutterfree space provides a tranquil environment in which guests can gather and mingle.
Large islands are often the cornerstones of modern kitchens. A large island can mean more bar stools for guests and clear countertops create more room for the chef’s culinary efforts.

Minimalist in color.
Level up.
But minimalist doesn’t have to mean white. A modern, minimalist kitchen with dark gray or dramatic black cabinetry creates a moody atmosphere for cocktails or a dinner party.
If you’re wanting a bigger island but don’t have the space, think up. A multi-level island provides a place for guests to sit and socialize while also separating them from the central hub of meal preparation.
44
In sink.
Saving time and (your) energy.
In addition to miles of counter space, having multiple sinks definitely comes in handy when it’s time to entertain and clean-up after a crowd.
With a streamlined environment, there’s no need to navigate through the clutter. Being more efficient can lead to faster meal preparation and faster clean-up.

Kitchen spotlight. A minimalist space is the perfect canvas to showcase impactful lighting fixtures. A mix of ambient, task and accent lighting can help create a welcoming atmosphere.
Quality over quantity. The less is more aesthetic means quality over quantity. That applies to everything from utensils to cookware to high quality appliances that can help simply and perfect the art of entertaining.

Optimizing storage.
Clean up duty.
One of the key features of a minimalist kitchen is a multitude of clever storage solutions. Need that paper towel, a pan or some paprika? Everything is tucked away but within easy reach.
With fewer nooks and crannies to contend with, a minimalist kitchen can be easier to clean once the guests depart. Load the dishwasher, wipe the countertops and you’ll wake up to a beautiful clean kitchen the next day.

From Project Manager to Partner By Jacqueline Tyler Meet Andrew, a man of many roles and passions. He’s not just an engineer; he’s a husband, father, athlete, musician, actor, gardener, and an amazing dancer! And now, he’s taken on the role of Partner at the Alair Lorne Park office. Andrew’s story begins with an unexpected career shift. A graduate of the University of Waterloo in Mechanical Engineering, he initially worked as a designer for a mechanical consulting firm. However, after 2.5 years, he realized that this path wasn’t filling his heart. This realization led him to join his father-in-law, a contractor in the Toronto area, for what was supposed to be just a short stint. Instead, it turned into a deep admiration for home building.
AL AIRHOMES.COM
47
From his journey, Andrew’s five key lessons for success: + C hallenge Yourself: Embrace discomfort and seize opportunities for growth. + U nmute Yourself: Speak up, engage, and overcome public speaking fears. + A sk Questions: Be curious, learn from others, and don’t fear exposing gaps in knowledge. + Y ou Are Not Defined by Your Job Title: Your identity is not solely tied to your profession. + L et Your Ego Go: Acknowledge your limitations and embrace continuous learning.
Andrew’s journey within Alair is an exciting showcase of the company’s commitment to developing talent and promoting from within. His next step in the industry brought him to Alair as a Project Manager (PM) at Alair Forest Hill. Initially doubting his abilities to excel in this role due to his previous experience, it didn’t take long for him to be inspired by being part of the entire building process. His energy, coupled with his critical thinking and problem-solving skills, enable him to tackle challenges from various angles. Andrew is all about process improvement and optimization, driving new solutions and innovations that enhance the overall efficiency of his applied construction methods. Talk about “engineering” the construction mindset for success.
Recognizing that Partnership didn’t need to be a solo journey, Andrew approached Natalia Harhaj, his sister-in-law, to join him as a Partner. Their familial connection brought a unique dynamic to their collaboration and a shared vision of revolutionizing the construction industry by providing a client-focused, professional, and consultative building experience. When asked what makes Alair Homes stand out in its commitment to mentoring and fostering an entrepreneurial spirit, Andrew believes, “Working closely with established business owners within Alair is akin to earning an MBA without formal schooling. The personal growth and professional development opportunities are immense.”
A pivotal moment arrived when Andrew Black, a long-standing Alair Partner, approached him about joining his co-Partner, Evelynn Ratcliffe, and their ownership team to lead one of their offices as a Partner. This unexpected opportunity boosted Andrew’s confidence, and despite sleepless nights filled with fears of failure, he seized it. Andrew’s success as a Partner was not solely due to his individual efforts. When asked what he attributes it to, he says, “I credit the support and partnership of Andrew Black and Evelynn Ratcliffe for the smooth transition. They demonstrated that Partners are not just figureheads but actively engage and support the PMs, providing the tools they need to succeed.” Andrew’s unwavering commitment to constant improvement and determination to maintain integrity at all times were undoubtedly felt by many.
48
Andrew was a keynote speaker at Alair’s 2023 Conference in Georgia. With a music intro from the movie Rocky and a few push-ups on stage to shake out his nerves, he invited the audience into his remarkable narrative.
Like many who have discovered Alair, and the newfound freedom the company is designed to bring, Andrew’s experience demonstrates a story of personal growth, transformation, and the power of Partnership. As Alair continues to inspire PMs into Partners, Andrew’s experience serves as an inspiring example for those considering a similar transformation.

