Sereno 1% For Good Charitable Foundation believes in giving back to the places we live and love. We believe by investing with local partners and organizations who are working to create positive change, together we can change the world

OneLifeCounseling

One Life Counseling Service is a non-profit counseling center in downtown San Carlos. Market UPDATE

"Where have all of the houses gone?" seems to be With my love of data, I recently ran some eyeperspective In San Mateo County in July '23 there were $662M in single family home sales completed compared to $792M in July '22 and $1.292B in July '21 which was the highest July sales volume ever. Simply put, there aren't very many homes selling.

There are a few factors causing this. First, I think that some of the sales in 2020 & 2021 were future sellers that jumped up their selling timeframes Perhaps they could work remotely and move out of area or they needed more space since kids were online learning and parents were working from home so they fast-tracked their "move-up" buy. Secondly, a major factor we hear a lot about is interest rates. When the Fed started raising interest rates in 2022, it impacted prices, pushing them down and decreasing buying power. While most buyers in the marketplace realize today's current rates are not decreasing anytime soon and it is what it is, those who refinanced or purchased at 2 5-4% interest rates simply don't want to move to lose their interest rate

Thirdly, we are not seeing very many corporate relocations Companies are rightsizing, requiring employees to report into the office a few days per week and are not going to pay to move someone across the country unless they are in a niche field I typically have a wide variety of reasons why my clients need to sell a home. All of my closed listings this year except one were because someone passed away and the beneficiaries don't want to keep the property, usually because of Proposition 19.

According to the California Association of Realtors, "California market remains competitive as inventory shortage persists: Although rising rates have impacted some buyers by reducing purchasing power, California has maintained the modest gains it made after falling to levels not seen since the 2008 financial crisis late last year. Currently, housing inventory continues to drop by double-digits in terms of both new inventory hitting the MLSs as well as total homes available for sale at any given time This, more so than higher interest rates, is the limiting factor preventing a more robust recovery in home sales "
