Introducing The Grand Mulberry, twenty bespoke condominium residences designed by acclaimed architect Morris Adjmi. The Grand Mulberry, in Adjmi’s trademark style, channels historic architectural elements with contemporary influences to create a distinctive new building that honors the community’s past, present, and future in a vibrant downtown location—where Little Italy, Nolita, and Soho meet.



The contextually designed masonry façade, inspired by the historic brick buildings of Nolita and Little Italy, echoes the surrounding traditional neighborhood architecture.




An attended lobby with custom marble mosaic floor is detailed with raised Venetian plastered panels, extending the curved motif of the building’s corner. The amenity offering includes peak hour doorman service and storage options for deliveries, bikes, and more. Carson, the virtual doorman, tracks deliveries, service requests, intercom calls, and visitors while providing live HD video of each entry and a seamless payment system to complement the staffed doorman, all through an app.


With panoramic views from the Empire State Building to the Freedom Tower, the resident’s landscaped roof terrace features an expansive, inviting communal space with seating and outdoor kitchen.

The Grand Mulberry pairs its boutique-scale footprint and prominent corner location in Little Italy with oversized windows, high-end materials and sophisticated design to offer twenty naturally luminous, bespoke residences. Throughout the building, quality materials and fixtures have been curated for their natural beauty and efficient function, including smart controls and mobile applications, to yield an intimate yet thoroughly modern living experience. From solid-core doors to 7” wide white oak flooring, no detail has been overlooked.


The Adjmi-designed kitchens contrast custom white matte lacquer cabinetry with fine details such as brushed brass fixtures and hardware, a scalloped tile backsplash, and a distinctive honed dolomite slab countertop with island waterfall. Miele integrated appliances promise excellence in both design and performance, augmented by an externally vented range hood. Intuitive and accessible smart home technology gives the owner automated control of essential home features. Shades and lighting can be operated using the Pico control or remotely with the Lutron app on a mobile device.





Luxurious primary bathrooms (previous) feature a custom walnut vanity with distinctive blackened metal frame, Caesarstone countertop, matte black sink and shower fixtures, and stacked ceramic tile walls, all situated upon distinctive terrazzo slab floors. Secondary baths (right) are similarly appointed with custom walnut vanities framed by striking blackened metal, with Caesarstone countertops and matte black fixtures. Warm gray porcelaintiled walls and terrazzo stone flooring accent the cast-iron soaking tub.

Superlative city living, inside and out. The 2,370 square foot penthouse features private keyed elevator entry, up to 10’ ceilings, three beautifully-appointed bedrooms with abundant closet space, and a bright, expansive corner living room which opens directly out to the 1,260 square-foot wrap around terrace with a BBQ and outdoor kitchenette. The elegant open-plan kitchen showcases custom designed white matte lacquer cabinetry, brushed brass fixtures, scalloped pattern backsplash, honed dolomite slab countertops, and a full Miele appliance suite including a 48 inch refrigerator, a wine cooler, a microwave convection oven, and gas cooktop. The kitchen hood vents to the exterior. The penthouse features three baths and a powder room, including this primary bath (next) graced by a custom vanity with blackened metal frame, terrazzo floors, and a freestanding soaking tub with walk in steam shower.






The rare single-floor penthouse corner terrace runs the length of the building, acting as a verdant outdoor respite and stunning scenesetter for each room within. Indoor and outdoor dining areas are complemented by the plumbed gas grill.