Getting your project
back on ‘track’
Strategies for a Smooth Recovery After a Construction Derailment
50
By Kristy M. Wright In the fall of 2021, construction started on a home in Palmetto Bluff, South Carolina. This home has about 5,200 square feet, complete with a carriage house and an au pair apartment.
1
By the spring of 2023, the homeowners had found a new builder to take over: Alair Bluffton.
Field said the home was one of many “assembly line” projects under the previous builder, who had neglected multiple crucial steps of the process. Alair Bluffton discovered the home had failed several inspections — “three pages of them,” according to Field. The project hadn’t even completed the rough-in inspection.
2
Even so, you’ll still need to find a team to help you recover your investment. While you may be skeptical of contractors, with the right preparation, research, and communication, you’ll have some tools to help limit your risks during the process of building your new home.
Seek Referrals for a Reliable Ride: + C onsult friends, family, and acquaintances for recommendations on reputable builders. + R equest references and reviews from your builder’s past clients to gain insights into their work.
3
Set Clear Expectations for a Smooth Ride: + E nsure you and your builder share expectations regarding project timelines, budget, plans, and communication methods. + A ddress the emotional aspects of the build, preparing for various stages that can be exciting, frustrating, tedious, or stressful.
“It’s the construction nightmare that every homeowner fears and reality TV loves to publicize, but it angers good builders,” said Field. If you’ve been burned by a terrible contractor before, you know how devastating a scenario like this can feel. An inept building team not only wastes your time and money, but it also erodes your trust.
+ P repare a list of key questions to ask your builder, including their experience, project workload, payment schedules, and qualifications. + V erify licenses and certifications by conducting your own research using local resources and online tools.
Alair’s job was to pick up the pieces of a project that had gone completely off the rails. “The first client meeting on site was heartbreaking,” said Ashley Field, a project manager at Alair Bluffton. “The owners were frustrated and angry with the building process, but worse, they were disheartened and had been abandoned by those they trusted.”
Track Your Builder’s Credentials:
4
Stay on Track During Construction: + R equest regular updates from your builder to monitor project progress and identify potential delays. + V erify timely inspections, either in person or remotely, to align with your schedule and project requirements. + S crutinize payment schedules and budgets, ensuring transparency and adherence to milestones.
In the world of construction, Alair Bluffton proved that even when things go off the rails, they can still put you back on the right track. So, remember to steer clear of builder nightmares and keep those expectations high - after all, in the end, it’s all about a foundation of trust!

LIVING BETTER FOR LONGER What if we could harness stress as a tool to enhance our fitness, happiness, and overall health?
52
By Whitney Brown Studies show that most people have an unhealthy relationship with stress and that chronic stress can lead to more serious mental and physical health issues. But what if stress was actually a tool that could be used to unlock the potential for you to be fitter, happier, and healthier? Alair Project Managers recently had the opportunity to attend stress response training with the celebrity stress response expert from National Geographic’s, Limitless, Modupe Akinola. The training took project managers through a height walk exercise that pushed them to their limits creating a physical and mental stress response in their bodies that mimics what is happening to them in their daily lives when they are feeling stressed. “When our stress levels are chronically elevated, it can lead to cardiovascular disease, immune issues, digestive issues, and so many other things because our bodies are taxed. We don’t want those long-term negative consequences, which is why it’s so important to tackle stress head on. We need to remind ourselves that what we are feeling is okay and engage in behaviors that help us to overcome them. One of the goals of this exercise was for the Alair Project Managers to be reminded of this experience the moment they’re feeling stressed when they’re back at work or when they’re back at home and they can use some of the tools they learned today, to be present with that stress and react very differently from how they typically do.” - Modupe Akinola The project managers who participated in the stress response exercise have not only utilized the training to change the way they deal with stress in their daily life, but many of them have used the techniques they learned to overcome lifelong challenges and fears. Project Manager, Jodi Sutton conquered a lifelong fear of heights during the exercise. “I am still shocked that I was able to jump off the 100-foot tower. I DO NOT like heights and do not ride roller coasters because of it. It was very calming to have Modupe up there on the tower with me. Her stress response techniques are the only reason that I was able to step off that platform. Once I reached the ground, I was so excited that it was over. I did it! I faced my fear!! Since then, I have successfully ridden a roller coaster. Was I still afraid? Yes. But I knew that I was strong enough to overcome that fear. Since the training, I know that I can overcome whatever I put my mind to now. I never realized how much stress is created by fear until I attended this training. I am very grateful for the opportunity I had to learn from Modupe. I know it will continue to help me in the future.”

Relocate or Renovate?
After Before
A Guide to Home Transformation in Today’s Housing Market By NatGPT In today’s ever-evolving housing market, homeowners face a significant dilemma: Should you invest in renovating your current home or embark on the journey of finding a new one? As the cost of purchasing a new home continues to rise, the dream of upgrading to a larger and more functional living space may seem unattainable. However, there’s good news – you might not need to relocate. Renovating your existing home could be the solution to achieving your ideal living environment.
“ With rising home costs, finding an affordable property is increasingly challenging.”
54
Before
“ Customizing your living space today can pay off in increased property value tomorrow.”
Expanding and Enhancing Your Home If your current home feels too cramped or outdated, consider the possibility of expansion and improvement. If you have outdoor space, you might be able to sacrifice some of it to add a bedroom, create a home office, or establish a comfortable sunroom. For those with limited room to expand, think about removing walls to create an open-concept space or reconfiguring key areas like your kitchen.
“ Renovating can help you save on moving costs, new furniture expenses, and more.” Before
Home Renovations That Increase Property Value If you’re contemplating selling your home, strategic renovations can significantly boost its resale value. Even in a competitive real estate market, making your home appealing to potential buyers can be a wise investment. A more profitable sale can provide you with extra funds for the down payment on your next dream home.
After
The Advantages of Home Renovations Home renovations offer a multitude of benefits. They can enhance your home’s layout, update rooms to better suit your lifestyle, and even provide additional living space. This allows you to maintain your emotional attachment to your property, whether it’s your beloved neighborhood or the place where your family has made cherished memories. From a financial perspective, renovations can often be a more cost-effective choice than making a substantial down payment on a new house. While renovations do involve some upfront expenses, purchasing a new home can be significantly costlier, depending on your current mortgage situation. Additionally, renovating your current home can help you avoid moving costs, the need for new furniture, and various other expenses. While renovations may come with minor inconveniences, they can ultimately help you bypass the stress and costs associated with relocating.
Simple renovations such as updating the kitchen with granite countertops, modernizing outdated bathrooms, or enhancing outdoor living spaces can make your home more appealing to potential buyers.
Working with a Professional Construction Manager When planning a home renovation, it’s essential to consult with local design and construction experts who understand the unique characteristics of your neighborhood. A local contractor can offer tailored design recommendations that align with your budget and vision. Even if your current plan is to remain in your home, renovations can be an investment in your future resale value, ensuring you’re prepared to sell when the time is right. Partnering with a trusted general contractor can help you achieve your renovation goals with confidence. Whether you choose to renovate or relocate, it’s crucial to make an informed decision that aligns with your longterm objectives and financial considerations. AL AIRHOMES.COM

Glow with the Flow
Lighting the Way to a S afe and Harmonious Home
By Jennifer Kis In our exploration of the world of design, the paramount importance of lighting emerges as an undeniable force. Like a subtle artist wielding its brush, lighting gracefully molds the ambiance, mood, functionality, and security of both indoor and outdoor residential spaces. To gain a deeper understanding of the intricate interplay of these elements, we sat down with four luminaries in the lighting industry: + D iane Falvey, Editor-in-Chief of Furniture Lighting & Décor + W . Lawrence Lauck, President, CEO of the American Lighting Association + L ynne Stambouly, Senior Lighting Designer of Illuminated Design + K risten Elder, Ferguson’s Vice President of Residential Building and Remodeling Their insights provide an illuminating perspective on how to properly light a home. Balancing Ambiance, Productivity, Functionality, and Security In the realm of interior and exterior residential spaces, lighting’s influence goes beyond aesthetics. The proper balance between different lighting types is crucial to create an environment that suits the specific activities and needs of the occupants.
56
Ambiance Lighting Imagine walking into a well-lit kitchen with layers of lighting meticulously designed to enhance every aspect. Pendant lights warmly illuminate the island, under-cabinet lighting offers focused brilliance, and recessed fixtures create an ambient glow, making the kitchen a culinary haven. Bookcase lighting adds a touch of sophistication, highlighting your cookbooks and decor. In the open kitchen concept, a dazzling chandelier graces the sitting area, casting an inviting glow that complements the kitchen’s lighting. The spaces share a harmonious connection, creating an atmosphere perfect for socializing and relaxation As you ascend the stairs, a well-lit stairwell guides you with a subtle walkway that adds enchantment to your journey. Each step is gently guided by a soft glow, creating an ambient and magical experience. Diane Falvey, Editor-in-Chief of Furniture Lighting& Decor, shared that “Lighting is the one of the most important elements in interior design, and it can be overlooked sometimes. Our magazine delves into this essential aspect, providing insights to help readers harness the transformative power of lighting in their homes.”
AL AIRHOMES.COM
57
Productivity Lighting Whether you’re working in your office or cooking in your outdoor kitchen, productivity lighting is paramount as it creates an environment that not only improves visibility but also stimulates alertness, concentration, and overall task efficiency. Take note of the effective cabinet and undercabinet workspace lighting, optimizing your workspace for maximum output. A contemporary box chandelier seamlessly blends style and functionality. In your outdoor kitchen, task lighting holds significant importance. Bright, task-specific lighting guarantees clear visibility during cooking endeavors. Adjustable fixtures offer direct illumination, while balanced color temperatures sustain energy levels and amplify productivity.
According to the American Lighting Association, carefully considered ambiance lighting can increase the overall appeal of a space by up to 80%, highlighting its crucial role in creating captivating and inviting environments.
Larry Lauck, President, and CEO of the ALA, underlines the importance of lighting in educating the public about the critical role of color in interior design. He emphasizes that color has emotional and physiological effects, impacting our well-being and comfort within interior spaces. Larry Lauck states, “Color is the keystone to successful interior design. It has emotional and physiological effects, which play a part in how productive and comfortable we are within our interior environments.” Studies show that color can impact human behavior, and these insights, combined with effective lighting design, can create spaces that resonate with inhabitants on a deeper level.
58
Functionality Lighting Step into a kitchen where every detail blends design innovation and practicality. The trendy sputnik caged lighting above the stunning quartz island merges modern flair with functionality. Undercabinet lighting eliminates shadows, enhancing safety during food preparation. And toe kick lighting adds a stylish touch that merges aesthetics and utility. In the dining room, a captivating tubular chandelier shines, with wall sconces casting a graceful glow, brightening the room and exuding sophistication. Balancing warm and cool tones, consistent color temperature ensures accurate color rendering, enhancing interior allure. Lighting transforms spaces into dynamic environments, bridging practical needs with artful layering and precise color control. “Layered lighting paints a home’s canvas, harmonizing brilliance in every corner. Consistent color temperature conducts the ensemble, ensuring walls, decor, and artwork shine authentically. This synergy not only enchants the eyes but elevates well-being, making your home a masterpiece of light and life.” With a 30-year lighting career, Lynne Stambouly, “The Light Lady,” excels as a Senior Lighting Designer and President of Illuminated Design in Naples, Florida. Her passion for the transformative power of lighting, combined with technical expertise, drives her to create visions that harmonize aesthetics and structure.

Statistics reveal that proper outdoor lighting can significantly improve home safety. According to a report by the National Association of Home Builders, well-lit exteriors can reduce the likelihood of break-ins by up to 39%.
Adding a layer of protection to residential spaces, security lighting plays a pivotal role. Exterior lighting, strategically placed around entryways, pathways, and potential blind spots, deters trespassers and enhances visibility after dark. Motion-activated lights and floodlights with high lumens can startle potential intruders, making your home less appealing for unauthorized visitors. Security lighting allows you to move around confidently during nighttime hours, ensuring peace of mind. Properly lighting a home is like conducting a symphony of illumination, where designers use different lighting types to enhance ambiance, productivity, functionality, and security. Lighting is a crucial element that combines aesthetics and human-centric design to create an environment that meets the needs and desires of homeowners, whether it’s a cozy bedside lamp, efficient home office lighting, or reassuring security illumination.

Elder underlines, “At Ferguson, we grasp the impact of lighting. We’re committed to delivering lighting solutions that seamlessly blend aesthetics and functionality.”

Q.
Renovation vs. New Construction: For those at a crossroads between renovating an existing space or embarking on new construction, what factors should they consider when making this decision? Are there specific trends that align better with one option over the other?
We often get questions on whether it makes sense to build or renovate. We like to ask these questions: Do you love your neighborhood and, more importantly, your neighbors? Have you done a market analysis with a realtor to see the pricepoint the market supports in your area should you have to sell your home? Would a renovation help you and your family enjoy your space and function better? A renovation is definitely worth exploring. New construction: if you can find land in a location you are excited about - that is a win. There is something about being able to design a home to meet all your needs, however, it’s wise to do your research and to make sure that your vision aligns with your investment in today’s market. Q.
Future-Proofing Homes: Designing for the future is crucial. What design elements can homeowners integrate now to ensure their spaces remain relevant and adaptable to changing needs, technologies, and trends in the years to come?
If they aren’t ready to invest in technologies such as solar panels or electric car chargers, at least set the home up with rough-in’s and think about easy ways to integrate those technologies when the time comes. No one wants to have to alter walls/floors to retrofit those components.

Design trends are going to come and go, and it is happening at a rapid pace - find products and looks that YOU love. If you’re the type that likes to do a regular refresh, choose elements like light fixtures, plumbing fixtures, cabinet pulls that are easier to swap out than things like backsplashes or countertops. Be mindful at keeping those components more transitional and have fun with the elements you can easily change. Nicole Selner, Regional Partner, Wisconsin

Q.
Financial planning is crucial for any large-scale project. What advice do you have for homeowners to estimate the budget realistically and avoid common financial pitfalls?
The devil is in the detail and there are a lot of details that should be identified, discussed and planned for, before touching the site. Dedication to this by all will help to ensure this planning is carried out in a short timeframe (but not rushed) because taking too much time will impact all that has been planned. A common pitfall is that homeowners think that securing bank financing will ensure the project runs smoothly. This is not necessarily the case, because some banks only finance completed work. Therefore, project delays occur waiting for materials that can only be purchased on credit. Make sure the General Contractor has good credit or a relationship with the bank to make advanced payments to cover deposits. Always keep a contingency on the side for unforeseen elements. Q.
How are families navigating the societal issues of an aging population and the current economic barriers of home ownership?
In the last year, we have received numerous requests from people in their mid-30s to mid-50s wanting to renovate their homes to accommodate their senior parents moving in with them. From garden suites to additions, to adding another story, families are looking for ways to facilitate multi-generational living situations. The way most of these renovations are being paid for is through the sale of the elderly couple’s house. The proceeds from it are then reinvested into making the necessary additions to the family home. For families choosing to build a custom home instead of renovating, both the elderly parents and the adult children sell their homes and reinvest it into the one custom build. This living situation allows for some relief from financial pressures in a few different ways. Shared living arrangements often lead to shared bills, making utilities and other monthly expenses more affordable. Additionally, having seniors move in can alleviate the financial burden of assisted living or nursing home care, which can be quite expensive. For families with young children, the senior parents can assist with childcare, freeing up some of the cost that is expended on that. The benefits of multi-generational living go beyond just economics. The decision to have senior parents move in with their adult children (and maybe grandkids) can have a profoundly positive impact on the mental well-being of all involved. The emotional support and companionship of family members can alleviate depression and anxiety, leading to an improved overall mental state. It can combat feelings of loneliness and isolation, allow aging in place with dignity and independence and shared household and family responsibilities to name a few. Q.
Interest rates have been fluctuating. How might these variations impact the feasibility of undertaking larger construction projects, and what strategies can homeowners adopt to navigate such changes?
Plan and Budget Conservatively: When planning your construction project, use a conservative estimate for interest rates. This way, you’re prepared for potential rate increases during the project. Lock-in Interest Rates: Consider securing a fixed-rate loan or mortgage before construction begins. Fixed rates provide stability and protect against rising interest costs during the project.

Flexible Financing: Work with your financial advisor or lender to explore financing options that offer flexibility in case of rate changes. Some loans allow you to convert from variable to fixed rates or vice versa. Consult with Experts: Work with financial advisors, mortgage brokers, and construction professionals who have experience in navigating changing interest rate environments. They can provide guidance tailored to your situation. Navin Sidhu, Partner, Alair Edmonton

Q.
Sustainability has been a buzzword for a while. What innovative eco-friendly construction methods and materials should homeowners consider adopting in their pursuit of greener living spaces?
I think it starts with design. While not every home will be a passive house-certified home, there are elements of that design methodology that can be applied to every project. Thinking about solar shading and window placement to reduce solar heat gain in the summer months is a great strategy.
Collaborating with the right professionals is paramount. How can homeowners identify reputable architects, designers, and contractors who align with their vision and can bring their ideas to life effectively?
Identifying reputable architects, designers, and contractors who align with your vision and can effectively bring your home improvement ideas to life is crucial. Here are steps to help you find the right professionals for your project: Define Your Project Needs and Goals: Before searching for professionals, clearly define your project’s scope, budget, and goals. Determine what specific services you require, such as architectural design, interior design, or general contracting. Ask for Recommendations: Seek recommendations from friends, family, neighbors, or colleagues who have completed similar projects. Personal referrals are often reliable sources of information.
Someone embarking on a new project should also consider using prefabricated building components. Systems like Structurally Insulated Panels (SIPS), Insulated Concrete Forms (ICF) and Prefabricated framing assemblies can all contribute to reduced waste and labor on site. They also have the added benefit of creating a higher performing building assembly.
Interview Multiple Professionals: Schedule interviews or consultations with multiple professionals. This allows you to gauge their expertise, communication skills, and compatibility with your project.

Ask for References: Request references from each professional you interview. Contact recent past clients to inquire about their experiences, the outcome of their projects, and any challenges they encountered.

For the Love of The Game. Alair Ontario was thrilled to be official game four sponsor of the Ontario Hockey League (OHL) Mississauga Steelheads’ playoff series. We took the chance to share our love of the game to make a difference by collecting donations from a chuck-a-puck activation to support Hockey Helps the Homeless (HHTH). With a 4-1 win (for us) and nearly $3,000 raised, the night was a true testament to the winning combination of sports and charitable causes. HHTH is an inspiring organization that uses hockey and community to make a difference in the lives of homeless individuals. They provide critical support and raise awareness about homelessness, all while creating a sense of belonging for those most vulnerable in our society.

Hub City Soapbox Derby. Those craving the need for speed took to the streets in Nanaimo, BC for the second annual Hub City Soapbox Derby in August. The derby raised over $21,000 for the Nanaimo Childhood Development Centre, a local organization that offers a wide range of services to children and families in the region. Organized by Alair Vancouver Island and local company VMAC, kids big and small brought their blinged out carts and costumes to the Old City Quarter to compete for trophies and bragging rights. The event drew over 40 racers, their families, local businesses and hundreds of spectators and supporters to the downtown core, all there to soak up the adrenaline, the food and family-friendly atmosphere.
A big thank you to the racers, the volunteers and all the sponsors for helping to make this seminal Vancouver Island event possible.
Community Clean-Up Day. Members of Alair from the Lower Mainland area of Vancouver helped clean up a local park late summer. Working with the Alouette River Society, the team brought their gloves, totes and grabbers to Maple Ridge Park. The team scoured the playgrounds, trails and the areas around the Alouette River, picking up garbage left by park goers. “At first glance, things look pretty clean,” says Alair Maple Ridge partner Justin Endresen. “But when you take a closer look, there are so many cigarette butts, candy wrappers and other small bits of paper scattered all over the place. We were surprised by how much we picked up.” In addition to picking up almost a dozen bags of garbage, the team also found it a satisfying way to spend the day outdoors, to connect and to give back to their community.

Alair High Country Announces Environmental Stewardship Commitment. Sediment pollution is one of the top reasons for poor water quality in North Carolina and construction sites are currently one of the highest producers of sediment pollution throughout the southeast. The Alair team in Blowing Rock, NC has partnered with Mountain True and the Watauga Riverkeeper and will be working hard over the next five years to change that statistic and to help educate others on how they can better protect our waterways. They kicked off their commitment by planting hundreds of native trees in the local floodplains. Over the summer they also had the privilege of taking a group of local school children out onto the waterways, giving them a firsthand experience on why it is so important to protect our local environment.
